While this was more than a standard turnover, the project still should have taken no more than two months. Instead, it dragged on for several months. I ultimately fired them after repeatedly being charged for work I had not approved, being told crews were on-site when they weren't, and constantly getting the runaround on the project's status. After hiring a new contractor, he identified the source of a lingering urine odor within minutes - something that had gone unresolved for months because Manny was never on-site. The workmanship was also poor. I had to hire another contractor to redo the staircase. When I went to pick up the flooring, the shop let me know that they always had that flooring in stock. Jasmine spent almost a month telling me it was "ordered and on the way". Within one week of the tenant moving in, the upstairs shower leaked into the downstairs bathroom because the wrong shower valve had been installed, requiring remediation. I felt bad for the tenant, whose move-in had already been delayed by a month due to Jasmine promising the work would be done by a specific date and then having to extend the renovation. They also were not familiar with basic California smoke detector and carbon monoxide detector requirements, which I had to explain to them. A rule that Manny as a contractor and Jasmine as a project manager should know. As of today, they still owe the homeowner money for the remediation. Jasmine has sent photos claiming a check was mailed, but we've never received it. I stopped responding to her because I don't trust her. I hired them to make my job easier. Instead, I spent months correcting mistakes, disputing unapproved charges, managing delays, and ultimately hiring another contractor, who completed their mistakes and remaining work in less than two weeks. I would also like to note that their Yelp profile advertises "damage restoration" services, but that was not my experience. Their estimate included removing mold-affected drywall in a water heater closet. However, before I terminated their services, they told me that this was "not something they do."

When I called about the missed spots, I was told it was "permanent damage." However, a pet stain remover I bought on Amazon removed it in one spray. Second, their cleaning method seemed to spread the urine -- the smell transferred to clean cushions that had never been soiled and should not have been cleaned. Third, they completely missed cleaning the inside of the cushion. Had they unzipped it, they would have seen it's made of three layers, with urine pooled on top of the center foam layer. This was left untouched and continued to smell. Their cleaning method was only on the surface and was not a deep clean. Had they unzipped the cushion, they would've been able to easily clean it. Finally, they placed the cushions on our dining room chairs and an expensive gaming chair, leaving a permanent residue and odor on the chair while also staining some of the pillows. You can see a picture of the pillow stain and the residue on the chair with a side comparison of an unused chair. Scratches are on the chair that they did not use / touch. I am referring to the white film / water damage. In the end, they spread the smell to 2 pillows that didn't need cleaning and three chairs that now smell like cat urine. I notified the cleaner who came out, and after acknowledging the issue, he stopped responding. When you hire a professional cleaning company, you expect a thorough job, knowledge of proper deep-cleaning techniques, and awareness of how cleaning products react with cat urine... Not making the problem worse. This experience fell far short.

When the job was complete I asked the tech why he didn't clean the edges of the stairs and got a BS answer. I was afraid that the area clean would show a water stain from where he did and didn't clean. Well, just as I suspected there is permanent water staining in the side areas that he missed. In the areas that were cleaned, very little dirt came up because so little time was spent cleaning. Also, he didn't bother to clean the vertical area of the stair. Do not use this company!

He scheduled a group of two to deep clean my 2 bed/2 bath condo and they were absolutely lovely. They showed up right on time and I felt at ease with them right away. I will say there was a bit of a language barrier as they spoke Portuguese and very limited English. Thankfully, I happen to speak Spanish which is similar enough to Portuguese that we were able to communicate. They also utilized a translation app that worked very well for the few things that didn't translate well between out Spanish/Portuguese. The two women did a very thorough job. The condo literally feels like a whole different place thanks to their work! I would definitely hire E&M Cleaning again and would request for the same two ladies because they were great!
