As far as the good, the grounds were well kept a few dog wastes but hey, that's what happens with a pet community. Management did not answer the phones however, it's always good to get name to face. They understood my questions and did not mind explaining more if the response was misunderstood. Plus, our apartment was tucked away! We moved because the rent went up, gigantic spiders, and the frogs. (LOL) If you're a nature person, move here, there's frogs. Bus station is not far, walking distance, and it's peaceful. The pool is nice with plenty of sun. Many restaurants and grocery stores within walking distance. As far as maintenance, WOW! They are beyond responsive and fixes vs patch up request. Our toilet started overflowing at 2:00 am, we heard water splashing on the bathroom floor. We called maintenance at 2:10 and they arrived between 2:15 am - 2:20 am to resolve the issue. Carpet is great quality especially since my pet was 3 years old and 82 pounds at that time, zoomies. The closet space (noticed I said, "Space" heart eyes), call me weird but it was my quiet spot. Barely have dust, compared to my current place of residence, dust bunnies everywhere!! I'm not sure what everyone is referring too when they speak about the deposit and move out guidelines. We had a smooth move out and received our deposit at the perfect time. I would suggest living her to any and everyone. Just pay attention to your contract and ask questions about move in-out before you sign. Thank you to "The Reserve at Fairfax Corner" for a spectacular experience.

Undeniably slimy business practices are what define my experience at The Reserve at Fairfax Corner…read more While no apartment is perfect, this management team consistently left me feeling like I had to be financially vigilant instead of trusting the people managing my home. Between questionable billing practices, poor communication, and mistakes that I repeatedly had to catch myself, I would never recommend this place. My biggest complaint is the number of variable charges added to your monthly bill. Beyond your normal utilities, there are enough miscellaneous fees that it becomes easy to overlook something that shouldn't be there. In my case, I was billed for the community's renter's insurance for roughly six months despite already carrying my own policy. When I brought it to the office's attention, they told me a different internal department handled those charges and could only give me an email address that never responded. The money was eventually refunded, but only after I kept pushing the issue. I also know of at least one other resident who experienced the same problem, yet there was never any community-wide notice acknowledging the billing error or explaining how affected residents could get it corrected. Lease renewals were equally frustrating. My first renewal offer included a $275 monthly rent increase. It wasn't until I talked with neighbors that I learned these offers were apparently negotiable, and I eventually got mine reduced to a $75 increase. If renewal offers are negotiable, why not just be upfront about that instead of starting residents at such an inflated number? The HVAC situation was another constant frustration. My unit had repeated issues, and we moved into a nearly 90-degree apartment in 2024 because maintenance forgot to turn it on before our Saturday move-in. Since nobody could fix it until Monday, it took almost two days before the apartment was comfortable to live in. Then, two months before our scheduled move-out, the emergency switches were shut off again, cutting power to our AC until maintenance came back out. Whether that was coincidence or poor communication, it was incredibly frustrating. HVAC problems have been a common complaint I've heard/seen discussed by residents both on the community board and reflected throughout the Google reviews. Given the leasing office underwent a recent extensive renovation while these long-standing HVAC problems continued, it just show where their priorities are. Ironically, after moving out of our 1-BRM into a significantly larger townhouse with no natural gas service, our electric bills have actually been lower. The amenities are also pretty underwhelming for the price. The gym is fine, but management keeps the thermostat locked, making it hot and muggy during the summer. The dog park is small, gravel-covered, and residents have repeatedly discussed non-residents bringing their dogs into the park, including reports of dogs being injured. On top of that, residents pay $15 per vehicle every month to park in a lot full of potholes and faded parking lines. For a community charging premium rent along with all of its extra fees, I expected better. Unfortunately, even moving out wasn't straightforward. I confirmed three separate times that my prepaid cleaning service would automatically be applied to my final account, yet I was still billed for another cleaning charge. It was eventually corrected, but after everything else, it just felt like one more billing mistake that I had to catch myself. I fully expect the Reserve to respond to this review in their classic "I'm sorry if" or finding another way to deflect blame, but the lack of willingness to own their mistakes is precisely what lead me to making this review. If you're considering moving here, I'd strongly encourage you to review every monthly statement carefully, question unexpected charges, and not assume the first answer you receive from management is the final one. There are certainly worse apartment communities out there, but based on my experience, this isn't one I could ever recommend.

The HOA repaired the ceiling but required me to pay out of pocket for the wall repairs, only for mold to return later. When I was preparing to sell, getting repairs completed was extremely difficult. I had to follow up multiple times because updates were rarely provided unless I asked. Customer service from management, particularly Deja Smith, was disappointing. Communication was poor, responses were often short, and I did not feel supported throughout the process. Despite escalating my concerns, I saw little improvement. Security was also a concern. Vehicle break-ins were common, yet there were no cameras or meaningful security measures to help deter or investigate incidents. For $773 per month in HOA dues, I expected much better communication, maintenance, security, and amenities than what was provided. My recommendation: If you're considering buying a condo here, carefully weigh the high HOA fees against the level of service, maintenance, and security you can expect. Based on my experience, I would choose elsewhere.

I have lived in the River Towers community since 1999, with that being said I have contacted the management office more times over the last year than I have in the last 22 years combined. Each time I have contacted River Towers has been in regards to safety concerns. These matters have included but are not limited to ongoing elevator malfunctions, fire safety, no cameras, car thefts, packages/mail theft and more recently negligent onsite construction protocols. In every communication with our property manager Katherine Lipovsky she has highlighted the lack of organization and chaos she has inherited as if this is a good defense and points out if I am not an owner I do not have a voice and my concern will hold no merit. River Towers is a community that should invest in safety as we have witnessed the repercussions and consequences for looking the other way for example our very own collapse! Over the last month I witnessed negligent practices displayed continually from the pool contractors.  These observations included the pool gate always being left wide open and routinely I have witnessed equipment left in the middle of the sidewalk completely unattended.  A child, pet or any person not just River Towers tenants could easily fall into the unfilled cement pool or trip on neglected equipment.  There are specific protocols in place for Onsite Construction Safety and General Pool Safety that include fall protections and controlled access guidelines, for example worker manning a door when the site cannot be closed.  To quote OSHA directly under Leading Hazards at a Construction Site the first line reads as follows "Falls consistently account for the greatest number of fatalities in the construction industry".   I first called River Towers directly to report my concern and felt unsatisfied with the property manager's lack of response, accountability, knowledge, understanding or urgency.  There was no leadership displayed and I truly felt she did not know what action to take therefore I followed up with an email writing directly to the Board of Directors.  I received a response that indicated the general manager would communicate with the contractors on these issues.  After a few weeks of no changes displayed from the contractor I called the office again to report the issue on July 15th however no one answered the phone so I sent an email and decided to walk over with my 2 year old.  While making my way to the office I ran into a tenant from 6641 who was also unable to get through via phone and so we walked together.  Upon arrival there was a sign on the door that said they no longer take "walk ins" and only to call, but they don't answer the phone! The other tenant knocked on the door repeatedly until the Property Manager opened the door.  Katherine was degrading to both of us as she spoke over and down to us on our separate concerns.  In regards to mine she repeated that the pool was a working site therefore the gate must remain open.  This argument is ridiculous as work is never done right next to the gate and when I have stood by it for long periods of time there no foot traffic from contractors.  Specifically on July 15th they were just sitting eating at the table area why can't the gate be closed when they are eating?  In all safety guidelines it mentions that some effort must be made to secure the work area, there was no effort not even a sign up.  When I brought up the concern that innocent people could be hurt or killed because of easily fixed negligence she repeated to me "I am sorry this is not the answer you want to hear".  The other tenant responded to Kathleen voicing that she did not like her response and that River Towers could be liable criminally not just civilly and it would be manslaughter reckless disregard for human life.  The property manager then SLAMMED THE DOOR IN OUR FACE. Whether the condo would be liable or not misses the point, does our property manager just not care? It is not my intention to jeopardize our property managements standing with River Towers however I am at a loss of what I can do as a renter to feel heard on safety concerns.

Wow, I can't believe how much Northampton Place has improved since my last review! It went from a 1…read morestar to a 4 star in my book. The new Board of Directors has really turned things around for the better. They've made so many positive changes, like adding new plants in the lobby, comfy pillows in the courtyard, and even cool firepit guards. They're also tastefully updating the old, rundown corridors to make them look more modern. The board meetings are now friendly and quick, with decisions being made without arguments or tedious doscussions.The atmosphere here is so much better now. The only downsides are the high staff turnover and some not-so-great neighboring buildings. I'll keep updating my review as things continue to change.

The best…read morething I can say is that they were moderately responsive to complaints or repairs over my 1.5 years living in one of their houses. However, they were some of the rudest people I have encountered in the professional world. The woman who came for a final walk thru upon move out greeted my roommate and I by saying "Well your yard looks like crap, guess that's coming out of the security deposit." This was after hours of yard work when we were told the yard only needed to be "free of weeds and debris." They also said they would not charge us for repainting but proceeded to charge us $100 for "additional painting," whatever that means. To top it off they lied about chimney sweeping being a requirement of the least when it was not. They only refunded us for this when asked multiple times to do so. If you have another option for someone to rent from, I highly recommend you take it over Rector Best.
