What a wonderful experience! The staff members were incredibly kind, helpful, and friendly, and we appreciated that they called to make sure that our check in had gone smoothly. Everything was neat as a pin, and the room was spacious and comfortable. The Jacuzzi was like getting a massage and being rocked to sleep at the same time. The included breakfast had the best cheese omelet that I have ever eaten. (Very fluffy!) Very unimpressed and will NOT go back there Cons: 1. The AC unit is our room was terrible. 1960 version type of AC and it blew all the cool air straight on to our bed in room 31 and didn't see any one to there to solve it. It made my wife sick and the type of moisture air that it was blowing out was humid type of air that didn't seem healthy. Plus it was super LOUD and would go off and on every minute. Made for an absolutely miserable experience and fortunately we were there just one night. 2. The room we had was on the third floor and the stairs were suuuuuper steep and dangerous. I am not an expert but it wouldn't surprise me if this is a violation of ADA requirements but I am not sure. 3. The tv was too small given the distance from the bed / sofa. 4. The breakfast was "ok". French toast was ok but terrible cheap syrup, and the bacon was one of the worst cheap bacon. Took one bite and said, yuck. 5. The cost for the value felt like it was super overpriced. Pros: 1. Last minute impromptu stay for our special day and what a great experience! We were greeted by the owners upon arrival and given a quick tour and shown to our room. We stayed in room 204, which was perfect for one night. The bed was comfy, room was clean and amenities were everything you could need. Nice to have access to a fridge and microwave since we always pack meals on our trips. Breakfast options are a menu choice the night before and are very good! Benedict for hubs, French toast for me. The only downside was a lack of a counter/ table in the bathroom for toiletries. Would def stay here again! We had a great stay at the Beech Tree Inn. They are dog friendly and were very nice to our dog. Our room was comfortable and immaculate. Modernized plumbing...no problem with hot water as is often the case in older b&bs. I believe Tiffany was the chef and her breakfasts are awesome. We had French Toast and Eggs Benedict. The french toast is probably the best I've had. The first morning, we were able to eat on the patio with our dog. The next, it was raining, so they brought breakfast to our room and we were able to eat there. They also offer brandy and snacks in the living room in the evenings and I did enjoy a nightcap on our last night. Loved this BnB; would definitely want to come back and stay for a little bit longer. (1) This location is about a 15-20 minute walk in both directions to the Cliff Walk and the marina area, which I actually preferred. It was nice coming back somewhere a little calmer and quieter to lay your head down at night. There's a stretch of bars, restaurants, and coffee shops about 5 minutes away. Everything was fairly accessible by foot or bike. (2) I was nervous driving through Newport on the way in because most of the parking was street parking (and parallel parking has never been my forte, I'm definitely the person holding up traffic and squeezing slowly into the space and frantically spinning the wheel around). Beech Tree has a nice parking lot in the back with tons of spaces. (3) I loved all the little touches, from the basket of Halloween candy out front to the tray of potato chips to the help-yourself bottles of port, brandy, and sherry. The complimentary breakfast was delicious, with some of the best home fries I've ever had. We ordered the blueberry pancakes and yogurt with granola, which were the perfect fuel for a long trek down the Cliff Walk. I will say though that if you are staying in the Inn portion, the soundproofing between the rooms is pretty thin - there's plenty of pipes, stairs creaking, people chatting. read more

Very clean room, the jacuzzi was so nice, and the wine & snacks in the main area are a really nice offer for guests. Morgan was extremely friendly and accommodating. The breakfast was great too, made fresh from options you choose the night before, no complaints there. Location is perfect too, very close to so much to experience in Newport. I enjoyed it so much I just recently called to book another weekend in April. There was a huge mix up with booking and a problem was encountered, but Morgan the owner, personally called me and handled the issue extremely professionally. The bathroom was also huge with a great shower and tub. It's a nice quiet location - a short walk to the downtown, close to the beach. The word hospitality was created to define Morgan. He is so kind and generous, it makes for such a lovely stay! Our room was clean, spacious, and up to date. Somehow they found the largest jacuzzi in the world and put it on the third floor - it was HUGE! Water heated up fast and never went cold, lots of pillows and covers, and WiFi worked very well. Our room had a TV and air conditioner. Big big bonus = parking lot in back! So nice to get to park off the road and included. Ever had a made to order off a menu breakfast at a bed and breakfast??? Me either, until I stayed here and let me tell you, it was delicious! We had eggs Benedict, omelets, home fries, bacon, sausage links, blueberry pancakes, and French toast. Seriously some of the best French toast I've ever had! They also came with fruit syrup topping. There were about 10 tea options, coffee, and juices as well. And get this, the tea was available all day long - unheard of and amazing! Only thing that could be improved is more breakfast seating and maybe starting a little earlier than 8:30am. If this place wasn't great enough, let me keep going with how generous they are: beach towels to use, snacks, and night caps always available, fresh towels and toiletries every day. Also gave us a list of good restaurants and attractions to visit with commentary. Great location for walking to the main down town - about a mile from Thames Street. Stay here! They provided an extensive and cooked to order breakfast with lots of fixings. I especially enjoyed the chocolate chip pancakes. 1 star review for poor customer service. My best friend and I are on a 10 day trip to explore the New England coast and booked the Beech Tree Inn for our last night. We got a call today, 4 days before our reservation, saying they will be closed and we cannot stay there. There was no explanation or apologies, just an offer to stay a different day, which isn't possible when you're from out of town. This reservation was booked at least 2 months in advance so I'm not sure why 4 days before we arrive we're told they are closed. We had to scramble and find alternative accommodations, which has made this trip more stressful than it needed to be. Overall highly disappointed. read more

What a charming place! Just stayed a night for my girlfriend's birthday. Appreciated all the precautions but excited to visit again when we can hang out more in the common spaces. Stayed in the hot tub/ fireplace king room. We made use of the tub a few times and relaxed by the fire with a glass of port. Very decadent. The breakfast in the morning was pleasant. Didn't get to check out the deck since it rained much of the evening. Would love to check out the lovely little yard next time too. What a pleasant surprise we found in this beautiful inn. The innkeepers were attentive to all the details necessary to make their guests comfortable and happy. Most adorable place ever! We were greeted by Irina, who was kind enough to keep our bags in the kitchen until our room was ready, as we arrived very early in the morning. Our room was spotlessly clean, had a cute little fireplace, and a comfy bed. The location is perfect because it is walking distance from Broadway St if you're in the mood to walk to dinner or a drink, and also walking distance from the harbor and a cute little shopping alley. The included breakfast is made to order, and so delicious. My sister and I had the French toast and omelette, and they provided coffee, tea etc as well. Couldn't have asked for a more adorable and sweet place to stay in Newport. The staff is kind and accommodating and we had a great experience. Morgan and Cassandra are new owners this year and they are amazing hosts. We were greeted by Morgan who gave us great suggestions on restaurants and activities in the area. He gave us a map and went over the house rules. The house is beautifully maintained and tasteful decorated. Our room 202 was very comfortable. We had an amazing breakfast the next morning. You must try the french toast. Freshly made to order eggs are also available. This was one of the best breakfasts we have ever had at a B&B. We had fun driving around town and seeing the mansions and it was so nice to come back to the inn for a complementary sherry, port or brandy. Chips, chocolates, coffee and tea were also available 24/7. We were also happy to see there was plenty of on site parking. Lovely Inn with really great hosts. The rooms are fabulous, beyond clean and stocked with plush towels, variety of soaps and lotions etc. The owners are amazing and make you feel right at home the minute you meet them. This B&B is dog friendly- upon check in you receive a doggie supply bag stocked with a sheet, towel, puppy treats and plastic clean up bags for fido. I'm sure it's a very lovely place to stay inside the "main house," but be sure to ask first whether your room is actually INSIDE the Beech Tree Inn! I made a reservation for a two night stay this past weekend before Christmas as I was looking for a quiet, quaint place with a festive and homey atmosphere for my husband and I to stay at, and I thought this place would perfectly fit the bill based on the description and pictures on their website. Not!! When we walked inside this cozy looking Inn to check-in there was a very pretty Christmas decorated parlor with a beautiful lit Christmas tree! A nice man showed us the complimentary reading books, snacks and brandy to enjoy while we were there, and he informed us that we would be having breakfast tomorrow morning in the cute little breakfast room. While we were paying the balance we were told that we got a free "upgrade." He then took us through the kitchen and out the back door of the Beech Tree Inn (where I made our reservation for) and we were taken to the 'cottage' next door. He told to go to up the back stairs to the 2nd floor. Not wanting to be complainers during the holiday season we went in and stayed. #1. This building had no Christmas atmosphere #2. It had two gas fireplaces that we couldn't even use because it was 100 degrees up there without us ever putting the heat on, we had to actually keep the windows open the entire time for relief! #3. It was VERY noisy the entire time we were there! Daytime we could hear kids downstairs running around, banging and yelling. Night-time the guests above us were continuously running their jacuzzi at all hours of the night, and we could hear them talking loudly (moaning & groaning) and banging around literally ALL night! (I could even hear someone snoring at 3 a.m.). #4.Too hot in the room to use/enjoy our jacuzzi. #5. Bathroom has No hot water pressure, literally it was just a trickle of hot water, and no soap. The only good thing I can say is that it was clean and the breakfast was good. I'll be finding another place to stay next time. Too expensive to stay in an off-site, triple decker building, roasting your butt off, with noisy living quarters! read more

We just had the most wonderful stay at this little gem, in the heart of Newport, RI. First of all, the room we stayed in was huge! It was very tastefully decorated, clean and bright and fit ourselves, our 2 year old and our small dog. The HUGE jacuzzi was big enough to fit all of us! The breakfast was great. There were pastries baked daily, cereal, fruit, toast, coffees and tea as well as an a la carte menu to order from. But the real reason we loved staying here was the customer service. Every staff member was warm and friendly, accommodating and kind. They truly enjoyed being there. We met the owner and his wife (who live on the property) and when we told them we forgot bath toys for our son, they ran inside to get us their own personal bubble bath and bath toys to use! Each morning, the owner Morgan would serve breakfast to each customer and ask how their night was, how their stay was going and if he could recommend anything in town. It honestly felt more like we were staying in a good friends home, rather than guests at an inn. It was so charming, beautiful, and friendly. Just getting back from a weekend get away in Newport. We stayed at the Beech Tree inn. Our room was very clean with very plush towels and some toiletries available. We had a fireplace in our room and the king size bed was really comfortable. The staff who greeted us Friday evening, Tom, was nice and welcoming. he gave us a map and pointed out areas of interest and local restaurants. There was a big parking lot in the back with plenary of room to park the car. Breakfast was superb! Choice of eggs, omelets, eggs Benedict, French toast, pancakes, and then there's cereal, yogurt, homemade banana bread, bread pudding, fresh fruit, coffee and tea! I stated that was not where my reservation was made for and that I wanted a refund. The owner refused to provide me with a refund. I advised him I would file a complaint. He said go ahead. Went in early June, it was a great getaway with the 2 dogs we had. Great accommodations, clean, good breakfast, and very close to Cliff Walk and other attractions in Newport. I liked the place and the staff, especially Martin made all the difference. The breakfast was huge and great and the location was very convenient. The reason for only three stars was the "cottage". It's basically a converted three family home. The lack of decor, Home Depot shag rug, no closet, very low water pressure, the fact we had to got to the 3rd floor from outside stairs only were all a minus. The hot tub was AWESOME and fit us both with room to spare but the bathroom was small and no bath robes. Heated floors would have been nice too. The fireplace was a nice touch but we couldn't use it without the room getting to 80 in 15 minutes, even with the windows open and it being below 20 outside. There is also very little outside space, definitely not enough to serve everyone; most of it is a parking lot which is understandable, but still a bummer if you want to hang out at night. I encourage you to try this place because the Owners are new and I believe they will continue to make this place better and better as time goes by. I wish them all the success read more

This is our second visit this summer to the Beech Tree Inn. We really like it here! It's in a great location - not walkable to town, but a short bike ride. There is ample, off street parking at the Inn (which is always a plus for me). The room could use a little bit of an update (carpets, decor, bathroom) but it's very comfortable. There's a great deck off of the room we stayed in (205) & the king size bed was heavenly. Breakfast is very good, but the coffee is just ok. Hard to say enough bad things about the management of this establishment. My wife booked a visit here in the middle of the week and on Friday, we discovered that State-mandated COVID restrictions would give us issues getting back into Massachusetts on Sunday. I called and explained the situation to the owner and DID NOT request a refund - we simply asked if we could have a credit for the nights had already paid for to be used at some time in the future. A wonderful, charming place! We visited off peak, in November, and the proprietor (James?) was kind and accommodating. Our room had a huge king bed, fireplace, jacuzzi, and porch. It was tastefully decorated and spacious. The home cooked breakfast was generous and delicious. The place felt so welcoming and relaxed, I highly recommend it to anyone looking for a romantic weekend getaway. It is a few minutes outside of the main area, so not as centrally located as some other B&B's, but what's a 5 minute drive? And the price was excellent! read more
