I have had similar problems with Sentry Management not receiving my payments. I found out that the payments go directly to a bank for processing. I have had thousands of dollars of payments go missing. I had this problem last year (they suddenly "found" my payments after being treated like a deadbeat) and I have it again last year. I am now being sued by my Board and could not be more angry about this treatment when it is not my issue. There seems to be no accountability from Sentry. Change your bank if they are losing payments! I now have to reissue all my checks to make the payments that were lost. Horrible. I will be speaking to my condo association board about this and see if we can find another management company. read more

I agree with many of the negative reviews for Sentry Management. I'm a tenant at the Windsor at Sabal Walk Condominium Association in Longwood, Fl and my experience has been rocky. Thankfully, I'm moving this weekend and can remove myself from the luancy of this community's subpar management and upkeep. I urge the owners within this community to assess if their communities' needs are being met. The repairs have been ongoing and slow. There's always repair dumpsters and blocked off parking, which creates inconvenience for owners/tenants. Management is slow to respond to inquires, if at all. Supposedly, there is onsite management, but I have never met them or knew they existed until today. Ensure that you retain all correspondence when communicating with them as they will attempt to discredit you. read more

I agree with all the negative reviews. I've lived in my neighborhood for almost 20 years. My yard is pristine and I'm tired living among lazy inconsiderate neighbors. Sentry says they send out letters. I see no improvement. They won't fine people because from my understanding they can be sued and the board can be sued as one or as individuals. The new property manager from sentry Robert Turner is new. Not impressed with enforcement. One of my biggest grips is that some of the people on the board who live in the community have the most disgusting yards. I'm sick of looking at them. And the number they posted online was(probably still doesnt work...)not a working number..Leigh Quinn..our complex manager.. Replied saying? What do you need? When i explained everything on the email.. So i explained again.. And she replied again... Asking me to be more specific.... How hard is it to give you a working number for condo association.. High turnover rate for managers. We currently have Joey and he is amazing but the previous 4 managers were tragic. The website is awful and the mobile app does nothing. There is no actual ticketing system so you just have to hope whoever takes your call annoy a need gets the message to your manager. Then you have to help the manager keep track of the issue. Possibly my association is not paying extra for a webpage so if you consider this company be sure to see how your home owners are able to communicate. We are unable to communicate through Sentry so when anything happens, the manager has to spend a lot of time answering phone calls and emails. read more

I'm giving this business one star, simply because there isn't the possibility to give it minus stars. I've dealt with many management companies over the years, and I challenge you to find one worse than Sentry. There are many reasons they don't deserve to manage our association or anyone else's, but for time constraints here, I'll narrow it down to harassment and neglect of responsibility, or as they say, passing the buck at every turn. The only thing these people are good for is collecting money and assessing late fees to those who have paid their fees on time, but have not been processed by them in a reasonable amount of time. SENTRY is the hell of all hells. Its employees are lazy, rude and incompetent. The company, as luck would have it, was hired by the builder to manage our HOA accounts. They claimed our account was one month past due, and after emailing those idiots PROOF from the bank that ALL payments had been not only sent to them, but received and CASHED, the jack----s sent our account to an attorney for collection. THEIR bookkeeping is SCREWED UP! Carolen sent an email that stated, "Good Morning, What we received from your prior management company is incorrect, we have another department working on this issue. Once resolved they will contact you." The next thing I know my payment is returned to the bank, and they refer me to speak with their "counsel." Jack-----s! Mean and abusive maintenance man. In the condominium community where I live, we pay HOA fees for a heated pool and all the exterior work. this year, as well as last year, come winter, the pool became freezing cold and unswimmable, unless you want to get hypothermia. Sentry management manages the association. So I asked the maintenance guy about it and he totally went off on me, abusively and meanly. a little bit of background, I did bother him about it last year (because it happens every year and every year they need to "order a part" but the "part" never gets ordered, blah, blah blah,) so I kept asking and then come april, it got warm again. Jump to this year, same thing. So I went up to him to ask, and he went off on me, and told me to stay away form him and stop asking him about the pool and the other maintenance men and neighbors were looking at him. And we put requests (2) for something on the exterior of our building to be fixed and it never got fixed. So once again we called Sentry. so it's obvious he avoids us. We shouldn't have to put up with abuse, disrespect and being ignored after a hard day's work and paying our fees and if he hates it so much, go somewhere else and don't spill your venom here. read more

Our experience with Sentry Management has been very disappointing. Their contract says the office will be open six days a week during normal business hours, but they are never there. It took us nearly two months to get a package that was delivered to the office. They don't manage the parking well, so there are not enough spaces for those of us who live there and pay the fees associated with parking (while others are parking monitored and ramming the gate). They don't post when meetings are held and we're told of the special favors the manager affords certain board members and vendors who may be using our common area amenities for profit. It's a mess. And the Sentry supervisor over the community ignores our concerns and gives false information. This isn't how a community should be managed. read more

I would like to share my experience with the Sentry Management Company (managing Thurman Dr in Laveen), which is really disappointing and upsetting, leaving me a feeling of helplessness. I don't understand why my rental property HOA, Dobbins Corner Community Association Inc chose this management company to manage the community. The Community Association Manager, Christine Perez, doesn't take homeowners' inquiries or suggestions seriously. She just ignores our emails or letters which need her effort or time to look into the complaints or find an answer to our questions. I kept receiving letters of violation, which stated that a vehicle was parking on the street right outside my rental property. My tenant told me that it was not her car because she just parks her vehicle in the garage and she has no need to park on the street there at all. I wrote to Christine to explain the situation and suggested that a towing company should be used to tow away any vehicles parking on the streets 'illegally" and the drivers of those vehicles can pay for the towing fees to get back their cars as no tenants or homeowners would be that stupid enough to park their vehicles or ask their friends to park their vehicles right in front of their own properties so as to get fined!!! No response! Then, i received another letter of violation which stated that my tenant's trash bin was still placed outside after pickup day. My tenant sent me photos of the trash bin and the same vehicle (again) outside our property. She said she didn't know how to deal with that neighbor's trash bin placed in our front yard or remove that vehicle. She is afraid to receive another letter of violation or be fined. I emailed to Christine asking her for advice and waiving the fine of $50 with the photo. Again, no response. (No response equals no respect!) I got another rental property in Lumbee street in Phoenix. Compared with the management company there, Spectrum Association Management, which offers direct phone lines in the letters to us as well as online chat services in their website, this Sentry Management just shows how unprofessional it is and how much their staff do not really care about "management" and even worse, hate our opinions and contact! As a homeowner, I have to thank my HOA Spring Meadow Homeowners' Association for hiring SpectrumAm. As we all know, communication is the most important to create a harmonious relationship in a family, company and of course, in a community, which especially needs co-operation between and self-discipline of both managers and residents. Without respect and communication, both would just feel angry with each other.... read more

As a board member for a few years, I have relied heavily upon the resources of Sentry Management, and our manager, Leigh Quinn. The expertise of both makes the job of being on a board much easier and it is much more gratifying that our property can provide the level of services to our part of this community. We receive responses far quicker than we have a right to expect, and of course, we have the entire pool of knowledge at our disposal when we need either opinions or facts that concern us. Quite frankly, without Sentry Management and Leigh Quinn, I doubt that most of the board members would be able to continue doing this job! read more

They never return your calls and they look for the first chance they can get to try and put a lien on your house. Our account manager, our account manager Jack ARMSTRONG, is extremely rude and unprofessional. He is slow to respond if at all and when you do get him he is rude and condescending. Their collections officer Erin Ortiz, is also very rude and unprofessional and will not return your calls. She also serves as our HOA president, tell me that's not a major conflict of interest. The only decent person who works for this company is Andy Tucker one of the managers. I encourage anyone who is thinking about hiring this group to do your homework, check the reviews, look at the Better Business Bureau. And don't make the same mistake our community did. read more

The fire did not seriously damage 24 units. The Alexandria Fire Department has never cited anyone or anything for the cause of the fire. The "structural damage and warping in steel roofing beams and floor joists" you speak of occurred only in the unit on the second floor where the fire occurred, as well as in the units directly above and below. The units on the second floor at the other end of the building as well as the common hallway had smoke damage. The owner of the unit next door to the fire was the final resident to leave. But that did not occur until January (not mid-December), after the building instituted legal action to remove him. I assume because he owned the unit, the building had to legally take ownership to evict him. He did not carry homeowners insurance, and would not leave until the building would pay for his temporary housing. For the other owners who have insurance and left with the understanding they would be back before Thanksgiving (yes, they were told this), their coverage for temporary housing ran out by March, and the building has refused them any help. They are perplexed that restoration efforts didn't begin sooner, because a lot of work could have been done around the owner who refused to leave. As far as weekly updates and group meetings for the displaced owners, the weekly updates didn't start until the end of November after the group requested a meeting with the building manager (Sentry employee), Danielle Nery, to inquire about restoration progress, which was nothing at the time. There has been one meeting with the restoration company (Paul Davis Restoration) and the condo insurance company (Sahouri Insurance), but the second meeting scheduled for January 31st was cancelled and has yet to be rescheduled. The group meeting you speak of in February was a luncheon on February 9th to "soothe the nerves" of the displaced homeowners. read more

We were with Sentry Management for a couple of years before we decided to change this year. Their manager was very nice but not very helpful. Our contract said that they were responsible for maintenance issues and getting quotes for repairs but the BOD members needed to do all of this. The BOD had to find a new landscaper, a new pool company and new contractors for maintenance issues. When we asked them to start fulfilling their contractual requirements the wanted to raise the management fee by $50 per year with a minimum 3 year contract, as they suddenly had all of this extra work to do, even though it was in the contract. Our manager was supposed to walk the property every week and we never saw her on the property except for monthly meetings. When we decided to go with another company suddenly we could not get checks cut to pay our vendors but I guarantee you a check was cut to pay Sentry their management fee and all of their additional charges that usually came to at least a hundred per month for copying and other charges. I would recommend anyone considering Sentry as a management to carefully question them about their responsibilities and hold them accountable from day one or you will end up spending your time doing their work and then paying them for basically being your accountant. read more

Sentry manages the HOA for the neighborhood I live in. If you enjoy never being able to make payments online, I'd go with Sentry. Every 6 months when my semi-annual assesment is due, I go through the same basically impossible mission of trying to pay it. Setting up auto-payments would be a great idea, if this were possible either (it isn't). Truly the worst website I have ever had the displeasure of using. Considering selling my house just so I don't have to deal with Sentry (because, yes, it is THAT annoying). Goodluck! read more

We have been personally with Sentry Management, specifically Leigh Quinn and have had extremely positive experiences. We are very pleased with all of our interactions with Leigh. We receive prompt email/phone response. We are first time owners of a property in a gated community and have always owned single family homes; having said this, we have been guided and assisted with minor issues of moving into a community. I personally would recommend Sentry Management to any community looking for a professional, experienced, management company to manage your property. I am not surprised that this management company has a 2 1/2 stars rating with Google and 1 1/2 stars with yelp. I have called Christy B. for three weeks and have left countless messages for her to return my call. Needless to say, she has yet to return my call as of today. I refuse to leave her any more messages. I am not sure if she has a particular group that she only speaks with or not, but her service is being paid for by the community. I had no problem with Tony or Joe returning calls so this must be an isolation issue. I understand family emergencies do come at times, but there comes a time when she should stop to answer calls at some point. After reviewing several previous complaints on google and yelp, apparently, this is a common practice of not returning calls. I manage a property in Cocoa Beach with a $600/month HOA fee, which is served by Sentry. One would think at least at this rate the company would provide good customer service. Instead I have faced rudeness, lack of even the basic courtesy, and any request takes forever to complete. When I reported violation of a tenant's privacy, I was basically told I am making things up and lying. When I requested a conversation over the phone, I was told I am no one and a total waste of time. I have never experienced this type of attitude before, and I hope Sentry takes steps to improve this dismal type of customer service. read more

The residents here have sent in one or two complaints to the State Licensing board since May of 2014. Besides the property not getting fixed, Sentry has advised our young new board to conduct all voting by email, don't list things on agendas up for votes, make accessing docs difficult, commonly lies about what Attorney sais when Attorney denies having said something, and never responds to emails or calls. Ledgers are all messed up, violations are not being completed and FL statures are being broken. Oh, be careful, they get rid of good contractors and replace with their own which are not listed on Sunbiz. Hello Florida. Well things aren't much different in the Crofton, Maryland office. Below is my review of Sentry's Maryland office: I am President of a local HOA in Maryland so I have an intimate knowledge of the inner workings of Sentry Management and all I can say is "Houston- We have a problem!" They have poor to non- existent communication with the board. We can't get things done ranging from getting quotes from vendors (lawn care, trash removal, etc...) to answers concerning our governing documents. A few times they have blamed problems on communication with their main office in Florida. I can't believe the communication is that bad. Probably laziness on the part of the property manager or maybe there truly is a communication problem with the Florida office. Either way the end result is a failing grade. If you are a board member and considering a new management company, stay away from Sentry. Again, do yourself a favor and pass on Sentry. Finally if you are a board member, can you give me the names of some competent property management companies servicing the Baltimore-DC. region? Hope this helps a HOA somewhere. I purchased a row home in a development under construction, and as I was one of the first tenants, the HOA was not in place when I closed. My first communication from Sentry Management was a notification that I hadn't paid my monthly assessments. I had no communication with Sentry Management prior to this notification; I wasn't sent HOA documentation, or a "voucher" booklet of monthly assessments, or any type of orientation around how the HOA functions in my community. I sent an email/called repeatedly, and it took 4 months to get a response, and copies of the HOA documentation. In the meantime, fees kept accumulating! My central issue- which still hasn't been addressed- is that I didn't want to send $ without seeing a correct ledger balance, because I wanted to make sure my payments were being allocated to the correct bill/invoice. Fast forward 4 more months- same issues. I sent in payments for monthly assessments, with the correct coupons attached and noted in the memo line of the check, and not only wasn't the payment allocated to those months, I was again charged late fees. And on, and on. I have spent HOURS documenting these communications, sending them to various representatives with Sentry Management, to be told the only resolution is to pay the full ledger amount. I don't have a problem paying my monthly fees; it is not a reasonable or responsible expectation that I just "deal" with account/system and communication issues, and continue to pay for fees that have been incorrectly applied to my account. Sentry Management doesn't want to deal with the issues. I can only assume it's because the time it would take to review/correct, and (more importantly), to provide orientation and guidance around the HOA to new homeowners, would adversely impact their bottom line. read more

I would just like to highlight the exceptional customer care I received from Michelle Figueroa, Vice President, Orlando Fl South Division. I had an ongoing issue with the landscaping company constantly leaving my property in a mess with dirt on my walls, columns and Windows. Through our interactions via email communications not only did she contact the landscaping company and get them to acknowledge the problems and take steps to rectify them but she also assisted me in getting them to pressure wash all the existing dirt on the property that has been on those surfaces for months. I was very satisfied with the outcome of this issue and I'm happy that it was all able to be resolved electronically without ever having to make a phone call or beg anyone to take notice of the issue. Michelle was professional and efficient and she is definitely a valued member of your team. read more

Yes, they don't get back to you by phone or email also! What are the dues for when they can't keep the residents informed of what's going on in their own community ? University Woods (Bonneville Pines) has a lack of communication, the community has no common amenities (gate, clubhouse,pool), and very small common grass area - looks like dues are for salaries. read more

This is the worst HOA management company in our 30+ year history, and that is saying something. Sentry does a great sales job but after they have your signed contract, be prepared for incompetent, ever-changing management and failure to provide any service correctly or timely. We are still waiting on a snow-removal contract and it's almost November! Sentry failed to notify Homeowners of the 2nd quarterly meeting that they scheduled months earlier, then changed the location without telling anyone of the new location or the fact that a meeting was even occuring. Apparently they only wanted the Board to attend so they could notify them that once again they were changing managers. The 3rd manager in 5 months, didn't even show up for the meeting and has failed to have an agenda, date, or notification to Homeowners for our Annual Meeting, which is mandatory. Sentry did however request we increase our HOA fees so we could pay them more money next year. This is despite Sentry not even notifying all Homeowners that they're our new company so Homeowners who don't reside in the community (and some who do), have no idea where to send their HOA fees. Not to mention Sentry can't even account for everyone's fees. We are definitely not renewing our contract!! We'd lose them sooner but Sentry is fighting with our legal department to keep the contract so they can keep getting paid (despite not fulfilling any of their promises or service obligations). Do yourself a favor and take heed to the negative remarks. We pay Sentry more money than we have ever paid a company and they are absolutely the worst company ever. read more

I moved into a property managed by Sentry Management (SE) in Apopka, FL last week and could not be more pleased with the quality of service SE has provided thus far. Within a couple of hours of placing a call to their office the day after I moved in regarding needed assistance related to a major leak, Leigh Quinn and Barbara Parker responded by sending a Fire Protection Company to my home to verify the cause, which I thought was related to the fire sprinkler system. While the issue, as it turned out, is not one covered by HOAs, Ms. Quinn and Ms. Parker have maintained contact with me throughout the week, providing helpful and timely responses to my many questions. Although this week has been very stressful as a result of needing to place a claim with my insurance company, I have thankfully been able to count on Leigh and Beth, as well as Jesse Hix (whom I met personally) to answer all of my questions and to provide the support I've needed. read more

I live in a condo association in st petersburg, florida, we used another mgmt co. for 20yrs., all was good, only bad was the new board was bad, old company did not like new board decisions, so they fired us . Then the bad new board chose Sentry Management, a one star rated company, of course they did not do any research on them. They are unresponsive, the managers are not experienced at all, completely illerate. Anyone can get a job with them. I have experienced a nightmare just trying to make my maintenance fee payment, it is a complete nightmare, this company is so retarded, a major rip off, they opearate in the 1960's Old outdated website, they offer many ways to pay online, it is a nightmare, paylease charges You a fee, our association was not set up correctly, one person says its 13.95, the next says it is 20.00 fee. I hung up.Went to the next option, they offer to go to their bank and make a payment, so I did that ,, it is so OLD. I entered 399.00, and then 5 minutes later their site Charged it again., so yes I was charged twice. I called sentry management , upper mangers in the office, they said call the bank and the bank said to call them ????? Omg...no one would refund my second charge and it came out of my account in two seconds. Then sentry says oh well we can refund but you need to wait 2 weeks, to be sure it clears the bank. Needless to say I was furious. I hated this company from DAY 1 . Our old company used C1 bank, they would send me a link via text and I would Click it and enter what amount I wanted to pay, and hit pay, IT TOOK 2 seconds. I hate Sentry Management with my all, they are so retarded, just stupid people. So , my next payment I drove it to their office, which is in Countryside , It was an hour drive in Heavy traffic pouring rain of course, I handed it to the girl and said or asked., this will be credited to my account today correct? She said yes, she stamped it. Then, apparently she mailed it to a lock box in Georgia, Yes, then it was late. For the first time in 10 yrs, i receive a late fee notice with a late fee charge and a percent charged for each day not received. I was really really not happy. I hate Sentry Management. To this day, I could just go on and on with all kinds of poor very pooor management, but what do you do , the board has not clue as to what they are doing either. I am going to share with you an email exchange with Sentry Management that is listed on the BBB. They have an A+ rating, but the only requirement to get that rating is that they have to respond to a complaint... they do not have to resolve it.. 11/10/16 Patricia S I have read the complaints about Sentry Mgmt and totally agree that they should not be in business. There have been our mgmt. company for 3 years and our financials have never been accurate. I have emailed, called, sent proof of owner payments and now sent a termination letter, in which we will not pay their termination fee because they have not upheld their part of the contract. In the last 5 months I have sent emails with proof of owner payments and still they go un posted to the owner's accounts. One such should have a month balance due, and they have this owner owing 4 months. I cannot believe how inept their accounting department is, plus they nickel and dime us for everything. What started out as a fee for $550/mo., sometimes ran $1000, because they charge us for running copies, etc. that is used in their office. Several other charges I have found that do not make sense. They do not respond to my emails and when I do get them on the phone, its ... I'll call you right back... and never do. We are done with these people, my last email today was to their accounting department and their officers, and the local office in Rockledge. My next email is going to the State and the licensing board. Comment from Sentry: Financial transparency and the careful handling and accounting for all Association funds is the most fundamental obligation of Sentry Management. To insure that we can deliver on this basic service, there are contractual procedures that boards agree to for contracting with vendors and collecting assessments that are "Best Practices" within the association management industry. When the Board of Directors deviate from these Best Practices, unintended consequences result in delaying vendor payments and a significant lag in accounting for the assessment collections and reconciling them in the Associations records for proper reporting. Sentry senior managers have talked to this reviewer about these issues on several occasions. We are now engaged in one last attempt to reach a mutually beneficial agreement for both parties on moving forward with this Association. by Business on Nov. 28, 2016 Comment from the Customer: I like the part where they have said they talked to me about this... very funny. Our HOA turnover took place in December 2013 and we have had nothing but problems with Sentry since then. Our first manager said we had about 5 mins to approve the budget for 2014 and she gave us a story about being able to change it if we needed, which was untrue because they had already raised the fees by the yearly allotted 10%. Then she quit 2 weeks later and went to another company leaving us with someone who had no idea what she was doing. After she was then let go a few months after that, the VP of our office (3rd manager now) said she would help get us out of our mess. We went into 2014 with a deficit of $10,000+ from 2013 and no one could tell us why. Our HOA VP and I (the President) met with her at her office and I asked for bills and any papers that she had that might help me to understand why we had such a large deficit. She told me that in order to figure out where the deficit came from we would have to pay an auditor $2,500 to get the books audited. We have no money, we can't even pay our landscaper. Every homeowner pays $495/year and we have NOTHING in this community. We don't have anything except for street lights and a retention pond. We have a unique situation here where a Doctor built his office building in front of our subdivision and so he is bound by contract to pay us portions of some of the bills. She gave me some bills that she said had been paid, but as I went through the balance sheets and documents, I found that a few of those bills had NOT been paid and she said she would have to look into it further. After a week or so, she said she found that I was right that some of the bills had not been paid and she would bill out to the doctor and then we would have some money to pay our bills. Between the doctor, another company and DR Horton (The builder) paying us what was owed to us that would cover the deficit that we started the year with. Of course, Sentry has not pushed anyone to pay us. Her comment to me was that all she could do was send them the bills and it was up to them if they wanted to pay them. She did insist that we do a special assessment to pay our bills. I feel that Sentry put us in this situation and now they want us to put out more money so they don't have to do their job. Meanwhile, the doctor, the other company, the builder and Sentry all get to enjoy their money. It isn't right what they do. She won't answer my calls now so I decided I would call the local district office in Longwood, FL and maybe talk to someone there about what our options might be. I have left several messages over a couple of days and no one at the Longwood office has returned my calls. I plan of filing a complaint with the BBB as soon as I can. I will give them time to call me and if I don't hear from someone by the end of the week, the BBB will be hearing from me. I can't believe that a company can treat their homeowners with such disregard and expect to keep getting paid. Sentry management is fraud. I sent them money through Bill pay. They take money. cash the check and donot post in account. Than they levy late fees, interest and refuse to fix when you give them proof. I have all the proofs that i have paid them but they have refused to credit my accounts and forcefully asking me to pay all the back payments that i have already paid. I read all the other reviews and I agree with them 100 percent. This is got to be the one of the worst useless HOA's. One of the units caught fire back in July 2014. As I write this review January 2015 the unit is still a burnt out shell without any repairs. I emailed Gary Moore, the manager of the condo complex that I live in, to report the front entrance lights that have been out for the last 5 months.In the email I pleaded for him to repair the lights because it is a safety hazard because it is pitch black and I almost tripped on several occasions. This is besides the fact that the pitch black, unlighted area makes it a ripe place for criminal activity.It is so dark that I cannot see and almost tripped several times, Mr.Moore's email response to me was he could not repair the front light because the fire that burnt down the unit back in July of 2014 damaged the wiring to the front lights. To me that is an unacceptable lame response. It shows how unresponsive and irresponsible this management company is. Any reputable management company would have had these lights repaired day one. Also my wife wrote a check to the monthly HOA for $375, somehow an extra $1000 was deducted from the checking account. It took several days to sort this mess out with our bank since Mr. Moore never responded to even look into why the HOA tried to illegally add $1000 to a check that was clearly written for $375. I have many other complaints about the questionable insurance coverage that this HOA has for exterior damage. All my complaints go unheeded and further action may be necessary. read more

BEWARE!!! HORRIBLE HOA!!!!! If you are considering buying or renting in a Sentry Management Community, I would seriously reconsider. They are by far the WORST HOA I have ever dealt with. I live in the Eagle Creek Community in the Lake Nona Area. They have been awful since I closed on my house. First thing they did was a few days before my closing they decided that they would upping the fee to change the name of the homeowner to $2000 from $1000. I should have walked away then, but regretfully, I didn't. The house I purchased was a bank owed foreclosure at the time and the house had been empty. They attempted to charge me all the back dues that were unpaid on the house despite the fact it was written in the contract they couldn't, I cant remember the amount, but it was ridiculous. Fortunately my realtor contacted the bank who held the lien and got it handled. Then before I even moved in I was getting threatening letter about the lawn, which was dead of course, saying if I didn't re-sod in a timely matter that they would do it using their own contractor and charge me accordingly. I hadn't even owned the house a week. A few months later was the beginning of the year and our quarterly dues were apparently due because I got a bill with a late charge on it. I called to inquire how to pay the bill and the said to mail it in with the coupon booklets. I told her I never received any coupon book, and after she did a little research, she came back and said they were running late and the books had not been sent out yet. I think the book came by end of FEB. This has happened every year Ive been here so far. Late charges for not sending in the bills we never received. Granted you can call, be on hold, and eventually get them to waive it. Why cant they sends the books out on time? Because they are incompetent in my opinion. At some point after about a year, I was driving by the bus stop and witnessed the head of the HOA standing in the grass near the bus stop, literally yelling at the top of her lungs in the most disrespectful manner you could imagine, at people for where they were dropping their kids off at the bus stop. I could believe how she was treating these parents who were just trying to get their kids off to school. I did some research and found out who her immediate supervisor was at Sentry Management, and made several phone calls, all were unanswered with voicemails left. I also wrote 1 or 2 emails describing what I saw. I never heard back. So I figure they either didn't care, or incompetent. So back to the coupon backs for my latest issue with sentry, The send you these books with you stubs you mail in for your quarterly payments. You get the book once a year, always late as previously discussed, and then you make you payments 4 times a year. You get NO email, NO letter, no sort of reminder from Sentry saying that your bill is due. They will send you out a bill for a late charge if you haven't noticed its time to pay your bill.......sometimes. The late fee is only 5 bucks or so, so its not a big deal. But thats if they actually send you the letter. My most recent letter said, you are late on your bill, pay the late fee plus a $50 fee for them intending to file a lien on my house. This was the first thing I heard from them about forgetting to pay the bill that we get no reminder for whatsoever. In my humble opinion, they run their billing system like this in order to collect fees. Of course I paid my dues right away. I made 2 calls to them about this letter and the fee, both unanswered with voicemails left. I never got a call back. Intentional or incompetent?...you decide. Finally I sent and email after giving up on the phone calls and I actually did get a response saying they wouldnt removed the fee and if I didnt pay it they would put a lien on my house, even though my dues were paid, they wanted their fees. Anyways, sorry to make this so long but people need to be aware of what they are getting with Sentry Management. I highly recommend looking at other communities. I was warned about them by some friends of mine that already lived in the community that they were horrible. But I got great deal on my house so I preceded. My mistake...... read more

This company is HORRIBLE...and holding up my purchase of a property that is about to go into foreclosure. BEWARE; any purchaser trying to buy a property that is getting a mortgage will be required to get a Fannie Mae form filled out by the property manager. Sentry is the Mgmt company for the HOA of the property I am trying to buy, and they now send those forms to another company to fill out called Condocerts. Condocerts is REFUSING TO ANSWER ALL THE QUESTIONS, and nobody at Sentry will bother or get involved, therefore my purchase is at a dead standstill!!!! So, Sentry and Condocerts will now be holding up ANY future sales where there is a mortgage involved because if their failure to fill out the necessary form. The poor seller is about to lose his house in foreclosure, and these JERKS don't give a rip. What CRAP customer service...I'm working on the community and HOA to drop them as a result. read more
