We've already pre-paid for our upcoming promotional Hilton Grand Vacations trip and property tour, and are already unhappy with how it's been handled. Two months ago in January, we requested a stay at a beach property for our Anniversary. Our rep said that he'd call us back to confirm, yet he never did. He has never even returned any of our calls to his voicemail! We've since called the main number, only to be told that this property is now all booked up. They then sent us a confirmation for a property we didn't want (claiming that it is now the only one available in the entire area). We paid almost $500 for this "vacation" stay, but my wife and I now suspect that a "Bait and Switch" has been pulled on us. I've emailed guest services, I've repeatedly called guest service, yet no one is willing to escalate this to upper management to find out what happened back in January. My email to their "Guest Experience Team" has gone without reply. Since they already have our money, we have no choice but to stay where we don't want and take their mandatory tour. We were cornered at a Bluegreen timeshare meeting and threatened that if we did not upgrade before the purchase by Hilton Grand Vacations, we would lose access and value. My parents had purchased a timeshare condo over thirty years ago when it was owned by RCI, then it became Diamond Resorts, and now it is most recently called Hilton Grand Vacations. Back when we were all younger, the timeshare was a great source for planning vacations. However, I found it very confusing when it came to a certain time of the year for scheduling and availability. Plus, they have a point system that makes things more complicated. My mom usually seemed to have it figured out, so we always relied on her savvy ways of getting things done and making it all happen! But sadly, my parents eventually became too elderly to focus or even afford keeping up with a timeshare that was no longer being utilized. My mom passed away recently and my dad has a hard time getting around. The best thing we could do now was to relinquish our condo back to the company. They do not offer a buy back program, so we have to go through lengthy and pain staking steps to release the unit (at our total expense), back to them. First, it starts out with me sending inquiries by email and phone calls to find out what and how to proceed. I would get transferred to different departments who only handle certain aspects of what is needed. I can't believe how many times we were denied because some step was not completed properly. When I finally get official documents emailed to me, multiple pages of signatures are required along with notarizing of each page and my mom's death certificate. We are only given 30 days to complete! Plus my dad had to pay a non-refundable "Transitions" fee of $1,000.00!! The next thing I know, they send me an incorrect document, that we need to fill out again and go through the whole waiting process once more! We of course took care of it. But wait! Another week later, my dad gets a letter that they can't proceed, because apparently the notary public didn't complete the "notary block". I have no idea what that means! Not sure if that is what the notary should have known to do or not. Maybe this could have been included on the long list of things to get completed at the notary! This is what we have been going through since my mother's passing! Never have I been put through so much red tape and hoops to jump through, than by this so called business! As I fight back the tears and ask why are they bullying their long time customers into submission? I feel like we have been the victims of scam artists who will do anything to get customers to give up and continue investing into their cult! This program is a rip off. The sales person makes lots of promises. When I tried booking the week we wanted at the place we wanted. Hilton said it was unavailable. I went to Expedian and the place had plenty of rooms. You are also hit with a bunch of extra fees about a month after you sign the paperwork and cannot get out of the contract. If we had spent the money just booking the hotel it would have been way cheaper and we would be staying where we wanted to stay when we wanted to go. They will tell you that it's cheaper than any other way to vacation. It is not. I paid about $1950.00 for a trip to Oahu through a Hilton Vacation Introductory Program, in which I was required to attend a 90 minute program to purchase a timeshare. My stay was October 1, 2024 through October 8, 2024. It was a horrible experience. First of all, there was a strike and hard to get into the driveway. There were hundreds of strikers, with fog horns and drum, continuously chanting for hours from 7:30am to 9:pm. The workers that they did have on staff, very rude, and got upset with me because I was told at the counter that I would have to pay $72.50 a night for parking my rental and an an additional $18.88 in taxes per day, when I had already pay "in full" $1950.00. When I went to the presentation, there was an offer that totally made "no sense" whatsoever. The purchase proposal started at $27,000.00, then they deducted ($7520.00), which equals $19480.00, with a down payment due of $$2057.00. The balance would be financed for 10 years at $356.00 per month, with closing cost/activation cost of $199. due in 30 days. If you do the math the total payments for the 10 years, total $42720.00, plus the down payment of $2057.00, plus the $199.99 = $44976,99. This is for A ONE WEEK VACATION PACKAGE @ 11,500 POINTS, which will get you ONE BEDROOM AT THE GRAND ISLANDER. This does not even include the $2500.00 annual maintenance fee that you will pay forever, and who knows how much that will go up year after year. In November the maintenance fee was $1543.00, and now it's $2500.00. If you add in the other fees and parking for the rental, it's another $620.00 a week. I questioned the Sales Representative, because I thought she was "Stuck on Stupid", she brought in a closer and when I told them there was no way I would want to stay at a Hilton Property, because of the staff rudeness, the broken washing machine that they never repaired, even though water was all over the floor, and to get their response "It's not our fault that we have a strike". read more

I anticipated what I was getting myself and I my wife into when I accepted the Hilton Honors HGV Timeshare stay offer. I paid just over $200 for three nights at an Orlando timeshare property in exchange for listening to a timeshare presentation. My wife and I do travel quite a bit, so we thought the timeshare concept might make sense. There were too many red flags; 1.) The price offer was only good for the time we were on-site. If we didn't agree to the terms right then and there, the deal was off. When passing on those terms, we were offered the ability to pay a $500 deposit, and then we would allegedly be able to review terms for 10-days 2.) We were encouraged to speak with other timeshare owners, and we happened to have met one that day. She said we'd be "crazy" to take the offer, and she regretted ever having developed a relationship with HGV. She stated that each time she wants to use her timeshare, they try to upsell her more "points" which are a poor value versus just booking her own travel. The whole "point" system is confusing, and it seems that the points are not as valuable as advertised. 3.) All of the sales tactics were choreographed, with an escalating series of new "managers" trying to close us. Overall, the accommodations where we stayed were nice, with free parking, a kitchenette and balcony, and a large pool on the property. Since Hilton Grand Vacations purchase Diamond since have gotten worse. Their service is awful. No one seems to give a dam about you... And now it seems that we, the Diamond owners are treated like second class citizens, as compared to their HGV Members. I am about to lose 6700+ points because they can't make an exception, although, within all the presentations they've had me in trying to sell me an upgrade, they've never fully explained the use of points nor exactly what I'm entitled to... This whole company is a scam, and now I feel like a second class citizen, compared to the HGV members... Now, I won't even be able to travel next year because I don't get new points until 2024. On December 26, 2021 I got a call from my Hilton Honors Representative on a too good to be true pitch for a Hilton Grand Vacation package in order to attend their timeshare presentation for September 2022 and I was asked for my credit card as with all hotel reservations, my card was charged $224.87 for what I am not sure. Normally the funds do not post until I visit the hotel. I sent an email to Hilton Grand Vacation on Mon 7/25/2022 12:44pm to cancel the September reservation and get a refund due to health issues that require ongoing treatment and got no response. I called Hilton Grand Vacation on 8/3/2022 and spoke with Barack who was able to cancel the September 2022 reservation. He was unempathetic to my situation and said the $224.87was non-refundable. I was never told it was nonrefundable to which Barack replied it was in the small print on the email confirmation for the September 2022 reservation. I let him know this appears to be a scam. I received no services from Hilton Grand Vacation for the $224.87 charged to my credit card and would like to dispute this charge. read more

We made the stupid mistake of pre-purchasing a 4 day/3 night stay for $300 (the website offers the same for some destinations at $249). Many of the resorts they promote don't take people on this plan. Others (not just NYC the lower 48,as we were told) are $100 more. Then there are "availability" issues, aka none anywhere ("they book up months in advance"). They actually tried to put us up at a Hilton Garden and do the tour at the resort some 15 minutes away. They even tried to get another $50-100 to add months of potential availability. We called twice and got two different stories from two very unhelpful (borderline rude) people. They required specific dates and properties to verify availability (none), offering few or no alternatives. I suppose I spent $300 to learn than even the highest rated timeshare company is a scam and they are something to avoid. I have come to believe that the people who are stuck with them try to justify their own stupidity by telling others it's a good deal. Caveat Emptor. read more

If they are making you sit through their presentation to get a cheap couple nights, here's the deal. First off. They will give you a cheaper room so that their service they are pushing will look more appealing. So don't expect your cheap accommodations to be that great. Second, don't do it. It is a complete rip off. They are praying on dumb people who are willing to make an on the spot, large financial commitment that is a bad deal on every level. Don't fall for it. It is like buying a mortgage, with an awful interest rate, high closing costs, and terms that change whenever they see fit. You will have to put down a large down payment. Sign at least a ten year mortgage and you really can't get out of it. For such a high financial commitment you should think it over, maybe sleep on it, maybe ask an attorney or accountant. This is exactly what they will not allow because if you think it through you will not do it. They literally bombard you with numbers interspersed with resort photos. This is meant to confuse you and it will make your head spin. Don't do it. If you want the free gift. Check it out. Don't be rude. Engage as little as possible. Don't give personal info or make it up. Set your timer for the agreed upon time and when it goes off, politely thank them and leave. They will try to prevent this and make you stay longer. They will bombard you with 3-4 levels of supervisors to keep you there and sweeten the deal. We had to physically stand up and tell them we were leaving. They were annoyed but whatever. If you can't be strong don't go. It is quite an operation they have going. Like a car dealership on performance enhancing drugs. I suspect that when the salesman gets up, they are in the next room listening to your private conversation. There you go people. Did my due diligence to warn you. Even their 15k point award sucks. Hilton Grand Vacations is a scam. When I bought my week at the Ocean 22 resort, the salesman said it would be easy and simple to use anywhere I wanted, not just at my home resort. To date, I have never been able to book a vacation because there is never any availability anywhere I want to go. The salesman told me I could sell it back to Hilton anytime, but Hilton says they won't buy it back. They are charging me $8000 a year for this, and it does absolutely nothing for me. We had an appointment for a Hilton timeshare presentation scheduled for 8:30/9 am while on our spring break vacation, and we did not leave until a little after 2 pm. Throughout the entire time, our kids aged 10 and 7 were with us, and we had planned on making it a family pool day. However, every time we mentioned leaving, someone else came to insist on speaking with us, wasting our precious time and making the experience more frustrating. Then, we were constantly called by Kim Byron to book our orientation stay. We told her that we have young kids who would have to accompany us, but she informed us that there was nowhere for our kids to stay, and the trip did not accommodate children. This was never communicated to us by Nicholas Bisogno before we made the purchase. Then, we were not informed about the maintenance fees being due until we tried to book a trip. We never received an invoice for those maintenance fees. We were told that we couldn't use our points until the fee was paid. The maintenance fee statement for June showed $1778 due, but our portal showed $2299 through HGV Max. We were also told that our account wouldn't be active for 45 days. We call, we leave messages, and no one calls back. I wish & pray 1000x over and over that we didn't attend this seminar, tour, etc. read more

It's really hard to use- I'm even retired and I can't find any places I want to go that are available. I bought points per year program so supposedly I could use it at over 4,000 locations world wide... nope! Everything has a fee to it and when I got so fed up after trying it for a year and a half (cost me 20k for life time membership, plus about 2500 per year for maintenance fees) I wanted to just get rid of it and even eat my 20k. You can't sell it because it's a special program they created that really screws you. I wanted to just walk away form the frustration and just write off my 20k to I should have known better than to trust them- they want to charge me $1,000 just to give it back....why??? On my last Diamond purchase, I was convinced to upgrade on many key selling points that turned out to be lies. Some of the lies were being told that the maintenance fees would not increase more than $2-$5 a year, my points would never expire, and properties would be easy to book. None of these were true. Now, because I was lied to, I am stuck with an immense financial burden. The people involved in my latest purchase are as follows, Katharina McDonald, Kevin Holiday, Mark Wisbey, David Lamparter, and Jessica Harbeson. Due to the misrepresentations, I have since reached out to Hilton but they refuse to accept any responsibility or even help me with the situation. They have essentially told me that even though there may have been misrepresentations made, I am still held responsible for the contract because what was in the fine print is not the same as I was told. Julissa Boyd, Gaylynn Bryant, Sam Carradice and Susan Vaz have all proven unable to assist me. I have even gone as far as to contact the CEO of Hilton, Mark Wang, to make him aware of what is being done but he has also failed to assist me as well. Hilton's Diamond timeshares are a SCAM. Their salespeople promised ease of use, but nothing is ever available, and now they have taken thousands of dollars from my wife and me for nothing. When I called to fight this and get it canceled, a "Reconnection" representative named Ron Cedre said Hilton would make my life a "living hell" and that they would put a lien on my house, garnish my wages, ruin my credit score, take me to court, and call my boss to say what kind of person I am if I don't make my loan payment. We love sharing the different destinations with our family, but again, I'm at the end of the year and about to lose points. We live near South Carolina and like to travel to these resorts due to the short drive for a 3-day trip. However, every resort in South Carolina that requires a 3-night minimum, sets their calendars up so that an owner can't gain access to any of the available rooms. This to me is an unfair practice that "closes the door" to members that have the points, but is unable to "spend" them. For Example: It's now November, and I have 2,640 points left to "spend" or lose. This is enough for a 3 night stay in a studio / 1 bedroom at the Myrtle Beach Resorts resorts,, except the practice of PURPOSELY coding the available rooms to only offer a 2-night stay prevents ANY MEMBER from using their points before the end of the year. Again, I have enough points and the rooms ARE available, but the availability calendar is coded in a distinct pattern for all 3 resorts: light green (available), light green (available), dark green (check out only). It's evident that the room is available, for on one calendar, the pattern continues THROUGHOUT THE WEEK! Such coding is done on purpose so that the third day is a "check out only", so it can't be used as a night in the 3-night minimum requirement. If you look at the other resorts in other states, the pattern doesn't exist. This only exist in South Carolina - Myrtle Beach. The available rooms ALL SHOW THIS SAME PATTERN. ..... Available, Available, Check out only, Available , Available, check out only. My complaint is simple, I have the points, the rooms are available, but this unfair practice prevents me from using them. NEVER was this explained when I purchased the time share at Myrtle Beach. Further more, by not allowing me access to use my points at a resort within the chain's destinations, I am forced to either lose them or pay even more money to bank them in RCI. Was sold a package based on a specific location and hotel and then when we went to reserve was told the location we were to attend was not going to be available because of COVID, except ironically we were 9 months in COVID when we bought the package so this felt decidedly like a bait and switch. We had asked about this location when agreeing to the original sale. They charged us $54 to add her name and then took our name off the reservation. We needed our name to remain on the reservation for a scooter delivery. They made it clear that they don't care. Didn't love our experience with Hilton timeshare, though it was limited. Our 'guaranteed no pressure' presentation was with a sales guy who definitely pressured us ('if I give you this information will you be ready to sign ?' Geez I don't know ! You haven't even given me bright information for me to understand what we are financially talking about ! ). I also didn't like that there seemed to be little catches that weren't mentioned when you agreed to things (We charge you if you don't show up to the presentation, but you only know that because you read the contract not because we told you. It honestly an understandable policy but it should be mentioned up front so it's not a surprise that you discover as your signing up for something. I was also annoyed that my 'free thank you gift' for attending the time share presentation actually involved signing up at a website and putting down a $50 deposit... so it's not free after all? Again something I wasn't told until after the presentation. So I left the experience not trusting that there aren't lots of little extra costs and impediment to things that are made to sound easy) That said - (1)The people trying to get us to attend were overall very nice even if our sales guy was kind of a jerk. (2)The Sedona Summit hotel where we stayed (had booked it through Expedia) was nice. We would definitely stay there again. (3) one of the sales desk guys who was an older guy, who seemed like he was there more for something to do than for the money, said he was working there because he loved his experience with the Hilton time share going on family vacations with his (now grown) kids. I belonged to HGV for many years and upgraded several times. The promises made were always kept and the places we stayed were all amazing. However, we had some life changes and could no longer afford the monthly mortgage payments. We needed to get out and according to HGV, the unit they sold us for $61,000 was only worth $15,000 so they couldn't help us. I pursued this further and finally was able to work out a deal where I could pay them $17,000 and they would let me out of the mortgage. I had to borrow the money to pay them off. As great as the club is while a member, they are quite dishonest in explaining the value of the properties you purchase and they bully you into staying even if you can no longer afford it. I have friends who have had to leave similar clubs and they were able to get out without any problems. If you want to join HGV be aware, they will do everything they can to force you to stay even if circumstances beyond your control prevent you from continuing your membership. read more

We bought a timeshare and regret it. They pitched it as if there were so many great options to stay at but that wasn't true. They quote something like "4,000+ places to stay and there is no blocking" ... You don't get to view the options until after the rescission period. .. So once you are inevitably let down, you do not have the option to leave. We bought ours in Florida and they have a 10 day rescission period. Take advantage of yours and get rid of the money pit while you still can! We have looked at booking our first stay and everything is booked, hardly anything is available and the options are poor. Tried to book our promo vacation package for 6 people 7x....No rooms available. Paid $168.00 for this promo! 2 years later finally found available dates in Las Vegas. I had to pay $220 more (or get a refund) as they said the sales person could not have sold a 2 bedroom at $168. After checking the recorded phone call of the initial purchase, they agreed he did in fact sell me a 2 bedroom for $168.00. After this confirmation THEY STILL would not honor the package they sold me 2 years earlier. I am still somewhat winning, to get a 2 bedroom suite for $398 (4 days 3 Nights) the only downfall is the 2 hours of my life was spent sitting through a 2 hour "NO I DONT WANT TO BUY YOUR TIMESHARE" meeting. However, this will most likely be the last time I deal with Hilton on timeshares. I experienced horrible customer service from supervisors and managers whom refused to talk to me, mixed with an unethical arrogance in poor business practices. read more
