We've been to quite a few B&Bs and we loved the hospitality, cleanliness & location of this place! Loved that they allowed guests to store some leftovers in the fridge upstairs with a microwave to heat it up later. Always fresh water available with coffee, tea, hot chocolate & some biscotti. The ONLY issues we've had with this place was we did find some 2 small hair strands in the shower, but overall, the room was still clean. Showering did make us a LITTLE uncomfortable since there wasn't any curtain or covering on top of the window in the bathroom for privacy since we could see the upstairs window of the house next door, hopefully no one was in that house while we stayed since there was construction being done on that house during the day, so I'm assuming the house was currently unoccupied but even when we ONLY had the shower lights on to shower you could still see straight out the window right at that window next door, so if there was someone home they can definitely get "a show" from our shower. Haha. So I HOPE they put a curtain on top for peace of mind for the guests, once the house next door will be occupied. (See pic of bathroom window). Also sometimes guests don't drive & have to take a train in and pack light (we won't always fit umbrellas) so when it rains... if more than just 2 umbrellas could be available for the guests in case it rains, that would be great and that would show extra care. Actually have 2 umbrellas in each room, would be even better because we thought the 2 umbrellas outside the 1st floor room were the guests' umbrellas. Aside from those little things, we'd definitely visit again and stay here, the decent pricing also made us choose this place over the other choices, by the way! read more

Beautiful, clean, modern, great hosts and short walk to everything you'd want or need.... We arrived a little early on Saturday in Newport so decided to stop for a quick bite and some drinks at Pour Judgement (see other review) since check in was at 4pm. Around 3:30pm, Tayla called from the Outlook Inn to let us know that our room was ready early. Upon arriving, there was an open spot in the two car gravel driveway right at the Inn so that we could park and bring our stuff in for registration. We met Taylor and she showed us our room and introduced us to the space and what was available to us. She asked about our allergies for breakfast and was overall warm and welcoming. The room was spacious, bright and seemed newly renovated or designed. The bathroom is a great size and the shower (no tub) was huge! I'd love to have it in my own home. We settled in our room for about 5-10 minutes and then brought our car down the street to park behind the old church. When we arrived someone was in our spot. It took us a couple minutes to reach Tayla since she was checking others in but she quickly helped us resolve parking so it really only took about 5 minutes or so. The next morning we arrived around 8:45 for breakfast and were again greeted by friendly faces - Tayla and Maria. They were making breakfast together and let us know we could sit inside or outside and they'd bring it to us. The deck had a beautiful view overlooking Newport and out to the harbor as well as a telescope to see even further. Breakfast was exactly what I would have ordered at a fancy restaurant. French toast made from a chocolate chip brioche and topped with fresh sliced berries and cherries. On the side she even provided turkey bacon which was amazing since I had said the day before that I can't eat pork or beef so this was a wonderful treat. read more

I almost did not write a review for this place because I wanted to keep it a secret. But I have decided in the end to spread the joy in hopes it will help the business have a very long and successful run, so that we can come back in the future! We booked this B&B initially for one night in our stop over in Newport, but upon checking in and getting a feel for this place, we immediately changed our travel plans and decided to stay another night. Room - spacious, clean, and all the amenities you could need. Special touches that you would think are common but are actually not - new wrapped sponge to wash dishes, dedicated towels for the floor, extra towels, and extra toiletries. We were on the first floor so I admit you can hear the people above you, to the side of you, and road noise out front. It wasn't overly noisy to the point where it was a problem, but if you are the type of person who likes complete silence, I would suggest maybe choosing a room on the higher floors. For us, we like a little bit of sound around us, so it was perfect. Another great touch was not the room itself, but the B&B as a whole, once you go through the main entrance - an immediate fresh and clean scent. Parking - free parking which is only less than 5 minute walk away. I believe you can always utilize their front to drop off and load bags (they provide instructions with how long you can stay in their designated loading zone). The season we went, there were not a lot of visitors so the parking across the street was actually always available (1 hr max). Location - I could not have asked for a better location. For someone who gets lost easily, one big positive is that it is right next to a huge church so when we did our walking exploration I knew I could always easily find my way back. On top of that, anywhere you want to explore, its within walking distance. 99% of our exploration of Newport was on foot and this provided a perfect base to come back to recharge or drop things off. Breakfast - of course we have to talk about breakfast at a B&B. We had two breakfasts with the B&B and they were wonderful. They have a dedicated seating area, that I believe was about 5-6 tables and then a balcony with a couple more tables to enjoy eating outside - which we took full advantage of (what a view!). Each breakfast was prepared deliciously with a different menu each time. For us, we enjoyed french toast and bacon one day and then a traditional American breakfast the next (eggs, bacon, potatoes, toast, fruit). Along with the hot prepared breakfast you have the choice of various pastries, juices, and coffee. Staff - we were able to speak to and interact with a couple of the staff members here and all were very pleasant and attentive. Prior to arriving, we received a phone call from one of the innkeepers welcoming us, providing some information for our check in, and asking if we had any dietary restrictions. The first breakfast we had, we met one of the innkeepers - Shawna. Shawna was amazing, she welcomed us, gave us some good ideas for food around the city, and helped us out with some booking details. On the second breakfast we were able to meet another innkeeper (I think her name was Tiffany, but I could be wrong, sorry!). Who was equally helpful and friendly providing us some great insights on things to check out around the city. The last staff member we had the pleasure of seeing everyday was their cook - who I unfortunately did not get her name. But her food was delicious and she was very attentive in making our food the second she saw us. Overall we had a great experience at the Outlook Inn and will definitely book again the next time were in Newport. read more

I stayed here during the winter with my GF to get away from the city for a weekend. The inn is small, but cozy and rooms also mirror that description. Beds were comfy, bathrooms were well stocked, and the heat as well as cleanliness was as expected. Both the innkeepers and owners were really pleasant to sit and chat with during breakfast. The breakfast provided wasn't much more than a higher-end hotel breakfast, mostly made up of baked goods, fruit, and coffee. Everything tasted fine, but it's not a fresh cooked, restaurant style breakfast. Most importantly about the inn is how close it is to Thames (Newport's Main Street). While the inn isn't expensive, the few cons to staying here are really worth it when you can walk out and down the street to the coolest, busiest part of the town. Parking isn't on-site. Instead you're given a pass to park at a small CITGO down the street. It's only a minute walk away and finding a spot was not an issue during the visit. For first time bed and breakfast people and those wanting a close, comfy spot as close as possible to the heart of Newport, The Pilgrim House Inn is a good choice. read more

I loved my stay at the Outlook Inn. My girlfriend and I stayed here for a mid-week get away. We were immediately impressed by the clean and modern interior of the hotel. Our room was newly renovated, bright, and very spacious. We were on the third floor, near the kitchen and breakfast area. We were worried that it would be noisy in the morning, but we didn't hear anything that was happening outside the room. By far, the best part of the hotel was the roof deck. It's a beautiful spot to have breakfast in the morning or a glass of wine at night. The hotel was a 5 minute walk from downtown Newport. I would 100% stay here again and recommend it. read more

Hi all. We attempted to stay here for our 5th anniversary, but left after the first of two scheduled nights for a few reasons: 1. The room we were in had absolutely no privacy. We could quite literally hear the whispers of the couple in the next room through a thin door between rooms which had a wardrobe shoved in front of it in a weak attempt to hide its presence. 2. The "bed" was absolutely rock-hard, thin, and lumpy, and the pillows they provided were about 2" thick and similarly made of wood by feel. The sheets were malodorous of mothballs, as well, which gave me a headache. Really one of the worst nights' sleep either my wife or I has ever had, and could have easily ruined our anniversary the following day. 3. The exterior windows offered no sound insulation whatsoever, and were drafty. We heard quite clearly the rowdy college students cavorting outside at 2-3 AM, even when they weren't shouting, but rather conversing normally. We ended up booking another place for the actual anniversary night at no small expense, and had to nap for part of the day to compensate for what happened at the Pilgrim House Inn. The owner would not provide a refund for the second scheduled night, period, despite my explaining all of the above, including it being our 5th anniversary and therefore intended as special... she was unnecessarily brusque on the phone when the girl at the desk called her to forward our refund request, and I spoke to her. We did check out on time, by the way. Bottom line: I would avoid this place if the above is of concern to you. We certainly will never entertain staying here again, and advise others not to. read more

The host couple were extremely polite and generous with their amenities. There are lots of little things to notice in this quaint little 3 story home. The view on the roof of the harbor was amazing. The rooms had soft beds and clean restrooms. There is sort of a bazaar thing going on with the decorative rabbits here. As in, there are hundreds of them. My boyfriend and I, who are both in our mid-20s, went here for a long weekend, and we were thrilled with our stay. The inn is three flights up; the first floor has a couple of guest rooms and the living room, the second is all guest rooms, and the third floor has some guest rooms, a kitchen, and most importantly, a beautiful roof top overlooking the harbor. The place was great for a couple of reasons: -The fact that they have free parking was amazing. The lot is about a minute and a half away and is absolutely no problem to walk to. They also have a spot next to the inn for when you are unloading your bags -The people running the inn were very nice and pleasant, but not in your face. We've stayed a couple of B&B type places where we've been forced to chat with strangers for hours, and no one made us feel like we couldn't do our own thing -The location of this space is phenomenal. It is right off the main area of Thames, the harbor, and close to great restaurants. We didn't need to use a cab all weekend except to get to the cliff walk - which was only $7.00 If you're thinking of coming here, I would warn that it's not like a hotel - if you're planning on taking an afternoon nap and looking for a place to be dead quiet, then you'll want to look elsewhere. However, we were thrilled with our stay, as we left in the morning and came back after going out in town. We also had a room on the first floor and didn't find it noisy. read more

If I could give more than 5 stars, I would! The Outlook Inn was a great place to stay while in Newport. The Inn has recently been renovated. The whole place was clean, updated, and neat. Maria, the Innkeeper, was wonderful. She made breakfast every morning and what a breakfast it was! It was always something delicious and very filling. The Inn has a sitting area outside on the 3rd floor with views of the harbor. It was a short walk to all the shops and restaurants in downtown. We stayed here for three days. All of the rooms just had complete renovations. New bathrooms, high end shower, tile and luxurious towels. Air conditioning was easily controlled remotely. All new hardwood floors. Great rooftop tables with a great view of the bay. Two blocks from the main streets with many retail shops, bars, restaurants etc. Parking was included but was a long five minute walk. The best feature of the place was the extraordinary breakfasts served. Egg soufflé with bacon, Eggs with sausage and French toast. All garnished with sliced fruits. Very fancy and very delicious! We stayed at the pilgrim inn for two nights while visiting newport for our anniversary. We felt that the inn keepers and staff were very welcoming and accommodating. After reading in another review that the 3 rd floor was the best we requested room 12 for our stay. I'm glad we did. The only noise we heard was the dishes from breakfast.-which was tolerable. We heard no noise from the street or other rooms. The room was nice... The bed was comfortable. We loved the patio and view. It is located a block away from the Main Street with all the restaurants and bars... Which was perfect for us. We didn't eat much for breakfast but from what I could tell it is your typical continental breakfast. I really can't say anything bad about our stay. We would stay again. read more

I really wish I would have been able to stay at this Inn. My friends and I booked a trip there for the end of September, but due to RECENT (As of a week ago) Covid reticulations in NY state, if we did take this trip, all of the members of the party would have to quarantine for 14 days upon our return to NY. Due to this new law (which was put into effect AFTER we booked the trip), we collectively decided to cancel the trip. I emailed the hotel 3 times requesting for them to waive the cancellation fee (booked reservation on Booking.com), but I received no response. I called Outlook Inn today, and spoke with someone who informed me that there was NOTHING that could be done and I would be charged the 10% cancellation fee. They then stated that I AGREED to this under the Terms and Conditions Agreement. This is untrue due to the fact that NOT ONE SINGLE PERSON ON THIS PLANET agreed to a pandemic or being ADVERSELY AFFECTED by it. I will NEVER stay here in the future, and wanted to warn others of this just in case you are going through a similar situation. read more

I make it a point to stay at many Newport Hotels and this one was a recommendation from a friend who stayed here and said it was to die for. I stayed here with my wife and it was okay. The house is very small and tight quarters. Its in a good location off one of the most historic streets in Newport. Parking is very tight, but they give you a pass to park around the back parking lot. The rooms are quaint and small and the furnishings are trying to be historic but go way overboard and almost look fake. It appears to be a historic house on the outside but I didnt see it. Afternoon tea was supposed to have homemade crumpets of some sort with sherry, instead you walk into a den and there is a tin of butter cookies I could have gotten at my local department store. There is guest books in every room that let guests write in about their stay. Breakfast was so so. It was on the top floor in a cafe style with small tables and opened into a deck overlooking Newport Harbor. This was the best part of the stay. Breakfast was mediocre bagels and danish. THe hosts want nothing to do with you and are kind of rude. I would look elsewhere if you wanted a good bed and breakfast in Newport. There are better ones out there. read more

I got a last minute deal on booking.com for a room for 4 ppl for the Thursday of Labor day weekend. The hotel is very homey and dog friendly! I was very excited about this deal. However, once i got there I checked in and asked about parking to the lady at the front desk. Since the room was for 4 ppl, we were having 3 cars. At first she said it was fine, then she said she can give me 2 parking spots and charge me $30 for the 3rd. She made a big deal and kept insisting that she was doing me a favor which was not good customer service. This was the only negative experience during our stay. I did not pay for the 3rd because I happened to find parking across the street. The Inn uses a church parking lot 3 blocks away. The room was very comfortable and clean, bathroom is tiny. There was a queen size bed plus a full size pull out. We were on the main floor. Later that night, most of the rooms were still empty so I was confused as to why all the fuss about the parking. They have a beautiful deck view for breakfast and breakfast is included. I would definitely use them again due to their proximity to bars, of course if I didnt have to worry about parking haha. read more
