And then, it appears that they FORGOT to order our window. When we called to find out the status of our project (after we were told we were going to be called with updates) they said that they were no longer taking new projects! Wait, we weren't a new project, we were scheduled to acutally have the window installed. I ended up leaving mutliple messages to find out what the status was, NOBODY even called or emailed back. Perhaps the MOST UNPROFESSIONAL contracting group I have ever experinced (and I was in the business for many years). Bottom line, Denver Basment Finishing or J+J Contractors, LLC can't be trusted. So beware the energy and enthusism they give you up front.

My garage floor was badly damaged, lots of deep cracks. I recently had it mudjacked, lifted in some…read moreplaces 6 inches. Complete Caulking & Restoration was recommended by the concrete company that replaced my driveway & patio. I made the choice to repair the floor instead of replacing it. They came out and sawed out all the cracks, then filled them with waterproof caulking. They also put the caulking around the perimeter of the garage floor and in the joints of the floor. It's not as attractive as a newly poured floor but I'm thinking it saved me $1500 -2000. The job took 2 days, they were on time and cleaned up after themselves. Pros-didn't have to move everything out of the garage. Cons-the dust from the concrete saws.

First, it took almost six months to build and that was mostly because Ken was completely nonresponsive. The electrician spilled some of the paint that had been used to paint the garage and he reported it to Ken immediately. Instead of taking care of it in a timely manner, the clean up did not happen until two weeks later because Ken would not answer calls or voicemails. By that time the concrete was ruined. Someone eventually came out to clean it up but now it looks smudgy, like when you try to erase a pencil with an old worn out eraser. The next problem was the storage area we requested. For a company that has been around for quite some time, we did not think this was a big ask but apparently it was. Their idea for storage? Putting plywood across the rafters. There is maybe two feet from the plywood to the top of the roof in the center. Definitely not enough space for any kind of storage. Ken could not be bothered by this and never even came by to look, even after he said he would. Their remedy for this nonsense was a paltry $750 discount. Let's talk inspections. The first inspection failed after the walls went up, then again when the gutters were installed, then again with the roof, and then the final inspection failed twice. So in summation, if you use these people you do so at your own risk, they really are an awful company with zero integrity.

Over the course of the project we shifted between 3 different project managers. All were easy to work with but somehow the owner didn't communicate our needs or our concerns. Concrete went in, forgot to route the downspout prior so had to build re-routing, left chunks of concrete in my yard and didn't sufficiently clean up, used small rock around the entire patio to fill in the gaps between the pavers and fence WITHOUT my consent (and will now have to remove), did not set up flower box drip systems correctly after I had asked for them to be removed from the project, and the best part... broke my rear house water spigot and tried to blame me (the home owner) that it was "about to bust" without talking to me first to determine an alternate option to use house water. They also tried to have me pay for 'extra' materials that Project Manager #3 had already told me that since I "paid for them, their yours". Last communication was that they were going to come back and fix it my water spigot. I'm sure you can guess whether or not they did. All in all, not a ethical company. I would not recommend them even if they seem as a good value. I'm furious the condition they left my yard, the added costs they tried to push on me, and the shear disregard for good service. Use at your own risk.

Beyond horrible experience from start to "finish" on a multi-million dollar project in Boulder. We…read morehave built multiple very high-end homes over the years and this company was a next level nightmare to work with and their final work product was embarrassing. They have no pride in their work quality and they can't keep their employees long-term. Their project managers and owners couldn't care less about quality control, its all about the money. We had 5 project managers over the course of our 15 month whole house remodel, as well as numerous designers and numerous site managers. When no one is staying at the company, no one cares about the quality of their work and "craftsmanship" isn't even on the table. Most of their subs are clearly the "cheapest option", with a few exceptions. On all of our previous home builds, we became friends with many of the subs and it made the project feel special... with Factor, you will get strictly reprimanded for even speaking with their subs... very unusual, but it makes sense after the fact. All of the subs and employees are very nervous and it is clear that the owners manage through fear. In fact, we demanded that one of their owners not step foot on our property after a particularly aggressive interaction near the end of the project. After "substantial completion" the issues and problems with their work were seemingly endless and it quickly became clear that Factor simply couldn't handle it. Their work quality is embarrassingly bad. Feel free to reach out and I can share hundreds of pictures. We ended up having to hire another high-end Boulder contractor, at a very significant cost, after "substantial completion" to finish the job correctly, as Factor is incapable of producing the level of true quality and craftsmanship expected in a high-end build. Anyone can select expensive materials... it is the installation and fine finish work that sets the best apart from the rest. If you have been around high quality construction and finish work, you will be massively disappointed with Factor's final product. Many of the issues we have run into you wouldn't even find in low end tract home construction, much less high-end luxury construction. Don't get fooled by their beautiful social media posts and slick sales job... Ask yourself, why does this company need to advertise so aggressively, when all the top luxury contractors in Boulder have a waitlist based purely on referrals and word of mouth? Shortly after we signed the construction contract and made our first payment, it quickly became evident that we made an epic mistake working with Factor. The best part of our entire project was the huge relief we felt after parting ways with Factor and, hopefully, never seeing them again. We would not let these charlatans on our property ever again. FYI, it's hard to find bad reviews online because Factor blocks pissed off clients and scrubs their social media incessantly. All of our negative comments and reviews on Facebook, Instagram and Houzz have been blocked or erased. If you ask around town a bit, you'll quickly find that our experience is not unique. Update August 2026: To repair all of the poor workmanship in our home, we engaged a high-end contractor in Boulder to finish the job right. Factor refused to complete their punchlist to our satisfaction and they frankly lacked the skillset to work at that level. After inspecting Factor's work with true high-end contractors, the scope of work was massive. Between the work that needed to be completed by the new contractor and a few specialty groups, we have spent over $160k fixing Factor's substandard work. Drywall, flooring, doors, trim, windows, plumbing, roofing, HVAC, electrical, paint, cabinetry, tile, etc. The depth of Factor's incompetence was truly profound. We spent well over $2.5m with Factor, for a high-end whole home remodel that went to the studs... they are charlatans at best. On bright side, the new contractor, and their subs, were a true delight to work with, professional, and their final work product was ultra-high quality!

I have spent a considerable amount of time thinking about how to best review our home renovation…read morethat Factor partnered with us on. This project has been a journey to say the least. Together we spent over a year spread across design, demo, and renovation and this was no small project, encompassing the entire first floor of our house including: full kitchen renovation, moving structural walls, designing a new floor above our lofted family room, and adding a full covered patio. Knowing the size and complexity of the project we interviewed over 10 firms across Denver and it was clear that Factor had the skills, knowledge, and institutional structure to complete this project. At the end of it all I can confidently say that I would never consider anyone other than Josh, Kent, and Factor to work with in the future. Factor far exceeded all the expectations that we had going into this project. Josh worked with us to lead the design, and we went through multiple iterations of the layout before deciding on the final plans. At no point was there pressure from the Factor team to make a final decision that didn't feel right. I never knew there were so many ways to orient a kitchen, but I am certain Factor presented every last one to us, ensuring that we had the best layout possible. Adding onto the complexity of the renovation we moved a structural wall, took out a wall and added a large glass slider that transitioned into a new covered patio. Factor designed everything to seamlessly flow from one space to another and a great deal of thought was put into how to best optimize the space. Following the design the construction phase of the project was incredibly seamless. Was it painless, no... no construction is painless, but Factor never missed a beat even when faced with unknown obstacles. They quickly solved problems with excellent solutions that were time and cost effective. Ultimately, they took our vision and translated it into a spectacular home. The quality of the project was the most impressive part. Josh and Kent refused to compromise on quality. Every aspect of the renovation was closely overseen, and any small imperfection was addressed. It was comforting to know that it was not dependent on us to oversee quality and that the entire Factor team was focused on this. We are most thankful for our onsite manager Jody who had unparalleled communication and was an advocate for ensuring that nothing was overlooked. We were impressed with his integrity, level headedness, and ingenuity to find solutions to day to day speed bumps. Looking back, I cannot speak highly enough about the entire Factor team. My wife and I both work demanding jobs and we knew that we would not have time to closely oversee a project. It was comforting to have an entire team committed to ensuring the project was perfect. I had and continue to have complete confidence that Josh and Kent operate at a level above other design and build companies. They hold themselves and their staff to a standard that I have not experienced in the construction industry. I also know that anyone who has the opportunity to work with them will not be disappointed.
