Maintenance: I had a bad experience with the head of maintenance, and on several occasions I had to make a fuss to get moldy AC vents and a moldy shower knob replaced. Most maintenance workers are professional and do good work. Overall rating: 4 stars. Sheraton: at times communicates well. Most maintenance requests are completed around two weeks. Some have been longer. Some have been shorter. My rent was raise without any improvements to the apartment. When I called Sheraton out on this, they gave a very snide response. When I pointed out that my lease had been violated on several occasions because of people parking in my spot, they had no response and ignored it all together. Sheraton's rating: 1 star. The units at 480 Manzanita, in my personal opinion, have been slow to be updated, and have not been properly updated concurrent with quality of life versus deterioration of things like the cabinets, fridge, stove, bathtub, sink, shade protection, windows, vents, faucets, shower knobs, etc. Owner/investor rating: 0 stars. read more

Stay away from anything managed by Sheraton. They will charge you for things they legally can not. They lied about cleaning credits and stole our deposit, plus charged us $1,000 on top of it. They refused to give us an itemized bill. I had to fight and claw to get it reduced from $2,500. I lived in many apartments in Chico and other places, and always got all or most of my deposit back. Sheraton Real Estate Management is a terrible company to rent from. The property manager has harassed my family and I for months claiming I was smoking on the property - the manager claimed she "watched my out her window and saw me smoking while watching my child play". I do not smoke. She was confusing me for another tenant and for months stalking me and threatening me with 3-day eviction notices. I asked the property manager to submit a work order for the AC unit in my complex and she outwardly denied the work order and then, completely ignored my second request. The AC stopped working and my family was completely displaced for a few days. My apartment reached 98 degrees during this last heat waive. Sheraton did not do anything until I contacted an attorney - what the property manager did and Sheraton was illegal and left my child in danger of heat exhaustion. The property manager has ignored other serious health and safety violations such as broken glass all over the complex among other items. The property manager has sent long rants for months straight threatening the entire complex with fines and 3-day eviction notices for things they cannot provide evidence for or, pinpoint to a single person. Yet - they feel compelled to threaten all of their tenants who pay rent. The property manager text messaged me at 3:30 am on a Saturday after denying a work order for my AC - my apartment was 98 degrees. This company has harassed and bullied many people in the complex - we are middle-class families. The property manager harasses and bullies the people who live above and next to them - repeatedly sending messages at all hours of the night and day, threats, and have failed to do their job numerous times. I would not recommend renting from this company. I would recommend anyone who is struggling with this company to reach out to the Butte Housing Authority and seek legal help to stop them from their bully behaviors. It is the only thing that got the property manager to back off. This company needs to be investigated for other illegal activities as I would imagine I am not the only tenant who has been harassed, bullied, and denied work orders that left my family displaced during a heat waive. The AC is still not working properly - I have put in 5 work orders. Glass is still all over the property - the manager has known about this for months. Like many other prior Paradise residents I'm a displaced victim of the Nov. 8 Camp Fire in desperate need of temporary housing for my special needs son, his service dog, 4 foster kitties, a parrot and myself. As a homeowner of 35+yrs, I was shell shocked by the events of that time. I found myself in very unfamiliar territory and completely unfamiliar w/the leasing process. I was stunned at how detailed Sheraton contract was. They certainly left nothing to chance in their intention to protect themselves. It let me know I'd be held accountable for their property. At a time when an available hotel room could not be found anywhere in Butte Co. a friend mentioned to me he knew of a recently vacated Sheraton unit and offered to look into it on my behalf. Unable to provide any of the necessary documentation required for validating a prospective renter other than a couple of references and a very good credit rating, I had very little 'collateral' to offer. I can't say why but perhaps due to the urgency of our circumstances & assurance of insurance coverage, I was given the benifit of doubt. In spite of the obvious issues and a very high demand, I was provided a home. I've been in my unit for 5 mos now and though it's not our home, with very few exceptions I've experienced nothing of the horrors described in other reviews I've read today. I've actually known the complete opposite. The staff I've encountered have demonstrated exceptional professionalism treating me with respect and courtesy. Even though its sometimes taken longer than I'd like, any reasonable request for repairs have been accommodated w/o incident. I don't negate encounters depicted by anyone taking time to write a neg review and I recognize my own experience w/Sheraton isn't yet over. To date however, I've been very happy in their care. Whatever happens, I'll always be grateful to have found them willing to take a chance on my son and I. They certainly didn't have to. Because of that, I can't help but feel compelled to offer a different perspective to all the openly hostile reviews, justified or otherwise, I've read describing an uncaring, greedy, heartless organization whose only aim is to take advantage of unsuspecting renters. Until we are eventually able to relocate to a permanent home. I'll continue to hope for the best and do what's expected/reauired of me as outlined in their contract. Do NOT rent from this outfit, which after an initial deposit of $300 (required fourteen days before you're allowed to move in) denied ever receiving it, even though I had a signed form. Before I moved out after four years, I employed Swish Maids who did an awesome job of cleaning the bathroom and kitchen -- better than when I moved in. However, the property Manager, Brad Williams, conveniently did not show up for the final inspection, and did not notify any other staff member. All ready to leave town but without phone service, it took a neighbor's help to call and request that someone show up (no public phones work in Chico, it seems). When another staff member and a trainee did eventually arrive, there were no issues raised that required fixing. But the same manager disregarded their findings and issued a 'blanket' cleaning order -- which amounted to eleven hours of upgrade, including things like repairing all three-pin outlets, all of which were ungrounded (c'mon now, did I un-ground the outlets?). Security Deposit as a profit center, for sure. Out of $700, I received a refund of less than $150. I would advise any future tenant to document with dated and witnessed photos the condition of the place when moving in, and when moving out. Then, if you remain in town after moving out, take the matter to the Small Claims Court, where your case will be decided primarily on the evidence of your photos. Difficult to do if you've left town, of course. During the course of my four-year tenancy, the front wheel of my car was stolen by customers of a drug-trafficking operation going on in one of the twelve apartments. More than that, we were all subjected to a constant stream of unsavory traffic, even though management, informed by tenants, was well aware of what was going on (only a police raid eventually served to oust the offenders). Similarly, the same manager disregards the dying trees on the property. Better to AVOID this management company and it's property manager, Brad Williams. Instead, ask Swish Maids for a recommendation of a company with integrity which will respect your needs and which will not steal your deposit. The upside is that I'm so glad to be out of there, and I sure don't miss the sloping, creaky kitchen floor, or the repeatedly kicked-in back fence, which tenants and neighbors have to constantly fix, and about which management doesn't give a hoot, let alone install wire fencing inside the wooden panels. We moved out of a Sheraton apartment about a decade ago. It was ridiculously difficult. They charged for 10 hours of cleaning and could not tell us why. We had left the place spotless. They finally came back saying we had left cleanser residue in the tub, and light fixtures in the dishwasher (which is where they asked they be left during painting). A few years later they purchased where we then were living. It went downhill fast. They distastefully fired the WONDERFUL senior-citizen manager, raised rent, and generally ruined the place. Renters and Guarantors Beware Sheridan Property Mgmt Company and President Dan Hebert are unprofessional, greedy and use intimidation instead of effort to resolve issues with their renter. Dan had issues with parties at a four-plex where my child lives. Dan's approach to resolving this issue is to threaten ALL tenants with legal action. I have asked Dan to perform the due diligence required to identify who sponsors these parties and address the issue directly with those students, but he choose to take the easy way out and use 'guilt by association'. PS..... Now the the boys have moved out of the apartment, Sheradon has billed us $3,500 for 'Move-out' repairs. There are certain repairs to be done, but Sheraton decided to gouge us for unneeded and over-priced repairs. It's obviously Dan's business strategy to make significant revenue by overcharging for repairs. If you need to rent in Chico you will probably encounter Sheridan. I have been with Sher 2. 5 years since I've lived in Chico as a college student and I would not have choose to rent from any other company. The management staff is personable and ready to help! Both places I rented with them were clean and nice for the area. Whenever I needed maintenance, they were out there the day or quite soon after. They have some great on-property managers as well! At one point during my time in Chico, I rented from another company and hated it so much that I eventually came back to Sheraton Real Estate Management. Sher and her team are amazing. Whew! Where to begin? I have been dealing with Sheraton for almost 5 years. In both locations that I have lived in Chico, Sheraton has been the management company. My first place out of the dorms was in Pomona West. The first batch of management that came through there was all right. I never really payed attention to them. The only thing I heard about was the state of the apartment when I moved in. Supposedly it was pretty dirty, but my old roommates took pictures. Despite this, and all the information on the move in checklist, they still attempted to charge us at move out several cleaning charges, despite having cleaned the apartment pretty well... California renter code says that tenants cannot be charged for wear and tear that is not outside of reasonable bounds. That means that management companies are not allowed to charge past the level of cleanliness at the move in. I definitely was. The overcharge was blamed on the cleaning company by the real estate management, and so we were given the run around. Apart from that, the apartment was nice, the outside became infested with fleas though, and as a result the inside of the apartment as well. They were fairly prompt with repairs, maybe taking a week or so to get around to certain things, but overall not too bad. Management was OK. They were polite, and occasionally pretty nice. I missed the rent day by a day a couple of times and they reversed the late fee for me. So, pretty cool there. Then Sheraton took over, and things started getting worse. So I decided it was time to pack it up. I moved into another Sheraton property on 7th Ave. The place was pretty nice, and getting in there wasn't too bad. We managed to get it done quickly. But maybe that's where the problems started. Our rent situation was a little confused for a bit, so sometimes our rent would not be paid in full each month. This wasn't anyone's fault but Kathy's, our management rep. I just want to take this opportunity to say that I don't think the management isn't fully competent, just perhaps, a bit overworked. Sheraton is probably one of the biggest real estate management companies in Chico, and growing all the time, but the people to property ratio is far too small. This leads to the conditions that we had to live in for the first 6 months. Every few days we would call Sheraton to try to reach Kathy. I would leave a voicemail, clearly stating who I was, and why I was calling. I would ask politely for her to return my call. I would never even receive a reply. She was always in meetings or out showing properties. She hardly ever returned my calls. I was calling about very basic things. We were never able to do a walkthrough when we first moved in and there was some slight damage to the apartment in certain areas that I am sure we'll get charged for. We weren't able to do the walkthrough because we rushed the entry process, but even after moving in, she never came through with us... We were given a list of certain things, but several wall marks were missing. Now the really bad stuff. Like I said, Kathy was terrible at returning calls. I was calling her about some basic stuff. In the kitchen the florescent lamp was broken. It had a broken ballast, and after spending money to replace the lamps with no effect, I tried to call Kathy to get a maintenance appointment setup. We had already set one up with the request method through the office, but they sent out a guy to replace our air filter? We went for 6 months, calling Kathy, and asking for other reps, before finally Cher came through for us. Once Cher learned that our lamp was broken and had been for 6 months she put in a request to have it replaced. So for 6 months, our kitchen was dark... We had stove lights, and the light that came in through the window... Once we had light in the kitchen we could finally see the roaches. We had a mild infestation. This was easier to get fixed, we just put in a maintenance request, and they came out in a week. (We also had a big black widow infestation downstairs, they were hanging out in the living room!) Next was the rent debacle. Before Sheraton made their online system, they required hand delivery of the check to their office. If you did not make the rent on-time, or one of your roommates forgot or something, you'd get a 40 dollar penalty. OK, that's fair I suppose. But, if you forgot to pay the fee by the next month, you'd rack up another 40 dollar fee. And the real catch is, they never told you when you were late, or if you had some remaining balance for whatever reason. You'd just get penalized! Go for three months paying your rent but forgetting the penalty? 3 day notice. They charge you for that too. Without contacting you, checking in with you, sending you the ledger or anything, 3 day notice. Anyways, I am out of space. I hope this sheds some light on the crap Sheraton will try to pull with you. The online service should help with this. That's why they get 2 stars, instead of 1. read more

To be honest we had extreme reservations about renting through Sheraton because of all the negative comments we'd seen online and heard from friends, but the deal was too good to pass up -- lease takeover from someone at $900/mo in 2011 for a 1,024 sq ft 3 bed, 2 bath privately owned condo allowing pets that they managed on the south side of town near the mall. Paperwork and everything was easy-peasy and I seem to recall they even only charged us an application fee for one person instead of two since we were a married couple which saved us $25. Very cool. While initial impression was positive, we did have one frustrating experience. Prior to taking over the lease, we verified there were no charges on the account with someone at Sheraton rather than just taking the previous tenant's word for it. When about a month after moving in we received notification of a $135 charge on the account for a window repair, we were unpleasantly surprised. Turned out since the charges were still being processed and were through their maintenance company, it wasn't on there when we'd checked. Theresa attempted to contact the previous tenant and of course he did not respond, so ultimately they stuck us with the charge. They allowed us to put it off until we moved out, but that wasn't without sending us at least six notices that we needed to pay or we'd receive a three-day notice to quit. The first few times we contacted them in a panic and eventually they put a note on our account stating our situation, and said we should just ignore them because they were automatically generated heart attacks kicked out by their system. Our experience may have been different due to renting a privately owned condo, but we were told as long as we took care of the place and only did improvements, we could make changes to the unit. We ended up painting, installing laminate flooring, new 3.5" baseboards, etc. throughout a few rooms. Theresa saw the place prior to the flooring being done but after decorating and painting, and said she loved what we were doing (and that was with colors like Robin's Egg Blue!), and that her philosophy is that if a tenant cares enough to make improvements, they care enough to take care of the place. We REALLY appreciated this approach! We felt like we were home instead of in temporary apartment living. Our property manager changed from Theresa to Adam, and he was equally courteous. His assistant, Rachel, was great, too. They can be a bit on the slow side to respond sometimes and can require reminders, but they were always super pleasant about it which I also really appreciated as I'm a giant weenie that gets nervous interacting with the outside world. We only required a maintenance call once, but they were out within a couple days and did not charge us. They do have maintenance inspections for changing filters, batteries, etc. that have an obnoxious two-week window M-F 8-5 (seriously??), but you can call to have it scheduled for a Thursday instead or in our case, eventually just skipped. We were there about 3 years and although we'd been month-to-month for the majority of it, they never raised our rent. When we transferred it to someone else, we were not charged any administrative fees, and after moving out they were willing to write us a letter of recommendation for our pets which was super nice. So overall, it was a positive experience, but I think ours was a little out of the ordinary given we assumed by lease takeover and left by lease takeover, so never had to deal with walkthroughs, trying to get a deposit back, etc. read more

From the perspective of property owners, who trusted Sheraton to "manage" their Chico 'rental'; IF there were the ability to leave "negative" stars, Sheraton "Mis"-Management would deserve a -20 from us!! They have been TOTALLY negligent in their performance of their legally required "Fiduciary Duty" with us, several times, the last being the worst! They rented to a woman, Carrie Ward, who had a dubious rental history and they did not screen her sufficiently. In the lease, they "gave her a break" on the rent, in return for her promise to "take care" of the outside landscape, saving the cost of a "gardener". The lease also, specifically, said "NO pets". In a matter of a few weeks after she moved in, with her thuggish brood of destructive kids, it should have been obvious to even the casual passerby that Ms. Ward was NOT keeping up her end of the legal contract, to keep the landscaping looking as good as when she moved in. IF Sheraton had even bothered to "drive by", they would have been alerted that they ought to schedule a "walk through" of the interior of the house! Had Sheraton DONE their legally required Fiduciary DUTY, they would have discovered that she had brought in dogs and cats, breaking the terms of the lease and that her brood of thugs was systematically tearing up the house! They put holes in doors, tearing one out of the wall, put holes in the walls and destroyed a perfectly good, fairly new, refrigerator! All of the floors had to be scrubbed, cleaned, sanded and re-sealed, due to the extensive pet oder and damage! Ms. Ward signed a 1 year lease and indicated that she planned on staying for 2-3 years, but, shortly before the lease ended, she gave her notice and moved, leaving us with a terrible mess! We kept her "deposit" and after all of the repairs were done, she still owes us $3,748. She has disappeared off the face of the earth, and if anyone reading this knows her whereabouts, there is a $100 reward for that information. Sheraton, in the meantime has been utterly useless in helping us to recoup our loss and we fired them! We feel it is doing a "public service" to notify any prospective property owners, who might be looking for "management" in the Chico area. Sheraton was nice to begin with, then they started getting sketchy. Larry Ruby, who I've heard may have gotten fired, is notorious for his scandalous actions and behavior. I was trying to find someone to take over my lease, and when I had serious questions and concerns, he handed me off to Adam Pierce, then completely ignored my calls and emails for almost 2 months. I thought if ANYBODY, a CEO would be able to help me out! Then under Adam's reign, his assistant Rachel was helping me with a potential person to take over my lease. she told me she'd call me back later that day to tell me if this new prospective person would qualify, but she never did. it wasn't until I blew up their voicemails and emails did Rachel call me back saying, "oh yes, she qualified, you just have to sign your lease assumption form and mail it in." but by then, it was too late. she cost me 2 months rent ($600), for god sakes I have a family to take care of, she was extremely unprofessional about the situation, she didn't care. Then I finally had someone take over my lease, I had a check in the mail for June 2014, but someone else had already signed away and moved into my old room. AS SOON as I found out that I was off the hook, I immediately called Adam and said, "cancel the check please, I don't want to be charged!" this of course was in a voicemail which he never checked and/or regarded. I thought they got the message but 2 WEEKS LATER, the check got charged and my bank account was overdrafted $350. Adam sent me a check to cover the financial damages, but why happen in the first place? My first father's day was spent broke and unable to take my own family out to eat (i'm the only one who works). I was late on paying my wife's Birth Doula, credit card, and vehicle payment as well, and I SENT PROOF of all of this to Adam Pierce. I put in an application. I got approved, but upon viewing the house, I realized it just wasn't big enough for my family. I was told to look on the site for other places that might fit our needs. I did. That was over a month ago. I have emailed, called and left messages and still no reply. Although the unit is still up for rent. It's very concerning that all my personal information was given to them. And for what? I'm curious as to why they needed me to fill out an application, give them all my paystubs and credit score if they have no intentions (it seems) to rent the house. Identity theft is big, and by the way Sheraton operates, I wonder if they might be doing illegal activity with my/our information. read more

If there were - (negative) stars, that's what I would give Sheraton. I don't even know where to begin- this rental company is crooked- thieves who literally make up false documents and use previous photos from other renters to take your money. I feel like I need to warn other professional adults to document in writing and with dated photos: absolutely EVERYTHiNG!!! They will lie, cheat, and steal. They even listed our rental as for sale on Craig's List over Christmas without telling the owner or us, the renters, about this. So, beginning on Christmas Eve, we started having non-stop individuals, with and without their real estate agents, knocking on our door to come through our home- with no notice whatsoever. Needless to say, that was an inconvenience. Dare I mention the black mold covering our walls that was ignored by Sheraton, or the failure to fix the many broken doors, floor boards or cabinets (from previous college students) that we were told would be fixed (and were not ever addressed again despite our numerous phone calls) immediately after we moved in and then we were slapped with the bill once we moved out only 7 months later! Our house was broken into 3 times after we moved out with only 2 weeks left on the contract. Each time we notified Sheraton and filed a police report. Sheraton refused to follow police suggestions on how to secure the house, resulting in additional break-ins. We were then given the bill for the broken windows and doors from the intruders/squatters instead of having the owners home-owner insurance notified. While our renters insurance addressed the issue of our stolen items, the damage to the home itself was billed directly to us. I have NEVER dealt with such an unbelievably negligent company like Sheraton in my 43 years and highly suggest that you don't either. The issues described are just a few highlights of our experience with Sheraton and there are literally dozens more I could list but I think I made my point: these people are as crooked as they come. I'm not even sure how they are still in business after learning from many many others in town that this is par for Sheraton- I've been told I am lucky to have only been slapped with a $3800 bill for things that were not caused by me or my family. read more

I'd thought I'd give a quick update on Sheraton's continuous effort to suck. I've been looking for a new place to live and since Sheraton owns half of the rentals in town, it's been tricky. I ended up looking looking at their site and I found a place a place on 5th Ave that I really liked, it had all of the features I was looking for for a great price. I kept checking back on the ad online throughout April debating if I should look into it. I ended up calling near the end of April to ask if I could take a look at the place, to see if it was worth my time. They said that they wouldn't be able to show it for a while since it wasn't ready yet. Mind you it was being listed as available for move in May 1st and this was about a week before. So a few weeks later called again trying to find out more about the apartment (it was still listed online) and I was told that it was actually in the process of being completely renovated. That's great I said, and I asked around when a unit would be ready. They said sometime in early summer, they weren't sure on an exact date yet since the owner of the complex (not Sheraton apparently?) was renovating a few other units at the same time. Um okay. I ended up going in and talking to Sheraton yesterday to ask if they had a ready-by date since I need to move soon. One person said "pretty soon" and another said "at least a month". I asked why have they kept listing the place for nearly two months when it's been unrentable and an office lady said the owner wanted the ad to be kept up. Huh? How does that help anyone? So today I drove to the apartment myself to ask the owner if he could give me some concrete info possibly. His son said that one unit will be done in no more than three weeks tops. He said I could go in and take a look at the place (success!) even though it was all drywall. I loved the layout and the patio. I went back outside to ask him a question, and he completely disappeared. Fabulous. If it's this much god damn trouble to rent a place it's not worth it. Now for some related news. My friend lives in a duplex he's renting from Sheraton. Sheraton states that they are not responsible for the care of the backyard. That's fine and all, but doesn't one think that it should be in decent shape when rented? We've found cinder blocks, fence poles, metal stakes, all kinds of trash, toys, garbage bags, and other goodies laying around in the jungle-like grass and just beneath the surface of the dirt. None of it's their problem! But I'm sure there will be a nice fee for "trash removal" fee at move out, but all of the junk will be there for the next occupant. Also today at the place, there was supposed to be a viewing for a prospective renter. My friend had work so I agreed to help and be there by 2 when the walkthrough was going to happen (from 2 to 3pm). You just never know with strangers in your home ya know? Well I pull up at 1:30 and the front door is ajar! I run inside and a Sheraton rep is in there with a very methy looking lady showing it off. I was a little pissed. JUST A LITTLE. I showed the lady the notice that had been left earlier in the week about the viewing from 2-3, she showed me her schedule that says that this home was to be showed at 1:30 and apologized, that the guy must of written it down wrong. Too bad I can't give this place a ZERO. There are just a lot of things wrong with this company, I don't know where to start. My boyfriend rented a home from them last year. Within the first couple of days, a rat ate through the dishwasher tubes & their entire house flooded with water. All of their stuff was on the ground, including expensive electronics, since they had just MOVED IN. So a lot of it almost got ruined. This happened in July and it took the rest of the entire Summer to fix. They still had to pay rent even though only one room was left intact. It was pro-rated but not by much. The woman who checked them in was not the same one who checked them out. In fact, NO ONE checked them out. We waited 45 minutes over the scheduled time on the letter received, and no one came. We left a note to call as soon as they arrived so that we could come back. Never got a call. Eventually when they received their deposit in the mail, but it turned out to be a CHARGE. They got charged over $1300 + deposit. This included a fee for a TREE BRANCH in their back yard that fell from the old tree as well as other previous damages that were listed on their check-in sheet! When they wanted to get in contact with Sheraton, they took a really long time to respond. Their initial plan was to take them to small claims court-- WHICH BY THE WAY Sheraton has had over 200 cases filed against them in the last 5 years. However, Sheraton took SO LONG TO RESPOND/COOPERATE that the charges they placed on them were going to get turned into a debt collector/claims company which would affect their credit! That is just plain WRONG! Their parents were listed as guarantors/co-signers so it would have affected them as well. Eventually, it became impossible to wait any longer without the charges affecting their credit that they HAD to pay the fees. My experience was different. I never actually got to rent from them (THANK GOODNESS!!). Apparently leasing agents take long vacations in the middle of processing your application without having someone else take over. When I called to ask the status of my application, no one knew what was going on. Seriously? She didn't even TELL ME that she was going to be away until I tried to contact her. All I wanted was to know whether or not I was going to get the place so I could either sign a lease or move on and find somewhere else before it was too late!! However, I didn't even get any response from this person until over a week after they had gotten back. Too bad I paid $50 dollars just to APPLY, and I don't even want to live there. When I expressed my frustrations to a friend, she shook her head and told me that I don't want to rent from them anyway... that is, unless I don't want any of my deposit back. She cleaned her apartment for a whole week. They took her ENTIRE deposit & charged her for "scrub marks" in the bath tub as well as "water droplets" under the faucet & outside the windows. If you are going to take one thing from this review, please rent from another property management company in Chico... Sheraton is one of the most poorly run business I've ever dealt with. It takes Sheraton 20+ office employees to ineffectively do what companies like Blue Oak Property Management do with 3 main employees. When it comes to your deposit, you might as well hand $1200 to a guy holding a cardboard sign on the East 20th street offramp. After being told by the property manager that our home looked really good and we shouldn't be deducted for anything but little small stuff, Sheraton proceeded to take $850 from our deposit for ludicrous materials charges and hourly rates. Pros: they leave you alone during the year, you can pay online, they have an extensive selection of properties. Cons: their lack of urgency when maintenance needs to be done, poor communication and negative attitude of front desk receptionists, the companies long standing reputation for stealing your whole deposit... Do yourself a favor and explore one of the other property management companies in town. We have an abundance of them here, don't leave yourself at Sheraton's "mercy" read more

I didn't even get a chance to live here and I already know that this company is a screw ball company. There was a place I found on Craigslist and liked the place and went in to fill out my application and payed my fee only to have them call me and tell me that they were not going to let the current resident renew their lease. The decided that only hours after I had payed my fee and left. Read the review people they will screw you over left and right and take your money. POS!!! read more

We lived at a Sheraton property (foothill Manor) for three years and never had any issues. The properties and grounds we're well maintained and maintenance requests were handled in a timely manner. Pay your rent on time and be a good resident and you will not have any problems with this company. read more

I'm disappointed that giving zero is not an option. I rented a unit through Sheraton for a year and throughout that period I had constant frustrations with them. For one, they were very welcoming and generous in the beginning (before any papers were signed), but as soon as I was locked into their contract I saw a different side. The house I rented had a lot of problems--which I unfortunately found about a month into the renting process. Sheraton ignored my requests for help. They gave me a "pass-off" sort of approach. Finally after weeks of being put on the back burner they came out and "fixed" the problem. Basically it was the equivalent of putting a band aid on a broken leg. I'm sure you can piece together that when it was time for the walk through at the end of my lease I was charged for the problems that they failed to assist me with. That is probably their favorite strategy. I'm suspicious that they take advantage of younger (college aged), seemingly naïve people. I will not recommend this company to anyone. read more

Sheraton is the worst property management in the Chico area. If you want a simple move I suggest to steer clear of them. The first week we moved into our house we had random workers in and out with their own keys to come at their leisure, fixing stuff that should have been done before we move in. I live in the bay now, but wanted to review about sheraton. while in school i rented with them from 823 w. east apts. when i left the apt. it was clean and had no issues whatsoever. the "cleaning" cost was way over my deposit ( 1300$ cleaning) of 800$ which was ridiculous because i left the house the condition i came in. I was already away from Chico, and unable to defend myself. Also my co-signer was to be at fault, so I had no chance to fight for my money back. Good LORD this is by far the worst rental management that has existed in the history of the world. We were rented a house that hadn't been up kept in who knows how long, and was in desperate need of a remodel. This would have been alright if they then didn't try to charge us for the holes and cracks that ran through the whole house when we moved out. After keeping nearly all of our deposit they decided that the 2,000$ wouldn't suffice, so they notified us that we needed to pay an additional 400$ a MONTH after the lease had ended and we had moved on with our lives. I am saddened by the awful reviews for Sheraton. I have had nothing but a fantastic experience through this company with Cher Sonday working as our property manager for nearly five years. Simply put, I am reluctant to leave my little cottage because I have heard such awful things about other property management companies in town, and as I haven't had a single thing to complain about in five years, they are obviously doing something right! Cher is the hardest working property manager I have ever had the opportunity to work with. She is accessible, quick to respond, and always looking out for us, keeping our best interest in mind. I WOULD NOT use this company or rent through them. My mother, who is 80. She lost heat (very cold days) went without heat for 6 days! The 2 companies they use were too busy! She notified them that the front door wouldn't lock. It has been 3 weeks since it was looked at and she STILL doesn't have a day when someone can come out and replace it! NO NO NO DO NOT RENT FROM THEM!! They lost my rent. Even when I had the receipt from my money order, they claimed they never received it. I handed it right to them and was able to tell them when I dropped it off and to who they still refused to credit my account. BTW, when they realized it was missing they didn't call me, they called ransom other people on the lease. They don't respond to noise complaints, or take them seriously at all. I was actually told at one point "you're in a college area what do you expect?" and at one point they asked if I was racist because the people I was complaining about happen to be black and I'm white. Bottom line, they don't care. Lastly, they entered without permission once and did unnecessary repairs and then charged me for them. The only way I got out of that $200 charge was a letter from an attorney threatening to sue them for much more for entering without permission. Stay far away. Do not rent from them. The rent is fairly cheap compared to other places I have looked at, the apartment is huge and has lots of space. It is upstairs and down stairs so there is no one above or below you to complain about noise. The only complaint I have is how slow the office is. We started to do our paper work in February and 3 months later we still have not signed the lease for our apartment. Also, the management is very rude specifically Tony. Each time I have called them to ask if we have been approved or when we are signing a lease Tony tells me I am calling the wrong number and when I ask him for the right number he just says they will give it to you, which they never do hence why I keep calling the same number. Before I could say okay thank you he cut me off by transferring me. He is a very rude person and should not be dealing with people, Cher needs to hire new management. I have met her before and she is very nice and kind person who will work with you. The people in the office are going to ruin your business Cher, you need to find more people like yourself who will work with potential renters and be kind. Each time I deal with your management it makes me not want to rent here. read more

My old property management was aweful. So aweful, they shut down completely. After renting the same duplex for two+ years, I was hesitant to believe I would have a pleasurable experience with Sheraton. I was pleasantly wrong. They have been quick to fix any issue. They communicate and keep track of everything. The online portal is wonderful and we are even able to request repairs on a different tab. I love renting from them! They are quick and take our needs seriously as tenants. I am thankful for how good they are. Thank you guys!!! read more

Luckily, we have been assigned a new property manager and things have gotten much better. If Adam knows about it, it will get done. We've had our floors, slider door and horizontal blinds replaced, as well as refrigerator repaired since he's been in charge. To all other Sheraton renters, don't bother trying to put any work order with the front desk staff. My husband watched the older one "put in a work order" on her computer to make sure it happened. Their reputation held true and when we found out maintenance had not gotten the request. So what is these women do at the front desk, I don't know. They're definitely not doing their job. Took ONE MONTH to get the air conditioning working in our townhouse that we moved into in the heat of summer. Constantly moved back the date while I was living on the second floor is over 100 degree heat. Doesn't do business by phone, then doesn't respond to emails. 2 months moved out and still haven't heard back about my deposit. Pretty sure that's illegal. Takes months to get back on routine maintenance, sometimes not even doing it (even after multiple calls and emails). I'm sure they'll end up charging us for all of the problems in the house that were there upon move in. Avoid if you can. It's a damn shame they own most of the properties in Chico that college students rent out. They take advantage of kids who are just setting out to live on their own. Awful. read more

Absolutely Terrible. I rented a townhouse off of Manzanita for a year from them. Things were bad from day 1. We waited for about an hour on our move in day for someone to show up to move us in, my room mate had to drive to the office to get someone, who was not the person it was supposed to be. When she finally let us in, the carpets already looked horrible, and it obviously had not been cleaned or painted since the last residents had been evicted (the eviction notice was still on the door when we got there.) The lady took pictures and wrote down all of the things that were wrong and apologized multiple times. Within the first week of being there, the light fixture above the kitchen started leaking water, seeing it as a safety issue, we called Sheraton, they blamed us and never sent anyone out to fix it. The garbage disposal broke multiple times and my boyfriend had to fix it because they never sent anyone out after multiple calls to them each time. When our lease was finally up, I waited for almost an hour for my property manager Kellie, to show up and she never did. I left a note on the door telling her to call me to reschedule, she called and said she had just forgot about it and she'd reschedule it. She never did. I finally received the deposit notice in the mail, they tried to charge me almost $3,000 dollars plus the deposit for almost all the things that had been "written down and photographed" the first day we moved in. I would never rent from them again. They're nothing but liars and scammers. If you want to save your time, frustration and money, rent from someone else. read more
