We were disappointment in the state of the unit upon our arrival. Dirt/hair/dust/grime in multiple rooms. One of the accordion doors to the washer/dryer was off its tracks and not functional. Sinks in 2 bathrooms had clogged drains Given the cleaning notation in the contract as well as the cleaning fee charged it is unfortunate to enter a unit we paid for in this status. I sent a few photos of the state of the unit to property management who in turn offered to send cleaners out the next day. We declined as it was clear their cleaners did not actually clean and we were not going to wait 12-15hours for them to "clean" attached are photos of unit upon arrival stray hair on bedroom dresser grease on tv & cable console dust on tv, lighting fixtures & atop refrigerator grime & stray hairs in shower dirty hand towel behind bed. stained bed linens

RENTERS BEWARE! TERRIBLE COMPANY! We booked a house with them in December, they pulled the entire amount of money out of the bank, not just the deposit that was due. We had to fight to get our money back, they then pulled the total amount in January and turned around and contacted us to cancel our booking! They tried to insist we cancel instead of them so the cancellation was on us, not them. They claimed they needed to cancel due to an electrical issues and that the house wouldn't be available for an year. They then stated there was a pricing error as well. Well after we reported them to VRBO and the credit card company to get our money back since they cancelled us but still haven't issued a refund. And we discovered they have the property reposted as available for double the rental price! LOTS of negative reviews with the BBB!

I wish I can give a zero and I highly recommend not to use this company! They rented a house that cost 900 of hard worked money, I even rented an extra day cause of my travel I wasn't here. The homes air system had black mold in the filter and smelt horrible. The screen mesh for pool was ripped everywhere and had tape to hold it, not even a high strength one!. The carpets feel sticky like they haven't been cleaned and the door knobs and doors had stains all around. The bedding in all rooms had human hair all over I had to go buy bedding for the one bed that I needed for as it was just my wife and I, they refuse to reimburse me for cleaning supplies and bedding (80$) I documented and took photos of everything and will be happy to share with anyone that needs to see what shine villas do after they take you money they don't care. Oh and let's not forget I kindly said to management I don't want anyone in the home when I'm not there and guess what ? People were inside not on one occasion but twice .

This is the home we rented. Buyer beware! Check BBB reviews as well. Blocked us from FB

After accepting our reservation request, and FULL PAYMENT - they send a message that they need to cancel. "a glitch and a construction issue" was their reason. Could not get a refund unless I initiated the cancellation process. Still waiting on my money - and house is relisted 24 hours later. If you solved the construction issue, and had an unhappy customer who already made vacation plans involving this home, don't you think a good - reputable company would contact that customer with the "Good News" I feel like they play with peoples money - I'm still waiting on my $3k refund. (Good thing I used a credit card that backs me up!) CHECK BBB Reviews as well.

It was beautifully decorated. The only complaint was there was not enough places to store things. I feel that the Disney cruise ship room has more space to store personal belongings than the GF Studio. Being in a Lake view room, I could see the Epcot fireworks, and the electric water parade. I could sit at the balcony and just enjoy everything if I have the time. There is a free laundry room on the 4th floor. I was even offered free laundry detergent! There was no Victoria and Alberts on our honeymoon but the property was so close to the Polynesian as well as arriving by monorail to the Magic Kingdom. The Grand Floridian, I've always stated is my personal favorite hotel which prompted us to initially purchase DVC. We've made so many family memories over the years in Disney, my son proposed marriage at The Boardwalk Hotel. 2022, I planned a nice anniversary for my wife, so I booked a stay at The Disney's Grand Floridian Resort Villas. There are no more front desk check ins, everything is now done on the Disney app. I checked into the hotel, opened my room with my phone and made lunch reservations by the time I walked out of the hotel lobby. Once we unpacked our personal items, it was time to explore. I want to point out, we stayed in The Riviera DVC resort in March. The skyline access into EPCOT was amazing. The lobby??? Yeah.. It's a little weak (Still in my top 3 Disney hotels) The GFV lobby is unmatched in terms of hotel lobbies. It is simply magnificent and you're greeted by a live piano playing during the day! At Christmastime, they have the famous Gingerbread House on display along with a freshly cut Christmas tree in the lobby. Sounds amazing right? Staying at the Villas, you'll see none of it. The Villas are a separate wing, when you walk into the DVC lobby, they're building a Penguin fountain for your visual pleasure. It's not the same but DVC is showing you some love with their pretty lobby. They are also building another section that is closer to the pool. The new concept are studios with Murphy beds, they created a larger studio for more people. During our stay, I used all of the Grand Floridian amenities. I booked a couples massage, afterwards we had lunch at the Grand Floridian Cafe, that night walked to the Polynesian to sip cocktails at Trader Sams while watching the fireworks and in the morning I walked over to Kona Island for a coffee press pot. It's a Grand Floridian way of life son! Are you feelin' me Yelper? Here are my top three DVC Disney hotels, I also have a Vero Beach contract, this is my Disney Property list: The Boardwalk (our First DVC Hotel) The Villas At Disney's Grand Floridian Resort The Riviera Animal Kingdom/Wilderness Lodge 4th Don't bother me with Saratoga or OKW! Bay Lake, Copper Creek are still on my list as I have never been. A 50 point Grand Floridian DVC add on is sounding really nice. I gotta work on my wife :D

It'd Italian, I know, but it's also constructed by Americans, right? So to me it was a mix of Italian, but also kitsch. Entering the lobby area, I had a similar feeling. Ornate, grand, but slightly gaudy. It kind of reminded me a Real Housewives circa 2011. Definitely unique to Universal properties, but also a tiny bit dark. There was a bit of a wait at check-in but the staff was on it! So many different needs and questions, and they handled it all. Kelly checked me in and she was awesome. I loved her authenticity, helpfulness, and honestly, she really reset my energy after a long trip in. I didn't get into my room until around 4:15pm. I did request a room in a the West wing, and would probably skip asking for that in the future if the wait will be so much longer. I didn't get to try the restaurants I wanted, I was just so tired. Sal's deli and service was really cute, though! But I wasn't crazy about the sandwich (for another review). The winner in Portofino for me? The pools. I really, really loved the quieter pool away from the big pool with the slide. Now that truly felt like I was not in Orlando. The slide in the other pool is fun! The energy is high, playing top 40 hits and such. Great for kids. But the other pool? Playing old school italian music, with mostly adults, and a true villa feel. I think I would go again with family just for the pool. Though finding your way around can lead you to many stairs and a bit of a "maze" feeling. That part did feel authentically Italian, though! So yeah, it's not a brand spanking new hotel, but it's also not looking run down either, which I guess means they're doing a nice job maintaining the place. We stayed in a presidential suite which we booked directly with a time share owner online. The suite itself was very pleasant as expected, the finishing touches and furnishings were of good quality and the beds were comfortable. There was some light wear and tear here and there, but overall it was a very nice suite to stay in. Very functional and comfortable. We didn't use very many of the property amenities this time around because we spent so much time in the amusement parks, but there are a bunch of options including mini golf, pools, BBQ area, restaurants and more. As I mentioned in previous reviews, this property is located amazingly close to all of the Disney parks, which is great. The only downside I can think of was the fact that our suite was facing the parking lot and a power facility of some kind, right next to the building. This thing was making nonstop noise 24/7, making it impossible to enjoy the balcony. That really sucked. Luckily it wasn't audible in the room, but we did want to eat and have coffee on the balcony throughout our stay, and the noise made it very unpleasant. Overall I would give Club Wyndham Bonnet Creek 3.5 stars. While I would never purchase a time share, I could definitely see myself staying here again if we were thinking about visiting Orlando.

She is happy to reply to questions and accommodate however she can. Since it's a newly renovated townhouse everything is new, which is nice. Pots and pans aren't scratched up. The townhouse itself is modern and nice, but not great for very small children. The owner welcomes kids and even has a high chair and plastic dish ware but the stairs are steep and uncarpeted(this wasn't false advertising, just wanted to let people know), dangerous for little legs. It would be great with older kids for sure! My review reflects the overall experience of staying at the place. The surrounding area is a little trashy. The Regal Oaks isn't really regal. The neighbors spend their afternoons fixing cars and smoking cigarettes on their stoops. They are perfectly nice but i hate cigarettes. When you walk around you notice everyone has reinforced door locks(I felt safe until i noticed that even though i have no reason to think these extra locks were needed ). And there is trash strewn around from the raccoons at night, one of which made it to the pool so the water slide was closed down to be cleaned and shocked. The pool water is a little murky looking and both my son and I developed a slight rash while we were there that disappeared after a week so it wasn't serious. We aren't sure if it was the pool or a sensitivity to detergent. The great perk is that it's really close to Disney and you can walk to "Old Town", which is also trashy but fun. There is a decent pizza place there too! If you aren't on air bnb and want to stay here, you can go directly through Regal Oaks and find different rentals there through them and don't have to worry about the air bnb process. It's perfect for older families(my father in law loved it) or young adults who want to be near Disney, a resort and in walking distance to some bars.

**Avoid This Company at All Costs - Terrible Experience from Start to Finish**…read more I wish I had listened to the many negative reviews about Orlandovacation.com. Against my better judgment, I decided to give them a chance--and I deeply regret it. The only helpful person throughout this ordeal was DeeDee, who was kind and responsive, but unfortunately, she didn't have access to the systems that actually mattered (like rental homes or ticketing). I booked a rental home for my family well in advance, expecting a smooth check-in after our cruise. Instead, I didn't receive *any* information about the property until just two hours before check-in, despite multiple attempts to get in touch for confirmation. I was left completely in the dark, not knowing if my family--including my husband and in-laws--would even have a place to sleep that night. It was embarrassing and stressful. Trey finally told me that due to an error on their end, the home I initially booked was no longer available. He promised to "find" us a replacement--*hours later*, we were placed in a home that was nothing like what we reserved. It was outdated, clearly much cheaper, and absolutely not comparable in quality. To make matters worse, no one has followed up with me about a refund, a discount, or even an apology. As a short-term rental host myself, I would *never* treat guests the way this company does. You don't leave families guessing where they'll be sleeping just hours before check-in. I was so stressed about the situation that I couldn't even enjoy time with my family at Disney Springs. The anxiety this caused completely overshadowed what should've been a relaxing part of our vacation. To top it off, I had to call and email multiple times just to get our Disney tickets delivered. DeeDee did her best to help with that, but it shouldn't have been such a struggle. Trey showed no urgency and barely communicated. He hadn't even arrived at the office by 11 a.m., while my family was left scrambling. I'm currently pursuing a refund and, unsurprisingly, haven't received any response from Trey or anyone else. Bottom line: this was a nightmare. I will *never* use Orlandovacation.com again, and I urge anyone considering them to look elsewhere--Airbnb or any other reputable service would've been a far better choice. This company is disorganized, unprofessional, and completely unreliable. Don't make the same mistake I did.

I paid just over $200 for three nights at an Orlando timeshare property in exchange for listening to a timeshare presentation. My wife and I do travel quite a bit, so we thought the timeshare concept might make sense. There were too many red flags; 1.) The price offer was only good for the time we were on-site. If we didn't agree to the terms right then and there, the deal was off. When passing on those terms, we were offered the ability to pay a $500 deposit, and then we would allegedly be able to review terms for 10-days 2.) We were encouraged to speak with other timeshare owners, and we happened to have met one that day. She said we'd be "crazy" to take the offer, and she regretted ever having developed a relationship with HGV. She stated that each time she wants to use her timeshare, they try to upsell her more "points" which are a poor value versus just booking her own travel. The whole "point" system is confusing, and it seems that the points are not as valuable as advertised. 3.) All of the sales tactics were choreographed, with an escalating series of new "managers" trying to close us. Overall, the accommodations where we stayed were nice, with free parking, a kitchenette and balcony, and a large pool on the property. It's disappointing that the timeshare presentation itself was less than ideal.

Two months ago in January, we requested a stay at a beach property for our Anniversary. Our rep said that he'd call us back to confirm, yet he never did. They then sent us a confirmation for a property we didn't want (claiming that it is now the only one available in the entire area). We paid almost $500 for this "vacation" stay, but my wife and I now suspect that a "Bait and Switch" has been pulled on us. I've emailed guest services, I've repeatedly called guest service, yet no one is willing to escalate this to upper management to find out what happened back in January. My email to their "Guest Experience Team" has gone without reply. Since they already have our money, we have no choice but to stay where we don't want and take their mandatory tour. But, the way that we've been treated, I would never want to invest in their timeshare program. They simply can't be trusted!

(Ants a lot of them) We walked into a home that was not cleaned from the previous tenants. Getting that across to the management office was like pulling your own teeth. I called the number they provided for issues. I got a message saying application error after being on hold. Then I repeated the process x14 times before I pushed the emergency button. I got someone named Stephanie on the phone that took care of me. We talked often as she seemed to be the only one who got stuff done at the company! Kudos for getting in touch with her!! Night one the management company put us in another one of their homes and refunded us night (still haven't seen the refund) took them the better half of a day and a half to get us in the original house. When we did the ants were still there Say it to yourself out loud....I am willing to go on family vacation and look at ants daily in the kitchen and be okay with replacing all food items that were purchased and washing all dishes that ants were in contact with. They were in the kitchen. Property management sent out pest control. The put bait out. And the ants loved it. It was like a daily buffet. We didn't use the kitchen counters or the space because this to my family isn't clean. (Talking with on staffer at the property management office said they are sugar ants and not a big deal - put your food with sugar in the fridge. Another staffer told me they are sugar ants looking for moisture. Both staffers acted as if in a million dollar VACATION home this is an expectation.) Maybe the people I communicated with about my issues this is a normal day in their life dealing with the insect at their house. Definitely not okay at my house. . If I owned the house I would be embarrassed. Just as I was to introduce this experience to my family. Every day the family mentioned the found more ants in a different part of the house. I sent a text emails with pictures of a snapshot of what we got to experience. It was handled with a service person for ants, So good on the management company on responding right!? Getting ahold of anyone at the company was difficult. On check in day alone I spent hours trying to get ahold of someone. Finally figured out they answer the emergency (press 5) on the phone number.. all throughout my VACATION I spent dealing with all issues at the house. Leaky laundry washer, malfunctioning smoke alarm, ants, algae in the pool. Explaining the ants infestation to the family members you invited on vacation and your children....fun right on vacation right!? We booked this rental because it looked phenomenal. I don't know how I ended up paying the price I paid $3100 to do experience a vacation home uncleaned night 1, with ants, leaky washer, with a private pool that ended up with green algae/moss. My wife will not let us and our family return to this property.. Explaining daily why we have to buy new food because the ants took it over is not something someone should have to do on vacation. Nor is it a vacation when you see 2 different house service people. (Maintenance, pest control) there are so many places to do business with down here.... Unfortunately this was a tough expensive experience. I don't know what the fix should have been...(maybe finding us a property that could get us in if vacant) another idea is that when a service needs to happen....should I bet the person to be taking to the pest control or should there be a liaison from said management company there to handle it.... However I wasn't able to book another property after day 1 and 2 and 3 of issues. I would have loved to book a hotel for 8 or get out of this infested house... But that's not possible when you are binded by the money you already spent on this rental. Again a truly expensive experience lesson learned. Make it make sense. Reach out for questions. I have pictures of the roaches and will upload them if this could help someone else decide who to do business with. bryansmithatc@gmail.com reach out This might be standard for some companies to respond this way. We complained to the staff and they sent out a tech that didn't have a master key to the safe. I asked them to have a locksmith come out to open the safe but they declined and decided to try to drill the lock on the safe themselves. They did not know what they were doing and drilled it wrong and now it won't open at all. The process has likely damaged our property inside the safe. This started at 7:00 pm and It is now 8:45 pm with no solution in sight. I called the support number for Florida vacation homes and the guy that answered wasn't even located in the USA and said there was nothing they can do. We check out tomorrow morning at 10:00 am and they aren't sure they can get someone here by then to attempt to open the safe. I asked the person for a supervisor or manager and was told there isn't one. These people are absolutely useless, they don't care about their customers and are just generally garbage people.
