    Sept. 2026: Came down the stairs one day and heard a huge whooshing sound, and I just knew my…read morebasement must have inches of water in it! Ran downstairs: nothing! Went outside...a pipe to the sprinkler system had busted because of settling or something over the past 26 years. (Go figure!) Called up A 3 in 1 Irrigation Specialists, and Nathaniel and John came out (on time, right when they said they would), and fixed the broken pipe in short order! I showed him another broken sprinkler head, and he made quick work of that too. Oh, and I needed a new bell thing, and he got me all fixed up on that also. A few weeks later I asked them to come back for 2 reasons: 1: When Rod Martin's Complete Basement Systems installed the sump pump in my subfloor, it shoots water out of a pvc tube up to ground level, then goes underground for about 20 feet before dumping out a vent thing in the yard. But the pvc was the lamest, thinnest kind possible, and going over the buried pipe with the riding lawn mower caused it to crush the pvc pipe down flat (underground, under the grass, but I could see little shards of white plastic here and there.) So Nathaniel and John laid down a new, stronger pipe for me. The 2nd reason they came is because I've been noticing that when it rains, the water does not go down the downspout and into the pvc pipe and away from the house, it just stays there overflowing right up against the foundation of my house. I had a plumber tell me about a year ago that the roots from the fir tree above the pipe had busted through the pipe, and there was nothing he could do without removing the fir tree! All's I wanted him to do was to roto root the pipe, but apparently it was too full of roots to do it, or maybe he figured it also had cracks and holes in it. So I let that go until I decided to let them remove the fir tree, because I thought it had to be removed to lay new pipe. Well, I had Nathaniel take a look, he and John dug to find the end of the pipe, and guess what? It wasn't the fir tree's roots, it was the big maple tree in my front yard! And the pvc was entirely intact! When they built my house, they ran the pvc from the downspout, to under the sidewalk, it went about 18 inches further, and then it just stopped! There was no cap on the end or anything, just good old hard Colorado clay soil. So as the tree grew, its roots found that if it went inside the pvc pipe, it would have lots of water, so that's what it's been doing for the past 20 years. Mix that with the leaves and dust that have come DOWN the downspout and into the pipe, and you have a nice big rope of small and large roots, mixed with lots of mud. So Nathaniel and John added some pipe to bring it further into the yard (additional watering for a very dry spot in my yard!), and put a pop-up drainage thing at the end, so that whenever it rains, the water comes down the downspout, through the pvc, and the pop-up thing lifts up an inch and lets the water out into my yard. The rocks around it help absorb the heavy impact of the water, until the grass grows nice and strong again, then it will fill in around the rock. And NOW those pesky tree roots won't have a way to clog the pipe again! Just look at what 20+ years of roots in a pvc pipe looks like! Like a 15 foot snake! Anyway, Nathaniel and John are my Go To guys now, they went above and beyond at every turn. Once they located all my irrigation boxes (there are 5), and by located, I mean they were covered with bark and dirt across 2 sides of the house, I mentioned that I would get some flags so that we can find them easier next time. Guess what? They quickly grabbed their flags and flagged them for me! And there was a lot of leftover dirt piled up after the new pipe was laid, and Nathaniel asked me where I would like for them to remove the dirt to. I said "Oh, I think I have an idea of where I want to put it (hidden behind one of my bushes), don't worry about it, just leave it and I will take care of it." But they would not leave a job a mess, and they moved all the dirt and mud for me, and of course replaced the sod they had to remove to lay the pipe. So like many others here on Yelp, I had a fantastic experience with both Nathaniel and John. Nathaniel is super great at what he does, and I trust his expertise, and am very happy with all the results. Thanks so much, Nathaniel and John!! :)

    I have been a loyal customer of Preferred Sprinkler Services for over 10 years, but after my…read moreexperience on 6/24/2026, I will never use them again. I was given a quote of $350, which was explicitly based on 2 hours of labor to move 4 sprinkler heads and replace 1 broken head. When the technician arrived, I provided my own replacement sprinkler head, so the company used zero parts. Furthermore, the technician completed the entire job in less than an hour and 10 minutes. When I received the bill for the full $350, I called to ask for a fair adjustment since the job took half the estimated time and I supplied the materials. I spoke directly with the owner on 6/29/2026, and his response was deeply troubling. He flatly refused to adjust the bill, stating that they "shouldn't be penalized for doing it faster" and that it was $350 no matter what. I shouldn't have to pay for an inexperienced and/or in accurate quote. More than the unfair overcharging, I was appalled by the owner's complete indifference and inflexibility. When I reminded him that I have been a loyal customer for over a decade, he told me that there are plenty of other companies out there and that I should just go somewhere else if I didn't like it. He bragged that his 30-year reputation would speak for itself and that my reviews wouldn't matter. A quote is an estimate of parts and labor. Charging for labor hours not worked and parts not provided is bad business, but treating a 10-year customer as completely expendable is unacceptable.

The job was completed in approx 15 minutes. When I went to pay him the agreed-upon flat rate written estimate of $68 in cash he said "No, it's $80." I replied I have your written estimate of $68 here on Yelp. He then awkwardly spit out, "That must've been somebody else's quote." As info, please be aware that all necessary details were provided at the time of estimate request and nothing changed between that request and the day of service; no additional services or repairs were requested and/or performed. He then demanded that "The price went up!" I advised him that this is not acceptable business, that you cannot provide a written flat fee estimate, and then attempt to gouge the customer at the time of service. As he took my money and started to leave he barked, "You can eat sh!t Mother F@cker!" I'll go ahead and state the obvious, this behavior is completely unacceptable in the world I live in, probably yours too. Incredibly shady and negative experience all around. Keep looking unless you enjoy this sort of experience.

Randy came and fixed it all! He was kind, quick, explained every single dime we were paying for, and cleaned up after himself. He even came to fix something after we still noticed a leak and charged us half price for not catching it sooner (on a weekend, no less!) If you're choosing between him and someone else, just stop right now and give him a call. He's great!

    No Sprinkler Service for you!…read more I see their trucks around town all the time, so I decided to give Sam's a try. We had a minor sprinkler repair situation. My husband decided to work from home on the day, three days after we made the appointment. They scheduled for 8am. At 9am, the guy texted to say he was running late. He showed up at 10:15 and took a look. Very quickly said some PVC is broken. It would be $500 to repair and take 3-4 hours. We agreed (at first) and he said someone would start at 11:30. After considering, $500 seemed high. They would have to dig an 18" by 18" hole (which my unskilled husband later did in an hour) and replace or glue a $25 pipe. We asked about the timing and price, offering $300. He said he can't do that and had already booked another job anyhow. I suspect Sam's might be more responsive and professional for bigger jobs. It's too bad. We plan to redo the landscaping, hardscaping, and replace the sidewalks and patio this year. Sam's seemed like a good outfit for the bigger job, so we tried this test run. Because of this subpar experience, we'll be hiring someone else.

It was obvious none of the mowers noticed this was going on and my pleas were un This year, I wanted to give him another shot, so I brought up my concerns before signing a summer contract for mowing. I was very clear that I was concerned about my yard and that it was getting worse. He assured me he'd come out and we could figure out a solution. Nope! I tried to schedule with him multiple times, but I just get crickets. NO communication. Meanwhile, the mowers keep tearing up my lawn. I ended up doing a lot of work myself and clearing, leveling, seeding, watering, etc to get any patches filled in. I then inform Sang about that and tell him I've put up stakes and line portioning off the yard for grass seeding. Nothing. No communication. I tell him again before the next couple of mowing sessions. Crickets, again. The grass is finally starting to grow and the mowers come. WTF... they mow OVER my stakes, lines, etc, tear up a bunch of spots I had planted new grass so that I have to do it all over again. VERY unprofessional. I informed Sang and he admitted it was their fault, but still, I wanted to see if he could fix what they had done to my grass, especially since I put a bunch of money and work into the yard at this point. He offered NO resolution other than to pay for something rather than work with me. It always felt like I was just annoying him and wasting his time. Eventually he gave me a refund for my contract, but I am out so much more money with my yard that his team really messed up. Just so you know, if you aren't spending a bunch of money with Sam's Landscaping, you'll get ignored and it seems like you're not even worth their time. And then YOU end up fixing THEIR mistakes! Sad.
