We hired Wayne Sartin to install tiles in our Garage this past week. This is his 50th year in this trade. We could not have achieved the install with someone who did not understand the issues we were facing. Turns out that our entire floor was in a very precarious state due to being on a hill. The constant earthquake movements beneath the surface had created not only cracks across the floor but huge humps and troughs. Wayne with his years of experience could get it to finish line, he mentioned at multiple occasions this was one the most challenging project he had undertaken. Despite the challenges and extremely hot weather, he slowly but surely kept at it. He kept diligently moving from one hump to another, one at a time but never compromising the integrity of the entire project by rushing it. He had originally planned to complete the install in 3 to 4 days(650sqt). It took 7days to get to the finish line. He took his time to ensure that despite the challenges he achieved a rock solid installation from his end. His punctuality is commendable. He showed up exactly at the same time each morning with a big smile and ready to face more humps and challenges coming his way! We could not have been more happy with the results! My house is millennial gray. All of it. If you squint too hard, you might think you were living in a scene of Sin City. So when the upstairs bathroom needed new flooring, I thought, "Finally, we can add some color! Something that says 'these people are alive.'" Enter Wayne from Sartin Tile Co. Wayne's been tiling since before I was allowed to cross the street alone. His father owned a tile store, and Wayne talks about tile like some people talk about their kids. I figured, this is a man who knows his ceramic from his porcelain and maybe even dreams in hexagons. We had a few scheduling hiccups, but eventually, the tile was down, the grout was curing, and I was ready to toast my newly colorful bathroom... until I started noticing a few things. Tiny things. Like when you buy a dress and later realize it has no pockets. Except these tiny things involved dried grout in my kids' carpet and a cracked vanity. It started when I asked if Wayne had boot covers. I have toddlers, freshly cleaned carpets, and a general dream of not vacuuming forever. He told me he had them, but they were "hard to work in." Fair. I get it. Boot covers are basically slippery little suffocation bags for shoes. I let him go upstairs. Later, while I was nursing, I was going through my camera notifications and that's when I noticed he was taking the scenic route through their bedroom. Shoes and all. This meant I spent my weekend with my vacuum and wet vac in aid of emotional recovery. The water coming out of the carpet cleaner was the kind of murky gray that probably has its own EPA guidelines. And the toilet? Left wide open at the top of the stairs. I have kids. Do you know how fast a toddler can find an unguarded toilet? Faster than Wayne can mix thinset. Then I stepped into my "finished" bathroom. There was grout on the tub, grout on the walls, grout on the door handles. If I'd sneezed, I would've accidentally tiled my kids. And there, like a sad little exclamation point to the whole experience, was a crack at the bottom of my vanity--one I wasn't told about. To add a final bit of color, the job turned out to be for a 50 sq ft bathroom, but I was charged for the 80 sq ft estimate I'd been given over the phone. I'm starting to think Wayne might be better at math when it comes to tile cuts than when it comes to invoices. All in all? I learned something valuable: next time I hire a contractor, I want one who treats my home like it's not just a job site but an actual house where tiny, shoe-licking people live. read more

We had purchased fairly expensive Fireclay tile for our bathroom and kitchen backsplash. We knew it would require meticulous work as these tiles are small 2"x6" tiles that need to be individually set. We started our tile job with someone else and after the first day of their tiling, we knew we needed to get a real tile setter. I reached out to Wayne and he got back to me right away and came out the very next day to quote us. Thankfully, Wayne was able to take on our job and we started over- he removed all the previous tile and hardy back and created completely level sub surface with cement back. This is a lost art as many tile workers only use hardy back and cement board. This resulted in completely level and straight tile work. As an architect, I am extremely picky and detailed oriented and Wayne was on the same page- meticulously calibrating all the right alignments (check out the grout alignment in the shampoo niche photo!) We were beyond impressed with Wayne's master craft and skill/ he is a true artisan...so passionate, thorough and detail oriented. He was also so pleasant and wonderful to work with and so professional, leaving the space so tidy and clean after each day! I hired Sartin Tile Co in 2013 to tile a shower and also floor tiling. (Shower had a tile floor and was hot mopped.) They were great to work with and the results looked good. However, my shower started to leak around 2022. We had difficulty identifying the source of the leak. Sartin Tile came back and regrouted some floor tile which had a gap against the baseboard near the shower base. Unfortunately that didn't fix the problem, and the leak continued. We just demolished the entire shower, and it had leaks throughout the base and where the base meets the wall. Very costly and unfortunate. It was apparent that it was not done correctly. We had to replace the rotted floor boards and replacing the entire shower and floor. Update: I have discovered more problems with Sartin's work. They had laid floor tile in 2 bathrooms, which required them to remove the toilets and then reinstall after tiling. It appears that they didn't bother to put in new wax rings on the toilets causing leaks. One toilet had a small leak which is evident on the ceiling below. The other toilet was on the first level, and we didn't know it was leaking. The vanity next to the toilet began rotting as it was soaking up water from the floor under the tiles. We had no idea why this was happening until we lifted the toilet to find water trapped under the tile flooring. We now need to demolish and replace the tile and vanity. Absolutely do not use this company. I've had to redo their work plus fix the additional damages caused by their shoddy work. They couldn't even bother to put in a cheap wax ring before reinstalling the toilets. read more

(I've seen bad tiling and grout jobs in restaurants where the lines are crooked, grout on the tiles, holes in the grout...) Wayne takes pride in what he does and produces excellent work. - Professional & trustworthy - He always shows up on time and focuses on one home project at a time. He never double books himself or doesn't go off running to work on other projects while he works on yours. We even gave him our door code to let himself in and lock up when he finishes. - Neat & clean - Tiling is a messy job, but he always cleans up after himself. Wayne and his team did an excellent job tiling two of my bathrooms and installed porcelain wood plank tiles throughout the house. I had the shower tiles floated. Glad I did. Ran my finger down after it was completed and it was very even. My concrete foundation was uneven and in bad shape. You wouldn't be able to tell by looking at the finished product. That's how good he is. At another home with a different contractor, I initially went with tiles with a sharp edge for the shower floor. It was very uncomfortable so I had it removed and Wayne reinstalled it with tiles with a smooth edge. What a difference it makes! read more

I have a stand-up, tiled shower with a built-in bench that ate up half of the floor space, so I removed the bench to open the area. In doing so, I discovered there was a breach in the water seal. I therefore needed an expert to reseal and re-tile the floor and portions of the walls. The HOA community office provided a list of known contractors, so I went down the list and called those that were physically close to my residence. Most did not call back after I left messages, and one in particular, Coppola Construction of Lake Forest, was booked till February 2016, so he referred Wayne of Sartin Tile Co. I scheduled two contractors for estimates and evaluation of their proposed strategy. Wayne convinced me that he was the one best suited for the job, so I hired him after checking his yelp reviews. I never take yelp reviews as pure gospel, as reviewers have varying perspectives and expectations; I especially scrutinize the very negative and even very positive reviews. To receive 5 stars from me, the business has to be really at the top, and in this case, I firmly believe Wayne deserves the 5 stars. First, it is difficult to match repair work to original condition, as each contractor has his/her own method, procedure, skill set, etc., not to mention differences in material used; however, Wayne did an outstanding job in matching the repair to the original, making the transition seamless. He had excellent work ethics and was very meticulous in ensuring the repair held up to his high standard. He obviously takes pride in his work, and it shows in the final product. He did not even take breaks; he just worked straight through. He gave me a projection of three days but finished in only two, and returned a third day to add an extra touch-up that was not required nor expected. We had an awful experience with the Owner Wayne Sartin. I live in the Bay area, and after getting quotes from several tile companies, we decided to move forward with Sartin Tile. The price was right. Did not negotiate with him on price. I thought he gave a good price, and decided to move forward. He did the work while I was in the bay area. I arrived, and the work was shoddy. 1. There were many grout holes in the Tile 2. The entire edge of a wall was missing Tile 3. He left both condos a mess with grout EVERYWHERE He was planning on coming to pick up a check the day after we arrived. After arriving and seeing the problems, I called him right away, and told him that I wanted to let him know that I won't be handing over a check the next day until we resolve these issues. He said that he doesn't think there are problems, but he will come and take a look at it. He showed up the next day, and from the beginning, was arguing. Noticeably so, that my husband told him that he needs to lower his voice. He also started shouting curse words (real classy). He said he wasn't prepared to do the work today, and that he will come back and finish the job later in the week. We paid him everything except $100 in good faith that he would finish the job properly. He did some work for 10 minutes, and at the end when I showed and noticed that there were some missing grount joints, he literally REFUSED to fix it. He said he is done, and walked off.........BUT, not without shouting that he is going to put a lien on the house for the $100 remaining. I would have gladly paid it, if he had finished the job properly. It would have taken him 10 more minutes. It was obvious that he was rushed, and had another job to go to, and didn't want to "waste" anymore time on this job. We are left with two condos that still are missing grout joints. He said in the beginning of this whole escapade that customer service is important to him, but ACTIONS speak lounder than WORDS! read more
