My husband and I stayed at this campground for a few days and thought it was very nice. I loved that the spots had a fair amount of concrete ( so helpful for rainy days when you don't want to track in mud). There was not a lot of shade where we were, but we were in the section that has larger rvs, some of the smaller spots seemed to have shade. It was a nice, quiet park, and also seemed to be very dog friendly. There is a dog park which was a very nice touch, as well as free dog cleanup up bags and a place you throw the used bags. I did not get to use the laundry or the public restrooms so I can't attest to how those work... the cable was great, and was such a nice touch. When we first arrived someone drove us to our site with a golf cart which was also really nice. We enjoyed this park, and would stay here again. I'm not sure of where the negative reviews come from, we really enjoyed our stay. read more

At least some of the staff are rude and power tripping. Particularly the older, gray haired gentleman on the golf cart. The sites are close together, the bugs are bad, and it is loud in the evenings with a good number of drunk people wandering around. There are better places to stay for the amount it costs. read more

We stopped here for a night while on the way to Bar Harbor. The spots are nice and clean. Easy to get in and amenities are easy to hook up. The shower room near the office did not have a curtain and my clothes and tennis shoes got wet :( They have a little place called the Merry Moose to get food. Staff was friendly. We had the blueberry, plain with strawberry and whip and chocolate pancakes. They were good. They were out of milk (which is sad for eating pancakes) also for you 2 cups of coffee people like me there is no refills so bring a little extra to pay for that second cup. read more

Very nice campground! This used to be a KOA. They have made great changes. The grounds are landscaped with flowers, hydrangea bushes, a large adirondack chair and the beautiful tall pines make for a pleasant stay. The pool is very nice and clean and enjoyed two evenings in a well designed hot tub. The Merry Moose is nice to grab a quick breakfast, blueberry pie and other menu items. The trolley can pick you up under their gazebo to ride to Orchard Beach if you decide to do that, staff was pleasant and always willing to help. It was close to Portland, quaint towns along the coastline and the Holy Donut shop!!! We enjoyed our stay. read more

This is a very nice park. It's very large with dozens of cabin rentals and tent spots. Nice amenities and the laundry room was great. They have very good dryers here that get dry in one cycle. My wife made me write that! We had a great time here and hope to be back someday. read more

We paid about $100 per night for a relaxing camping experience. We were out right next to a busy and very noisy road. I have never been so disappointed in a campsite. They were sold out so we didn't bother to complain but this is terrible. No security gate or anything in the front section of the campground and you are right next to the road! We were so close to the car dealership we should have just asked them if we could park there. This was not camping! read more

I don't know what some of these bad reviews are about but we stayed a day and night on our way to Bar Harbor and it was great! The bathrooms we used were spotless and everyone was so nice to us. Great area for kids there is an amusement park right down the road and plenty of places to eat. We even went to see a movie because it was raining. Let's start here: we got the deluxe cabins and they were amazing. Clean, bright, and out of the way. We brought a wedding party of 20 for a Saturday night on June 13 and while check in was confusing (hint: you cannot check your whole party in and the car situation is ridiculously inconvenient). We got four cabins, each slept more than we needed, but with no kids to worry about we all wanted our space. Quiet time is early so we had to sneak in after we went out to the pier. There were indeed staff in golf carts awaiting us. We all met at the front gate away from sleeping tenants before walking back to bed (we were quiet) but were still told while we were waiting at the front gate for the second cab to quiet down. I found this a little rude as we were already being considerate by NOT going to our cabins a million times from different cabs... I think it's okay to be flexible with large groups. We paid a lot for the cabins and the space and we weren't being loud. That's my only complaint. The next morning we got up and had breakfast at the little shack next to the front entrance of the campground and it was decent (and cheap!). Overall, I'd go back, but I think I wouldn't bring a group because registration had NO IDEA how to conveniently check us all in (they wanted us to pre determine sleeping arrangements... We hadn't seen the cabins and some people didn't know each other so that wasn't really going to work). I'd advise the KOA to re-arrange (and I know you can!) and out group sleepers up front in those lots where they can't disturb smaller visitors. read more

If you are an inexperienced "glamper" that likes to be nickeled and dimed, then this place is for you! Staff suck, very corporate KOA run by robots. Hair in drain in showers, bathrooms smelled all the time. Charged us for a visitor who parked in our spot where we are allowed two spots and said he was charged because he could use their facilities...which ones I asked, they said pool, in which I told them it was closed so again I asked, they said it was "their policy". Campers walked through our site, rude, everything was super priced... The place was beautifully landscaped but, we were all on top of each other and you had to pay for everything! Firewood was $8 and get this...the staff would collect the burned unused wood and sell it!!!! We have stayed at many KOAs...never will stay at one as corporate as this again read more

My girlfriend and I stayed at this KOA for a week in Mid-August in one of their cabins without air conditioning or a bathroom. The cabin was very nice and had a water spout outside. I also love that they have a wooden swing on the porch. They campground also has a heated pool along with a hot tub. It's a bit on the small side but looked quite nice. Now for the bad. This campground is located right next to a very busy road, and when you're sitting outside on the wooden swing, it ruins the "camping" vibe. Not only is it right next to a very busy roadway, the camp spots are located right on top of each other. We were no farther away than 6 feet from the next cabin, and about 15-20 feet from the tent sight on the other side of us. There was basically no privacy due to this. The campsite also has "nighttime" hours, which start at 11PM, but they aren't enforced. My girlfriend and I were woken up in the night multiple times from screaming children, and the adults that were camping behind us when they had a party one night. I understand the noise is not KOA's fault, but the camp sites are way too close to each other. I also felt for what the sites were, they were way overpriced. I paid $1200 for 6 nights in the cabin which only had one power outlet, a water spicket, and a ceiling fan. My girlfriend and I stayed in the KOA in Virginia Beach last year and were very impressed with that campground, so we chose them again. After this experience, we aren't so sure if we will choose KOA for our next vacation. read more

This was so perfect, I cannot thank the owners of this KOA enough. We hit sit some bad traffic on our way further up north so we called to make a reservation at this location. What we didn't know was that the location was no longer taking reservations. When we arrived and there was no site waiting for us we were connected with the campground operator. She was frustrated with the call center but was so accommodating for us. Since we were only staying briefly and taking off early she agreed to give us a cabin key so we wouldn't be loud getting set up. Very disappointed. Been a Koa value card member for a longtime and this is the first time we've stayed at a Koa with a very unfriendly staff. Tried saying good morning or hello and staff members would just stare through you. Check out is 11:00am. At 11:03 a staff member was at our site telling us to leave now. Mind you the camp ground was only about 70% full and our trailer was hooked up. We were assisting a neighbor that was having trouble with their hitch. 2 families in our group rented deluxe cabins at 250/ night and they were dirty with mice droppings in drawers ,under beds and in beds. One cabin even had a mouse in their bed that crawled over them. Bathrooms were dirty. Shower pressure was weak. This by far is the worse campground we ever stayed in. It used to be a great place prior the he Sun Rv Resort corporation buying it. read more

I rate this KOA 4 stars and I think this one deserves to have 4. The camp grounds are amazing and clean once you first get in. Me and along with some other people were staying in an RV. Stay in mind I have been to this campground every year so I know what I'm talking about. The staff is really nice every sine I have been here. The bathrooms didn't use to smell now they do. They do have the Merry Moose and they serve Breakfast, Lunch, and Dinner. The food there is really good and is home made. They have a pool which is usually full of people. And they also have a hot tub which really isn't that hot. Oh and also the prices have gone WAY up. Other than all that I would recommend this to pretty much anyone who wants a nice family vacation. I stayed here for one noisy night on a tent campsite. The facilities are just fine... pool, bathrooms and showers but the problem is the location! I'm a deep sleeper but I could hardly fall asleep with the constant highway noise of I-95 which is directly next to the tent sites. I have no idea why they put the people who want the most solitude on the noisiest spot of the site. If you're tent camping I'd look for another campground. I've had similar issues at other KOAs because they seem to cater to RVs which don't have these issues. read more

The email we received about check-in said "When arriving at the campground we will do our best to meet you at your vehicle. We can complete the check in process without the need for coming to the window. If you would like curbside check-in and we are not outside, we may be assisting another guest." When we got there, the people outside ignored us then when we asked how to checkin, curbside was not an option. If you are expecting curbside check-in, it isn't a thing here. So that was a little annoying. Luckily the office was a window on their porch so we could remain outside to check-in. The office staff wore masks but the guys in the golf carts didn't though they kept their distance from guests so I was okay with that. Everyone was really nice and the campgrounds are nice and clean! read more

I got myself and all my kids hair full of shampoo and the showers turned ICE cold, we didn't plan breakfast because of the highly advertised breakfasts, but the "young girl" who works there didn't show up?? That was a disappointment after we ordered our food with three hungry kids and discovered it was a no go. Pool was nice. Park on site was fun. Staff was good about masks, hygiene and covid procedures. Facilities were pretty clean. read more

I was very disappointed in this koa. I have stayed at many and this is my least favorite. First the pictures made it seem like it is near the beach which it is not.They also advertised reliable wifi which I was unable to connect to. I also purchased a premium tent site that was supposed to be secluded. We were within arms distance from the tent site next to us. This is not secluded to me. Also the tent sites were buried within trees with huge roots growing out of the soil making it Impossible to pitch a tent flat. There were also cabins located right next to us with screen doors that were on a right spring causing the door to slam every time it was closed. In their defense they did refund us the extra money spent to get a "secluded" tent site. I would definitely choose to stay at one of the numerous other amazing campgrounds in the area instead of this koa. read more

At first I was very impressed by this place, the showers are great, it's very wooded and pretty, the staff seemed nice, the whole place was clean. But there were a few things that really annoyed us. First, we wanted a site that only had water/electric. They insisted that we get a full hook up site, so we paid the extra money, only to find out that our site didn't have a sewage hook up. They wouldn't refund us, they just said we couldn't find the hook up, but when we got a staff member over, he couldn't find it either. That was aggravating, since we paid extra. Also, the power went out in the middle of the night so nothing in our camper worked, including no power in the bathhouse. They can't help that, but it was very inconvenient. This campsite was very pretty, and at first seemed great, but I will not be back. read more

Beware. This koa is right off highway ( very loud traffic noise) and behind a car dealership. The high intensity lights stay on all night. Although I made reservations months in advance I was put in this part of campground. I was told you have to call and ask to get in better part of campground. No toilet paper in middle of the night and the showers were plugged up. Spoke to the manager and he was harassed and didn't seem to care. Avoid this campground. read more

I was very impresed with the activites offered for the families and children. Centrally located near Splashtown, minutes away from down town Old Orchard Beach nd about 3 miles from the closest Hanafords Grocery Market. after reading the reviews I noted the mosquitoes. not any more mosquitoes than any other campground. This is a review for tent site camping. Appreciation of this place I think depends on what you're looking for in terms of camping. Personally, I prefer more primitive forms of camping, but in this particular instance I was quite happy to have electricity to charge my phone (since there's free WiFi) and a shower to use. The bathrooms and showers were quite clean. Our tent site was relatively secluded, meaning it wasn't near any other tent sites, but on a corner lot in a row of cabins, and you're not right on top of those cabins either. That said, the corner lot is maybe 200 feet from a busy road, so it doesn't feel like you're in nature at all. Cars were passing by even late at night. This a pretty substantial negative for me. Another thing I really didn't like, and don't understand, is why the campsites at this particular KOA are so expensive relative to the cabin prices. It is only a few dollars more for a studio cabin. This is a very small price difference relative to other KOA's I've researched. Additionally, I'd prefer there to be a non-electric campsite option for an even lower rate.There are many camping options within 30 minutes of Portland, and I'd surely give one of those a try before returning here. read more

Do not stay here. Stay up the road at a local joint instead. Campers and cabins stacked right on top of each other. I've seen cleaner amenities at a truck stop. My dog got sick over night and we vacated with no sympathy or service from the staff. Waaaay over priced then nickel and dimed for EVERYTHING. I GET FREE ICE AT EVEN THE WORST HOTELS. Will never stay at a KOA again and will make any available effort to make sure neither do any of my friends or family. read more

This KOA has undergone some changes since our last visit. All the changes for the best. The bathrooms are clean and newly renovated. The grounds are well kept and well marked. Overall, my experience has been good. Everyone on the staff has been friendly and helpful...except the managers. They pounded on my door at 8am on Saturday to yell at my wife and I about a noise complaint from the night before. They frightened my two children and didn't want to hear our side of the story. The staff there told us they are unstable and can erupt if things don't go their way. The amenities are nice. The cabins are fairly clean except for the floors. Looks like they sweep in between guests, but do not mop. If the owners find new managers, I will go back. Otherwise, time to search for another place. read more

If I could give a negative star I would. My husband made a reservation for Columbus Day Weekend and somehow put in the wrong date. When the reservationist called to question why we did not show we realized the mistake, NOT UNDERSTANDING AT ALL!!!! NO credit toward the correct weekend. Their response..."you made the reservation online, not our problem". Then has the audacity to ask if we would like to make a new reservation for the correct weekend. Campground and facilities were very clean. Customer service is poor! My family rented a deluxe cabin and first thing was the cabin was not ready at the designated check in time of 3. They were told it was due to college students leaving and being short staffed. I get it but when you are Paying premium rates about 250/night the cabin should be ready! We are not Paying for off season rates! Also the cabin had a serious odor that actually made your eyes burn and water. They were told it was due to the new wood and preservatives...was horrible and the smelled stayed on them and we could smell it on their clothes even when we were out of the campground. The air conditioner so leaked a blue-ish fluid over their pillows and sheets which did not come out in the wash. They were told it was a known issue and to leave the air conditioner on. These two issues were known issues and should have been brought to their attention upon check in but instead weren't. When checking out my sister in law wanted to talk to the manager about this and could not as she was told she was out somewhere in the campground. She was told Ruth would call her back and still hasn't! We left 4 days ago. I feel like customer service is so important and that is what makes people want to come back and stay somewhere again...we are very dissatisfied with Ruth and this KOA campground! The good / friendly staff has been replaced with rude inexperienced kids in the management positions. I feel sad for the employee that work at OOB KOA as "working" staff does a great job. All reviews from last year back are valid; however, as all good things come to an end, so has the OOB KOA. Management messed up our reservation and was so intent in not admitting something went wrong. They put us on a site so small I had to ask the group across the street to move their vehicle so I could get mine backed in. Management was too lazy to figure out how to make things right. I had no options as all other campgrounds in the area where full. No surprise KOA was not. read more

I would give this location a 1. New season May 2017 just started. The check in staff very rude, not friendly or helpful at all. It was like they were being bothered while you are checking in and why are you asking them questions. Rude because the lady acted like I should know the answers and should not ask. (1st time at this location so yes I have questions). 1st night there went to take a shower at 10:00 p.m. had two minutes of hot water then the water went to ice cold. Could not wash up, only wet my hair. So I went back the next morning at 6 a.m. only to have the same thing happen again (now mind you this should have been plenty of time for the water to warm up). Went to check in later that day regarding the water issue (according the rude lady "no one has complained about the hot water until now) I find that hard to believe. Everyone I spoke to said the same thing. 2nd night couple in next site drinking, listening to music (ok) then the fighting started, didn't stop until around 2 a.m. (only when other camper started yelling at them to shut up, turn the music off). Dude kicked his dog (3lbs) because it was barking, that was uncalled for (it's a dog that is what they do it was a baby). Yelling at the girl to shut him up. Other campers got in on this ass****. Finally 2 a.m. or so it calmed down. On the 3rd day went to take a shower at 5 a.m. after being up all night only to have no hot water again. 3 days no shower, I loaded my car up and went to check out. The same staff "lady" said you are checking out early was you stay good. I said "no" 3 days with no shower because the water only stays hot for 2 minutes at a time no matter the time you take a shower, the people in the camp site next to my cabin were very loud. The lady goes "oh" well have a good day. I looked at her and thought "Wow! She is just stupid". If you don't care what customers stays are really like why in the heck are you asking. My stay for the cabin was $321.35 for a minimum of 3 days because of the holiday. Which I would highly recommend not to do at this location. It is the start of the new season, they need to change the timer on the shower to 15 minutes of hot water not 2 minutes and they need to beef up security later then 10 p.m.. I will say the property was clean and the security was good during the day hours. I know for a fact the camp was clearing out on Sunday because other campers were not pleased. Right before I was checking in a lady was upset and was kind of going off on the same lady who was stupid each time I went into the store/check in and out area. I can now understand why, she had similar complaints as several others did during my 2 day stay. read more

We travel with our custom built classic 23'sailboat with interior accommodations similar to an RV and stay in campgrounds when we are one the road. When we tried to reserve a campsite for one night a very rude staff lady from the camp called and said "this is not a marina" and we will not be accept your reservation". She could have been polite but chose not to. First time ever we have not been accepted at a KOA. read more

Grounds are nice and clean. Kristen the event coordinator was amazing! She really helped the kids have fun and had great info. For the adults. The rest was Very strict though. Adults riding bikes to bathroom after dusk were told they couldn't. One of the kids found a used needle on our site. Poor kid got scared when we yelled to drop it. At least it had a cover over the tip. We had 1 full day and night of rain. No big deal, we can make the most of it we thought. We let the kids swim in the rain. They loved it. Us adults brought down an EZup and set it up outside the pool area so we could watch them and stay kind of dry. The same lady who was constantly telling us we couldn't do things came right over. We couldn't have it near the walk way, on the grass area, or in the pool area. She pointed out the umbrellas In the pool area for us to sit under. They were soaked though and only covered the table (which was wet) and not the chairs. Other sites loved watching us walk down with the EZup. You would think they would be happy people could still enjoy their campground In The rain. This meant we needed to go back to our site and couldn't watch the kids swim, so they couldn't swim. We had 7 sites. 12 kids and a baby. That's a lot of kids to keep busy during the rainy day. We spent so much money there and felt we couldn't do anything right. Finally the rain stopped around 8:45. We played some music, kids finally could run around. We started playing games (cornhole and Jenga) and sat around the fire. The lead lady of the fun police came over 40 min. Before quite time and told us we needed to be quite. These kids were going stir crazy!!! We told them after the rain stopped they had an hour to play and have fun before hunkering down for the night. They didn't even get that. The only time these people smiled at us was when they were taking our money for wood or fun stuff for the kids to do. Seemed if it wasn't something they made money off of, we couldn't do it. They smiled when we bought 5/6 bundles of wood only to shut us down not even an hour later. BEFORE quite time!!!!We will not be back. The whole point of these camping trips for us is to get this big group together and create memories for these kids. Hard to do when everyone is stuck at their own sites. If you're looking for beach camping, I hear powder horn is where it's at. As far as KOA's go....go to Lincoln! They know how to enjoy families and friends and how to let them enjoy each other. read more

My girlfriend and I stayed from the 4/7-7/7 in the studio lodge or cabin. Firstly, between the two of us, we've done every aspect of camping. From camping in the woods alone to RVing, so to find that the cabin was actually on top of other campsites and that they were super close together was rather depressing for the price. Also, if you truly wanted some scenic nature or at least a tree for some shade, good luck. If you have an RV or are in the larger cabins you will more than likely be stuck in the back of the campground which is an open field of RV's and Cabins with no trees except for the edge of the property or while initially driving in. The pool area was clean but typically crowded by children that, while we were there, did not adhere to the "no diving" rule and made it kind of hard to stay in the pool, go figure. Otherwise we were pleased to have a clean cabin, plenty of hot water, and relatively helpful staff. read more
