Buyer Beware Working with realtor Derek and manager Heather was frustrating from start to finish-poor communication, no flexibility, and even simple requests were denied. Promises were made and inaccurate information was provided by Derek, then later dismissed as "poor training." When these issues were escalated, Heather avoided interaction, leaving no one to address or correct the situation. The contract is completely one-sided and designed to benefit the builder. It effectively forces you to close no matter what-even if the appraisal comes in low. If that happens, they will remove closing cost concessions and leave you covering the difference. Everything is on their terms. No accountability, no willingness to work with the buyer . After two years in new Spec Home (where builder chooses all options / upgrades, then sells as it), received Palm Coast Water Department phone call, advising that the meter was showing unusually high consumption. Found large pond between my house and neighbors, very soft ground, and water running down the street gutter to the basin. Shut off water at the meter, dug a hole adjacent to the driveway where the ground was softest. At only 7 inches below grade, found multiple piping. Should have been simple to determine the water service because by Code, water service is required to be PVC Schedule 40. These were all thin wall pipes. Turned the water back on, determined leak was from under the driveway. Took several pictures and sent to SeaGate. Concerns: the leak was from under the driveway; no way, was I going to allow the driveway to be dug; Building Code states water services must be Schedule 40, and must be buried a minimum 12 inches below grade, these were thin walled pipes at only 7 inches depth. SeaGate sent a construction manager out, then issued a work order for a plumber, but never told the plumber we were without water. A day later, Plumber came, who was also concerned about what I found, but made temporary repair, stated they would return in a week after SeaGate provided further direction for repair or replacement with proper material. Following week they dug several holes in the front yard and a trench through my side landscaping to trace this line for replacement, to no avail. Eventually determined these houses have two (2) public water service lines off the meter. One line feeds domestic water and one feeds an irrigation system. Also determined that it was the irrigation service that failed. Original contractor failed to glue a seem under the driveway where two pipes connect. It took two years of constant water pressure to eventually push the pieces apart. SeaGate had no detailed plans showing any of this underground pipe, had they, this would have been a simple fix and my yard & landscaping would not have been dug up. After I moved in, I had an irrigation well dug, so this builder installed irrigation service was no longer needed. The plumber capped it off at the meter. Problem solved. I inquired of SeaGate regarding the cost of the water usage leaking several days prior to the Water Department phone call. I was instructed to send copy of this and prior bills for review. I did that. I later received notice from SeaGate stating because I installed my own irrigation well, this failed water-service was "not covered under the warranty," and that, they paid for the plumber's time and fix, as a courtesy, but would not reimburse me further. I, questioned this. My home was a spec home, I did not request an irrigation service, they chose to do so, and by the way, it was included in the price paid for the house. I reminded them that they also chose my appliances, yet had I decided to change one out, and the electric wiring supplying it was found to be faulty, that would not resolve them from fixing it! I absorbed this cost, and the cost of fixing front yard and trench through the landscaping. If the cost had been significant, I would pursue legal action. read more

Since our home was built in 2021 we have had water coming through the walls in any driving rain. This has now happened again and each previous time Seagate told me they water tested the walls and couldn't find any problem. Today water is coming in again and I sent them this picture just now. I am a disabled combat veteran and honestly when we were looking to build Seagate had an "ok" reputation. That reputation was because the older father who built the business cared but he retired. Well, now his son runs the business and he is running it into the ground. Our home took nearly 3 years to complete. It sat open to the elements for months at a time with no activity. Seagate lied about nearly everything and the quality is the worst I've ever seen. We hired an inspector and the list of deficiencies was 48 pages long!! I had to break down and hire an attorney to get Seagate to finish our home and then to force them to make repairs. Sadly, every time they came to fix something they broke something. We finally gave up and hired another company to come fix most of the poor quality construction by Seagate. This has nearly killed me from all the stress and worry and Seagate could care less. If you see Mike Sawdi, run..he is a liar and conartist. Even more sadly this company treats veterans horribly. I contracted with seaGate Homes, approximately a year and a half ago to have a home built. It's still nowhere close to being done. The workmanship is the worst I've ever seen in my entire life. Every subcontractor that comes in there does horrible work and they usually have to come out a half a dozen times to repair what they should've done right the first time. the jobsite foreman claims that you can't get good help however, the Home that's going up across the street by a different builder doesn't seem to have that problem. RUN, RUN, RUN if you are thinking of building with Seagate Homes. Whatever you are doing, if you are in the market for a builder, take your money and run away as far as you can from Seagate. We were told on the onset it would be 12/14 mos. to build, as were others, it is now 20 MONTHS INTO THE BUILD, and they are still not finished. DO NOT, if you don't want an ulcer, have this builder build your home. We procured them to build and signed a contract in November 2020. It is now May 2022 and they are still building. I have an ulcer that isn't getting any better, and under a doctor's care. These people could care less about you or your home. They have also committed a crime against seniors, since we have paid for the building of our home in its entirety, and they are still b u i l d i n g. Don't put yourself through the misery. See if you can find a real reputable company to build for you, and check them out thoroughly before hiring them. Purchased a Brand New Home in 2018, their contractors had to come out 6 TIMES to repair CODE VIOLATIONS!! Plus under every exterior window there are cracks, except for 1. Bathroom tile corner keep separating, they came out twice and caulked them, now it needs to be done again! Do you think that they compacted and did a soil test, SURE!! Front Entry is cracked and driveway is cracked and literally crumbling. There are deviations from the plans that were approved by the Building Department. I can go on and on... How would you like to come home everyday to a home built like this, it sickens me to my stomach just walking up to the front door of my new home! I am sorry to say that I built my home with Seagate. I have lived in Palm Coast for more than 30 years and always thought they were reputable. My husband passed away and I had to downsize from my custom built home. I felt I had sufficient knowledge to build a small home, but even with all the upgrades I was overcharged for things did not turn out well. While under construction, I texted that windows were left open and we were expecting heavy rain. 24 hours later the GC/Owner advised the windows were closed and they were not the ones who closed them. I was advised not to call the GC. but to text. The GC at the time was the owner and then when I closed it was someone else. When visiting the site while under construction, I could not communicate with the subs because they spoke no English. The second GC treated me like an incompetent moron and spoke down to me every time we spoke. During the first walk though we pointed out the crack running the entire width of the garage floor, chopped off concrete on the "upgraded lanai", builder's tape on the kitchen cabinets, the filth covering everything, etc. I walked out crying. A $2000 upgrade on kitchen cabinets doesn't even get you handles for the doors and after paying for a wider driveway, it was framed incorrectly, which I had to point out, and then they very conveniently shorted the culvert, so you cannot so straight when you back out of the driveway. I had to request the better insulation. It was never offered. After moving in I found scratched tile, chipped floor tile, "sod" that was literally just thrown down. I had to have dirt delivered and raked on top of the "sod" to try and even out the huge clumps. The person who is going to mow my grass told me he actually witnessed the sod being literally thrown down. My water bill should be astronomical because of all the watering I have had to do. I have not even started on quotes to repair the garage floor and try to ignore issues when I clean. Seagate ignores calls, emails and texts. They want nothing to do with you, once their money is collected. I paid almost $40,000 in extras and was totally ripped off. DO NOT UNDER ANY CIRCUMSTANCES BUILD WITH SUCH A COMPANY. THEY CATER ONLY TO UPSCALE HOMES AND USE THE POOREST SUBS FOR THEIR SMALL HOMES. read more

Seagate built our home ,which started in 2016, completed in May of 2017. We love the house, We did it long distance as we lived in California at the time. We had some problems that had to do with tile variations, I wasn't happy. They promptly changed out all the tile in the master, They also addressed all our minor problems very quickly. The painters have much to be desired, my main complaint. Also the designer that went over everything was a big disappointment . They finished the house on time and let me know every step of the way what was going on. I was in the design business in California and am well aware of everything that can go wrong. I began the discussion of building a home with Seagate Homes in 2016. In March of 2017 I signed a contract with them. It is now 1 year later and the house isn't done, the communication has been none, unless I contact them, the job site is filthy, the work is sloppy, there have been three construction supervisors who don't seem to be concerned about the banged up walls, sloppy installs, terrible paint job, just to mention a few issues. I had a home built by sea gates last year.they finished 2 months later than they said and there was multiple repairs needed to be done immediately after. All of the visible work was really bad . The paint was horrible , they didn't cut-in in any of the rooms . Three of the closet doors are damaged or broken . My bathroom sink has a design flaw that they repeatedly told me that was how they do it but every Carpenter I've spoke too said it is wrong . My garage has bigger than hairline cracks and even some big holes as well as the driveway. I spoke to my building manager many times and he showed little to no care I think because I'm 24 years old and he is Judging me by my age. It felt like that the whole process . I would never build another home through them let alone recommend them. If you want really bad and careless work than yea there good at that . 10 months after my house was built and I'm still waiting on half of the repairs . They ignore my calls and emails so I really don't know if the problems will ever be fixed . If I could give negative stars I would. read more

They built our new home and apparently hire a bunch of no-talent people to run the business, from the Executive Manager of Sales and Marketing (Brandon), to their so-called Construction Managers (DR) all the way down to their sales people (Judy). Although they claim to be "Northeast Florida's most trusted homebuilder", as a couple who experienced going through the building process with them, we can swear to anyone who cares that they might be the worst! We had problems before closing. They looked us in the eyes and lied to us about how important our happiness was to them and how they would make everything the way we wanted it, even after closing. We closed on our home the end of August, 2017 because we made the mistake of believing them. We still have unresolved issues and they have done nothing about correcting them except offering to pay 1/2 of a problem that was their fault, but we would also have to pay for any further damage that resulted from that repair. They are SO total worthless. I am so ashamed that, as intelligent people who try to be well-informed, we made the mistake of trusting their employees. Please, DO NOT build a SEAGATE home. read more
