As far as landlords for rent-controlled buildings go, they at least fix the most urgent things and attempt to stay within the bounds of the law. That said, they will allow your apartment to deteriorate around you without paying attention to fixtures, quality of essential things such as plumbing, internet connection, flooring, etc. For example, since I moved in 10 years ago my countertops have been falling apart. Water damage from faulty plumbing has broken through my bathroom ceiling and warped my kitchen cabinets to the point where they pulled completely from the walls along with the sink, which began shooting water everywhere. Termites chewed through my wood floors and they fixed it by shoddily spackling over the damage. This is a "throw a coat of paint" on it type of operation. It's not the fault of the managers, though -- it's the owner who won't approve even the most important upgrades to make sure the people who live under his roofs are safe and comfortable. I have dozens of examples beyond that. If you're moving in here, it's serviceable housing -- just don't expect anything nice. read more

This apartment was my very first apartment EVER and spent the better part of my 20's and 30's in this charming apartment building. Ana has been 100% supportive, communicative and flexible with me for my entire tenancy - I couldn't have had a better experience. I remember when I was looking at the apartment for the first time and as a single female, Ana and Gabe did not allow me to rent a 1st floor unit for my safety - I never thought about it as a first-time renter and have been grateful for the guidance ever since! Javier, our building maintenance guru is a blessing - he is kind, quick and always made me feel comfortable when doing any work in my apartment. Starting with, Anna that manages the building I've been in for 13 years now. Just a couple of days ago. I reached out to put in a work order. Today, coolest handy man shows up name Javier. So friendly and funny. He found the issue and resolved it very quickly. This is the type of things I love about this management group. Lived at the Glendale location for about 5 years and moved out during the start of COVID. Anna was an amazing manager. Maintenance was quick most of the time. The apartment complex was old, but for the price point it was hard to beat. The Glendale location was walking distance to Trader Joe's and the Americana (a little farther). I've been renting from SRW for around 8 years now and have had a pretty good experience. Gabe was my first property manager and went above and beyond when I needed to move from one apartment to another. He legitimately drove me around to check out multiple locations and helped me identify the apartment I live in now, which I love. I don't know anyone else who has had that sort of experience. Now, at my currently location, Anna is my property manager. She is extremely nice and does her best to foster a relaxed, quiet living community at our complex. Living in LA and not spending crazy amounts of money for luxury space, it is very likely that you will get a simple, cheap patch-up job or replacement when asking for repairs. This will generally be the case with SRW. Expect to leave a message when you call about repairs (I think Anna is the only person who responds to these calls, so I imagine she gets busy), and expect the guys to show up during standard working hours within the next several days after your message. Don't expect a confirmation call back before they show up at your place, so only call when you are ready for repair - they will come quickly! The repair team always come to help with anything I've called about, even when it was my mistake (dropping a pyrex bowl into the sink and shattering it into the drain/garbage disposal...). Replacements may not come as upgrades, but everything works and is comparable to what was there previously. The team is also very nice. Rent does go up for me every year, which does not include any added features or upgrades, but property values in Glendale are going through the roof, so I guess it's to be expected... Regardless, when I call Anna, I do feel heard, and I like the neighbors they have found for me. I would work through them again if looking for a different apartment. read more

I lived in my SRW apartment in Glendale, CA for about 5.5 years and loved it. So many cherished memories made... Not to mention wonderful neighbors and decent pricing. Whenever my unit needed maintenance or a repair, Javier was quick to come over and fix things. I see some negative reviews here, and all I can say is that these are older buildings with personality and charm. Keep clean and take care of your unit and you shouldn't have too many issues (a good general rule when renting). Anna was a wonderful manager and a kind person - if I ever move home to L.A. Live in Studio Cry. Building was built in 1957 and has the same roof and the Mold to go along with it. They are rude and unresponsive. They say they are replacing the roof but I doubt they will get rid of the mold problem if it costs them one more red cent. Ana is on over her head. They were being nice about things until they found out the 20 stains on MY ceiling didn't have mold but the entire rafter area is thick with moldy air. read more

We've lived at an SRW-managed property in Burbank for the last 3 years and have had nothing but wonderful things to say about Gabe and his team. All the maintenance staff we've encountered have been excellent in their attitude, demeanor and quality of work, while Gabe has been exceptionally accommodating, helpful, and efficient in taking care of any issues that we point out. Last year, 2 days before Thanksgiving, our kitchen sink was backed up and didn't clear despite us making attempts to plunge it. We called the SRW hotline and left a message. I was waiting anxiously for the next hour, hoping they would call me back and have this taken care of before the Thanksgiving holiday. I didn't get a call back, but in the next 30 minutes, Javier, one of their affable staff members, showed up at our door with a rooter snake and promptly solved the problem. Crisis averted! Our yard is always impeccable and our property is very well-maintained. My neighbors too, are full of praise for SRW. They've truly given us more than houses to live in, but helped us create our home. We love where we live, and in large part, it is due to SRW's excellent customer service. Should we ever move to another rental, we will be sure to work with them again! read more

This review is for 712 N Adams St. in Glendale, CA. My only regret in writing this is that I cannot choose 0 stars. Looking at the other reviews posted on here, I am blown away by all of the 4 and 5 star reviews talking about how quick and speedy this company is at handling issues. Is SRW properties paying people off for reviews? Move into an SRW property if you don't care about the following: Being treated like a human being. Having to fix almost every problem that exists in your apartment that is not your fault. Have your water smell absolutely awful and have multiple attempts to "fix it" only work for about a week, clearly indicating there is a problem with the hot water heater in the building that they absolutely refuse to fix. Do you like having your water smell like sulfur while you brush your teeth and shower? I know I don't. Having crickets come out at night and jump all around your apartment. Coming home after a week long vacation to see that there was an inspection done, and your front window was left wide open for an entire week due to complete and utter negligence. I'm not talking about a regular window, this is a floor-to-ceiling window with 2 doors, which were both left wide open. For an entire week, anyone could have EASILY broken into my apartment and taken whatever they want. Mind you, it says on the notice given that the MANAGER THEMSELVES have to be present for this. Additionally, all of the paint in my apartment has been chipping since the day I got here. It falls off on its own, because whoever painted it clearly has no experience in doing so. The parking spot that we were given is not even possible to use, which wasn't shown to us until the very last second - RIGHT before we signed the lease. Upon looking at it, it seemed fine, but we can barely get the car into the driveway to begin with, and because of how absolutely terrible the parking lot is designed, we cannot park in our parking spot and open any of the doors on the right side of the car. When I complained about this, I was told to "write a letter" to the company, because apparently I'm the one who's supposed to do all of the work when it comes to resolving problems at a place I PAY TO RENT. read more

SRW Properties is amazing! My husband and I have lived in a cute duplex for the last year. Gabe has been an amazing property manager and we have nothing but good things to say. We have had a few maintenance issues, including an issue with pests. However, they were all promptly taken care of with no problems. Gabe hired a professional pest control company and had our whole house fumigated when we had a problem. He has been wonderful. I live in the Glendale, CA location. This place is crap and the management is horrible. They have roach infestation and the management doesn't do anything about it. They also have molds on the walls that they just repaint over, homeless people outside and management that doesn't fix anything. They will raise your rent and if ask why they will say that the rents are going up all around and yet still do nothing to fix the roach infestation. No wonder people only stay here for 6 months and leave. Anna is the worst manager she never calls back and when you request for maintenance it's like your asking her for a huge favor. Very rude and uneducated, we miss having Gabe as a manager. They should replace Anna and get somebody that can actually do their job right. read more

I would recommend SRW Properties to anyone. I lived in an SRW Properties apartment in complex in Glendale for 2 years. The manager Gabe has always been friendly and helpful. There were two instances that stand out in my mind. First, I called Gabe last minute to request a parking spot for a week that I was going on vacation. (You normally pay to rent one). Second, I locked myself out of my apartment. In both cases, either Gabe or an associate immediately drove out to where I was to help fix my problem. I've never had an apartment manager do that for me, let alone even answer or respond to my request. Additionally, if there were any issues with my apartment (clogged drains, of which I caused many), a maintenance person always came within the next day. Btw the maintenance guy is really friendly too. To sum it up, SRW Properties was the best management company I have ever dealt with (that is out of 5 management companies in 12 years, 3 in Los Angeles). Gabe is an amazing manager! Very friendly and welcoming. Haven't had many interactions with Anna, but she is always so nice on the phone. Our fridge stopped working a week into moving in and they immediately replaced it with a brand new one. That was the only problem we ever had with the place. They give you notice of any sort of inspection well in advance so they aren't intruding. I really don't have a single bad thing to say about them! Temporarily moving out of state, but once I make it back to California I will DEFINITELY be renting from them again! read more

First - management. Awful is not the wright word. Ana never calls back. After pointing her to multiple issues, she promised to get back to me within one MONTH :) Guess what, never happened. *2014 Update* Yep, SRW still sucks. What's amazing is that they found people to post positive reviews about them, but still haven't fixed any of their horrible business practices. Also, I'd like to point you to the bottom of the page where it says "filtered reviews" Magically, all the negative reviews have been filtered off the main page. SRW begrudgingly fixes serious problems (like mold, windows) after multiple calls and weeks have gone by. I have never called their offices and gotten anybody on the phone. Never. This is not an exaggeration, you will always have to go through the manager(who will not be named). SRW will try to weasel you into paying for fixes in the building not connected to you whatsoever. As long as somebody besides SRW foots the bill, I guess it's ethical. Avoid at all costs. read more

Everything stated in the above reviews is true. In order to live in this building one must be ones own maintenance person. How this company remains in business is beyond my understanding. According to the California Department of Consumer Affairs: "The landlord has this duty to repair because of a California Supreme Court case, called Green v. Superior Court,130 which held that all residential leases and rental agreements contain an implied warranty of habitability. Under the "implied warranty of habitability," the landlord is legally responsible for repairing conditions that seriously affect the rental unit's habitability.131 That is, the landlord must repair substantial defects in the rental unit and substantial failures to comply with state and local building and health codes."132 It's time S.R.W. Properties reacquainted itself with tenant rights and California State law. read more

Emergency repairs were quickly attended to, and non-emergency repairs and requests were addressed in a more leisurely manner. Complex was clean and well-maintained and the neighbors were very friendly, and manager Ana was always pleasant and helpful even when I would call in a panic. I have lived at one of S.R.W properties in Glendale for the past seven years. Gabe is an awesome property manager who cares about his tenants and the property he manages. He is always professional yet friendly and approachable. Any tenant issues( which were rare) were handled in an expediently manner. The apartment grounds are clean and well maintained. Gabe set the president for other property manager to mirror themselves. The maintenance teams are great. I will be getting married and moving soon out of town . However, I wanted to write this one about SRW Properties (Anna was the company agent that provided the service) as this company exceeded my expectations. Every time I needed something for the studio Anna was very responsive and quickly completed my requests. The most amazing thing thing was when I rented with them a location at Glendale and later I realized that I needed more space so I let them know and within a very short period of time they found me a place where I could move into - and everything went smoothly. I have been living in an SRW Property two bedroom apartment for a year now and I couldn't be more pleased. I was struggling to find an apartment in Los Angeles and having to deal with apartment complexes that are more interested in taking your application free and throwing away your application. Its nice to run into someone like Gabe who cares about his tendants needs and makes sure that you're at home. When I first called Gabe and met him in person he showed me the apartment and made sure everything was in top shape before I signed the lease. I just moved out of town but I lived on Aqua Vista in Studio City for a little over four years and had no problems. Jon is one of the best apartment managers I have ever had. He is a nice guy and very easy to get a hold of. I've had a couple issues with my sink and garbage disposal over the years and he literally had everything fixed the next day whenever I called him about any issues. I've never seen such quick action taken with issues before in an apartment. He even had the handyman hang a sunshade I bought for my patio which helped in the summer because it was a westward facing apartment. The grounds were always very clean and well kept and the pool was always spotless. He recently upgraded the patio furniture for the pool as well as BBQs which I thought was pretty cool. And regarding a previous review mentioning rats, I have never seen a single rat in or around the property during my four years or I wouldn't have been there as long as I was. Anyways, I can't speak for SRW as a whole but Jon is awesome and made my stay there as trouble free as it could have been. Would recommend. read more
