This company is the worst! They don't even deserve the one Star -zero is what they deserve because zero is what they do for the management of our condos. They charge us audaciously $280 a month dollars so that they can push around the most incompetent and inept of board members who are the owners of 2/2 condos of what was once the most adorable 6 units in the historic district of Lake Eola. A warning to anyone thinking of renting or owning one of the condos at the corner of Hyer Avenue and Mt.Vernon. BUYER OR RENTER BEWARE! We have had two violent vehicle break ins( that I know about) in the last year (one just happened last weekend) and my sons motorcycle was stolen right off the driveway six months ago. Probably because Sentry has never replaced any of the lights. Three large floodlights are permanently out. The parking lot is ensconced in total darkness. My 14 year old son was followed home by a suspicious homeless looking older male sometime eight months ago. I filed a police report and told the families that rent in the complex to be on high alert, called both the president and the management company but to no avail. My husband and I are the only owners who live at the property and all the others are absentee property owners renting out their units to tenants who -block the driveways, park in the owner occupied spaces, leave the garbage containers out for days and throw garbage wherever it may land. A Christmas tree stayed strewn across the fence until Easter. The roof and complete repainting of the two structures was supposed to be completed over a year and a half ago. There is green mold so pervasive that you could barely see the faded beige paint that was the original paint. I have never seen the sprinkles spurt not even a drop of water. Bushes are dying and the grounds are deplorable! And what adds even more insult is that one of the owners of the units is the owner of a very large landscaping company. There are broken water pipes, pottery and part of what I gather to be what we're once curb cuts scattered all over. Sand is exposed throughout all the beds and what handfuls of mulch remain are scant and cannot provide moisture retention of any kind. I informed the board that I was not paying another cent until the problems concerning the safety of our lives families and vehicles was addressed in ADDITION to the re roofing and repainting of the complexes. Not only do the board members ignore you Sandy Rathburn who is supposed to handle the account personally NEVER returns a call. And when do call and get someone on he line you are placed on an obnoxiously long wait probably in the hopes that you will hang up the call. Who in their right mind just wakes and starts to threaten home owners to "paint their houses" In most places, i have seen HOA send notification to home owners to paint their houses, but they usually "specify" where the house needs painting or re-touching. A professional company but one that uses poor judgement and cuts corners to accomplish a task at the expense of owners and the association. A short time ago I had a renter who became sick inside a public restroom located in an indoor pool building at a Condominium complex managed by Sentry in Rio Rancho NM. The restroom is all tile and includes a floor drain. My renter had her period and had some blood get on the toilet seat during her moment of exchange and issue. Some blood also got on the edge of the bowl, and a small amount on the floor directly beneath the toilet. Sentry's method of taking care of this was to call out a major Biohazard team used for homicides and suicides. Their apparent reasoning was since landlords are responsible for renters it is a green light to do whatever they wanted. This Biohazard team then responded in all their gear to wiped down the toilet and bill me close to $749.80 I am still unclear why they didn't call the renters husband to clean the toilet. Call me to wipe the toilet. Or at least have the maintenance person just grab a water hose and spray the toilet with a water hose since it is all tile with a floor drain? This was an extremely poor decision at my expense. If your looking for a management company for your association I would look elsewhere. Although Sentry was very professional in every conversation and communication, I had with them, it was obvious to me their interest was not in doing things the right way but rather to just gets something done fast and easy. Sentry Management - Property Management Near Me - Longwood, Florida

Not sure how they are as a management firm over the long term but in my neighborhood they neglected to inform the decision makers on the HOA that ALL forms of payment require a fee to process. This is clearly intention and predatory. Our neighborhood alone is an additional $25k in revenue for Sentry due to these processing fees. This was not included in the proposal and basically a shoulder shrug from Sentry after the HOA discovered the intent. Now, Sentry may respond there is a no-fee option but this model includes the right of Sentry to charge any owed fees straight from the bank account without dispute. Nobody has that type of access to my bank account. $3.95 to process a e-check is clearly predatory and something out of the 1980s. ACH payments to all my other bills have no fee attached. I sold my home 6 months ago Sentry was and still is the Management Company for that subdivision. I lived there for 15 years with no issues with the HOA. When I found a buyer The Property Manager made many unreasonable requests to be satisfied before my home could close. I tried to communicate with her on several occasions "Brin Foster: with only vague email responses and know return phones call to myself or to my realtor to discuss certain demands some of the unreasonable demands placed upon me. Such as pressure washing driveway which I had done before putting my home on the market clearing weeds from my fence which was also done prior to market. When I tried to contact her and ask when the last time my property had even been visually inspected by her i never got a response At the closing table some of her demands which were in text form never made to the Estopple form which is required to be submitted at the closing table. I have started to leave my own notices on the person's windshield - and giving up making any contact with her. And, no, I am not doing airBnB stays (my former roommate did that in 2017, but she thinks taking years or not replying to customer requests is permitted, given the history. Sentry has 'managed' our 55 plus community for several years and honestly I don't know how they lasted as long as they did. The financials were ALWAYS late and often incorrect. They had a lot of 'hidden charges' in addition to their already exorbitant fees. Randy Miller is as unprofessional as they come; does not return emails or phone calls. There is a constant stream of CAMs going in and out of the office; we never knew WHO our CAM was. These people are racketeers. They added a "special assessment" fee to our already extremely high HOA fee, and now my monthly fee is more than my mortgage - I pay these people $786 a month in fees. I spoke with some retired neighbors who said they had to pick up a side-job to afford this outrageous fee. I sent the complex rep multiple emails and left many voicemails before getting a terse and annoyed email response informing me that the fee was for a new fence, new lights, and new mailboxes. Okay cool, but nothing has changed, and I've been paying this "special assessment" fee for more than 6 months now. It's not just me who is upset. Some of my neighbors are banding together to obtain board positions to have this awful company replaced, they got my vote. On another note, for our outrageously high HOA fee without the special assessment fee is $360, yet the complex is under-maintained and dirty. They employ an incompetent (probably cheap) lawn care company that leaves clippings and leaves everywhere and they neglect to hedge the tops of bushes. As far as I know, that's the only maintenance that's done. There was a downed lamp post sitting near the side of the street for weeks. For that price, this place should at least look nice. I am reposting this with a picture as proof that this is the proper location from which services were poorly provided to our HOA - this dishonest company asked Yelp to remove my initial posting by claiming my review was meant for another location (we dealt with two locations and I have posted a review related to the services specific to each). It was this location in Florida that had our banking information (Jennifer Smothers employee) is where our records were stored, and finally where the CEO (Howard Pomp) contacted us from post termination. We had a horrible experience. I am the board member who proposed moving to Sentry and I regret it. In terminating the contract we ended up with significant fees that we feel are unfair and excessive. It is this address in Florida that failed to provide us information about our bank account notwithstanding multiple requests for assistance. Only weeks after terminating the contract did we finally get an explanation. Huge list of failures! Oh, and they gave me copies of their other clients' bank account statements with account numbers and all in this termination process - beware!!! I wanted to respond to Sentry's comments - we had a new Sentry point of contact every few months. Each one did things differently. The guy who posted must have the wrong HOA because we never had payment coupons other than those contracted for. But when we asked to terminate the contract and got our files, they did not have any of our documents in order - we had provided meeting minutes and budgets to past reps that, if there at all, were buried in the boxes. The most recent rep was terrible - she paid bills for services we had not received and was terrible at communicating with board members. She filed multiple incorrect documents with the state, which Sentry first agreed to fix and then refused. Unresponsive and many of the typical HOA issues. Be sure to check out their Better Business Bureau page, where they have a rating of 1.29 out of 5, and more Alerts than a certified scam artist. I just received my most recent bill on 3/14/2021 with a due date of 2/1/2021, and it says if it's not paid by 2/1/202 a late fee will be applied...I know USPS is slow, but Sentry is clearly just backdating bills when it's convenient for them. I also receive voting ballots from them After elections take place, and their letters/bills are riddled with spelling errors. Most recently I received two identical violation letters on the same day both stating "Lamp post fixture is incorrect in size, please replace with the correct size" I have lived here three years and have never touched the light fixture, so I have no idea what they are even talking about. I have requested someone from the HOA or Board reach out to me multiple times over the past 2 years at least, and have never received a phone call. I am honestly embarrassed to be a part of this HOA. I just had a horrible experience with a property mgr. at Stonegate. She must have been having a very bad day because she was very rude to me. I was outside with my handicap mother when she asked the lady at the pool if that was her vehicle. I replied to her that it was mine and I was going to the pool. Liz Kennedy does a terrible job for our association in Johnston, Iowa. She doesn't return phone calls. I had an ash tree fall victim to the emerald ash bore and it had to be removed. Left a big black dirt circle in the middle of the yard.No grass seed, sod or nothing. I went out, bought seed and am taking care of it myself ( $100 dollar water bill). Lawns look TERRIBLE! This company replaced my old HOA company and not only wasn't I notified (my regularly scheduled payment was returned and I had to track them down) but it's been nearly two weeks of me prying information out of unresponsive people just so I can pay them! I still haven't managed to figure out when my bill is due though I do finally at least have an account number. I've sent almost an email a day and have gotten a grand total of two responses. I did use the website 'contact us' form on multiple occasions and called the Albuquerque office number listed in my profile (left message, no return call). The main issue is the lack of communication combined with the lack of useful information on your website. I log in to my account and I can see that I owe $60, but nowhere does it tell me when it's due or even where to send payment. I can pay a fee to do it online through your website but even then I'm still required to give a date I want it to arrive and am still not provided with a due date. Sentry Management has terrible customer service. They don't answer the phone when you call their office. If you try to email, they won't respond. I emailed a maintenance request 3 months ago. I waited 2 months before I even got a response, but the response didn't mention anything about my maintenance request or whether it could be scheduled. I'm still waiting to hear back. A simple, "No, this isn't covered," or "We schedule that maintenance every other year" or even "We'll take a look into it and get back to you" would be fine. But having to wait over 3 months for an email response is unreasonable. Also, "Paul Q," who is posting comments responding to yelp complaints as the "Business Owner of Sentry Management" is using a fake profile picture. I am a resident at the Palisade located in Clermont Florida managed by Sentry Management. I made my quarterly payment online and to my surprise Sentry Management charged me twice. I called to inform them of the double charge and it went all downhill from there. Sentry Management has one of the WORST customer services I have ever dealt with. I dialed the number at 11:30 this morning I was placed on hold for 2 hours before Pat came on the line, she had no clue on how to help with a simple question. I would have had a better result speaking to the wall. All she kept telling me was "I don't - I don't know" go to our web site REALY?. I will file a formal complaint. I refuse to pay any one or organization my hard earned money if they can't at a minimum provide customer service. The neighbor had a huge tarp on the roof and with my concern I called to ask about the roofing and when it would possibly could be repaired. Christy Butts was extremely rude and had an attitude as I inquired about the roof and would not provide me any information. Also she said they were looking at financing options for the roof AKA the management company that HOA dues are paid thousands cannot afford to fix roof. If they cant afford to fix roof and take out a loan I'm sure they can not afford anything else if any other problems arises. Please stay clear from Christy Butts and Sentry Management. They started to charge me $100 a month. I paid for new trees and notified them. They continued to bill me $100 monthly. I removed a bush from the front yard and replaced it with flowers they charged me $1500. Local property managers do not get work done. They are not in office nor seem to care answer emails or phone calls from home. Even the corporate office cannot reach their own local staff. It's been 1 month since they cashed my check for replacement gate entry decals. The manager when do care to respond, blames USPS for the slow delivery time. My check reached manager Lindsey in 2 days and it was cashed and cleared in the next 2 days. 28 days later, still no decals and she still blames USPS for the slow delivery. When I spoke with Tiffany R. and asked what the correct name of the company is and if I could get a certificate of insurance and a warranty. Her attitude became condescending and she took me off of the schedule for my measurement. At the same time, others in my condo complex are having the repairs to their windows. If I could rate sentry a negative -10 I would. They constantly lie about reporting your address for violations that are not true, mixing up addresses constantly. I was not allowed to park my own classic car in my driveway, they stated it was broken needed repairs even had flat tire's at one point. I called them out about there lies and then Michelle tried to say oh next Time I drove by it didn't have flat tires.. really I just had spine surgery I could not move learning to walk again and I supposedly went out and aired up a bunch of flat tires.? No they didn't like my car because it is a custom 1963 classic impala With low rider wire rims, not a single broken part or dent on my car as its a shoe car by the way. Could not show me a photo to prove what she said she seen. Then they say we parked on the grass which we do not again no photo to prove. But wait our neighbor has killed the grass in between the property (we are in a townhouse in harmony which we purchased.) he parks trailers, dirt bikes, four wheels washing out vehicles leaving trash on the ground. I ask them do you ever get an HOA letter? Nope not one. The HOA continues to harass me instead. We keep our property clean our vehicles clean no broken ragged vehicles in our driveWay but we get harassed only because I talk back and called these people out after that they want to retaliate, every single month now. They are not enforcing other properties the same only picking and choosing and which we went to our other neighbors just to ask!! I have now put a camera outside just to have proof in case we need to bring a lawsuit. These people act like they own you and your not allowed to talk back lol. they charge $325 a month for HOA but leave massive holes in the ground by the fire hydrant test, that kids have fallen into, trip hazards in the side walks. He did say that the area was considered common area, but several of the residents preferred to take care of their own area since it it right at the front entrance to the home. If I wanted, I could take care of the area on my own. I agreed. I hired a landscape company to pull the weeds, trim the trees and shrubs, plant flowers and install boulders. For all of 2015 green season, the community landscape company did nothing on the property. My address was on the list as a property that would be taken care of by the owner. This spring I assumed that my property would still be on the list as one where the owner would care of the common area around the patio. Without any notice, I came home to find dirt clods thrown up into the beds and several of the plants uprooted. I emailed the management company and called the community landscape company to let them know they should not be doing anything around my patio that I still wanted to do it myself. The next day I came home to find that the community landscape company had tried to correct the problem by burying all my plants with mulch. I emailed pictures and call the landscape company again. If there was space, I would post the entire email chain between myself and Ms. Johnson. It is clear that she was rude, condescending, and unwilling to do anything to correct the situation. I drove around the property and took pictures of other homes where the owners had indicated they would take care of their own patio area and nothing had been done by the landscape company in these common areas. Why is it so hard for someone to admit they made a mistake and correct the problem without so much drama???? If Sentry Management is not responsible for the actions of the hired landscape company, why would they tell me not to contact the vendor directly??? Who should I contact??? Wesley's did send a person out to check on the property. He was considerate, but did nothing except dig through the mulch to uncover one of my plants. We never had any problems with the previous management company receiving our monthly payments on time until now. Currently we are in a law suit with my HOA and Sentry Management are our current Management company and they are by far the worst management company that's managed this property. Since Sentry has been with us, Just over a year they have gone thru 1 Western regional manager who had no clue and 3 managers that also did not know what they are doing. Because of this Property management company we have absolutely no rules. As a example we have no parking zones but rather then tow the vehicles when they continue to park there for months they do nothing. We have a one pet rule yet they selectively enforce it and apparently if your friends of the Board or if you are on the Board its ok for them to have pets. BUT if they don't like you the rule applies to you and it sounds like they will selectively enforce it. Another example of their incompetency is that for several months they did not record the minutes properly so they did not post them for about 6 months hiding the issue from the community and then posting the minutes with blatant lies in them and I can prove it because someone recorded the meetings and we did a comparison. Jennifer their regional manager is not to be trusted. Here is what made me make this post though is that I have a video of the vice president of our community running to my garage where the breaker box is and looks like she is pulling something out but we have no idea what she was doing but we know she had no reason to be running towards my unit. If you knew this person personally you would be scared of what she could possible do. If you are a HOA and you are looking for a sleazy management company to hide your mess these guys are exactly who you are looking for. If you are a legit HOIA and actually care about your community you will stay far far away from this company. You have all been warned and search the internet you will find the video but you will also see how bad this company truly is. I have had similar problems with Sentry Management not receiving my payments. I found out that the payments go directly to a bank for processing. I have had thousands of dollars of payments go missing. I had this problem last year (they suddenly "found" my payments after being treated like a deadbeat) and I have it again last year. I am now being sued by my Board and could not be more angry about this treatment when it is not my issue. There seems to be no accountability from Sentry. Change your bank if they are losing payments! I now have to reissue all my checks to make the payments that were lost. Horrible. I will be speaking to my condo association board about this and see if we can find another management company. read more

High turnover rate for managers. We currently have Joey and he is amazing but the previous 4 managers were tragic. The website is awful and the mobile app does nothing. There is no actual ticketing system so you just have to hope whoever takes your call annoy a need gets the message to your manager. Then you have to help the manager keep track of the issue. Possibly my association is not paying extra for a webpage so if you consider this company be sure to see how your home owners are able to communicate. We are unable to communicate through Sentry so when anything happens, the manager has to spend a lot of time answering phone calls and emails. read more

I agree with many of the negative reviews for Sentry Management. I'm a tenant at the Windsor at Sabal Walk Condominium Association in Longwood, Fl and my experience has been rocky. Thankfully, I'm moving this weekend and can remove myself from the luancy of this community's subpar management and upkeep. I urge the owners within this community to assess if their communities' needs are being met. The repairs have been ongoing and slow. There's always repair dumpsters and blocked off parking, which creates inconvenience for owners/tenants. Management is slow to respond to inquires, if at all. Supposedly, there is onsite management, but I have never met them or knew they existed until today. Ensure that you retain all correspondence when communicating with them as they will attempt to discredit you. read more
