Be very cautious when renting a property managed by Seven Sisters Vacation Rentals in the area of San Luis Obispo/Pismo Beach/Avila Beach. We originally booked a property through Airbnb and, a few days later, switched to a different property that was also managed by Seven Sisters. The change was confirmed approximately six weeks before our stay, and the reservation was fully paid. Less than 24 hours before our arrival, Seven Sisters informed us that the property was no longer available. We were given two options: receive a refund or stay at the original property we had booked before making the change. Seven Sisters acknowledged that the issue was their mistake, explaining that the property change had not synchronized with their internal property management system. Regardless of the cause, this was a confirmed and paid reservation that had been on the books for six weeks. Canceling it the day before our stay was unacceptable. If their systems are not communicating properly, that is an operational issue that should be addressed internally--not a problem that should be passed on to paying guests. We relied on their confirmation and planned our special family trip accordingly. At a minimum, they should have honored our reservation or made a meaningful effort to provide a more comparable solution. I rarely write negative reviews and generally try to be understanding when mistakes happen. What was most disappointing was not the error itself, but the response. There appeared to be minimal urgency or effort to make things right, which left us feeling that customer service took a back seat to business considerations. On a positive note, Airbnb was extremely responsive and worked quickly to help us find an alternative solution. Avoid this HOA/property management if you value basic safety, communication, or accountability. The entry/exit gates are clearly unreliable and apparently capable of causing vehicle damage, yet management acts like every complaint is an inconvenience instead of a serious issue. After a gate-related accident damaged a car, multiple calls were made the same day with no response whatsoever. That set the tone for the entire experience. What followed was endless ignored messages, delays, excuses, and dismissive responses. Instead of taking concerns seriously, management seemed focused entirely on avoiding responsibility and shutting conversations down. The attitude throughout the process was cold, evasive, and unbelievably unprofessional. The fact that residents and visitors can report property-related damage and get stonewalled for months says everything people need to know about how this place is run. No transparency, no urgency, no accountability. Honestly, organizations that operate like this should not be managing residential communities. People deserve better than unsafe gates and management that disappears the moment there's a problem. read more

We reluctantly (after seeing the 1.5 star rating) attempted to book a place in Avila Beach through Seven Sisters. My wife called inquiring about bringing our dog with a PSA certificate. She was told send the paperwork and make the reservation which she did. They eagerly took our $1300 deposit. Several days later she received a threatening email stating our paperwork didn't count and that lying about our dog's status was a felony blah blah blah. Rather than go back and forth my wife immediately asked for our deposit back via email and received no response. My wife finally called and was told Terry had stepped out and would call my wife back. My wife said no thanks your email was disgusting and just refund our deposit. After attempting to stone wall her and tell her Terry would call her back she was fed up and demanded our deposit back. Not a great experience for a " condo" on Airbnb from Seven Sisters. Pics are all wide angle, but it wasn't a condo with a small kitchen, it was a bedroom with an en suite bathroom. With a locked door to rest of condo. No private outside area as advertised. A closet in the bathroom with shelves with tiny microwave & coffee maker isn't a kitchen. Wear & tear on toilet seat, no way to open a window unless you move a dresser, front door opens outside so they can see directly in the the bed. Next time I'll read Yelp! read more

Unfortunately there aren't many options to stay in Avila beach. So every year we come back to Avila, it's here or a hotel down the street. Due to the size of our family, we typically opt for this place. Below are a list of all the major challenges with the courtyard locations in Avila beach with the first one being a major problem. All of the odd numbered addresses that share the alley next to mission pizza and custom house have to ensure constant loud sounds at night. The noises go on from 9 pm all the way to sometimes 1 am in the morning. Closing the windows does not help at all. Sounds like breaking of glass bottles, dumping glass bottles into the metal dumpsters, dropping/throwing of kegs, dumping of trash cans, shouting, general conversation including profanity, vomiting, and horrible drunk singing. As mentioned, even closing the windows doesn't help. So unless you can take out your hearing aids or you're a ridiculously heavy sleeper, you won't be getting any sleep at night. What makes it more unbearable is that the sheriffs department doesn't do anything about it. Called them twice and nobody came out so everyone just suffered through multiple hours of disruptive noises. Paying thousands of $$$ for accommodations but having to deal with this is absurd. And when you close your windows to try to muffle the sounds, good luck because none of the units have air conditioning. During the summer months it is unbearable hot and stuffy in these old units. All the units we stayed in have always had old appliances and furniture in them. The basic surface areas are clean but most other parts of the living quarters are dirty. I wouldn't walk around barefoot in these places. The check in time is 4 pm lol. So basically the first day you pay for you're only getting 2 hours of sunlight. Often times they run out of towels and beach towels so please bring your own. Thanks let me also just bring my own linens for the beds as well? The mattresses we had to sleep on were very old and had visible low spots/divots in the bed where someone slept. If you have to use their wifi for streaming, good luck. They have really slow speeds so expect to either use your cellular service or be stuck with unbearably slow speeds to stream. Often times there is damage to the courtyard area such as the broken fountain, busted tiles and issues with doors not working properly. This time around there was about 6 broken tiles in the courtyard that were not cleaned up. They just put a cone on top the razor sharp shards. Good luck to your young ones who are likely to hurt themselves on this. If not obvious by now, you're going to be on your own once you arrive. You will receive very little support/help from the management team. This is a tragic waste of a great location in Avila beach. Definitely not worth the money and headache. Will do everything I can to warn others to avoid this place and these people. You and your hard earned money deserve so much better than this place can offer. read more

I stayed at the "Good Life" property in Pismo Beach, CA 06/26/22 though 06/30/22. The property itself was as advertised, and did not have any issues with the property itself. Then... After I checked out, on 7/1/22 I called around 10am to inquire about a pillow I left in the property. I was notified that someone would call me back within 2 hours. They never did. I called back on 7/5 and I was able to connect with someone who informed me that the pillow was located and would be mailed back. It is now 7/29/22 and no pillow. I called today 7/29/22 to ask about pillow and they said they would look into it and call back. BUT... Here is the biggest issue. On 7/5/22 they informed me that they needed to replace a mattress, that it was "soaked with urine" and after 3 days it was still wet. Long story short they said they needed to make an insurance claim through CSA (their insurer). 7 Sisters notified me that I was covered for accidentals and once the claim is processed my deposit would be refunded. Every Friday I call for an update and every Friday they come up with some new excuse or delay. My gut tells me they are basically trying to SCAM me out of my deposit, as I do not believe anyone had an accident in the said bedroom AND has anyone encountered a urine soaked mattress that had so much urine the spot didn't dry after 3 days? read more

Seriously ridiculous Per night is over $409.99 for a modest condo to rent and they throw at you a $250.00 CLEANING fee. Ridic !!!!!! I recently stayed at a property managed by this grossly incompetent agent. They listed the property through Airbnb and misrepresented being the host when that is untrue. They gave me directions to the property and when I arrived it was occupied by someone else. The doors have no locks and I entered seeing the belongings of others. They double booked and instead of apologizing they justified their error and blamed me. They also have the audacity to charge over $500 in fees. I paid for a shed, the same amount I paid for a beautiful luxury Treehouse in Carmel with a view and hot tub. Don't ever do business with these people. They lack professionalism, courtesy and hospitality. They only care about the money. Also the place I ended up staying in has faulty electrical wiring which can lead to a fire hazard and liability. This company is many things but professional, responsive and kind are none of them. We had booked a site w/ them through Air BnB only to find out less than 24 hours before hand (after attempts contacting/calling Terri - the so called boss w/ a few questions) that in fact they had double booked us. The day before we leave for vacation we again call the company and get told that some how this was incorrectly booked (blaming Air B&B) and that we would need to talk to Air B&B. No accountability or offer of any type of solution. We proceed to talk to Air B&B as we wait several hours for a response from Terri who is on vacation, only to find out from Air B&B that 7 sisters has now canceled the reservation... We still get no phone call, no apology and certainly no attempt to make the mismanagement of this right. Low and behold - they suddenly get a location that is open and quickly offer us to book it - of course, it is hundreds of dollars more a night. God forbid they are courteous and understanding of this and offer us the same rate (for basically the same or in my opinion lesser accommodations). When I propose to Ryann (the "supervisor" who then later tells me she isn't really) - she says she has to ask her boss (Terri), hangs up, and sends a cryptic email that they have no places available (a lie as they had been "holding" the more expensive spot) for us. Ryann still has not responded to my email inquiring as to why there are suddenly no spots available. This is a bold lie and it is shame that companies (and humans) who just care about $$ exist. On the happy end of this story - we have now booked through a new rental company who is accommodating, kind, and even allowing us an early check in seeing as our vacation has now been delayed a full 24 hours - all in thanks to the poor management and poor response times of the 7 sisters company. Do yourselves a favor and do NOT use this company. Of note, I NEVER write negative reviews - I like to give companies the benefit of the doubt and understand we are all human. They did not act like or treat us like humans - only like $$$ signs :( read more

This company double booked their rental at 359 Stimson Ave. Pismo Beach. They have their own website as well as listing on Airbnb. They cancelled my Airbnb reservation due to their error with less than 24 hours notice to my party of 6 adults. We have lost precious time off from our vacation waiting for Terri or Ryann at "sevensvr" to right their wrong. After dragging us along for over 24 hours they now say they do not have anything else to offer us. Their website shows at least 2 units that would have been sufficient for us. Wanted to book a place but upon looking at the dozens of available rentals saw not a single one takes pets. What a disgrace this company is. Usually vacation rental companies have at least some pet friendly places. Not this one, they hate dogs and are rude when asked about it. Stay away from these greedy overpriced dog haters. read more

We rented a property in Avila and we felt as if someone was always watching us! Seven Sisters kept contacting us and knew exactly at ALL times how many people were INSIDE the house. We Never went over 10 people visiting or the amount allowed to stay over. We followed all rules set by the owners and Covid Standards. It was the employee at 7 sister who was watching from who knows where and quite frankly ruined our weekend . It was Ridiculous and we will Never rent anything from them again. The house was beautiful and great location and A Lot of money to rent it but we felt an Enormous amount of our privacy invaded. read more

I reserved and paid for a weekend at the Morro Bay property. Two days after all was paid etc. I was sent an email stating that my reservation had been cancelled due to a conflict. No other explanation, no offer or recommendation for another rental, nothing. They did refund my payment, but that doesn't help the disappointment or anger at the lack of customer service. Something I don't believe this rental agency possesses. This is not the first time I have not received any form of customer service. I have tried to contact this agency several times without success. Never ever use this company to rent a place. We rented a house for over $1800 (for 2 nights) , this house usually rents for only $271 per night. We booked it anyway since it was thanksgiving and it was last minute booking. Now they are falsely accusing us and asking for $1200 more!!! They are saying that we took a dog since they saw dog dandruff ,we didn't wash the dishes,there were trash in the trash cans etc. We didn't take any pets there .Now I am really concerned that my son with allergies has issues from the dog dandruff that they found there, it could be from another renter possibly and they didn't clean it well before giving it to us.Avoid this company by all means. If you use this company you will have to deal with a stressful time after your rental . Instead of thinking about all the good times you will be dealing with false accusations . They are just greedy and want more $$$$ read more

My family stayed at one of Seven Sister's properties in Avila Beach over my wedding week and while the property itself was beautiful and perfect for our needs the management is really poor. My dad's truck was stopped halfway in the garage and halfway out as he was pulling out. Out of nowhere the garage door slammed down on the hood of the truck damaging the hood and frightening us tremendously. The maintenance person at the property happened to be standing nearby and noticed what happened and saw that no one had done anything to close the garage door, it fell completely on it's own. A normal garage door should also immediately open again once it senses that it has struck an object, but this one just stayed slammed on the truck. Not only is the management company refusing to pay for damages to the truck but they are refusing to even acknowledge the problem. Fortunately this was only a car that was damaged and not a person, but this could have easily been a person or a child standing under the garage door, causing them to be pinned by the garage door. Seven Sisters' lack of acknowledgment leads me to believe that they have done nothing to address this problem so I would think twice before staying at this property. read more
