To provide some context from where this review is coming from, as a personal habit, I NEVER write reviews on anything or anyone. As such, being moved to write one regarding Casey is definitely saying something. I cannot adequately capture in words the extent to which Casey will go to ensure that my BEST interests are served, sometimes before I even realize it myself! I know that I am literarily incapable of adequately describing how well Casey manages all of my real estate interests in Hawaii, across the board, from financing, to property management, to market speculation and advice, to you-name-it! He is the COMPLETE PACKAGE and an absolute PROFESSIONAL WITHOUT PEER. Honestly, I hesitate to recommend him so highly as I know he only has so much time in a given day and he will ensure your goals are met with the entirety of his soul, so much so that I have no idea how he ensures that every client of his is taken care of so well! Casey is an "early-to-rise-and-get-after-it" kind of guy, and ALWAYS maintains an extremely POSITIVE and UPLIFTING attitude. Simply being in his presence or speaking with him on the phone makes my day, even if the news isn't great (such is the "bizness," if you know what I mean). But with Casey, news is always delivered with such tact, thoughtfulness, but above all, COMPLETE HONESTY, that it truly makes one have a renewed faith in humanity! As a 20+ year career U.S. Naval Officer, I can emphatically state that I would give anything to have a man like Casey wear the cloth of our nation. He far and away can outperform anyone I've ever met with his innovative, tenacious, dedicated, motivated, and deeply committed and compassionate character and work ethic. Casey is a man of INTEGRITY and HONOR, traits all too rare in the world, let alone the realm of Real Estate! I am a former client of Royal Realty, and Crystal Posiulai was my property manager. When I started with Crystal, I was in dire need of a new property manager. I was new to renting out my property/my beautiful, well-kept home of 20 yrs, and my first property management company felt dishonest, unorganized and lacked integrity. I had been so stressed for about 8 months. When I transitioned to Crystal: 1) I had a very difficult, unreasonable tenant renting my property that was approved by my former property manager without input from me. They turned out to be a nightmare to deal with. 2) My former property manager was charging me for constant repairs every month, and I would only find out months later. Many repairs were unnecessary and cost hundreds each month. My invoices were incorrect and delayed. I felt I was being taken advantage of financially. Crystal was a breath of fresh air from day one. She was empathetic to my situation and assured me she would handle everything with the transition and taking over. The process went very smoothly, and she knew exactly how to handle my difficult tenant, who was very demanding and often threatened legal action against me for erroneous, untrue accusations. She also handled talking to my former property management company and ensured that process was seamless. Crystal visited my rental home to assess the condition, introduce herself to my current tenant, took very detailed photos of my property, negotiated the new lease with the tenants and was efficient, honest, caring and organized. I found out my former property manager did not execute basic things that should have been done. Throughout my time with Crystal as my property manager, I knew I could count on her and trust her knowledge and expertise. As soon as Crystal took over, all the unnecessary repairs stopped. There were no issues. I received the full amount each month I was supposed to. Any issues that came up with the tenant, she handled with grace and ease. It was night and day from the former property manager. It was with great sadness that I eventually had to cancel my contract, and only for financial reasons and had nothing to do with the awesome service of Crystal. Even with the cancellation, everything went so smoothly. She assisted me with onboarding my new tenants, provided me with all the documents, did a thorough walk-through of the home documenting anything and took updated photos of the home again in great detail. She continued to offer her support and any questions I may have and has been so gracious. I want to relay how valuable of an employee you have in Crystal. I am so thankful for her dedicated service, down-to-earth personality, positive attitude, and amazing negotiation skills dealing with my former tenant, who we had to charge part of her deposit for things she did to my home. Crystal handled a very delicate situation with professionalism and grace. Thank you, Crystal, for all your help. You restored my faith in property management. We are very honored and blessed to have met with such an astounding and amazing property manager ever - Mrs. Monica Kamaka-Cooper!! She has been and still is a delightful blessing to my husband & I and family from the day one when we first met Monica for a showing. Her warmth smile and her enthusiasm moved our hearts then and there,and we felt as if we've known each other for a very long time. In other words, she was like part of our ohana since forever!! She showed us the place, we felt in love with it, (but super nervous that we might not get it) gave us some papers to sign turns to us and said it with confident- Don't worry I will get back with you folks on Monday and we will move on from there. From that moment, on that very first day we met, my husband and I felt as if "we were touched by an angel"!! SHE is truly a blessing to our family, and we thank God for sending her our way!! Very prompt and reliable person who is always there for us when there's an issue with our unit or we have questions. She will go beyond and above and more in any ways she can to help you out. My husband and I have been trying to find a rental that will accept our multiple pets for awhile now and have experienced that majority of the agents with other companies do not reply to any of our calls, emails, and/or texts. They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs. I had an outstanding experience renting through Royal Realty. From the very beginning, their team was professional, responsive, and consistently communicated throughout my tenancy. Whenever I had a question or needed assistance, I received timely updates and felt like I was treated with genuine respect and care. It's refreshing to work with a property management company that values transparency and keeps tenants informed every step of the way. Things in life don't always go as expected or planned, so it's refreshing to rent from a company that leads with both professionalism and compassion. During an unexpected season in my life, Royal Realty treated me with understanding, respect, and genuine empathy rather than making me feel like just another tenant. They took the time to communicate, work with me, and handle the situation with grace, which made a difficult time much more manageable. That level of kindness and integrity is rare, and it's something I will always appreciate. It's not often one can see a service fee and feel like the value of service is much greater than charged. We were trying to find an apartment for my daughter and her friend. We are from out of state and moving onto the island. We had been dealing with a progression unresponsive landlords or had viewed rental units only to have them rented to someone else promptly after our showings. I answered a craigslist add for a one bedroom apartment. Shari Sodetani was the contact person. Shari answered both and email and text messages the same day. After a few texts she just asked if she could call and we discussed both our situation as well as the situation of the rental unit she was representing. The conversation was way beyond what we had experienced with other properties. Since we were remote she set up a zoom meeting for her to meet our daughters, show us the location and then review the needs of the client. At the end of the meeting I think she did a very good job of trying to express the desires of her client as well as showing her understanding of the needs of our daughters. We did not end up renting this unit because a another unit at the same price became available which was two bedrooms. It is not often I write reviews, and even less often I would write a review from a service we ultimately didn't use. In the end it was a tough decision and after the attentiveness which Shari showed us we actually had some regret we wouldn't have her as our manager. If I was in a similar situation I would definitely call on her again. read more

Jacqueline is our new property manager in Royal Realty, but I've known her for years--back when she quickly resolved issues for us while working with the former property manager. From the start, I've deeply respected and admired her. She is not only a genuinely kind-hearted person but also incredibly generous and someone with great integrity. As a property manager, she is exceptionally responsible, and as a company manager, she demonstrates strong leadership and vision. She truly cares about her clients. When we were looking to rent out our house last October, she went above and beyond to help us secure reliable tenants, ensuring our home wouldn't sit vacant through the holiday season. She never saw our necessary major repairs as an inconvenience or a complication to managing our property. Instead, she actively helped us find suitable contractors. Although we ultimately went with a contractor recommended by a friend, her expertise was still incredibly valuable to us. Her dedication and effort meant so much to us, and we trust her completely. I highly recommend Jacqueline to any homeowner in need of a property manager. However, she keeps a very busy schedule, so I'm not sure how many new clients she can take on. That said, if she can't personally manage your property, I have no doubt she will connect you with the best fit within her company. read more

Most real estate companies offer property management services, so it was definitely to my benefit that I had many to choose from when I was looking for a property manager for my unit. Out of everyone who replied to my inquiry, I'm so grateful that Arthur from Royal Realty contacted me. I consider myself very lucky to have found him! I've never met a professional like Arthur. I was a bit skeptical at first about hiring him to help manage my property as he sounded a bit too good to be true -- but I AM SO GLAD I DID!   His communication skills were what impressed me the most, initially. He was clear with his action plan, answered my MANY questions before I even had the chance to ask, and it was so apparent that he - for the lack of better words, knew what he was doing.   Although I'm sure he is quite busy, there has never been a "delay" in his response to my questions or requests. I admire how he seems to balance his many responsibilities well, as he treated my property management needs as if I was priority - all the while, getting everything else he needed to get done for other clients as well. It has only been a few weeks since he put my unit on the rental market, but he has already exceeded my expectations by finding a tenant for the price I was hoping for. I had lived the last 5 years under the management of Royal Realty. I have used many management companies over the years and Royal Realty was by far the best but that is due to my property manager, Lynell Hart. She was always available and fast to respond to any request or need that I had. Early during the pandemic I had lost my job and Lynell was quick in her response in regards to all my concerns. She was even kind enough to help with my application for rental assistance. I ended up moving out of my unit to live with my partner. It wasn't the best time to leave with it being the end of the year in addition to COVID. Finding a professional cleaner (which is required per lease) was extremely difficult. I had called/inquired with over 20 professional cleaners to no availability. I mentioned this to Lynell and she was able to get a cleaner in right away. If you are looking for a reliable landlord with a HART (see what I did there?), I would highly recommend Royal Realty. I was so happy during my time there and I truly hope to utilize them again whether it be for renting a property or for property management. I have had several property managers on the mainland and here in Hawaii and can say vehemently that Casey Lentz is the best property manager I have had. He had been recommended to me and when my life was changing due to my husband's illness, I asked Casey if he would be willing to be my agent for the my rental property. I consider myself a good judge of people and after we introduced ourselves within a few minutes I trusted him totally. I mention trust as I had been financially compromised on several occasions by other agents by thousands of dollars. So, as you might judge I tend to be rather hands on. I have never felt a negative judgement from Casey for a suggestion or decision, and, in fact, I consistently seek his advice. He will tell me what he thinks, what I might consider, and because he has so much experience and superb decorative taste, I am glad to defer. He routinely tells me he will "take care of it" and I am so very grateful. I have never regretted any decision he has made nor have I ever regretted asking him to be my agent. He is patient and caring. He has gone the extra mile for me during my major life changes and I would consider selling my property before trying to replace him! Disappointed with Charges and Communication I would not recommend this company based on my recent experience. After moving out of the apartment, I was surprised to find that $690 of our security deposit was withheld for what was described as a "minor dent" on the fridge door. Given that the damage was minimal and cosmetic, I believe this charge is excessive and not in line with typical expectations for normal wear and tear. Additionally, part of our security deposit was applied to cover utilities for the final month, a charge that was never discussed or agreed upon beforehand. This was not addressed during the exit walk-through, and we were not informed in advance that this would be part of the arrangement, nor was it in the lease. I also had concerns about the inspection process. There were no issues flagged at the time regarding the fridge. However, the inspection report later indicated a "Minor Ding" on the fridge door, which was not mentioned during the walk-through. I found the communication and handling of these issues to be less than satisfactory. Based on my experience, I would advise caution when considering this company. read more
