San Marbeya... we got in at a great price and we saw a reasonable increase in rent each year we renewed. The apartment complex is BEAUTIFUL but the residents are messy. If you take a walk around the complex, you'll be met with piles of dog poop and bags of trash. At one point during my lease, my neighbors left an entire raw chicken breast rotting on their doorstep for over a week. It got so bad that I called the office and they said there was nothing they could do about it. The neighbors kept putting out multiple trash bags at a time that would leak all over the side walk (against valet trash policies). At one point, their trash was so smelly that it could be smelled FROM THE PARKING LOT. Unfortunately my direct neighbor wasn't the only person who left giant piles of smelling trash. Now if you walk around the apartment complex you'll see people sitting on their balcony ledges with their bongs, huge apartment parties (even during covid), and kids running around unattended in the middle of the night. read more

I have had multiple bad experiences with San Marbeya. The lack of communication and assistance you get from the team is upsetting to say the least. I have been a respectful, tenant who has always paid rent on time. Due to inconveniences of their Henri portal, I am being charged $50. You would think a big company like Mark Taylor would be more assisting to their tenants, as our rent prices are absolutely ridiculous, and the money they make off trash services that constantly have issues. I pay to have my trash taken down every month and they don't come at least 3x a week. I have documented proof and refunds from this inconvenience in the past due to health issues. Think twice before you consider San Marbeya, from my experience, and a lot of others from the community app, they cause more stress then headache. Not worth the money. Marissa was the one that sold me on the community. She was so kind, helpful, let me ask all the questions I had about San Marbeya. It was her tour and my experience with her that kept San Marbeya in my mind while I was apartment hunting. Everyone else I've met here is really helpful: Josefina, Jessica, Eric, and Danielle. Y'all are fantastic. The only thing is that it took a bit of prodding to get my lease actually sent to me before the move-in date. I got it the day or two before move in and it is 41 pages so I would have liked a smidge more time to look over it. However, it was the first week of instruction at ASU so I do know there's a lot of foot traffic and unexpected visitors coming into the complex and asking questions, so I completely understand and am not upset. The staff here has been very helpful in getting everything I need. I LOVE the fact that Cox is paid for and it was up and running the first day. I love the Henri and iApartments app, too. I feel like I'm in a modern apartment community when I use these apps. Overall, it's only been a few days here but I find comfort knowing the office is open 7 days a week in case I need anything. The maintenance service is bad!!! San Marbeya only has 1 maintenance server per day. I had submitted an issue on Henri said my air conditioner is working very low efficient but nobody came to my apartment to fix it and they marked it as finished. Today I went to the leasing office to tell the officer that my air conditioner is broken, they told me someone would come to my apartment in 10-15 minutes to fix it. When I came back home, the air conditioner was still not working. Imagine what it's like to spend a whole day and a whole night in a room where the temperature is 90 degrees!!! read more

If I could give 0 stars I would. I've been here for 2 1/2 years and never have experienced such harassment. I've lived in other complexes both here in AZ and CA and never had so many erroneous phone calls from the community office. I have friends that live here as well and they also feel targeted as a form of racism. This community caters to white college students. Anyone else that leases here, good luck, they also may be hearing from our lawyer. I posted the following on the community wall, we will see if they delete my post for their conveni I just wanted to inform all residents that apparently it is ok for others to film your personal property. We all pay a good amount of rent for "enjoyment" as Mark Taylor likes to call it and the office is ok with other residents taking video of YOUR balcony etc, that's invasion of privacy FYI and not "enjoyable" at all. Don't let them tell you it's ok, because it's not. Update: nothing has changed and is even worse. They swapped out the entitlement management staff and the 3 people are lazy, rude and have 0 customer service skills. read more

If I could give 0 stars I would. I have had nothing but problems since I moved here. I was lied to about the apartment I was moving into. The one I got was not updated like I was told I was getting and shown in the model. They have weird and unnecessary stuff in their lease agreement. Only care about money. Do not move here. Not worth the headaches. They already charge way more than the apartments are even worth, theres constant problems with the gates, the pool, the dog park. Even right now the pool is closed for like the 3rd time in the last month. Things are constantly getting stolen, car broken into/damaged in the parking lots. The management team had been great, but it was changed. They do not accept delivery in the office after COVID-19, so residents should go to local USPS to get packages. People in the office do not wear a mask. They opened the gym. Everything is normal other than their office job. They do have an online community "Henri". However, if someone posted any issue such as "why do people pay the same rent if San Marbeya closed the pool?" they replied "Don't write those types of posting. Contact the office." The online community is not the place to talk about any issue freely. If you want to feel valued and respected, do not go to San Marbeya. read more

San Marbeya has gone down in the last few years. If you have a dog they will charge you to replace the carpet and come up with BS that there was dog urine found. They are 1 of 2 apt complexes that refuse to accept postal packages during Covid. I guess not smart enough to figure out a way to do it safely. Yet during the holidays they hid a gnome around the complex and posted pictures of residents unmasked in the office. But keep the office locked at all other times. The garbage issue is disgusting as well. They don't worry about that but they are very concerned about how tidy your balcony is....The rent is ridiculous for the outdated apartments...Also the washer and dryers are so old it seems like they just paint them to make them look better. The wife and I currently reside in the community of San Pedregal's spacious apartments (Mark Taylor floor plans). Recently, we both received new employment offers putting us closer to Tempe AZ. So we met Ms. Jenny Hall, Leasing Consultant and decided to take a tour of San Marbeya community. She did a wonderful job helping us find the upgraded apartment to our liking and it didn't take us long to sign the lease agreement with a move-in date of June 20, 2020. Fast forward to 3-days ago, we were 2-days shy of giving our current community a 30-day notice to begin preparations for our upcoming move. Then the surprise call from San Marbeya stating our apartment was no longer available. The current tenant decided not to move. A shock yes but understandable. We understand challenges happen but when San Marbeya attempted to press the idea of another apartment elsewhere on the site, not to our liking, I might add, we decided it wasn't worth the trouble of moving forward with this community (since they mentioned our deposit cannot be returned of $254.20). San Marbeya even went as far as to say we could still move into the original apartment. What? We are clueless as to what happened to the professionalism. We feel San Marbeya could have handled this more efficiently. However, we are happy to remain where we are and now have a different view of this particular community. We are not upset with the anyone at the site but I can honestly say with confidence, the wife and I, in the end, walked away with a terrible consumer experience. The apartment we saw was large and fairly updated. Love the amenities. Gorgeous property and convenient location. If I could give a zero I would. Sent letter after checkout and keys turned in saying there was flooring damage and cooking stains that couldn't be touched up on paint in kitchen. Total damage over $1700. But as of today can not provide pictures and passed final walk through while living there. They claim they don't allow former residents at final walk through because they have officially turned over the keys. Carpet was 3 years old and they are in stages of remodeling. Guess they just figured out how to pay for the remodel and now charge new residents up charge for remodeled apartment. This company is stealing money from college students. It is unjust. read more

They have tons of extra fees if you have pets. They will not refund nothing after you move out, they even have the guts to ask for pet fee every month. If they can create a good environment for people with pets, that fine, but The dog park, was flooded for the 90% of time. My dog got fleas after just play inside once. If you have a dog park, HAVE IT MAINTAINED SO DOGS CAN PLAY IN IT, otherwise do not charge so much for allowing people keep pets. The apartments are so small for the price you pay, go somewhere else with your money, it is not worth it at all. Don't even get me started with the customer service. When you sign the lease and move in, everyone were so nice, when you move out or have problem with the apartment, they can't be more nasty. Those rude ladies work in the Scottsdale office, are the worst customer service staff I ever talked with, have some training okay? If you are asking people for money, have the courtesy to be nice. Insulting someone is not the way to go. Make sure you pay the refundable $1200 deposit, because if you pay the nun refund one, they sure will go out their way to suck more money out of your pocket. Besides its convenient location near ASU, this place has nothing going for it. My roommates and I would constantly be told the wrong amount of rent that was due. Even though we paid on time every month, we were constantly getting charged late fees. The appliances were terrible, the disposal in the sink never worked even after the "maintenance" came to fix it, which in turn caused the apartment to have a stench. The air conditioner also dripped, which was a lot of fun when they couldn't fix it. Again, their excuse for bookkeeping is terrible. While my roommates and I have been moved out for about a month now, we are just now getting charged almost $1,000 for unspecified charges, including the aforementioned "late charges" that we shouldn't have been charged but were because they apparently didn't pass 4th grade math. We paid them anyway because we wanted to be done with this awful place, but they are still saying we didn't pay them. Evidently they just want to drain you of every dollar that you have because they can't keep it straight. We couldn't get out of there fast enough!! DO NOT LIVE HERE. I lived here for a 12 month lease, and honestly loved it! I got along great with the staff in the office, especially Shane and Rehbeka (sp?) were easy going and helpful for what I needed. I wouldn't exactly call it luxury living, but compared to other apartment communities I've stayed at in PHX it was VERY livable here. The community is mostly college students with its close proximity to ASU campus, however for the most part noise was kept to a tolerable level. Walls were a little thin and could hear the neighbors upstairs stomping around, however. The grounds are up kept consistently, and the pool is of course a great amenity to have. Constantly was having friends come over for grill outs next to the pool! I've leased with Mark Taylor properties in the past before moving here and so I knew what to expect in terms of amenities and service. I was NOT disappointed with San Marbeya. I'm not sure what the other reviewers have to complain about.. Maybe their RBF scared the staff off, or were just aloof in general. I was not charged exorbitant fees upon move out, no fines, and got all my refundable deposit back and the end of lease. I would have stayed for another year if I wasn't moving out of state. read more

Lived here for a year, and it was by far the most amazing apartment living that is available. The staff is amazing, the apartments clean. Everything is cut and dry, no guessing, and you're never left with any concerns. Every issue you have is addressed immediately and everyone always has the will to help, want to know, and sense of urgency that I look for with every company. Mark Taylor is doing something right! Wouldn't recommend this complex at all. Since living here the gate has been broken multiple times, with countless cars broken into. Be prepared for those who have no regard or respect for their neighbors, with management doing little about these types of situations other than telling you to get ear plugs or making you move to a different unit when you aren't the issue. The amenities are alright but still more expensive than it's worth. My experience here was probably worth 3 stars until terrible upstairs neighbors moved in months ago and has been less than 1 star since. read more

Don't be fooled by the good reviews here. A few months ago, San Marbeya sent out emails to the residents asking them to write good reviews about this place and in return, they would get vouchers for free lunch. They are desperately trying to improve their terrible reviews on Google and Google Maps. Also, check the dates of the good reviews you will find that they were published in the same time period. There staff are rude and will do everything to get the last penny out of your pocket. Don't come here, it's a trap! I came to return a wrong package that has. Even sent to me by mistake and I waited for over 10 minutes to get help from one of the people who work at the leasing office. There was two ladies at the office, one of them was helping another tenant and the other one just totally ignored my existence. When another tenant showed up, she helped him and ignored me again. Update: The management called me after seeing my review here and on google and apologized for what happened and I appreciate what they did. Also, we have a beautiful pool, but nobody can use it because it is not freaking heated. My friends and I talked to the leasing office several times last year and they promised to heat the pool but this time of the year, when the weather is nice but the water is not comfortable to swim, but they didn't. read more

Super fast and friendly In the past 12 months my brand new 4Runner was stolen, we had an undisclosed death and were just told there was "no threat" and then my neighbors apartment gets burglarized.... can't wait for my lease to be over.... this place is a speedway for young guys in fast cars and apparently under watch by criminals. Pro's: NOT the management company, that's for sure. They have a nice pool Great landscapping Location in Tempe is decent That's literally about it. Con's: The rent is way over priced. The pool and landscaping are the only things worth anything. Apartments are generally small unless you are in a 3 br. Management gives zero eff's about you or customer service, especially once you decide to move. They will try to charge you move out fee's that aren't right. I lived in a 1 bedroom SB unit for about 15-18 months. So here's my expieience with move out fee's and SB The carpet for pretty much ANY apartment with the entire whooping 800 sq ft will definitely be dirty and have dirt stains. There is no where to walk in the apartment, they told me they expect carpets to last like 3+ years. How in the world do they expect a carpet for a 800sq ft unit to last through 3 years? Here's where it gets good. About 3-4 months before I moved out, the unit above us had a major water pipe break and leaked A TON of water all over the living room and kitchen. This happened about 5am, so I woke up to that and spent the next couple of hours trying to control the flooding as best I could. Carpet ended up being COMPLETELY soaked in gross brown water (probably from insulation/dirt in the walls that leaked through with it). When the company that they brought it to fix this finally showed up, they ended up pulling up the carpet to stick a fan that they left on for about 2 days. Super loud, and my sleep was lacking to say the least during this time. This issue left behind a lingering smell and the apartment representatives never came to see the damage or replace our carpet. OR EVEN HAVE A CARPET COMPANY COME CLEAN IT. They are claiming we tore up the carpet but this was in fact done because the repair company pullued up the carpet! and it was also damaged from me trying to drag stuff out of the kitchen, to outside where my stuff was safe and not being soaked. On move out, SB decided it wise that they charge us for full carpet replacement. So even with this clear and blatant issue, they give zero eff's and wont even negotiate the fee down. So disappointed in them, and fully regret ever considering San Marbeya a home. PS. I now live in a 3 br house with my own pool and backyard in tempe, off of Priest and University. So be wise, apartment hunter! There are many, many, many better options in Tempe than San "Rip Off" Maybeya. read more

I have payed my rent online as I have done before but this time there system was down so I tried again and again. I even went to talk with them about it and they said sorry the system is down. I have put up with a lot of crap from San Marbeya in the last three years that I have been here and expected them to rectify the problems, but this doesn't seem to be the case. If you plan to move-in here think a million times about your safety before you do that mistake. In the last three years, several cars, motorcycles, and bicycles have been stolen and recently one of my neighbors told me that one of their neighbors here at San Marbeya told them that someone broke into their apartment and stole their laptop. But the reason I decided to write this review is what happened last week and this week. On Sunday morning I noticed my car is spattered with white paint and powder and I saw some workers painting the exterior of the building and tried to talk to them about the damage they did to my car but they don't speak English so I talked to the management about the incident and they said they are going to investigate. Of course, this never happened and I was never contacted with regards to this problem. I talked to the manager today and she said they are not responsible for the damage that their workers did to my car and that my insurance should cover the repairing expenses. Another thing happened last week was in the pool area. I was sitting in the pool area minding my own business with a friend when the new security guard approached me and said: "I know you don't live here I have been watching you for a couple of days and I know you sneak in at night to use the pool". I told him that I have been living here for the last three years. He was extremely rude with us. I refused to give him any information because I've never seen him on the property before and he refused to identify himself when we I asked and I told him I am going to speak to the management office so he left immediately. I did not give him any information because last year one of the security guards knocked on my door at about 3 AM and asked me about my name. He said that I left my electric bill in the cybercafé. He couldn't hand the letters to the management office or slip it under my door, he had to wake me up at 3 AM. I looked at the letters that he claims are mine and found that neither the address or the name match mine. I talked to the management about this incident and they said it is one of their guards and they informed him not to do this again. Anyways, back to the recent incident. I talked to the management the next day and told them that I was harassed by the security guard the night before and they assured me they will take care it. A couple of days went by and I didn't hear back from the office and thought they called the security company, but evidently, they did not because I saw the same guard the next night hiding among the trees and stalking us and when we saw him he immediately left. I talked to the management the second time and told them that we are being watched and harassed by your security guard AGAIN. They told me they already talked to the security company and he is not going to be here anymore. Last night it happened again for the third time. This time we didn't see the guard but were surprised with police officers surrounding us and asking about our identification. The officer told me that last week the security guard asked me about whether or not I live here and he said you refused to tell him and we are here to make sure you guys live here. We did provide our identification to the officer and explained to him that this guy is harassing us and following us around and that I talked to the management a couple of times about this guy and they promised to take care of it but they didn't. I talked to the manager Jackie again today about what happened last night and told her that I am seriously concerned about my safety from your guard. She said she cannot have the guard fired because of only three incidents and that he was trying to do his job. I am not sure if his job is to harass the residents or make San Marbeya a safe place. Seriously, how do you expect me to feel safe when I am harassed by your own security guard. Prospective tenants: if you decided to make San Marbeya your home, you should seriously be concerned about your family's and your safety here. read more

I can't rave enough about this complex!! First, it's gorgeous. The amenities are fantastic and exceed your expectations. Usually when you move into a new place, there are some quirks to work out with the condition of the apartment. Not with Marbeya. They're reasonable and fair, ensuring that their residents are taken care of and well satisfied upon move-in. Second, the staff is phenomenal. When we first toured the complex, Alyssa showed us around and was really accommodating, engaging, and made us feel extremely comfortable. Shane helped us with all of our move-in paperwork and the more business side of everything. Being a realistic guy himself, he was able to easily explain everything with the terms and conditions of the whole lease. Ilea (I-L-E-A, she's particular when it comes to spelling her name) is also amazing. We always see her showing potential residents around the complex and we joke and yell things like, "Don't listen to her! This place is terrible!" and she loves to play along. Xenia, the complex manager, has helped us numerous times and always a great source when you have tough questions. All-in-all the staff is what makes up this community. I've seen Xenia bring waters out the people lounging by the pool on hot days, I've seen Alyssa cleaning the community computer lab...it's wonderful living at in a community where the staff actually care about their residence. I've lived at complexes where I'm in the leasing office enough that you'd expect the staff would remember you, but they don't. The staff here had our names down within the first week. Incredible. Lastly, the more practical part, the price of these apartments are more than fair. We have a 1bd and usually don't restrict ourselves on water or AC use and in total pay about $1250. Granted, I understand for AZ that's high, but I come from California where a 2bd is about $2300. So for what you get here between the amenities and the exceptional staff, it's almost like we're ripping them off. read more

The property is well maintained, the facilities are very nice and the location is close to ASU. It is quiet considering that many residents are students. After calling many times supposedly they are moving out.....to a new apt on the same property. Makes a lot of sense to have them bother another tenant. All about the Almighty dollar. The "security" on the property is a joke as well. They are either no where around on the property or apparently from another reviewer they are harassing tenants. I've been living here for a year now and I just recently extended for another. The apartment is awesome, especially after the new upgrades. On top of that the chill people at the leasing office literally help me with anything I bring their way; be it an incessant barking dog or just a work order for something minor. They're always on top of it, so I don't get why the reviews are so low. The apartments are well serviced, the community is pretty relaxed and the facilities are pretty impressive.
