I lived at Saddlebrook for a little over a year and I enjoyed every day I was there. The community is clean, quiet and very safe. All of the ladies in the office are amazing and make sure that any questions or issues you have are immediately taken care of. Of all the places I've lived since moving to Dallas, this is the only one that has a REAL phone number that a REAL person answers every single time. Maintenance is on point. I only had small issues come up and those were dealt with either same day or next day every single time. No pest issues, no leaks, and no safety issues or break-ins. Took the tour, viewed the model and two vacant units. There was one in make ready which could not be viewed. Which is the one I decided to with as it was up front appeared better maintained. Seeing the representative units definitely NOT the same. Rent accordingly the below are my personal experiences. Dated non matching appliances (same color different brand), the vinal in the master is from the 90s when there is tile in the kitchen & second bathroom, and the kindergarten height toilets. Side note I am tall so this was hard on the knees brought to managers attention, was advised get a doctor's note so corporate will approve the new toilet for one bathroom. Thirty days later denied, purchased a cane to assist. Maintenance was excellent and one ongoing issue with garbage disposal was identified and permanently fixed. Dealt with constant ant problems, chilly winter nights forget having the window cracked, when it rained the foyer, garage, and master bedroom was a battle. The master bedroom closet was a battle, moved things out and put in other closet. One day after signing the lease there was a flood in the utility space where the hot water heater is located. That was my sign to back out. In my rental tenure never ever have I heard of such move out charge of $63 for 17 months prorated paint and carpet I expected but not $1500. Paid the bill just to close this chapter and break free. Side note do not fall for that do not clean apartment wr have people to do that. Yes you will get charged for everything little thing. I know better took my time to clean, the only charges were trumped up prorate remaining life 17 months for paint $63.43 and carpet. In my extensive rental life never ever have I heard of such a thing. Electric bill even with the heavy curtain by stair entryway, blackout curtains, 2 fans were astronomical. My Thermostat was dated, set at 73 felt like 80. Maintenance advised set it lower in order to feel cooler, 68 was 73. Also, previous stellar review was for a staffer no longer there. read more

Beware of Unjustified Move-Out Costs: An Honest Review of Saddlebrook Apartments, Dallas, TX. As a prior tenant of Saddlebrook Apartment Homes, I am driven to share my experience to caution future renters about the exorbitant move-out costs I incurred, mainly due to carpet replacement fees. While my time residing at the complex was generally satisfactory, I agree with all of the other 5-star reviews that Maintenance IS THE BEST!!! MS. Laura was always greeted with warm smiles and hospitality. However, this is my honest review, with pictures included directly from the leasing office of what I feel was unjustified. Since living here in Texas, we have never paid such a large amount of $1,082.27 in move-out fees. PLEASE SEE THE PICTURES OF WHAT WE WERE TOLD OF: THE DAMAGED CARPET THAT NEEDED TO BE REPLACED BECAUSE OF THE DARK SPOTS. The pictures they sent and the videos I have show different lighting views. In the images provided, you can see clearly that it was casting a shadow, which is why it was the whole picture of the room, including the window, which would show the glare. We lived in the apartment for 18 months, fully furnished with Ashley's furniture, so of course, when you move out, you will see discoloration and prints from the furniture and not heavy dark spots that could not be cleaned. Because I had a pet, the carpet would be replaced anyway. The pet fee does not cover this but at the expense of the renters. FREE GEM: REGISTER YOUR ANIMALS AS AN ESA ANIMAL (EMOTIONAL SUPPORT ANIMAL)TO AVOID THESE OUTRAGEOUS FEES. This only takes 15 mins and costs less than $200. Upon vacating the apartment, I anticipated nominal standard wear and tear fees. However, I was blindsided by the shockingly high charges levied by the management, primarily attributed to carpet replacement. To provide context, during my tenure, the carpet was in an acceptable condition, with no significant damage beyond what one would expect from regular use. Must I also include that I was told by Saddlebrook personnel that the carpet is constantly replaced in homes when the prior residents have pets? Since they do not charge you a pet deposit, this is why they charge absurd fees for carpet replacement in the whole home. MAY I INCLUDE THE PET FEE WE PAID AND THE MONTHLY PET RENT OF $350 PLUS $30 MONTHLY PET RENT, WHICH DOES NOT COVER SH**? FOR 18 MONTHS THAT COMES TO A TOTAL OF $890. Security Deposit was $650, which I honestly didn't expect to receive back because, let's face it, these apartments will find any type of deduction to charge you for. However, Saddlebrook not only TOOK the whole deposit but also charged $432.27 for other damages. I received a bill for carpet replacement that was much higher than expected. I tried to resolve the issue with management, but they were uncooperative and did not justify the charges. We were only harassed about paying this final balance before it went to collections for 30 days!!! As a conscientious tenant who took care of the property throughout my lease, I found the excessive move-out costs unjust and unfair. It is disheartening to see a disregard for tenant rights and fair and reasonable practices when it comes to assessing move-out expenses. Prospective renters should be wary of the potential financial burden of move-out costs at Saddlebrook Apartment Homes. While the living experience may be satisfactory, the management's handling of move-out procedures leaves much to be desired. I urge potential tenants to thoroughly review the terms of the lease agreement and seek clarity on potential charges to avoid facing similar issues upon vacating the premises. A little overpriced for how old it is ($1900/mo for a 2 bed, 2 bath, + 1 car garage, and almost always, enough parking for your 2nd car), but overall, a decent apartment. Golf course adjacent. They fix things usually day of, if you give them a day, not just like 2 hrs. Leasing staff is very nice, especially Cindy, and they'll tell you when you have packages right away, if you ask. I feel safe here, and, so far, no "porch pirates". You can't put much of a price on that. read more

DO NOT MOVE HERE. I've been living here for the past 6 months & it has been a terrible experience. I live in a 1st floor unit & the noise level from my upstairs neighbors is UNBEARABLE. I've contacted the corporate office and was offered a noise-canceling machine that I refused because it shouldn't be needed to be comfortable in a place where I am paying full rent. Leasing Manager, Cindy offered an upstairs unit for an additional $270 per month, which I also refused, I should have to pack up and move again because of poorly constructed buildings and inconsiderate neighbors. Let me start by saying that I have lived here for 2 years, so I've seen it all and have a very good understanding of this Apartment complex. Starting off I enjoyed living here, but since we bought a house we decided to move and the girls in the office have lied to me about several things including my Early Termination Fee. The Office Manager tried to get me to pay twice the Early Termination Fee!! I refused. So I had to email Gaines Investment Trust directly to get an honest answer. You can email their Corporate Headquartes directly if they try to scam you. Message me for their direct email. However, the Maintenance Guys are great, even though the property is old and falling a part. This place is so old and when you visit the decorated unit you don't see how old and broken this place really is. The AC units don't cool the place in the summer and because of the single pane windows and poor insulation the HEAT doesn't warm the place in the winter!! I can only hope after having our place professionally cleaned that we would get our deposit back, but I can only hope for the best and prepare for the worst. IN SHORT: After living here for 2yrs, My recommendation is DON'T MOVE HERE. There are better townhouses down in Addison or up in Frisco. Don't be a fool and move in here!! read more

We have lived here almost a year & love it! Having a garage is so convenient, the price is reasonable, the location couldn't be better, & maintenance requests are responded to quickly (Travis is great!). I really love the cozy feel of our apartment! My only negative comment is that we have a unit that faces Keller Springs & it's loud; however, it's not unbearable. It's a little annoying if I'm sitting right by my living room window during heavy traffic times (7AM-9AM & 5PM-6PM, usually), but I don't notice it otherwise. Great experience overall! read more

You can tell Laura wants to please and to ensure the tenants are happy and well taken care of. Her willingness to be kind and go above and beyond is rare. We drove across saddle Brook while looking for our second place to live since moving to Dallas over 2 years ago and we were immediately struck with the pristine very well manicured and extremely quiet and New England-esque aesthetic. Great location, but the units are in need of renovation. The unit they show you has new appliances, but my appliances were good quality in the 1980's. They've quit maintaining the landscaping except in front of office. Last time I went to a tenant gathering, all I heard was complaints about maintenance and the office staff. Most every body agrees that the office staff just doesn't care. It took my getting locked out of my apartment three times, before they replaced the door lock that kept breaking. It appears to me that the owners of the complex are trying to suck as much money out of the place before putting it on the market. read more

[Brace yourselves, this is a long one...] We moved into Saddle Brook site unseen from out of state and overall, the experience was nice. We stayed for a year and we experienced both good and bad. From the beginning, we worked virtually with Evelyn. She was super helpful getting us pictures of the unit and providing all of the necessary information prior to our blind-move-in. We opted for the larger 1-bed apartment. In terms of size, it's cozy; to put "cozy" into perspective, more than 2 people over for board game night would feel crowded. The good: I absolutely loved having the garage. Every unit gets one, it's so convenient, and it's great not having to worry about parking. Maintenance is nice. Travis and crew try their best to fix things; it's not always perfect but for the most part, they get things done. There are things that never got fixed, either because they said they were going to do a mass reno (i.e. they were supposed to have all of the patios re-done after we moved in but that never happened so we lived with a broken railing for a year) or it was marked as fixed but wasn't (i.e. there's a chunk of our laundry room frame missing, but they needed a wall guy to come, who never did). Valet trash is a huge blessing for the lazy-hearted like myself. The amenities are decent: there are 2 pools, a basic gym, and the staff (minus 1 person) is always friendly. The business center's incredibly convenient. I can't tell you how many times I've used the printer, probably enough times to have them consider charging per page, haha. The neighborhood is fairly quiet and there aren't many kids. It's definitely an older community with a +40 vibe. The neighbors/other tenants are pretty friendly. We never had any pest control issues beyond spraying for the occasional spider. The location is convenient to everything: gas, grocery stores, the toll, the shopping center that's filled with restaurants, etc. It's also felt pretty safe. I've never had anything stolen/broken into or seen "shady individuals" walking around. The bad: Our apartment windows and door face Keller Springs Rd and, let me tell you, it's loud (I know this is something they don't have control over). Avoid a KS-facing unit at all cost! Every couple of hours, a fire truck or ambulance will blare by and it's a pain, especially if you have a home-based office. Having a unit on the "backside of a bldg" also sucks because NO ONE can ever find your apartment, not Amazon, not Dominos, no one. The units are also old. My apartment's very poorly insulated and heating it during the winter would cause the heater to run non-stop. Granted, our bill rarely passed $100/month, but it was still a chilly pain in the ass. The plumbing is outdated. You can't run a faucet if someone's showering because the shower water will get cold instantly. The outside of the buildings are in need of some touching up, but I noticed some improvements are happening. Dog poop is everywhere! The community is very dog-friendly but good-grief do people not pick up after their dogs. I wish management would do more to enforce this--like other communities do doggy DNA so they know who the culprit is. They have a dog park but it's a bit small (you're better off going to the one 0.5mi down the road) and whenever it rains, it's a swamp for days. Also, the only "safe" place to walk your dog is the garden in the middle of the community and I say safe because it's one of the few places where there's a sidewalk. Otherwise, you're stuck walking in the road and people here drive like assholes pulling +30mph and nearly hitting pedestrians. Perhaps some speed bumps are in order? Saddle Brook needs to hire a new landscaping team. Their heavy equipment obliterates the grass and creates mud pits that you will (and I mean YOU WILL) slip and bust your ass on. Also, they never rake the leaves and they're just unprofessional in every regard. I witnessed the landscaping supervisor (?) cat-calling a woman. Gross. More negatives: the gate at the front of the community's always broken. When it rains, it floods. The drainage system's pretty bad so unless you want to walk in 4" deep water at times, invest in some rain boots. I never like name-dropping, but I'll make an exception; Rebecca can be difficult to work with. I don't know what it is, but I always get sass from her. Killing her with kindness won't work, so don't bother. After reading other reviews, I can confirm most of the negatives are spot-on. Are the apartments worth the price? Ehhhhh, only if you can get a good deal. Are they "luxury" apartments? Hellz nah! I know there are way more negatives listed than positives, but putting them on a scale, I'd still say this is a nice place to live considering all things. The management is horrible. They did everything they could to keep all of the deposit in the move out - I was advised we were getting a $5 refund. We cleaned the apartment professionally, filled all nail holes, requested paint so we could do touch ups oursleves and paint an accent wall (however they didn't provide it). Then they charged us to paint and charged us to clean the carpet because we didn't return it in original condition - we simply can't return the carpet in brand new condition after living there for a year. Apartments are aging badly - we had sheetrock texture falling off in pieces from our ceilings and large gaps in it since the foundation has settled so much. They are poorly insulated - during the summer our AC ran almost nonstop to keep it in the low 70's and the heater ran nonstop in the winter. My car was broken into while living there, and the TVs and TV receivers were stolen multiple times from the on-sight gym. We were notified via email that multiple cars were broken into. The pool furniture is mostly all dry rotted - I sat in a lounge chair and fell straight through (I weight 170 lbs). I reported it to management but none was replaced though they kept removing the chairs as the bottoms ripped out. The pool tiles were falling off and falling to the bottom. The entrance gate was routinely broken and left open. Long-story short - I wouldn't recommend anyone renting an apartment here. read more

To name but a few reasons for this 1-star review on Saddle Brook Apartments: #1. Rat in the attic. The short story: I let Saddle Brook Apartments know about it on July 29. It was still up there when I moved out in November. They did come by once to 'confirm' it was up there (which they did confirm). They then went back up to lay down "one" tack strip. I'm guessing the rat had a good laugh. They never re-inquired, else I would have let them know it was still up there. After deciding to move, I figured if they didn't care about an infestation, why should I? I just turned the TV or music up a bit... didn't take much to drown out the critter scuffle. It's likely it's still up there. #2. Was sent a non-existent promotion by a 3rd party rent payment processor. I got e-mails with two confirmations from the payment processor firm that they got approval from the apartment management to send these non-existent promotions. I asked management why we weren't informed about being submitted to these 3rd party promotions. Management made claims they never provided approval to anything such as that. I got another one the next month. My question, how did they get my "Saddle Brook" rent e-mail address, which I assigned and is 100% unique to Saddle Brook Apartments. So my information was either provided by Saddle Brook, and they lied to me, or, another possibility would be that their system was hacked by this 'rent payment system' website and our e-mail addresses were compromised. #3. The kicker, the property management firm, Gaines Investment Trust, held my deposit reimbursement check hostage. Background: Saddle Brook Apartments told me, and my (then) roommate, when we moved in August 2013, that my roommate would only be a "co-occupant" (guest), and that a credit check and rental history would not be run (which was good 'cause she had a rent-issue in her past). My ex-roommate will corroborate this if she is ever requested to do so. My roommate moved out in March 2014 (no forwarding address provided - we don't keep in touch), and I moved out in November 2014. After I moved out, property management issued "my" deposit reimbursement check made out to me "&" my ex-roommate. Management now says my ex-roommate was a 'full occupant' and 'full lease holder', and that they did run her credit (although I guarantee they never ran her rental history). They (both Saddle Brook Apartments and Gaines Investment Trust) then told me they could not issue a check with only my name, or with the "&" changed to an "or". The bank downright refused to cash it, because I had no way of getting in touch with my ex-roommate. The bank's recommendations was to either get my ex-roommate to sign it (which also didn't help), or have the apartments write a new check using "or" instead of "&". Despite the fact that all the bills were only in my name, I also found and forwarded an e-mail I found from Saddle Brook Apartments previous management, from when I moved in, in which they acknowledged the apartment was mine, and that my roommate should have never been on the lease as more than a co-occupant. They apologized for the mix-up and said they would fix it. This was in August 2013. This was also back when management would respond to e-mails and generally showed an appreciation for their tenants. I e-mailed management numerous times and never heard back, not once. I left a voice mail with regional corporate on 1/5/15, asking if they could e-mail me (because I was told by corporate, nothing can be proven over the phone): Still no word from anyone. No one cares. I'll never move into another Gaines Investment Trust property every again... Usage differences aside, "Trust" is not something that should be in their name. Unfortunately, they were full and didn't have the specific apartment I was looking for until August 2018. Great location, dependable, friendly maintenance staff, safe environment. Apartments are in need of serious updating and the property management company only appears to fix/maintain those items that are visible from the road. Two pools, but neither pool ever has the filtration system running, which doesn't keep either clean. Front gates are in continual break/repair cycle and stand open way too often. Advertised as 'luxury apartment living', but comparisons to other nearby properties leave this community lacking. A bit of TLC and investment would bring this property up to date and make it a truly great place to reside. read more

This place is anything but "apartment". Very quiet, almost eerily so. I've been here a month and have never heard or seen my neighbors! Every unit has either a one or two car garage and a patio. The pools are great and the gym has everything you need. This ace was a great transition for me moving from California out of a three bedroom house. Make sure you have everything in writing--from the lease to whatever may need to be serviced. There is a surprisingly high management turn over rate. No communication among their staff. When they are confronted about a situation they failed to accommodate, they are unapologetic and blame past staff who have either been laid off or quit. I have been a tenant here for 18 months, since January of 2013. The current manager and her assistant have deplorable public relations and tenant relations skills. I could never recommend this place to anyone based on their poor management skills and bad attitudes towards tenants and their problems. Common courtesy is a concept they don't grasp! The property, while quite nice, is ruined by their bad attitude, lack of willingness to help and provide support with tenant problems. With a property as old as Saddle Brook, problems are inevitable. Just approaching them there is a strong sense of animosity, let alone trying to tell them about a problem. I am currently listening to the sounds of a major reconstruction of the flooring upstairs that has been going on since 8 am. I am sure the jack hammering noise is in violation of EPA safety levels! As a downstairs tenant I was given no notification of the planned work, noise level to expect or length of time it would take. I work from home and this situation is inconvenient/impossible to say the least! When confronting the manager with my problem she was rude, defensive and not willing to offer any possible solution or consideration of my situation. I have lived in several nicer condos and apartment homes here in Dallas and in Phoenix, AZ. I have to say that the current management here at Saddle Brook is the worst I have ever experienced. read more

I looked on line at reviews and the websites for the various apartments close to where the office was located. I called saddlebrook and got Rebecca she was so friendly and accommodating to all my questions and the situation I was in as far as pressed for time. She worked with me over a few days sent me pics of the apartment and assisted in anything I needed. I was so impressed. I had not seen the apartment in person prior to moving in except from the pics she sent me. The place is well kept. The grounds are beautiful. Apartment is awesome. I cant find anything negative to say. All I can say is the staff here are wonderful especially rebecca. I definately recommend this place to anyone looking for a nice apartment. read more

Overall this place looks nice and is in a good location, but the quality of the property sucked. Here are a few issues I encountered: I requested a leaky refrigerator repair 3 times, and was promptly ignored each time. Eventually I just gave up. The toilet leaked out the bottom. When they had maintenance come to repair it, he just applied the sealing cock very poorly, and it leaked within a week. This happened more than once. In the bathrooms (with no fans to remove the moisture from the air) the shower rack fell off the wall multiple times. The hot tub was never heated during my stay of 4 years (2007-2011). You could hear your neighbors having sex or arguing. Good luck finding a place, there are plenty others in the area that are much more accommodating for the price. Don't be fooled by faux niceness of the front office, its clear they spend most their money on 'appearances'. read more

I can tell you first hand that ALL the negative comments about this place are true. The responses from Matt Bernstein and Tracie Watt are lies to do damage control. These apartments are owned by Gaines Investment Trust. They own many properties in the southwest United States. This company is like a modern day carpetbagger. DO NOT rent from one of their properties because they will rip you off when you move out. They prey on people to syphon off as much money as they can. In my case, they continued to charge me rent AFTER I moved out. When I disputed the charges, they hired a collection agency to harass me. They called my employer and threatened them to try and intimidate me. They are very aggressive in stealing as much money from you as possible. They are bullies. Unfortunately for them, I stand up to bullies and bloody their noses. I had to sue them in court to get my money back. In the end, I hurt them pretty bad. I cost them way more money to litigate, than they tried to take me for. So, justice was served. BEWARE!!! Read the negative reviews. Don't fall into the same trap. Look elsewhere. Saddlebrook apartments just increased the month to month cost from $150 to $300 per month. I had only been on month-to-month leasing for less than one month and now a $300 per month increase overmy previous one year lease price. This in my opinion is price gouging. Beware this place will raise your rent arbitrarily capriciously. The management company had to know the month to month was increasing. However, they did not inform me of that until after I was already on the month to month excess payment plan. Therefore I would be very careful in dealing with this company.. Had I been informed at the time my lease was expiring I would've extended it for six months to avoid a $300 a month surcharge for month-to-month. read more

Best apartment community I have ever lived in, but going downhill quickly. It is peaceful and safe here. If you like to play your music loudly, like to party, and don't care what your neighbors think, this is NOT the place for you. If you like a quiet, peaceful, well-kept community, this is probably a good choice. However, office staff has changed and there is a woman working there that is absolutely AWFUL. She is rude to the residents for no reason, snarky and terrible attitude. No customer service or people skills whatsoever. My husband (who is always very polite) went in to remind her that the marble around our fireplace still needs to be replaced and her response to him was that if we could live with it then they would rather not fix it. Seriously?!? And I should also mention that rent is NOT cheap here. We will be moving when our lease is up. read more

I've lived at Saddle Brook for 8 years and just signed another lease! Cindy, the property manager and Rebecca, the assistant are the Best ! They certainly think of the Residents First and foremost and have gone that extra mile to ensure we are a happy family here. They are timely in taking care any request one may ask. The property is really nice but the people who work at management office are the worst EVER!!!! I was actually going to sign a lease here but decided not to last minute because the management staff was so rude and unhelpful. Increasingly aggressive management to raise rent to so called market rates. While a great location and good service I have seen Saddlebrook be much more friendly and managed much better for much less. I have been here 5 years and this year they are raising my rent almost 15% in one year....no one can stay with that. read more

I thought the community was great when I first moved in, but there leaves alot to be desired now. Generally, things need to be updated. Repairs take awhile to be down...if they decide to repair. I like that it is quiet and more like a home environment then an apartment community. I like that I have an attached garage. However, updated carpet, appliances, counters and tile would make it more in line with other communties. I wouldn't mind paying a little more if they would update. Otherwise, I may be looking soon. read more
