The property remains clean and they are good with service requests. I like the effort that management puts into Dumfries Heights.

Terrible Company, just Terrible! Do not rent if you notice they are managing the property. RUNNNNNNN! I Just got out of a lease for a property they managed. They lack professionalism, customer service, and didn't respond to issues reported in their portal. They don't have a local office, they are online only. Difficult to get a response from staff. They are highly unprofessional, highly unresponsive, and highly tardy. I really hope their owners know this. I am almost certain not to re-sign with them becuase of their management company. As a property owner, I was looking forward to being able to step away and thought this company would be good to work with. From the start, I should have seen the signs that this was going to be terrible. The first thing you'll notice is that while you're not a client, they will be on top of everything. Prompt responses, phone calls, follow-ups, etc even if you're 'just looking to see what's out there'. The pressure was real until I agreed to go with their service, and then everything went downhill. I completed a questionnaire clearly indicating that these are the companies that provide utilities which the tenant would need to cover. When they listed the property, they indicated that 'all utilities' were included. Thankfully only 1 (electric) was problematic as water/gas are included in the HOA dues and cable wasn't considered a utility in their contract. This miss led to be being blamed for telling the listing agent that 'all utilities were included' which never happened. My statement was that 'all EXCEPT electric were included'. This apparently happened when I first met the listing agent for a walk through prior to listing. This walkthrough was supposed to start at 1 pm, and the agent got to the property nearly 45 minutes late. She also then indicated that she couldn't stay long as she had another appointment to make and it would be a long drive. The owner intervened in this case. His initial reaction was to blame me (his customer) and say that his agents would never make such a silly mistake. When I pointed out that I didn't list the company for any 'included utility' and added the service provider for those that would be the responsibility of the tenant, he toned down his rhetoric slightly. Then he turned his attention to the tenant. He threatened him and said that he could either transfer the utility or break the lease absorbing the associated fees (giving up his deposit). The service I chose was supposed to be their 'top tier'. This should have included quarterly inspections and replacement air filters. Less than half of the inspections occurred, and again, the owner blamed the tenant for being uncooperative. When I finally got the owner to call back, I pointed out that this isn't a reason to forego the inspection he offered $60 credit to my account. This happened throughout the first year and continued into the second. During one conversation, I asked about the replacement filters and if the tenant was getting them. I was told at this time that I opted not to have that service. Again, there was nothing that could be shared where I opted out of this portion nor would I when the advertisement explicitly states 'included'. The owner was happy to update the file to fix this. A month later, I realized why as I was suddenly being charged $10 for an 'included' service. The cost of a filter is $15 at Home Depot, and filters were only being provided quarterly. While not significant, it was yet another frustration and lack of clarity from the introductory assurances that 'everything is included' only to find out that this 'included' really means 'at an additional cost'. Overall, this is the worst company to do business with, and I couldn't agree with the prior reviews - STAY AWAY. read more

AVOID ROI AT ALL COSTS On so many levels, ROI was the worst property management company I have ever interacted with. My roommates and I found a property we liked, and scheduling a tour was easy. That is legitimately the only positive thing I can say about this company. The leasing agent, Lee, was impossible to work with. In the beginning, she was responsive and hounded us to apply. When our potential 3rd roommate could no longer live with us, we let her know we couldn't find anyone else willing to pay the listed price of the unit. Lee asked what we were willing to pay (4/21). We responded, and 2 days later had not heard anything back, so we asked for an update (morning of 4/23). To that, she said that the last time someone asked for this reduction, this is what they countered with (clearly, she had not sent our offer to the owners). I again asked that she give them our offer. I sent 2 follow ups asking for an update (evening of 4/23 and 4/24). Radio silence. On 4/25 (3 days since we had last heard back), we left a voicemail expressing further interest and raising our offer. She called back and said she would talk to the family. 4 days after our initial offer she had still not talked to the owners! Finally, on 4/26, she let us know that they had accepted our (new, higher) offer, and we could apply. We are all recent college graduates, and as such our combined gross income is less than they required for the unit. We knew that going into it, and knew that we would have a guarantor. My father agreed to guarantee the lease, and applied accordingly. Despite the fact that he agreed to co-sign for the whole unit, they had issues with the fact that only my parent had applied would be a co-signer, and seemed to expect that each of our parents would co-sign. We stressed that our intention was to have him alone co-sign for the entire group. To that, she asked if he was co-signing for the entire group (which I had literally just said he was). I reiterated that he is the co-signer for all of us, and again she could not seem to understand, saying that usually each tenant has their own parent co-sign. Again I responded that we would like for him to be the guarantor for the group as a whole, not just myself. It was unbelievable how difficult it was to get this through her head. Finally she seemed to accept this, and the next day (4/30) let us know that she would send our information to the property manager. I quickly responded and asked how long it should take to hear back. To no one's surprise, she ignored me. The next day, I sent another follow up text saying "Just checking in, when should we expect to have an update?" No response. Now 11 days before we are supposed to have the lease start, we had my father call as it felt she viewed us as "just college kids" and not really adults. After his voicemail, our application was approved. On May 2, we received a lease riddled with issues and DC rules violations. I sent it to a real estate attorney, who said "this is the worst lease I have ever seen." Here are SOME of the issues: 1. After touring, Lee told us "FYI- gas, water and trash service included in the rent. Tenants pay electricity (Pepco) and WI-FI". This was a lie, and the lease said we were responsible for all utilities. 2. Tenants responsible for all pest control, including "fleas, ticks, bed bugs, roaches, silverfish, ants, crickets, and rodents". As tenants, we have never been responsible for pest control in a condominium building. This also blatantly violates DC law-See D.C. Law 24-238. Bedbug Control Act of 2022. Sec. 3.(d). 3. One section suggested that tenants cover all repairs, whether or not it is due to fault/negligence of the tenants. 4. A $100 deductible would be applied for every requested repair. 5. "This Agreement shall be governed, construed, and enforced in accordance with the laws of the State of Virginia..., regardless of the location of the property." If a property is located in DC, you must follow DC rules! We sent these concerns, plus numerous others, to management on 5/4. They responded (5/6), saying that our "list of requests of changes...is unusually extensive" and agreed to change essentially none of the substantive concerns. Plus, they told us they need to know if we would be moving forward with the lease by 5/7 (the next day). After all these ridiculous delays in responding to us, we now had to give them a response immediately! All in all, we were lied to, ignored, and everything felt like a money grab. I cannot imagine how much worse we would have been treated had we actually signed their lease. I could say much more but the character limit cut me off. This management team is hot garbage. Read a few of the negative reviews and totally agree. They refuse to go to the property. When you try and reach an agent, they call from a private phone. When you call the office, there is no customer service to answer the phone. You have to put in letters of the name. That eventually leads you to a voicemail. We have had weeks with no response from them. When I called the owner. He got defensive and protective. Never took a minute to understand the problem. He was concerned if we were ending our contract. We toured a house managed by ROI and fell in love. Weeks after we submitted our applications, (after which we experienced some poor communication and lost forms), we were asked to bid for the house and did. Clearly we were the highest bidder because it was accepted immediately. When they sent us the lease, we were immediately concerned. We consulted two lawyers, a real estate agent, and a DC landlord who all found it highly restrictive and unusual. Clauses in the lease violated the DC Tenants Bill of Rights. We sent an email asking a few questions about the lease, including a question about the violation. Most of our questions went unanswered and the only response was that the lease would not be amended. When we asked again for clarification about the discrepancy between the lease and the Tenants Bill of Rights, we were told that we were not a good fit for ROI properties. I'd strongly caution homeowners against working with ROI -- this particular homeowner lost out on additional monthly income because the company was unwilling to discuss the illegal portion of the lease. And tenants beware -- they sounds like they're going to try to nickel and dime you. It was the craziest lease I've ever seen. read more

This company is highly unprofessional and the owner will insult you if you point out any flaws with his business. They are unresponsive and will ignore work orders. On multiple occasions I had to contact the owner to answer work orders. They want the tenant to do their job for them and they avoid coming to the property as much as possible. Please do not think the 5 star reviews are real. read more
