I stayed here about a year ago for a weekend trip. Not a single thing to complain about and everything to rave about - hence me still feeling inclined to write this review! The food was amazing!!! Not your average breakfast, homemade and done with care. The owner was the sweetest woman and she took care of everything with such attention to detail. We made a last minute decision to spend Christmas in the area. It was during the off-season so we were able to secure a reservation the day before. Usually I do the travel planning but Hubster did good. Breakfast and parking included. Small and intimate it was a beautiful, CLEAN place to stay. Breakfast was made to order. There was only one item a day, BUT it was made to order. It was AWESOME! The manager was attentive and walked us through check in ...including the keyless entry codes to get into the building and room. Take a picture of the code... you'll be fine. read more

We stayed at Town and Tide for one weekend night in December 2024. They text and email instructions for check-in before you arrive. You also have to sign a rental agreement in advance. Parking is tight and there's no on-street parking on the street where Town and Tide is located; there is street parking on adjacent side streets. When we arrived, we were greeted with great warmth in the main house dining room. We were shown how to access the main house when the doors are locked and then shown to our room in the Garden House. Our hostess took time to make sure we understood the locking system and explained the entire property. There is a she-shed off the garden area where there's a couch and comfy chairs, a refrigerator for guests' use, some wine glasses, and they serve hot cocoa here in the evening. We unfortunately missed the hot cocoa bar because we had scheduled plans, but did check it out on our return later that night. A beautiful set up that's very welcoming. Our room was on the first floor. Plenty of heat in the bathroom and the bedroom was comfortable. The guests above us were a little noisy late at night, but that's probably just wood floors not buffering sounds. I slept well in that comfortable king bed. Breakfast was in the dining room in the main building, served 8-10 am. Before arrival, you let them know of any dietary restrictions. They have a set meal they serve--that day, its was blueberry French toast casserole with bacon, and it was superb. There's also coffee and tea that guests can help themselves to at any time, plus juices, yogurt, and granola. A bowl of delectable fruit topped it all off. Everything was amazing. At check-out, you simply lock the door behind you and leave. We were very happy with our stay and will return, hopefully when the weather is warmer so we can enjoy the gardens. read more

we reserved a room, but plans changed and our whole trip was cancelled. this business was the only one that did not give us a full refund. They charged a $50 fee, but every other hotel, airline, and car rental company gave us full refunds. We gave SIX weeks notice. but they did care. So out of principle, don't stay here. I'm sure it's a nice place, but it's a terrible policy to make money for not proving a service! read more

My husband and I stayed at The Town & Tide Inn when we visited Newport in September. We called them directly, and the reservation and check-in process was super easy. One of our favorite parts of staying at the Town & Tide Inn was the delicious complimentary home-cooked breakfast, made fresh from locally shopped ingredients and served every morning. And the restaurant staff were wonderfully friendly and hospitable. Another lovely perk is that the inn is a mere half mile to lots of restaurants and shops. And for those who love to walk, The Breakers and the cliff walk are only 1 mile away! As if all this wasn't enough, parking is included! Each unit gets a parking space! How great is that? We look forward to our next visit to Newport, where we know we will be staying at The Town Tide and Inn again. read more

DANGEROUS PLACE TO STAY. EXTREMELY DISHONEST PEOPLE. Our stay was genuinely so horrible that it's hard to know where to start and there's no way I can encapsulate just how unscrupulous these people are. It's mind blowing that human beings can be this bad and I really hope the owners of Town and Tide are treated exactly as they treat their customers. To begin, there was a horrific chemical smell. We were told by the innkeeper it was "cleaning products," but it smelled like gas. Now knowing them to be liars, I don't believe for a second it was "cleaning products." We had to keep windows open and use a heater-- which provided a loud, relentless clanging sound. Also, we'd been told the space would be reasonably quiet, then learned that there is no soundproofing, nor insulation, not even a real rug in the space above you, so you hear EVERYTHING-- oh, especially the LARGE CROWD that was above us until three in the morning. And above all, these people are liars. We were told these issues would be dealt with, but none were. We were told our stay would be comped due to these issues, and then they promptly refused to respond when we inquired about the refund that never happened. Stay anywhere else. These are just bad people. read more

Everything was great we loved our room. We love the shed, which is like the meeting place for happy hour. The proprietress Maria Italian woman is so charming and you're just a couple of blocks from either the beach or all the good restaurants and shopping cannot recommend this place enough. read more

great location - can walk anywhere in Newport from here. well maintained, clean, good breakfast, and kathi the inn keeper was helpful / pleasant. we've stayed at a lot of B n Bs, nearly all provide 24/7 access to an array of non alcoholic beverages stocked in a frig (water and soda), hand made and store bought treats (cookies, power bars, etc). the common breakfast area is for breakfast - no afternoon snacks, coffee, etc. that doesnt make it bad, just a little different and not as homey as many B n Bs we've been to. overall we recommend - location is fantastic. read more

I stayed with my three girls for a one night getaway. It was a splurge for us. When we arrived, there was no one in the main house and we were unsure how to check in. When we finally found an innkeeper, she seemed oddly put off by the fact that we had opened a door to look for her. We stayed in the suite and were able to check in at 1:00, which was very nice. The room was cute and clean. There was a comfortable kind bed and an uncomfortable pull-out sofa. Breakfast was a very decadent looking piece of french toast stuffed with cheese and fruit compote. It looked delicious, but it was dessert! No other healthier options were offered so I just ate a yogurt for breakfast. There was nothing in the bathroom for us to use, no bath soap, shampoo, conditioner or even hand soap by the sink. I thought this was strange, but it seems lately everyone in the hospitality industry is cutting back (and raising prices) so we thought they may have stopped providing these basic amenities. Cheap! But, it was also possible they had just forgotten to leave them. Either way, we made the mistake of NOT COMPLAINING. The next day, after we checked out (again, no one was around when we left), I received a text saying that someone in my group had stolen the non-existent bath products and that I either mail them back or they would charge my credit card $10 per bottle. No one likes to be accused of stealing, especially when the fault was theirs for not providing the necessities in the first place. But what really made me shake my head (and decide to never go back) was that they would have considered taking a half empty mini bottle of shampoo stealing in the first place. ( We have since looked up pictures of the hotel and discovered the amenities they usually provide are the tiny hotel size bottles). Are they saying they typically reuse those opened bottles from guest to guest? A FOUR HUNDRED FIFTY DOLLAR A NIGHT HOTEL can't let its guest have a whole ounce of shampoo to keep after they open it? I can't think of anything LESS that could have been offered. Definitely not a luxurious stay and definitely not worth the absurd price point. read more

The room was lovely and we stayed in room #2. Breakfast was amazing and they served you other options if you asked. They made recommendations for activities. We went sailing and rented a scooter. The Cliff Walk is a must, but harder than you think - bring water. Highly recommend and would return easily! read more

What a wonderful B&B. The place looks brand new with a great summer/nautical theme. Rooms are beautiful and the in room shower is great. The breakfast was gourmet level and they are more than happy to change ingredients as per your request. An added attraction is "the shed", a cozy gathering spot for guests that is a fun place to hang out. Walking distance to downtown and the cliff walk. The hostess Lisa Lee could not have been more accommodating. She made great recommendations for restaurants and tourist attractions. You can tell they really take a great interest in their customers happiness. I would suggest you book this place early as people are finding out about this B&B and it's getting popular. read more

This place is a hidden gem! It is perfect location between busy downtown Newport and the beaches. We stayed in room 7 and I absolutely loved it. The room was cheerful and bright. Whoever designed this room knows what they're doing, they really tapped into the Newport vibes. I would love to know where to get the pillows that were in the room, they were like tiny clouds! Off of the room was a balcony/patio that over looked the courtyard. The hubs and I drank coffee and watched the runners of the Newport Marathon, what an experience! Right around the corner from our room was The Shed. So get this, a little hang out spot! It was perfect to lounge in with our friends. We were able to keep our drinks cold as there was a wine fridge in it. There was a fireplace that really made it feel cozy. So lastly the breakfast is to die for! Each day it was made to order. I am dreaming about the poached eggs with mushrooms and asparagus. I can't wait to go back! read more

Such a lovely place to stay! This was a last minute getaway for us during COVID, and Town and Tide did a great job of managing during these trying times. Our room (room 12) was so clean and had plenty of space. The innkeeper (Lisa) was pleasant and provided a great overview of things to do in the area. The location of the inn is perfect; walking distance to the Cliff Walk, Easton Beach, and Thames Street where all the main restaurants and shops are located. And the daily breakfasts were surprisingly delicious. An overall fabulous experience! Would definitely return here on our next trip to Newport. read more

I would definitely stay here again. We ended up visiting Newport on a whim and my husband booked this inn (room six). We came from a five star property on Nantucket before Newport and we were relieved to have so much space to spread out and have an awesome bathroom, both of which were missing the previous days of our trip. Lisa was very hospitable and the staff that prepared breakfast did an amazing job. Easy walking distance to Thames shopping and Cliff Walk. I felt extremely safe walking back to the inn after a sunset walk. read more

Loved this place! We only stayed 1 night but was perfect! I booked online and put our check in for the day after we were to arrive. The inn Keeper Lisa fixed it and still accommodated us. Breakfast was more than gourmet. She even asked if we had any food sensitivities. Lisa was great to map out our interests and the best places to visit. Perfect location. It's right at the start of the cliff walk which is what I was looking for for a morning run. Rooms were very clean and the decor was very homey. Our room was a key code so no worrying about a key. Had an amazing stay!!! I have never stayed at a bed and breakfast before and was a little weary at first. Upon arriving we were greeted and made to feel at home right away. We were given a tour of the property. There is a hangout space in the back, perfect for relaxing at night before settling down. I don't remember the name of the lady who helped us but she had an answer for everything and was very informative on what to do In the area. Our room was very spacious and everything clean, new, and comfortable. Breakfast was probably the BEST BREAKFAST I've ever had. THANK YOU!!!! Location was a convenient walk to cliff walk or to town. I would highly recommend this lovely inn! My boyfriend and I just came to town for the seafood festival and had a great experience. In addition to the fact that the rooms are clean/ comfortable/ beachy, the innkeeper Lisa really creates a warm and hospitable environment. We really got the feeling that she wanted us to have a great experience in Newport by the various recommendations she gave us upon check-in. My favorite part of our stay was the delicious breakfast made to order- today we had a bell pepper frittata with avocado and creamy polenta and sausage - I was blown away! The Town and Tide was an excellent place to stay. Beautifully decorated with a sophisticated beach feel. Rooms were very clean and comfortable. Do not skip the breakfast here...stayed two days and enjoyed two very delicious breakfasts! Each morning was a different meal, I couldn't decide which one I enjoyed more. The "Shed" located in the back was a nice place to relax and gather with other guests. Town and Tide is nicely located with the beach within a 5 minute walk, The Breakers was also very close and it is certainly walkable to the wharf area (about 15 minute walk). Serena who is the "inn keeper" was very friendly and helpful with lots of great suggestions of where to eat and places to see. They provide beach chairs and towels (first come, first served) if you want to take them to the beach. Overall, I was very impressed with Town and Tide and would recommend and we will definitely be back next year! read more

Nice spot in town. We loved the convenience, being able to walk to the main harbor/town area for dinning and shopping! The room itself was decorated so cute, small but perfect for what we needed. The bathroom was amazing and felt luxurious. The hostess Lisa was amazing! Greeted us for check-in, with all the local tips. And for the delicious breakfast. As soon ass we booked, she was coordinating our arrival and prepping us with questions on our dietary restrictions ( we had none) and all other manner of issues that would make our stay comfortable. Upon arrival, she met us with a such warmth and grace. The property is exceptionally well maintained and optimally located in Newport. Easy access to downtown, the amazing cliff walk and various restaurants and cafes.
