    Eggs and cheese!

Absolutely perfect bed and breakfast! The atmosphere is absolutely magical, and it's walking distance to the Elm House and restaurants, and a little further away from breakers but still walkable! It is soooo beautiful inside. I love that they have cookies and tea/coffee out the whole day to grab for a quick snack to sit on the porch with. Rooms are clean and comfy. The best part was definitely the amazing breakfast! Both mornings it was so delicious and fresh. I can't wait to come back here again in the future!

I absolutely loved this fantastic home. The stairway , the wrap around porch and Jacqui's breakfasts. Walking distance to almost everywhere. So peaceful. Went on a Tuesday-Saturday. Even when I first called and spoke with Don , everything was friendly and positive. ( we stayed in June during covid 19) What a relaxing place! My friends just made reservations for this August based on all my pictures !!

We visited here on the Martin Luther King long weekend, we only intended on staying one night, but liked it so much we added another night. The rooms gave us the impression of staying at one of the mansions, obviously on a smaller scale. We stayed on the 2nd floor in the turret room. The room is furnished very nIcely. There's a canopy king size bed, a fireplace, a couple sitting chairs, TV, a large jacuzzi tub (big enough for two) and a separate shower. Whole room was very nice. When you enter the Ivy Lodge there's a large living room to the right with plenty of wing chairs, sofas, and tables. To the left is the dining room, with a table that probably sits 16 people. Breakfast was very good. There's: coffee, an assortment of teas, juice, house made granola, fresh fruit, and an assortment of breads for toasting. The main course breakfast was eggs in a basket with a side of bacon on day one and French toast (Brioche?) and sausage. Both breakfasts were fantastic! Don the owner was great to talk with and even gave us a good recommendation of a sports bar we could watch the playoff football games on Sunday. We'll definitely be back again.

THE best Bed and Breakfast I have ever stayed at. The rooms are beautiful, the service is great and the breakfast is to die for. Please, if you have the chance STAY HERE. It's almost so good you don't want to leave and explore Newport. I recommend 'The Library' room. Its a little hidden, but it has a beautiful fireplace and bed and a hot tub in the bathroom.

Magnolia suite... Bed was super comfy

The Ivy Lodge is a beautiful bed and breakfast located in the heart of the Bellevue Mansion District in Newport RI. There is a small parking lot for guests. The entry hall is impressive (see pictures). We arrived Sunday afternoon to check in and were greeted by Denise, the assistant. She was very friendly and helpful in getting us oriented with the town. She showed us the amenities as well as brought us up to our room, the Magnolia Suite. The suite itself is very comfortable, clean and cozy. Is is a corner room, and has exposure to sunlight from two sides. There is also a gas fireplace, which adds a nice ambiance. The suite has an ensuite, and includes only a shower (no bath). The bed, linens and pillows were all comfy and on par with what one finds at a Marriott or Hilton. Breakfast is homemade by Jacqui. We had French toast with bacon (delicious!) as well as fresh fruit, yogurt and homemade granola. Coffee was very good. We had breakfast with the other guests who were staying, which made for very nice conversation. Note, breakfast is served from 8:30 am until 10:00 am. We really enjoyed our stay here and would definitely be back! We would highly recommend the Ivy Lodge to our friends and family should they ever visit Newport. The bed and breakfast is so conveniently located to the mansions as well as town.

Parking is tight and there's no on-street parking on the street where Town and Tide is located; there is street parking on adjacent side streets. When we arrived, we were greeted with great warmth in the main house dining room. We were shown how to access the main house when the doors are locked and then shown to our room in the Garden House. Our hostess took time to make sure we understood the locking system and explained the entire property. There is a she-shed off the garden area where there's a couch and comfy chairs, a refrigerator for guests' use, some wine glasses, and they serve hot cocoa here in the evening. We unfortunately missed the hot cocoa bar because we had scheduled plans, but did check it out on our return later that night. A beautiful set up that's very welcoming. Our room was on the first floor. Plenty of heat in the bathroom and the bedroom was comfortable. The guests above us were a little noisy late at night, but that's probably just wood floors not buffering sounds. I slept well in that comfortable king bed. Breakfast was in the dining room in the main building, served 8-10 am. Before arrival, you let them know of any dietary restrictions. They have a set meal they serve--that day, its was blueberry French toast casserole with bacon, and it was superb. There's also coffee and tea that guests can help themselves to at any time, plus juices, yogurt, and granola. A bowl of delectable fruit topped it all off. Everything was amazing. At check-out, you simply lock the door behind you and leave. We were very happy with our stay and will return, hopefully when the weather is warmer so we can enjoy the gardens.

We've been to quite a few B&Bs and we loved the hospitality, cleanliness & location of this place!…read moreLoved that they allowed guests to store some leftovers in the fridge upstairs with a microwave to heat it up later. Always fresh water available with coffee, tea, hot chocolate & some biscotti. The ONLY issues we've had with this place was we did find some 2 small hair strands in the shower, but overall, the room was still clean. Showering did make us a LITTLE uncomfortable since there wasn't any curtain or covering on top of the window in the bathroom for privacy since we could see the upstairs window of the house next door, hopefully no one was in that house while we stayed since there was construction being done on that house during the day, so I'm assuming the house was currently unoccupied but even when we ONLY had the shower lights on to shower you could still see straight out the window right at that window next door, so if there was someone home they can definitely get "a show" from our shower. Haha. So I HOPE they put a curtain on top for peace of mind for the guests, once the house next door will be occupied. (See pic of bathroom window). Also sometimes guests don't drive & have to take a train in and pack light (we won't always fit umbrellas) so when it rains... if more than just 2 umbrellas could be available for the guests in case it rains, that would be great and that would show extra care. Actually have 2 umbrellas in each room, would be even better because we thought the 2 umbrellas outside the 1st floor room were the guests' umbrellas. Aside from those little things, we'd definitely visit again and stay here, the decent pricing also made us choose this place over the other choices, by the way!

Made for an absolutely miserable experience and fortunately we were there just one night. 2. The room we had was on the third floor and the stairs were suuuuuper steep and dangerous. I am not an expert but it wouldn't surprise me if this is a violation of ADA requirements but I am not sure. 3. The tv was too small given the distance from the bed / sofa. 4. The breakfast was "ok". French toast was ok but terrible cheap syrup, and the bacon was one of the worst cheap bacon. Took one bite and said, yuck. 5. The cost for the value felt like it was super overpriced. Pros: 1. The person that checked us in was nice and the person servicing breakfast were nice.

It's a great spot for a drink especially in the summer time. Our recent visit on Wednesday, August 13, 2025, was not great. Despite it being a warm summer evening around 8 PM on a Wednesday, we were turned away because one person in our party wore a t-shirt instead of a collared shirt. For a midweek outing in August, that felt unnecessarily rigid and to be honest a little too pretentious. Although we can understand enforcing dress codes on weekend nights this seemed out of touch. We ended up at Thames Street Kitchen and Audette instead, both of which did not have strict dress codes. The Studio Bar at the Gardiner House still makes great cocktails, but the hospitality needs to match.
