No--but my apartment is clean and I feel safe here. The staff has great customer service and made the move-in process fairly easy. It's a very large complex, so if you don't like occasionally hearing things like the ice cream truck or smelling someone's BBQ, it might not be the place for you. For parking, you get a two-car garage with a two-bedroom unit, but any additional parking is on the street. Personally, I like the layout because it gives me a sense of privacy. Also it's not a complex that nitpicks little things, they leave you alone, I appreciate that. Maintenance has been very responsive whenever I've had an issue--they show up quickly and are always polite and accommodating. Overall, it's pretty much what I expected. I also haven't seen any roaches or rodents. I've noticed a couple of crickets here and there, but that's manageable.

    Lived here for two years. There's always cars/ebikes speeding down Sandy Dr at all hours of the…read morenight so families of little ones beware. If you end up in a unit along Jake's Way closer to the train tracks, at one point during our tenancy someone shot into the apartments from the street. So pray they put you on the other side. The dumpsters are always overflowing and pretty gross, so many roaches in the garages and parking lots, and one of the sprinklers was pointed at our patio and sprayed our window every night so we couldn't store anything on the patio. From a couple months into our move in to the time we left, the unit living above our garage had plumbing issues causing leaks on the ceiling and walls of the garage and onto our cars. Every time we brought it to the attention of the leasing office, they'd tell us they can't do anything cause the unit would deny them entry and they'd patch it for it to continue leaking a week later. Having sewage on our cars isn't exactly enticing when you have a newborn. But that's not all folks! The ladies at the leasing office don't have a great record log or communication system. When we moved out, we were sent information for prorated rent since we left mid way through the month. The amount was paid and we got a phone call from another gal, Tara(?) who was telling us we owed them money for the remainder of our rent. I had to explain that we were moving and were quoted for a prorated amount and she said nobody added that to our file so she'd put it in our notes. The icing on the cake is we never received our deposit. When I emailed Yesenia and Alexandra, nobody replied (shocker! Kind of like when I'd email about our garage biohazard ) so I gave a call and spoke to Yesenia. She let me know our check was mailed out on June 3, and asked if we provided a forwarding address. I let her know we did since I was looking at the email to Alexandra with it noted - which Alexandra responded to with Yesenia copied, saying thanks for providing it. After being put on hold, Yesenia let me know that they didn't have a forwarding address so they had mailed our deposit check to the unit that we moved out of. Ya, let me word that again, but slower: they mailed our deposit check to the unit we moved out of, 2 weeks after we left. She let me know she'd have to contact the current resident that moved into our unit to see if they received our check and then contact upper management to see if they could reissue a check to us. I insisted that we pick it up from the leasing office ourselves cause I actually have no words. Anyway the pros: location is close to the freeway, there's lot of family friendly/community things in Santa Clarita, and the neighbors are pretty friendly (except for a few that get drunk and rowdy and have friends come over that block everyone else's garage access)

    Received a Email that The Oaks have ANOTHER leasing special this Saturday, the reason why Tenants…read moreare tired of the Nonsense in the Leasing Office, ack them about the Fair Housing Rights, Disabled or tenants over 55, you might want to call Corporate about this, & Oaks got Sued for charging late fees, The Oaks had to pay out, If your thinking about moving here, try and only stay a year, because Oaks will raise your rent as high as they can. Check your water heater to make sure it's working, preventive Maintenance is Not a high priority here. You run your air conditioner be prepared for a very large bill, open your windows an night to cool your place down its FREE, you want something fixed don't hold your breath, the trash service you get charged for is a joke, the weekend and holidays it's not picked up, the track here is overflowing with furniture & it doesn't belong in the Landfill. Description here at the Office is horrible, Management (Blanca) charge's Tenants that she LIKES a lower increase of Rent, don't try to question her or your paying at least 200.00 more for rent. You'll love when you do questions Blanca, her comment is You CANT be OPT out BS. The loyal Tenants here are paying over $3000.00 for rent & that's not ever your Utilities, there's something fishy about the Water bill, Called Water department they stated that the tenants are NOT to be charged for the Landscape watering, especially when half the sprinklers are broke and have been broke for over four years, even through the drought and The Oaks did nothing. Oh you'll never get your windows cleaned. Also a lot of the Common walking locations your shoes get stuck to the asphalt. Oops can't forget the car theft, & Mail theft, The Oaks are so cheap they put Padlocks on the Mailboxes, The Postmaster Stated that The Oaks are Responsible for Replacing the Mailboxes with New Mailboxes, these have been like this over 2yrs now. My family wasn't taking anymore Chances & are now paying for a PO Box. If you do decide to Move in this Complex, your wished all the best. And make sure you take Blanca's advice as Lies.     Parking is awful. People who have assigned garages use them for storage and take up shared spaces…read moreso trying to find parking is bad. Not to mention Panera people park in resident parking spots too. Even assigned. Grass is always spongy because they over water. So don't step in the grass or you will sink in or get muddy. I recommend you steer clear of the grass as it is since it usually has lots of dog poop on it since a lot of the owners choose not to pick up their dog poop. Back to the water. I paid less for water in my 3000 square foot house with a pool, then I did at this place. They say they take the amount of water used by the complex and divide it by the number of residents. But we downsized to an apartment a fifth the size of our house and no longer had kids either. It is a Rather decent complex absent the dog poop everywhere and limited parking. We did like the floor plans offered throughout and the apartments are pretty well insulated so not a lot of noise from neighboring units. We were middle floor. We did like that we had gas stove, water heater and dryer. Lots of other places are all electric which we don't care for and cost way more to use. Location is pretty convenient with lots of things in walking distance, plus paseo (bike bath) right behind the complex. Only bad part about location was parking and the customers at Panera that obviously can't read or don't care if they park in your spot and leave their trash. Other than the neighbors that don't pick up their dog poop, they were all pretty nice. Don't think I ever saw a police car in the complex and never heard of any loud parties. When we moved out, they gouged us for a $200 cleaning fee and $95 carpet cleaning. Sucks that we cleaned the place top to bottom before we left. So if you rent from here, and your move out date, don't even bother to do a good cleaning because it doesn't matter. Only got hit with minimal paint charge. But then again, This was not a long term place so we didn't nail anything into walls that would need to be patched and painted. Needless to say, we were satisfied with the our living arrangements. But at the same time, couldn't wait to leave.
