Over the past couple months, management has gone from bad to worse. It took them almost a week to clean up raw sewage in front of the community mailboxes (and only because the health inspector finally showed up). They lied to the tenants during a fumigation, causing thousand of dollars of food to be destroyed. They take at least a month to fix anything, even if it's your upstairs neighbors waste water flowing into your sink and bathtub. This is only the beginning of a long list of things you will have to deal with if you move here. Though the price might be right, this complex is taking a downwards spiral. Rating: 4.5 I have been living at Scripps Poway Villas for almost two months now and then though there have been some negative reviews in the past, I have worked with a manager that night be newer. This review is based on price. If you're looking for luxury, you're looking at the wrong place. If you're looking at a starting apartment, then proceed with my review. Management: Mattina has handled the entire process since we got here. She's been courteous, informative, and professional. After I missed a couple of issues with the apartment (nothing major), she added it to the list so that it wouldn't come out of my deposit. She responds pretty promptly, and no real complaints overall. The only kind of complaint is that she's off on Wednesdays so you can't reach her for regular things then, but I guess it's made up for since she works Saturdays. Apartment: like already mentioned, this isn't a luxury apartment. For example the cabinets are older, our ceiling is one small patch. Having said that, it is in good condition overall - the paint is perfectly fine. The lining in the floor looks nice, and the carpet is perfectly fine as well. Overall a nice looking apartment on the inside, one I'm confortable coming to every day. Area: There are a few neighbors that smoke, but it hasn't been an issue, and I don't notice it very often. The apartments right across from us don't look as nice so it makes the area look not as nice as it really is. All the other apartments next to us look nice and there is a quiet neighborhood with homes on that same street. Noise up to this point hasn't been an issue, but it seems like the front doors are a little on the thin side since I can hear my neighbors next door of they're a little loud if I'm in the living room. Overall if you're looking for a decent deal and an apartment that's still nice, but not luxurious I would definitely recommend. I will continue updating this post. read more

I absolutely love living here. This complex is very quiet and is walking distance to the grocery store and Orange Theory which is my favorite gym ever! I've never lived anywhere as quiet as this place. It's awesome because I am a light sleeper so even though I have lived in "luxury" before, it was a lot louder. So I'll take the quiet over central air any day. (it's in the 70s most of the year people!!) I have lived at this community for 5years now. The community is safe, very clean, and the residents are very nice. The manager is VERY attentive to each of the resident's needs. Her Maintenance Supervisor is very thorough. Any issues that I have had in the past have been completed in a timely manner. Their after hours maintenance team is so helpful. I moved in here a few months ago from a recent separation. I had a hard time finding a place and the property manager Mattina was the first to listen to my story and help me figure out a way to make it work. It is quiet and close to everything and it is a good deal for the size in Poway. Any issue I've had has been addressed quickly which has been a problem in previous rentals for me. There hasn't been a review on this place in quite some time, so it seems appropriate to provide one. Don't be fooled by the claims of "luxury" on the sign. Not really sure what makes that statement true, by any means. The laundry room is small, basic, and appears rundown. There are 6 small wash machines and only 4 dryers. 1-2 machines have a tendency to be out of order frequently. Sometimes the floor is flooded. $1.25 per load/per machine. Adds up quick with small capacity machines and takes longer because you have to do more loads. All Windows are old 1970's single pane and do not close or lock on my unit. And when the upstairs neighbors walk around, the glass in the windows rattle like an earthquake. They do no good keeping out the weather. In the winter , these apts are freezing, and in the summer they are sweltering hot. The AC/'heater' unit on the wall does not circulate through out the apartment, even with strategically placed fans.. It only provides relief in the immediate vicinity. You can't sleep in the summertime, because AC does not reach the bedrooms. And in my particular unit, the AC is constantly battling the heat emitted by the hot water pipes running under the apartment. Opening windows provides no relief as everyone else has their windows open too and the neighbors are not courteous. Constanttttt yelling at kids in Spanish at all hours, people doing 'it' loudly and everyone in the bldg can hear, and the cigarette smokers....Oh man, they sit outside on their porches or back patio and all the smoke goes right into the apartment windows. I didn't mention the loud Spanish music blasting at 8am on weekend mornings here because it appears to be coming from the complex next door, that butts up to my units bldg. Super way to wake up, just starts my day out in luxury. And the creek. Oh my god. It smell awful. It's a run off creek from the Penasquitos Preserve. Holy cow, it smells like poop and dead animals. So if the smoke hasn't gotten to you, you'll surely love the penetrating stench of the creek that is totally unavoidable. You can smell it with the windows closed obviously because I already talked about how well they work... The walls are thin. I can hear every disgusting noise my neighbor is making while he watches what sounds like adult movies. How do you explain that to a 9 year old. I can hear my upstairs neighbor using the bathroom in every manner possible. Which, by the way, something is up with the plumbing here. In the year I've been here, the water has been shut off 1-2times a month, it seems, for work being done. Each apt only has one bathroom. So when it's on the fritz, there are no back up options. And the plumbing in my unit is not happy. Two squares of toilet paper and urine will clog it up. Happens about once every two weeks. The exhaust vent doesn't exhaust well at all. We have to open the door to the bathroom to remove condensation. Then the whole apt feels and smells damp until it dissipates. Don't count on the exhaust to help remove "odor" after toilet use either. Lysol is your friend. Not much bathroom storage. One small drawer and one cabinet under sink, but sink drainage takes up about half the storage space. There is absolutely not one guest parking spot. There is never any parking available on the street either. If you're lucky, you could maybe get a street spot at about 5-6am, several blocks away. This seems to be a huge issue amongst the residents that I've conversed with, along with myself. Apt remodels appear okay at first glance, but we're done shotty. I've cut myself on the old cabinetry. They weren't sanded down, just repainted and doors added. So when I reach under the sink to grab something, I can cut myself on the rough particle board easily if I'm not careful, and have. Floor looks like wood but its a sticker. Counters look like granite, but it's plastic. Dishwasher not flush, sticks out unevenly at an angle. Appliances are basic models but new. kitchens are good sized galley style. You like fried pork rinds and Mexican ice cream? this is one of the only streets in poway you can buy it from a guy with one of those jingling push carts. Also one of the only streets where most of the apartment housing seems to be section 8 assisted. Maybe I'm wrong, but it's run down. I'd say, you get what you pay for and rent WAS reasonable at best for about 1600/mo, but a 2-Bedroom unit in this 'lux' complex now goes for close to 2200/month to month, if your not getting housing assistance. You can buy a house and have a mortgage for that price Instead. Which is what I'm doing. I will add some photos. read more

This place is awesome! The apartments are spacious and updated! The little park in the complex is awesome for little kids and it's right by the laundry room so your kids can play while you're doing laundry. The complex of very clean and well maintained. I'm a single mom and this was the first apartment I moved in with my little girl. The neighbors are all so nice and there are lots of other kids for my daughter to play with. The property manager, Mattina, is so great! She's so sweet, she made my move go so smoothly and she's so friendly and understanding of others needs. She gets back to you right away if you need anything. Even with all the Covid stuff she was responsible and reliable. If the awesome community isn't enough to make someone want to move in, Mattina sure is!!! I'm so sad to go but I'll always be so thankful for all of Mattina's help and making my first apartment experience so great! read more

Yeah, you don't want to move here. Been living here for about six years, and it's only gotten worse. Barking dogs the property manager doesn't seem to want to drop the hammer on at the expense of the other residents. Dog barked all night the other night. Got three hours of sleep. Now I'll be dealing with the Humane Society to handle it. I was also threatened with eviction over the window coverings in my bedroom, which do not violate the lease, but they claimed it did. Basically was told they wouldn't let me resign my lease unless I took them down. Simple reflective shades that fit the whole window perfectly to block the hot sun in the afternoon. No nails or screws used at all. They had been in those windows for about three years and no one ever had a problem. The water is never hot enough and is turned off about every other week, some days without any notice. I sure wish I knew why they have to do that. I'd guess they don't want to front the money to update it to newer equipment. The inside is not great either. The kitchen is absolutely horrible. When I moved in I foolishly didn't look at it before I signed, cause my buddy USED to live here and i knew his looked good. I've asked them to update it, and they refused. Parking is also an issue here. Only one guest spot, available when the office is closed. Usually the property manager uses it for her own car. No handicap parking at all. The one we had was given to another resident. If friends want to visit they have to park on the street. Good luck with that. It's almost always packed. Now i pretty much go to their places to visit. Bonus, cause i get to leave this dump for a few, but it would be nice to be able to have others visit once in awhile. Can't speak on the frogs and rats I've read in other reviews, but during the summer the ants are really bad. Do yourself a favor. Keep looking elsewhere. read more

We've signed an 11 month lease here and overall the place wasn't bad. But there were just a few things that made me give it a 2 star rating. For one, i don't know how frogs even got into the apartment when we had everything shut. There was a frog in the bathroom and we spent about 30 minutes trying to get it out. The doors were not properly installed so it would always shake when gusts of wind came through the window. The paint was terrible in quality, even rubbing a wet sponge against it would alter the color. On our move out date, there were no damages to the property but we ended up losing 95% of our deposit because things needed to be cleaned and repainted. We weren't there to assess everything so I felt like we were just being ripped off. read more

What was once an enjoyable place to live, has become a terrible place to stay.. between the neighbors dogs constantly barkin at night the complex water being shut every few days, or the fact that theres no visitors parking or handicap.. in fact the property manager gave the only spot to an actual tentant and the other (visitor) future resident spot is mostly used for herself. Besides that, the lawn maintenance and trash trucks make tons of noise in the morning, so dont plan on sleeping in past 8am. Really kind of a inconvience being here. Especially in the summer, my room heats up to 86 degrees. Poorly ventilated units.. and dont put anything to block out the sun in your windows or prepare to be harassed by the landlord... no security at all.. claims to have cameras but there are none. Two weeks in. Never do your laundry on site unless you plan to remain in the tiny room throughout your wash and dry. Five washers, one has sitting water which smells like a sewer, one is pay by card, all are quite small. These are shared by 57 units. I put 3 loads in the wash and went to my unit for 23 minutes. When I came back the person in the room had transferred 2 of my loads to my basket. I do not like anyone touching my stuff, I want to be in full control of my belongings. Once I had completed my laundry and put everything away, lo and behold, at least 3 of my deceased father's t shirts, 3 pair of my underwear, and who knows how many white socks are missing. Looks like I will be taking my laundry up the road to the laundromat. read more

Now I don't have to clean all the time...Which is great,cause I'm trashing this place and she's kind of neat freak. Animal lover? Lucky you! Dogs abound that bark unfettered! Bonus- Lots of dog (and even a little cat!) poop to get your fill of the full animal experience! I love the smell of fresh poop in the morning. Smells like...victory. Maybe going to work without a shower is your thing...If so,perfect! Constant water disruption without notice, which is great if you're really into surprises! I sure am. The stink is how I attract the ladies. Almost pulls them in with a gravitational pull all it's own. Want cancer from second hand smoke? Just leave your windows open! The smoke from other tenants will fill your apartment in no time. Works for me. Who needs those last five or ten years of life anyways? The apartments are older, but roomier than most 1 bedrooms on the market. The new manager of the property is super nice and works with you. I hate this place. My water goes cold all the time.The people below me smoke outside on the patio all the time so I have to keep my windows closed or it smells like cigarettes....The kitchen is horrendous. It literally has brown tape along the bottom of the chewed up cabinet to hide what's underneath. And it looks like some animal chewed some of the shelves. The fridge is small and really old. The property manager can't do anything about any of those problems(except for the water issue which happens all the time), for some reason. I Just moved into this property at the beginning of January. The transition has been extremely easy! This, of course, is all thanks to the amazing property manager Mattina. I had so many questions that she was able to explain in such simple but extremely helpful ways. I had one outlet in the apartment not working on move-in day and it was fixed within 30 minutes. Response time on emails and concerns in exceptional! The entire complex is beautiful and everyone is so friendly due to the environment created by Mattina. Wonderful place to live. My roommate and I moved into our 2 bedroom apartment in August 2017 and absolutely love living at Scripps Poway Villas. We love that its gated and feel very safe here (the gates actually remain closed!!) The apart is very spacious and well maintained. The staff is extremely nice, the onsite property manager is always available and very friendly and helpful at move in and always ready to answer any questions we may have since move in. Our move in deposit was low which was a great plus and we got immediately approved and moved in less than a month later. Maintenance issues are quickly resolved, the grounds are clean. My main issue is that its quiet!!! I can actually hear bird chirping from my bedroom window adding to the country feel of living in Poway, we've only heard our neighbors once since moving in!!! Used to live there in Apt 1b from 2003-2010. When Walter Scott was running the place, everything was great. No issues. Then when he retired this new guy named Ray ran that place into the ground. Talk about the leasing office never being open. Walls are paper thin. Huge rat problem in and around the dumpy complex. Tiny laundry room. Always having to find the right time to do laundry and then people leave their clothes in the machines forever. I end up going to a Laundromat to do it all. Don't ever ever rent from this place. I have lived in this apartment complex for a few years and there has been a steady decline in service. The complex is very old; all of the appliances, windows, cabinets, lights and plumbing are in very bad condition. I have experienced many power and water related outages during my time living in the complex. The rent is very high compared to the section 8 apartments which surround the complex. It will take months to receive your security deposit if you decide to move or change apartments. The complex uses a service (Conservice [ironically]) which handles the billing for the complex. Our water bill has tripled in the last two months. When I called Conservice, there was no explanation for the increase and I was told there is nothing they can do about it. If you have any service related complaints, it will take days if not weeks, to have the issue resolved. To avoid the headaches, I highly recommend looking for a better living environment for your family. read more
