They appeared to be working harder and faster than any other roofing crew I had seen, and they got the job done in 3 or 4 days instead of the typical 5. When I got a letter from my home insurance company stating that they would cancel me if I didn't get a new roof (the same thing has happened to most of my neighbors, I suspect), I called Alex Perez Roofing, plus two other companies for comparison. Alex himself came out, and he spent a long time talking to me and my partner about the job. He answered all of our questions. He didn't have a slick sales presentation like the other two roofing companies that we called. As a former roofer himself, he was more focused on explaining the dynamics and the work of the job, rather than trying to get us to agree to a a top-tier "premium roof package." Unsurprisingly, his bid came in lower than the other two companies I called. In an apples-to-apples comparison (50 year warranty, special venting at the top of the roof line) his company had the best value. His guys showed up on time, worked hard, were very polite, and left the job site clean. On the office side, Alex's staff kept me well-appraised on where we were in the process, and when invoices were due. When additional dry rot was discovered after the roof was pulled off, his office staff emailed me a comprehensive report and photos, and they had a lengthy phone conversation with me about it at my request, ensuring that all of my questions were answered. Alex also dropped by the job site regularly to check on things. The whole crew struck me as honest, regular working people just trying to get the job done, never trying to upsell me on any special packages, warranties, or guarantees. I would recommend them, or at least suggest that you call them out for a bid to compare them with what some of the bigger companies are offering.

I found James of Sacramento Home Inspections on Yelp; he turned out to be everything the reviews…read moresaid. We had him do an inspection on a brand new Lennar home. The Lennar agent seemed insulted that we wanted an inspection, but after reading about the problem of finding competent local workers, we thought it would be worthwhile. BTW our RE agent says they always act insulted. James' drone found some cracked tiles on the roof, which Lennar replaced. The most important thing was perhaps James' documentation of all the safety features of the home--like where the shut-offs were for the electrical and solar system and AC. He also recommended something I had never heard of, a FloodStop device that automatically shuts off the water to, say, a washing machine if a leak is detected. Our RE agent said if she had had one, it would have saved her being out of her home for 10 months while the water damage from HER leak was being fixed. We are going to put them in our residence and all our (4) rental homes. That recommendation alone paid for James' inspection. The report itself was very well organized; it will serve as a written guide for future residents of the house. The Lennar superintendent had given us a guided tour of all the features--sprinklers! Tesla battery! and more. But as with a doctor's visit, 80% is quickly forgotten. James' report, however, will be in a drawer in the kitchen as a guide in case of future problems. We have a lot of peace of mind that was easily worth the cost of the inspection--even for a brand-new home.
