Landscaping is excellent, well-maintained, with beautiful lakes and ponds and lots of wildlife. In my experience, the neighbors are quite friendly, and most are in very similar situations to mine..those who are renting are well qualified and excellent members of the community. Availability in this community is highly coveted, so, if you have an opportunity to buy or rent, and are able to do so, I would say go for it! Cheers.

Given the construction is fairly new, the A/C was amazing, the water temperature and pressure was great, and the Smart TV worked perfectly (and included Netflix to boot). The main drag of Atlantic Avenue was literally 2 minutes away, so you could roll out of bed for some coffee or chocolate. I was a huge fan and will certainly come back again! This restaurant is generally open to residents and their guests. Sitting at the restaurant, you look out onto a beautiful view of boats that lead out to the intercostal. Today we had exciting drinks including a lemon drop martini as well as traditional ice tea. Lunch included shrimp tacos, meatloaf with scrumptious potato pancakes and a New York strip steak prepared to perfection. Desert was a delicious key lime pie and cheese cake that reminded me of famous Brooklyn Juniors cheesecake. It's was absolutely delicious topped with whip cream. There is a new manager (David) that has improved the overall restaurant experience. A new chef Jerry is absolutely fantastic bringing specials to the menu. If you have the opportunity to come to this restaurant it's an experience that you should not miss.

We were so disappointed by the condition of this hotel and the apparent attempt at repeatedly padding the room service and bar bills. We stayed for two weeks due to an insurance claim that left us without a livable home. We booked the suite because we both had to work from the room instead of out of our two home office. I must say that the valet, bellman and room service staff were exceptional, but I had to repeatedly ask for reverses on bills, rooms to be cleaned and more. Each time we ordered room service for breakfast we got more than we ordered or items were missing and were charged for it. I had to show management photos of issues for them to address it and though they put an english speaking person answering the phones, the double food and charging still continued. Austin, the server, had to repeatedly remove extra food, adjust bills, etc. The task of getting receipts was daunting and I had to ask management repeatedly to secure the room service bills to ensure that the credits were accurately billed. The bar needs to be watched as well. We are there twice for dinner and I order a glass of Pablo Rojas. When I checked the bill I was charge $24 instead of $18. When asked, the bartender stated that there were two on the menu. He never asked me which one wanted. This seems to be a common practice. The housekeeping was lacking. The room was infested with sugar ants and when I complained, I was told that they are difficult to manage because of the sugar on the coffee bar but did not rectify the issue. When we checked in I was walking the room with white socks and they ended up filthy.. I had to request that the floors be cleaned. There was also hair in the shower upon check in. We repeatedly had to request that our room be cleaned even though the assistant manager checked with me at check-in and we agreed that it would be cleaned every day at 10:15am. I never heard from him again. The coup-de-gras was our floor leaked and was getting the carpet wet. The first time I complained I was told that engineering has checked it out and that there were no pipes under the floor to create a problem. The carpet was left wet. I complained again and engineering came to our room twice again that evening and agreed that the floor was leaking, but they did not know from where. We lived with a wet carpet the entire time ( no shop-vac, carpet cleaning,). I had to ask management to replace our coffee cups with clean mugs instead of rinsing out and replacing. Housekeeping does not keep any clean glassware of mugs. They just rinse and return. I finally kept disposable cups and styrofoam coffee cups in the room....the sanitation is disgusting.

I give the combo clarification because of course, I would have loved a 5 star, all the amenities type of place, but I didn't pay for that now did I? Here is a probably mid-70's to early 80's constructed establishment with no view of the ocean, but a mere was across the street, through a nice paved path straight to a very quiet, clean, nice beach. I have no complaints. The unit, which must be about 1500 sq ft was gigantic. It has 3 real bedrooms (King, queen and two fulls(?)), 3 full baths, full kitchen (including utensils and plates, etc. and even a blender!), dining area, living area, a porch facing the pool, two upstairs patios (one facing the pool) and a weird middle, inner outside area with a table and chairs we never used. Lots of closet space and the upstairs had two of the bedrooms. The TV was a big flat screen with the ability for external connections. Everything worked in the kitchen and the water pressure was great. They could use an upgrade to some Posi-temp to avoid scalding by other fixtures being turned on throughout the house, but as a child of the 80's I recognize the minor pre-warning and knew to jump to the side. The condo was nice and quiet, and the pool is a really good size and was always not crowded. They have two gas grills by the pool, with utensils ready for anyone to use them if they want. The front has towels, games and information for local attractions. For us, the pool and the beach were all we needed. Restaurants, grocery, liquor, donuts, shopping (real shopping, not just "beach" type shopping) were all very close. The pool was always clean, not too hot or cold and very nice. No problem getting a chair, table or whatever you wanted. The AC worked adequately and really it was more the beating down of the sun which caused for some hot spots at certain times throughout the condo, but no big deal. The condo and surrounding areas were very well maintained and staffed and I saw absolutely no problems. No bugs in the house although I am sure there is a season where there are more that a beach setting just makes inevitable, but we saw none. The other patrons included families with small kids and older folk but no noise or parting disturbed any of us. The beach across the street is "private" and it lived up to its name. Lots of seaweed the first day, but they eventually through the week bull dozed it aside making for really nice sand and water. The condo doesn't really "rent" anything, so you will need to go about a mile and a half south to a little area that has some restaurants, shops and a rental place. I don't think they had motorized things, but they had the rest and had a few restaurants with some water view. All in all, I wouldn't go crazy paying much an arm and a leg for the place, but I think they know their market and for its price, this was really a great place to be. I really appreciate the management and the establishment they have here.
