Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

The buyers' inspector found mold in our attic; mold that our pre-list inspection did not find. Sure enough there was mold. Nick was the buyers' inspector who found it. With our home sale in jeopardy we quickly addressed the matter and thankfully closed. When I asked the other company why they didn't find the mold that had built up over the course of years, their reply was they weren't required to walk in the attic; they met state requirements and Nick exceeded the requirements.
