I lived in Silver Towers over an year. There has been some up and downs so let's do an old-fashioned list of pros and cons: Pros: Nice Building Amazing concierge staff (wish I could take them with me to the new building) Great Amenities ( sauna, pool, gym - of course you have to pay some extra to access these) Cons: Management is incompetent with attitude problems. Some people who live in the building are douche. AC is so loud - as well as the apartments facing down 11th ave & 42nd street (lincoln tunnel traffic) Management does shady deals for some residents, some of them pay 'preferred rent' and some almost a double. Tons of escorts lives in the building or visits their customers Management is unprofessional and shows the true colors when renewing the lease (whopping 900 dollars more than last year.) Management treats doormen & concierge like @^&* So all in all - Silver Towers' main problem is the management. I have nothing bad to say about the staff, the building inself (it's not woth of 3200 though) but I have a big A#S problem with the mgmt. Do not waste your money or time in here - you get better deal somewhere else. It's noisy, it's far from everything and you just get a bad taste in mouth after dealing with the mgmt. read more

Have been living here for almost a year and totally happy. The only small obstacle might be the distance to the subway. However, every morning there is a shuttle bus takes you right to any subway line on 42nd street. Live on a top floor - amazing views. Management is very easy to deal with as well is very responsive. I love it here. Such a great building and my unit has an amazing view on the 46th floor facing Times Square. It's a bit of a longer walk to the subway than I would desire but the location is still fantastic. The fitness center is great with top of the line equipment. I currently live in Silver Towers, and if I could give negative stars I would because they don't deserve 0 stars. I have lived here since January 2011 and have been plagued with issues. The list of issues that I have had is incredibly long. The problem that I have with this place is not all the issues that I've had, it's the management and maintenance departments that are so incompetent. Not only are they incompetent, but they don't give a crap about you, your life, or how awful living in your unit is. Not only have I had many many issues, but I can't tell you of a single issue that was resolved on the first attempt. My dishwasher was leaking water all over my floor and they wouldn't believe me/fix it until I sent them pictures of it leaking on my floor. The chain on one of my blinds has broken 5 times in the last 3 months - I keep asking them to replace the whole blind but they refuse. I currently have an ongoing issue with a new neighbor that is generating some horrible smells - ranging from cigarette smoke to cooking smells to disgusting rotting garbage - and I have been complaining for a couple of months about this issue and nothing is being done. These smells seep through my bedroom walls. They were in today (again) to caulk in my apartment to try to combat the smells and they broke my front door! Also recently had an issue where the front desk person gave the key to my apartment to an unauthorized person (I had no idea who this person was - the front desk person typed in the wrong apartment number). The front desk person who did this still works here, and management was beyond oblivious and uncaring about this COMPLETE BREACH of my safety and my security. There are 2 nice front desk people, the rest are rude and unhelpful. I AM LITERALLY COUNTING DOWN THE DAYS UNTIL MY LEASE IS UP AND I CAN MOVE OUT. PLEASE PLEASE DO NOT EVEN CONSIDER THIS BUILDING! read more

To sum it up, rude phone-answering girl tells me over the phone with an attitude that they don't have a studio available and so there isn't anything to show. Oh, and they don't have anyone available to show me the building anyway. After i explain that I am willing to wait for an opening, but obviously needed to see what I am waiting for, she says "What's your budget?" As soon as I gave her a number that significantly exceeds the studio pricing, she says "Oh ok! You're willing to pay $xxx for a studio, ok! We have an appointment for 12:30." Let's back up for a moment... this lady actually told me before agreeing to an appointment that they only show apartments to "people who are actually interested in renting". I kid you not. This statement was wrapped in a ton of attitude in her voice. This was before I named the price and everything changed. Well, as I sit outside, they call me in literally 5 min later saying that they are ready for me. Ha! Too funny! I ldid love the building and the apartments. The leasing agent, Tony, was actually really great. I'd consider renting here and have been looking into it seriously because I really did like what i saw-great views of the city, great kitchen, the studio had a great layout and didn't feel too small. The phone girl needs an attitude adjustment or a new job. read more

I've been living in the building for about 10 months. After being very hesitant to move in the area as its still very much up and coming, the building has really made everything worth it. I worked with Tony from the leasing office and he was nothing but a pleasure to work with. Super attentive and made time for me last minute to show the same apartment 3 times. I was looking at several buildings and the service I received from the leasing department was far better. Boy, did I make the right choice. Doorman, front desk and maintenance personnel are all great. They always greet you with a smile and there's a nice handy app to put in any maintenance requests. The gym. It's become my second home. It's always very clean and staff is superb. Only downside is that you have to pay extra for the gym (about $60 a month) but it replaces a normal gym and has a full size pool. I was very hesitant on moving to this area but I'm not sure how I'm going to leave this building! Luckily, I have some time to figure that out but I have been more than impressed and happy with living here. Oh, for the coffee lovers- there's a amazing coffee shop "think coffee" right in the building. Big bonus! read more

New to Manhattan, my wife and I were a little anxious about almost everything regarding moving to "the city". In April, we moved from a 4 1/2 year stay in southern Connecticut after raising our family in Massachusetts. Downsizing (twice) has been a challenge, but after some serious planning, we have found that our apartment (one bedroom with home office) at Silver Towers is just perfect. Our views are fantastic, expansive and always interesting. Living at Silver Towers is easy! The proximity of all major amenities, restaurants, markets etc. and dog friendly environment have made us very pleased with our new home choice. The free shuttle is also a bonus transport option. The many staff at Silver Towers are a pleasure, always smiling and attentive. Our leasing agent Richard was very helpful and went out of his way to listen carefully to our preferences and when needed has been there for advice and support. The maintenance staff have been timely and professional even though we have had only very minor issues to attend to. Phil the manager has personally followed up to make sure we are happy. Our apartment is quite high up and in addition to the spectacular views is quiet and the early morning sun breaking over the city is very special. Have never heard neighbor noises which is a testament to the attention to soundproofing and possibly the architectural layouts. We joined the health club and appreciate the friendly staff, quality equipment and the excellent pool. Cleanliness is an obvious priority. I can say with confidence, following our own personal experiences and casual conversation with other residents that Silver Towers is a community of nice people, residents and staff, and have no hesitation recommending. Finally a property that feels so " at home " compared to other building's I have lived in prior. I always have a smile on my face whether it's interaction with the front desk or the community. That sense of community makes living here that much better. The front desk is always extremely helpful and the security team is always active. The Maintenance crew are on call and the turn around time from asking for a repair to actually having a staff member address it is literally same day or actually... many times, even same hour or less. The services provided are outstanding and the events that the management team put together as well make it a pleasure to be a part of and look forward too. Great amenities, the park is awesome, Huge pool, Sun deck, gym as well as various classes to take part of from yoga to work outs. Also a children's playroom and lounge. The piers and Hudson river are 2 minutes away great to be during the summer time. Unlike other reviews I came across stating that the Silver Tower's is too far from everything like stores or such is ridiculous, not true at all. Really walking is good for you :) Actually it is perfectly located away from all the craziness of the city and the hustle and bustle, but also walking distance to Times Square, restaurants and every thing you can basically think of. The fact that there is a great supermarket / deli with a ton of food options and other items is more than enough as well as the neighboring freedom news convenience store. New dry cleaning has opened, and as well as a salon and SPOT dog day care all on the property. Its very unique here unlike some other properties that tend to be uptight or too white glove this is welcoming and comfortable. The consistent work on the property manager's part such as tenant satisfaction addressing concerns as well as the consitent email updates and building notifications are thoughtful and helpful. I highly recommend that if you are looking for new residence please take a tour of The Silver Towers, you won't regret it. read more

I have lived in The Silver Towers for less than a year and my how life has changed. Silver Towers has wonderful staff who are always friendly and smile. They make me feel welcome every time I come home. The lobby and elevator are constantly clean and smell fresh, the amenities are amazing. However, the BEST part of living here are the events that bring the tenants together. Joner Hall has done an exceptional job at keeping events modern, interesting and creative. I always look forward to the next event. He is relatable and friendly and always listens to suggestions. Thank you for making my first year an exceptional one. Great, modern building located in convenient middle of Manhattan area on 42nd Street. Yes, building is located along the far west end of 42nd, but Silver Towers (ST) does provide a shuttle for those headed to work Monday - Friday. I prefer to simply walk, as it only takes me approximately 8-10 minutes to access the A, C, E trains at 42nd Street. If I proceed 1 block east on 42nd from the A, C, E at 42nd and 8th Avenue, I have access to the Times Square subway station that has just about every line in the city. Can't beat that! I travel a lot, so I find the ST location absolutely supreme for accessing all 3 NYC area airports. For example, if you are heading to EWR (Newark-Liberty), there is an express bus that leaves from the Port Authority. At certain times of the day, I can be at the EWR Terminal in less than 40 minutes for a mere $13. Uber or cab would easily be $60. This timing includes the short walk from Silver Towers to the Port Authority. When warmer weather is here, ST is divine. Walk a 1/2 block west to 12th Avenue and you are at the bike and running path along the Hudson. One of my fave summer hangouts, The Frying Pan, is an easy 15 minute along the water from ST. The bldg also has a great outdoor terrace area that is perfect to read and sip on a glass of crisp, white wine on a lazy summer Saturday. As for the actual unit, mine has a dishwasher and washer+dryer. Let me tell you what a difference having an in-unit W+D makes. Life changing. No more fooling with communal laundry facilities for me! Bldg also offers fantastic views and I find the staff to be very friendly and helpful. Also, leasing and bldg maintenance has been incredibly responsive with any queries I have submitted. Best item of all regarding ST? You can rent here w/o having to pay a broker fee! I would much, much rather be a little far west in the city and live in a clean, modern apartment, then shell out money to a lazy broker to "open" the door to an old, decrepit unit say on the Upper West Side. Been there, done that, and so glad I now call Silver Towers home. read more

The management of this building complex are rude and blatantly dishonest. They will lie to your face when it suits them and attempt to backtrack should they see fit. The concierge service is so-so, the service personel expect to be tipped but offer nothing above a hello and greet when you approach them. I've had many an awkward and disappointing experience in dealing with the front desk and concierge staff (particularly in picking up dry cleaning). Evidently, my criticisms of the place are directed more at the personel who work there and less on the actual facilities. Silver Towers is a good place to live if you can afford it (it's reasonable for midtown manhattan) and dont have to deal much with the staff. read more

My career recently transported me from Chicago to NYC. As luck would have it, my employer is situated a block from Silver Towers. After spending countless hours navigating the city with a variety of brokers over the course of several weeks, I finally decided to pop in "the cool building" building next to my place of employment. Best decision I've made sense accepting a new job in NYC. Layrsia (sp?) was an absolute DREAM to work with. There's nothing more annoying than a hard sell and Larysia is smart enough to know that the building and amenities sell themselves. In fact, she encouraged me to continue my search, knowing I'd be back. Next day, 9am, I signed a lease. I've now lived in ST for 3 months and am blown away by (1) the level of service from the doorman, concierge, engineering team, gym staff and everything in between. Small touches like FREE poop bags in the dog park that is hosed down several times each week - I mean, c'mon! Snow removal was impeccable wouldn't even think about something as lame as snow removal (sh**, I need a hobby), but after this winter I understand the importance. Cliff Notes: - Awesome staff (from start to finish) - Impeccable property maintenance - Great location (close to EVERYthing, but not obnoxiously close where gross tourists are up in your face gnawing on hot pretzels and not watching where they're going) - Nothing even remotely close from a product standpoint - I looked seemingly everywhere and ST was heads and shoulders above the competition - Sociable, young tenants - and the old people are SUPER fun/cool, too As Mr. Rogers once said, "won't you be my neighbor?". = ) read more

My fiancé and I moved to Silver Towers a year ago. Our experience has been everything a high end luxury building in Midtown West should be. Every morning and every night we are greeted with friendly and charming doormen. When we have had a question for a maintenance issue we always hear back within a half hour. Everyone is so professional and polite which makes it easy to communicate with all parties in the building. The building shuttle is one of the greatest amenities that Silver Towers has to offer. The gym is maintained meticulously and the managers are all very helpful. The classes are great. My fiancé attends the classes regularly and loves them. She has made many friends in the building from attending the classes. Monthly breakfast the first Monday of every month is definitely something to look forward to, especially on a Monday morning. read more

Went here twice to see an apartment. First time I went, the concierge staff was anything but helpful. One was listing to big headphones. Gave me attitude when I said I had an appointment to see an apartment. I was then refused to see anyone in the leasing office because someone didn't communicate my appointment time. Second time I went with an agent because I thought I'd have better luck. We got the last appointment f the day which is 6:30. When we showed up the man at the concierge was just as rude as the first visit and seemed annoyed to have to stop his personal convo with his co-worker to call the leasing office. We were again denied access to see the apartments because they had all left for the evening. Really???! How do you leave when an agent has a appointment. No one would help us out to get to the leasing office or see an apartment. It's as if they don't want to rent their apartments. I decided it's not meant to be. If the staff is this rude and disorganized, it's probably not the best living environment anyway. The building does seem cold and the winds are awful. Transport is also a bit of a jaunt. This building, which is hailed as the crown jewel to the Silverstein Properties empire and boasts a luxurious living experience, is anything but. Dealings with the management office and or leasing office of this building has been nothing short of a NIGHTMARE! The management office does not care about you and will treat you with nothing but disrespect. The head of security is a loose canon who thinks barking at tenants and stomping around the property and disrespecting tenants and other staffers, is his job. Live anywhere else and live better. I have NEVER seen such incompetence in my life--so much so that our assistant who helped us complete our application, with a $5k check in tow finally told us to forget this building despite having a rapport with the management simply because they are EGREGIOUSLY incompetent. No one answers the phones, over a week of e-mailing and calls, and no one ever got back to me. UNREAL. Somebody PLEASE alert Larry Silverstein because the management is seriously running his property to the ground. These people define ineptitude. Larry, if you're reading this, this place needs a SERIOUS overhaul--it is a poor reflection of development team that has built some stellar buildings in the city, Silver Towers included. They have great apartments, wonderful space and relatively good value depending on your idea of value.  The apartments are beautiful and the views are spectacular nevertheless the attitude of management and their poor concept of customer service will be the demise of this place.  With a building that exists in relative obscurity, and yes they do have predatory fees (they could be worse) and the asinine rules imposed to make you think twice about signing on the dotted line, I had no real compunction about signing the $5k lease. However, when I went to take a second look, they never got back to me, it was a total runaround with unreturned phone calls and outright attitude. I'm always baffled by leasing agents and receptionists who affect this air of pretentiousness when they can't even afford to live in the building and joke about how they will rush in early to work so they can take a free pilates class offered by the building.  Riiiiight, keeping it classy Silver Towers. FYI, I'm not one to point out markers of affordability, wealth or status, but sometimes people need a reality check, and when you behave in a manner that is a clear affectation of a semblance of something you think you have or to which you are entitled, you cast a proverbial mirror upon yourself begging patrons and onlookers to point out the reality of things that will usually leave you feeling none too fond of yourself.  You need to make 40x the rent, and with prices starting at $2500, I know none of you are making $100k+. Please have a seat. With behaviour like that it's apparent they do not need much patronage.  I mean when you lower your rent to $3300 from $4100 and will throw in an extra month with good credit, you clearly aren't in need of business/desperate with these so-called "promotions." Lol c'mon guys.  Kill the chirade--I don't have an acumen for numbers but your inventory is too high, thus you have to bring people in with outrageous numbers, and offer rent-stabilized apartments for tax abatements. I increased my budget from 3.5k to 5k cause I realized I could get an awesome deal, bigger space and sicker views. Anyway, no biggie, I just went across the street to the Atelier condo--they have clearer, unobstructed views with a diligent management that operates with a sense of efficacy and what I call "getting -$^!t-done-cause-time-is-money-and-neither-of-us-­have-any-to-waste." Despite the precariousness of the market, and this notion that it's a landlord's market, and I get the feeling Silver Towers is an outlier in this sweeping generalization.  Moreover, when you reach a certain price you're willing to pay, you're allowed to be picky and if this is the usual comportement of management, and as we can see from previous reviews it is, follow your gut and dip. I'm grateful I did.  It's a bunch of flowers placed over a putrid box of poppycock, malarkey, BALONEY.  No $7/hour mercedes rental could ever lure me back into a place like that, and if the cars are any indication of the management--they're deficient! If you sign a lease with this place, you are signing yourself up for a year's worth of aggravation of uncertainty. Truly a shame. This place isn't a terrible place to live or anything, but the sad location and the additional fees on everything charged by the management are pretty unfair. CONS: 1. There was a promise of public space that renters could reserve for private functions - that is just NOT true. 2. Outside trainers - when I signed my lease, the sales people told me I could use and outside trainer in the gym; however, that is not true. Outsider trainers are NOT allowed right now and will not be allowed in the near future. If they are ever allowed, the building makes you pay an additional $20 just to use the gym. 3. Lock out - if you lock yourself out of the apt. the building will charge you $50-75 depending on the time of day. However, if you would like the store an extra key (that you have to purchase for no less that $70) the doorman will NOT allow you to do that. Seems like a rude way to make fee money. They might have changed this policy, so I would jsut ask about it. 4. Won't work with tenants - despite repeated complaints and frustrations the management company will not change any policies or work with tenants to keep people happy (longer roofdeck, etc.) - they simply don't care about working towards some sort of compromise for the problems stated above and just refer to the lease. Makes you feel like a sucker for signing it - so READ CAREFULLY. 5. Kitchens are not for those who cook a lot. There is very little storage for pots and pans and no utensil drawer, but these are all things you can see when you view the apartment. 6. Fees, fees and more fees. Fees to use the pool, the gym, the BBQ. You even have to be a member (Like ~$700 per year) to use the nail salon or get a massage. Also, they charge you for each guest you bring on the rooftop (which you can only access if you pay to be a member) and limit the hours of the rooftop - which is insane. PROS: 1. The shuttle - it works and runs on time every morning along 42nd street, which help mitigate the less than desirable location. 2. Washer/dryer in every unit that works, but note they are VERY small 3. Very good maintenance team - they come very quick after you call and are always professional and know what they are doing. 4. Doorman - they are always helpful and seem to really care about the tenants. CONCLUSION: For the price, you could do better and move to a better neighborhood. Being right next to the Lincoln Tunnel is definitely a negative (but something I knew going into it). read more

I was one of the first to move into Silver Towers, lived there 11 months and had nothing but a horrible experience there. I too was promised a lot of bells and whistles, amenities that were never delivered. The floors scratch very easily, the dryer would never fully dry clothes, the heat didn't work in the halls of the building during the winter...it was just miserable living. My bathroom had a lot of construction stain that I asked at least 6 times to be fixed/cleaned and it never was. I did fork out the $75 for an extra key in case I got locked out, but they wouldn't let me leave it with the front desk, so what good did that do' The rooftop deck was finally open 2 months before I left and is hardly like the pictures they have plastered everywhere. Uncomfortable seating, blasting hip hop music, and because of it's location, on the 8th floor between the 2 towers, forget trying to lay up there for any length of time to get a tan...no quality sunshine time! and the hours you CAN go up there are unreasonable, not convenient AND they wouldn't permit you to take a guest up there with you! One of the amenities I was looking forward to having was a steam room. It wasn't available until 3 months after I moved in, then it broke down and leaked into the apartment below it and was shut down for at least another month! Car rental services were not ever available to me, although promised. There was never an intercom service as promised. If you had a food delivery, the desk had to call your cell phone. And don't EVEN get me started about the management staff. AWFUL!!!! They avoid and shirk their responsibilities...won't return calls or answer questions..much less address problems. I found the doormen and desk staff very helpful...as helpful as they could be. They were kept in the dark about so much stuff that they honestly just didn't know the answer to questions asked of them. And the location....I felt like I was in No Man's Land over there. I thought I wouldn't mind walking to the Times Square subway, but turns out it is quite a haul to get there and not to mention it's the most touristy spot in NYC, so it's packed with tourists. A real pain in the A. And it's a long walk to the nearest grocery store. And I'm no engineer, but I feel because of the design of the entrance between the 2 towers and it being so close to the river, there was a constant wind tunnel when you rounded the corner to enter your building. Maybe it's nice in the summertime, but trust me it's HORRENDOUS in the winter. I'm certain there are many other problems, complaints I could list here, but these should be ample for anyone thinking of moving there. I have just one word-DON'T! read more

I applied for an apartment here and was told about some issues on my credit report. I got an attorney and we proved that it was FRAUD and the company that does the checks for Silver Towers ONSITE was so helpful to me and my attorney correcting everything on my report. They sent me an update with everything being shown as fixed, so I contacted Silver Towers and they saw the update and the agent dealing with me even told me while on speaker phone in front of my attorney that after one of the things were removed that would be it I would be accepted. Then after 2 days of not calling me back I reached out to ONSITE to get and update and they stated silver towers still hadn't sent them the other stuff for my last 2 checks which was my bank and job because they had already reached my landlord. So today the agent never reached out to say anything yet after saying to him that I heard I was denied which I did not hear that he said oh yeah you were. I asked for a copy of the denial he sent a paper stating I was denied because of ONSITE but he did not know that I have the report from ONSITE also so I know I wasn't he lied and yes I am BLACK so sad that people still are this way. read more
