Usually I do the travel planning but Hubster did good. Breakfast and parking included. Small and intimate it was a beautiful, CLEAN place to stay. Breakfast was made to order. There was only one item a day, BUT it was made to order. It was AWESOME! The manager was attentive and walked us through check in ...including the keyless entry codes to get into the building and room. Take a picture of the code... you'll be fine.

Parking is tight and there's no on-street parking on the street where Town and Tide is located; there is street parking on adjacent side streets. When we arrived, we were greeted with great warmth in the main house dining room. We were shown how to access the main house when the doors are locked and then shown to our room in the Garden House. Our hostess took time to make sure we understood the locking system and explained the entire property. There is a she-shed off the garden area where there's a couch and comfy chairs, a refrigerator for guests' use, some wine glasses, and they serve hot cocoa here in the evening. We unfortunately missed the hot cocoa bar because we had scheduled plans, but did check it out on our return later that night. A beautiful set up that's very welcoming. Our room was on the first floor. Plenty of heat in the bathroom and the bedroom was comfortable. The guests above us were a little noisy late at night, but that's probably just wood floors not buffering sounds. I slept well in that comfortable king bed. Breakfast was in the dining room in the main building, served 8-10 am. Before arrival, you let them know of any dietary restrictions. They have a set meal they serve--that day, its was blueberry French toast casserole with bacon, and it was superb. There's also coffee and tea that guests can help themselves to at any time, plus juices, yogurt, and granola. A bowl of delectable fruit topped it all off. Everything was amazing. At check-out, you simply lock the door behind you and leave. We were very happy with our stay and will return, hopefully when the weather is warmer so we can enjoy the gardens.

Always fresh water available with coffee, tea, hot chocolate & some biscotti. The ONLY issues we've had with this place was we did find some 2 small hair strands in the shower, but overall, the room was still clean. Showering did make us a LITTLE uncomfortable since there wasn't any curtain or covering on top of the window in the bathroom for privacy since we could see the upstairs window of the house next door, hopefully no one was in that house while we stayed since there was construction being done on that house during the day, so I'm assuming the house was currently unoccupied but even when we ONLY had the shower lights on to shower you could still see straight out the window right at that window next door, so if there was someone home they can definitely get "a show" from our shower. Haha. So I HOPE they put a curtain on top for peace of mind for the guests, once the house next door will be occupied. (See pic of bathroom window). Also sometimes guests don't drive & have to take a train in and pack light (we won't always fit umbrellas) so when it rains... if more than just 2 umbrellas could be available for the guests in case it rains, that would be great and that would show extra care. Actually have 2 umbrellas in each room, would be even better because we thought the 2 umbrellas outside the 1st floor room were the guests' umbrellas. Aside from those little things, we'd definitely visit again and stay here, the decent pricing also made us choose this place over the other choices, by the way!

The AC unit is our room was terrible. 1960 version type of AC and it blew all the cool air straight on to our bed in room 31 and didn't see any one to there to solve it. It made my wife sick and the type of moisture air that it was blowing out was humid type of air that didn't seem healthy. Plus it was super LOUD and would go off and on every minute. Made for an absolutely miserable experience and fortunately we were there just one night. 2. The room we had was on the third floor and the stairs were suuuuuper steep and dangerous. I am not an expert but it wouldn't surprise me if this is a violation of ADA requirements but I am not sure. 3. The tv was too small given the distance from the bed / sofa. 4. The breakfast was "ok". French toast was ok but terrible cheap syrup, and the bacon was one of the worst cheap bacon. Took one bite and said, yuck. 5. The cost for the value felt like it was super overpriced. Pros: 1. The person that checked us in was nice and the person servicing breakfast were nice.

You're within walking distance of so much, which makes exploring the city incredibly easy. That said, I found the hotel to be overpriced for what it offers. It has a charming boutique feel, but the accommodations and overall experience didn't quite justify the seasonal rates. At times, the staff was warm and welcoming, while other interactions felt less hospitable, so the service was a bit inconsistent. If location is your top priority, this hotel is certainly convenient. However, if you're looking for overall value, I think there are other options in Newport that offer a more complete experience for the price. Overall stay somewhere else.

It's a great spot for a drink especially in the summer time. Our recent visit on Wednesday, August 13, 2025, was not great. Despite it being a warm summer evening around 8 PM on a Wednesday, we were turned away because one person in our party wore a t-shirt instead of a collared shirt. For a midweek outing in August, that felt unnecessarily rigid and to be honest a little too pretentious. Although we can understand enforcing dress codes on weekend nights this seemed out of touch. We ended up at Thames Street Kitchen and Audette instead, both of which did not have strict dress codes. The Studio Bar at the Gardiner House still makes great cocktails, but the hospitality needs to match.
