A great trendy spot in U District! Came here to meet up with a friend visiting the area and was so excited to try the viral tiramisu latte. The ratio of cake to drink was pretty decent - you have a lot of decadent cake and strong coffee to complement. It is a bit on the pricier side, but I do think it is worth the try. Despite how busy this cafe gets, the service was speedy and very accommodating. Just keep your eyes peeled for seating once you head in! Excited to try the matcha version of this drink someday :)
Bestie and I got here on a Saturday afternoon around 1pm, and were greeted by staff at the front. The inside is pretty casual with enough seating and space for work though it is noisy during lunch hours like for this review. Signal inside isn't particularly strong as we both had trouble with 5G and reception at the very back close to the lone restroom. Tons of windows let in a bunch of sunlight, almost too much as seen in some of my photos of our drinks. Speaking of the drinks, they serve many kinds of coffee- and matcha-based drinks along with some pastries on the side. I saw the caphe-misu and matcha-misu a lot so we decided to get both of these drinks, but they were out of the matcha-flavored tiramisu cake for the drink, so I got their ube cream latte instead and shared the caphe-misu. Both have very high coffee content, and the caphe-misu was deceptively huge; adding the tiramisu on top made the drink larger than my ube cream latte, which was also heavy on coffee flavor but still had a discernable amount of ube taste despite coffee typically mulling every other flavor added into it. Tiramisu was fluffy and soft, and complemented the coffee. This is several blocks away from the UW Ave area, so use street parking or - if you enjoy walking a lot like me - use Central Plaza parking to get here. Either way, this is a great spot for coffee lovers and I see myself trying their other drinks in another visit!
Sad to update my review to a lower rating but I have to. I used to love this place and was always recommending it to people I know. After being a customer for over 2 years now I just cannot recommend Sip House anymore. Inconsistent. My favorite drink is the iced pistachio latte it's a hazelnut latte with a delicious pistachio foam. Asking for light ice sometimes they do it sometimes they don't. Trying any other drink here is a hit or miss as well. The seasonal salted egg Biscoff latte was delicious as well as the red velvet. The brown sugar latte was good but a lot of ice when I asked for light ice. Ube foam is good. The matcha was terrible and I mean awful. Super watery and again I ask for light ice and what do ya know...it's filled to the brim! I ordered the iced pistachio matcha my last visit with my light ice and received it in a hot cup that is not see through so unless you open or shake the cup you can't see how much ice. Did they run out of iced cups or are they trying to be deceiving and shady? I opened the lid and took a few drinks of course no light ice at all. The ice was stacked to the top! It's like if you ask for light ice they deliberately give you extra ice. Terrible drink and for it being above $8 also with the alternative milk charge that is $1...it's not worth it and super incredibly disappointing. I am a matcha lover and this was despicable. Terrible. Why was it watery? Hmmm maybe no milk and just ice? Anyways...with this last visit I just can't justify coming back. Consistency and quality has severely declined here. Also my second to last visit the baristas were maybe feeling a bit in a bad mood or sassy but I watched them repeat the same order like 5 times looking at the customer. After the second repeating of that order the tone switched to very rude and demeaning. The girl who's order it was nearby me was on the phone of course not paying attention but maybe after the second time they could have just left her drink at the counter and thats her problem but nope they just had to keep repeating her order louder looking at her and repeating more than 4 times in a rude and condescending tone. Was that necessary? The ambiance is lacking with the bad vibes here. Just going to stop coming here. Better places around with friendlier service, consistent quality drinks, and competitive pricing. Honestly Coffeeholic House in Wallingford is where I've been going now and enjoy it much more.
A group of us at work decided to order some viet coffee as a pick me up and ooooohhhhhh sheeeeeeeesh did this pick us up lmaooooo. This was my first time trying sip house, or as da keedz call it, da sip lounge. I went with their signature pistachio cream latte and I stg I finished that ish in one sip bro. Hella bomb. Had a great time visiting this Vietnamese cafe near UW district at 8 am in the morning of a Wednesday! I was the first one in so I was able to review the menu and place my order of coffee crema. It's a cute interior with lots of aesthetic walls of decorations with lots of plants. A very calming atmosphere for studying or co-worker. Service was quick and easy since I was their first customer of the day. After 5 minutes, my iced coffee was ready. It was deliciously - balanced, salty, and semi-sweet. Would come here again!
I hadn't visited in over a year and came back to try the matcha-misu latte with a friend. It is basically matcha tiramisu on top of a matcha latte. For $15, I was genuinely shocked. The latte tasted awful. I have no idea what powder they are using, but it did not taste like matcha at all. Even Starbucks does a better job. The matcha tiramisu topping was bearable, but we could not get far before tossing the drinks. We probably drank less than 10 percent. I am giving an extra star only because I remember this place being good in the past, but this recent experience felt like a gimmick. Social media definitely lured us in.
Cute study spot near the university with limited seating during busy hours. The matcha here is better than matcha I've had at other places, it actually has flavor and isn't too sweet either, which I like with matcha. The pistachio cold foams drinks are popular and I'm usually a fan of artificial pistachio, but for some reason wasn't a fan of it here. The ube matcha was definitely my favorite here, the ube cold foam had a lot of flavor and complemented the matcha well, I could taste both without one overpowering the other. My only issue with this place is the drinks come with too much ice. I asked for light ice but still received so much ice that I finished my drink in only a couple sips, which I thought wasn't worth $7.50.
The drink selection here is too good! If this cafe was closer to me, I would be coming all the time. I love their fresh mint mojito iced coffee and the pandan longan tea. I am a bit sad though that they no longer have the garlic cheese bread on the menu. I also came by to try their special temporary menu item, the caphe misu and wow. The tiramisu cake went so well with the salted cream in the drink. I tried the matcha misu as well, and it was just as good. I hope they add these items to the menu permanently because I honestly can't get enough.
When I was a student at the University of Washington, I don't recall the if the Cherry Blossom Festival existed. Since I was in the area, I stopped by Sip House to order their special cherry blossom themed item, the Cherry Blossom Frappe. It is a blended, creamy milk-based frappe infused with cherry blossom flavor and a decadent strawberry purée. The consistency of the frappe was perfect! It was on the smoother side and not overly icy as you drink it. It wasn't too busy at the time I visited, but there was a short line in front of me. It moved quickly though. There is limited seating here, so didn't get the chance to sit down and enjoy the space.
I am a big supporter of this cafe's fruit drinks and Vietnamese coffee. I decided to try their matcha pistachio sub oat milk. This came out to be $10-high but alright price for me if the drink was larger and stronger in matcha flavor. However, I was really disappointed. I forgot to take a good initial picture. It was apparent that the not enough matcha was added or the matcha quality was poor. The color was a duller green, which also translated to the lack of vibrant and vegetal flavor. On the other hand, the pistachio cold foam was light and fragrant. I also tried my friend's ube matcha, and we both noticed the same dullness and milkiness. Overall, the cold foams are a great addition, but I would not recommend their matcha drinks.
Seattle-Area Boba Shop Review #82 We walked into Sip House as our last spot during Boba Fest 2025. This is not a place I'd normally visit since they don't list boba on their toppings list at all, but we were more than intrigued enough to visit by their special of the day - Milk Tea Cream Cheese Boba. According to the menu, this is a hand-made cream cheese boba drink in milk tea. Cream cheese boba? That means cream cheese topping on a boba drink right? But the menu makes it sound like the boba itself is made of cream cheese... Milk Tea Cream Cheese Boba ($10.50) - Woah, most expensive boba drink I've ever gotten. Starting with the drink - it's honestly exquisite, one of the best things I've drank in a while. There's only a very slight flowery flavor from the jasmine and a small amount of toasty flavors from oolong, and instead tastes like a perfectly sweetened, almost caramel-like milk. The sweetness is so mellow, so unlike drinks sweetened with fructose syrup. It's kind of milky, really rich, and extremely filling. After about half of the drink, I felt kind of sick due to how creamy and rich the drink is. It's very smooth and yet coats the entire mouth in cream and fat. The salted cream on top is stellar as well - just slightly salty and sweet that mixes perfectly into the drink to give even more body. The drink comes with four pieces of house made cream cheese boba that look kind of like fried plantains. They float on top of the drink and are basically misshapen 1 inch diameter spheres. They obviously don't fit in the boba straw so they need to be eaten with a fork. They are really interesting, consisting of basically a thin shell made from tapioca starch covering a ball of cream cheese. There's a firmer kind of chew through the thin skin, then complete cream cheese taste, like eating the filling in a crab rangoon. I wonder how many calories are in this drink.... (5/5) Apparently Sip House also has normal boba - it's not listed on the menu and I only found out about it because I saw some of the parties ahead of us pick up drinks with boba. Could my enjoyment level be from trying to justify a $12 drink after tax and tip for? Maybe. But I'm still planning to visit again to try some of their other drinks. Bathrooms - One unisex room
Ordered through uber eats! I loved the matcha!! Real strawberry puree and tasted great w oat milk. I also got the ham croissant which was crispy and delicious! I would definitely order it again!
Recommend the Vietnamese coffee or red velvet latte- it's very strong and doesn't taste burnt. Excellent balance of sweet and creamy. Hate to say it but the Viral tiramisu drink is amazing and so worth it. (13$) Great place to study- they have tables and outlets but it gets busy so go early! Price- on the higher end for coffee. Average drinks are 7-8$ and speciality drinks go beyond that. Parking- street parking is 2 hours free right on the block but it's pretty busy and luck based. There's room to park in neighborhoods nearby but it's a bit of a walk. If you get a good spot and decent parking it's ideal for playing board games with friends or chatting but it's loud (bring headphones if you want to study).

My friends and I were in the area and I'm so glad we stopped by! I really like how the inside was decorated with a lot of plant aesthetics, but it was clean and modern at the same time. There is also plenty of seating if you wanted to stop by here to do your work. We came in the morning and got the iced ube coffee latte (with oat milk) and pistachio cream latte. Both were great drinks! I've had a couple of ube lattes on my trip, but this place is definitely my favorite spot because you can really taste the ube. I thought the pistachio cream latte was very unique. I never thought of putting those two flavors together, but it surprisingly tastes great. Not overly sweet, but you can taste the pistachio in the cream foam as the flavors blend together with the coffee. They have other unique drinks that I will try next time I visit! The baristas are super sweet and make the orders very quickly. Since it was our first time, she explained which drinks were most popular and what she recommended. This is place is relatively close to University of Washington, so it would be a great place for students. However, the music can be a bit loud if you need a space to concentrate. Overall, a great spot and one of my favorite coffee shops during my trip! read more

Very cute interior, obviously full of students studying and chatting due to the location. Place is a good size and there is plenty of seating. Street parking only. They play Korean music which is a plus if you like K-pop. I got a 16oz iced Vietnamese coffee with their ube cream top and it was very good. At regular sweetness it was already sweet FYI which I don't mind cause I like sweet drinks. My total came to just under $10, which is more on the pricey side compared to other Vietnamese cafes. They have good service--the girls working there are sweet. Would love to come back and try their other drinks. read more
I was very excited to try Sip House after hearing positive reviews! The aesthetics of the cafe was super cute. Lots of open space with tables and plants. It was very busy when I visited. I also loved the shelf of plants and the mural inside. I ordered the Ube latte with soy milk, which wasn't sweet. I like how strong the espresso was. Unfortunately, I paid with Apple Pay and had a different charge on my credit card statement, so I contacted my bank. But, I just want folks to be wary about the payment system. Came in the early morning and it was not busy at all. Parking around university area will be all metered. Interior is well designed and amazing place to study, chill, hangout. Good for large groups too! Service and staff were great. Drink made in a few minutes. WiFi comes with a purchase and code refreshes every few hours so just fyi but you can ask for a new code when it expires if you're studying there. 7/10 Salted Egg Yolk $6.75/16oz - latte itself is average, nothing special. The magic is the foam. It adds a medium strength of the salted egg taste flavor which was bomb and worked for the drink making it creamier. The biscoff just comes from the cookie and adds a crumble to your coffee. Expensive seasonal drink but it was a good try. It needs more than half a cookie and more salted egg flavor or foam. 8/10 Ube Latte $7/20oz - pretty drink and Ube is pretty solid flavor with medium strength. Mixed well with the coffee adding creaminess to it. Could use more ube and also on the pricier side. 9/10 Cheesy Garlic Bread $7.50 - honestly I was shook. It was recommended as one of their popular items and I see why. They beat this to order so I'd suggest eating it on the spot. At first glance, it seems like just bread and butter but there a good portion of gooey melted cheese and more buttery garlic on the inside! The filling amount was well done so that each quadrant was smeared in the gooey inside. It had a creamy, savory, slight sweet, and rich flavor profile. Cheese was soft and had a nice pull. The bread was warm and fluffy. The soft inside soaked up the filling really well. Only thing that could be improved is my personal preference of toasting the outside just slightly to get that slightly crispy shell and leave the interior soft and airy. This is a must get! read more
Super cute cafe in north Seattle to do some work. When you walk in you're immediately greeted by the staff and by good music. I wasn't sure what to get so I asked and they recommended the iced matcha coffee latte. I was a little unsure if I wanted it because I've had it at other places and it's always soo bitter and weird, but at Sip House it was actually good. I also got a gluten free muffin - though it was in the case displayed with/touching other pastries containing gluten so it was not truly GF. It was pretty tasty! This cafe does not have its own private lot, but you can find some street parking that you pay for with the app. Overall if I'm in the area I'll probably be back since some of their other popular flavors looks tasty as well! read more
Tried the matcha coffee latte and it had a very subtle, pleasant taste. Cute cups, nice service and I could tell the drink was well made. Even though it wasn't a super strong flavor, it wasn't watery by any means and the matcha had a unique profile, especially with the coffee! Best of all was the overall quiet and studious vibe of this cafe, everyone inside was locked in on their laptops but not in a scary way. Calm music and even waiting for the coffee was a nice time. read more
The best drinks I've ever gotten! We got the pistachio latte and matcha latte with pistachio foam! The pistachio foam was the best thing I've ever gotten on top of my drink! It was slightly sweet, salty and nutty. The matcha was good as well and not overly sweet! The latte paired well with the pistachio foam as well, a perfect blend of salty and bitter. The ambiance and space was amazing, so pretty and bright and we loved all the greenery. Overall, am amazing coffee shop ! read more
Wow! When a coffee shop is full of students on a weekend, you know it's good. Sip House serves both coffees and teas, specializing in fun, unique flavors and Vietnamese coffees. We ordered the S1. Fresh Mint Mojoto Iced Coffee with oat milk. (It's not entirely non-dairy as it has some condensed milk in it) and the seasonal Salted Egg Yolk milk tea (It uses non-dairy creamer in the base but it's not entirely non-dairy as it has heavy whipping cream in the topping/foam). They were both so delicious! The mojito coffee was so refreshing and the egg milk tea was so creamy. I didn't adjust sugar levels on either drink but they were not too sweet -- just right! The barista was kind enough to explain the nuances regarding dairy to me. There is a lot of seating available, but can get very busy and pretty loud due to all the students -- there were no tables available when I visited. There is a restroom in the store. There is no parking available, which makes it difficult to sit in. read more

My girlfriends Hot Pistachio latte was good! I was impressed when I tried her latte. Never anything like that. Tasted like it had some foam and latte itself had a nice pistachio flavor. No bad days when you sip a cup of coffee! Sip House is located in the University District of Seattle, which is near UW. They have a couple of specialty coffee drinks to choose from and they all sound so good! The overall ambience of the coffee shop is also really nice with the natural lighting shining in. I tried the Fresh Mint Mojito Coffee Latte and each sip was a delight. My friend got the Pistachio Cream Latte and he enjoyed it as well. If you love Vietnamese coffee, this is another spot that you must check out in Seattle! read more
This is an absolutely beautiful place to get an aesthetic (and delicious) drink and get some studying done! I had the ube coffee latte and it has that sweetness and earthiness from the ube to complement the coffee flavor. Mix the drink though before drinking it otherwise you'll end with the bitter coffee part. The service was fairly quick and I had no problems there. The wifi also worked really well which is a plus since some cafes don't have good wifi. read more

Oh, I think I found the best study cafe in North Seattle. Drinks - So many flavors to choose from! Ube, matcha, cherry blossom, pistachio, etc... The cashier was kind enough to tell me that their drinks are on the sweet end, so I opted for 50% sugar and it was PERFECT. (can't imagine what it would taste at 100%...) I would say the quality is on par with Coffeeholic or any other Vietnamese coffee shop, but the variety is what makes Sip House stand out and will keep me coming back. Vibe - I was a little scared that the cafe was already half full just a couple minutes after opening at 8am. 90% of the patrons look like they're UW students, so I don't have high hopes that you can get a table here in the afternoon. But if you do get a table, the seats are SO comfortable because they leave an open space in front of you and the sun will never hit those wide windows. Plus, there are enough chargers against the window for maybe 4 outlets per table. Insane. Parking - u-district is a nightmare no matter what time of the day it is. But I appreciate that this shop is located on the less busy side of u-district, only one parking lot over from the free 1-hour parking spots by the restaurants so you don't have to circle for paid parallel parking. read more

I went on a Saturday afternoon and there was no line though the cafe was pretty full. I tried the pistachio latte and also Vietnamese latte. The drinks were really sweet but I did see a sign that they can do adjustments after but I left before trying. There is street parking right outside. There were many students studying inside so it seems to be a good spot for studying. read more
The lychee lemongrass green tea with boba was pretty good. The boba was fresh too. Unfortunately they were out of all their food except their turkey and I'm a vegetarian so I wasn't able to try the food. The staff were fine, though seemed unsure of how to respond to the houseless individual pacing about the front of the store between various tables for about 30 minutes or more. He seemed distressed and was also disrupting others. Perhaps more support for the staff in this regard would be helpful. Other than that the ambiance was very peaceful and it made a good place to read or study. The lack of bathroom even for customers did seem somewhat strange though. I might come back in the future and hopefully try the food. read more
Our drinks were hit or miss. I got the pistachio latte, which did not taste like pistachio or even an artificial pistachio flavor? It just tasted sweet. But my friends salted egg cream milk tea had a strong salted egg flavor. The downside was that the tea and cream didn't mix so basically you only get milk tea in each sip, til you reached the bottom where all the cream is leftover lol. It's a nice place to work and there are lots of students here studying. We came around 1:30 and luckily one table opened up, but otherwise was busy. It slowed down around 3:30 PM. read more

I discovered this cafe in 2021 on my first trip to Seattle and it changed my life. Now I think about sip house often and go here every time I come back to Seattle. Pistachio cream drink is SOOOOOO INCREDIBLY BUSSIN I think it's one of my top 3 sweet coffee drinks of all time. The cream is so thick and sweet and salty and I've never tasted a cream top this good before. Much better than 85/happy lemon's sea salt cream tops and it's probably because of the pistachio flavor. The drink is just the perfect type of sweet coffee w a "special" flavor added that I love. Last time I came to Seattle, I liked the drink so much I came back again in the same day to have it for a second time I also tried the salted egg biscoff latte - it was good but the salted egg flavor was too strong in the cream for my liking, but my boyfriend really liked it. I love vietnamese coffee because of the strong taste + condensed milk sweetness, and it tastes great at Sip House too. Interior is beautiful, very good for studying because the table to height ratio is ideal + there's plenty of outlets and there's a bathroom to use for when you have to poop really bad from how strong the coffee is. Cashiers are always very friendly!! I came on a Sunday afternoon in May and they were playing "Not Like Us" when I walked in and had Kendrick and Drake tip jars. One of the cashiers (dude who looks like he's from the bay area LOL) was dancing along. Very good vibes inside 10/10 read more
This is a cute little cafe that serves some nice coffee drinks, in the heart of UDistrict. There is ample seating to get some work done and it was fairly quiet volume-wise aside from background music. I personally got the pistachio cream latte small size (12oz) to try the drink, and it was very good. The drink is sweet but not too sweet like some of the coffee spots I've tried in Seattle, which is a plus for me. The cream is fairly thick and had a nice pistachio flavor. It complements the drink pretty well, though the coffee slightly overpowers the base pistachio flavor. Drinks were made fairly quickly with decent presentation. The baristas were fairly friendly. This would be a nice place to come back to try other drinks they are known for, such as the ube or matcha latte which has coffee base as well. read more
Sip House is one of my favorite Vietnamese coffee shops in Seattle. Conveniently located in the heart of U-District, I definitely recommend this place! I got the salted egg brûlée coffee and it was so delicious. The egg/crema top is thick, decadent, and delicious topping to your coffee! If you do not really like a thick and heavy coffee I would not recommend this for you. Mt partner got the hot version (not pictured) and did not enjoy it as much so I recommend getting it iced. My friend also got the blueberry scone which I also tried and it was a good standard scone as you would expect. I wanted to try the Cream Cheese Garlic Bread but they were sold out. The service is here is fast, we didn't have to wait in any lines and got our drinks in 5-10 minutes. There is also lots of seating and standing tables for people to enjoy their coffee at. read more

Sip House has quickly become one of my favorite spots for drinks in Seattle. My boyfriend loves coffee but I don't drink coffee, so I love that Sip House does both coffees and teas extremely well. I haven't worked my way through all of their non-coffee drinks yet, but I'm a huge fan of their fruit teas, particularly the ones containing lemongrass. They balance the fruit and lemongrass flavors well so you can taste both in each sip. The lemongrass is a unique but delicious spin on fruit tea that you can't find anywhere else. It adds a bright, fragrant, citrusy note that takes their fruit teas up on another level. Their tea and boba quality is also solid. Their boba has a nice chewy consistency and is flavored well. The decor is modern, clean, and trendy. I love their huge floral mural and how they decorate their space with so many plants. Seating is a hit or miss because spaces are limited and Sip House is usually filled with UW students who have come to study. Parking can also be a nightmare because it's street only and if there's an event going on, you're likely out of luck. I wish they had more locations or were closer to me so that I can come more often! read more
You know those places you visit while on vacation and can't stop thinking about after leaving? Yeah. Sip House was that for us! LOL. After walking in, we were in love with the chill environment that they have, wide variety of Vietnamese-inspired drink offerings, and pastries (don't get me started on the cream cheese garlic bread!!) Close to UW, Sip House also seemed like the perfect study spot. Large windows and multiple areas for seating were available which made it nice and cozy. The baristas were also very kind. I had the Ube Latte, and my partner had the Pistachio Cream Latte (limited time special). The ube latte was strong in ube flavor which I really loved. The bitterness of the Vietnamese coffee was well balanced with the rest of the drink. The Pistachio Cream Latte on the other hand was phenomenal! It didn't sound too great for us at first, but the pistachio cream foam was light and nice and tasted a lot sweeter than the ube. Out of the two drinks, we definitely liked the Pistachio Cream a lot better. We also tried their cream cheese garlic bread on a whim after seeing the photo of it next to the register, and there were no regrets at all! The bread was fluffy and there were generous scoops of cream cheese garlic in between the bread that helped keep it moist. read more
Sip House is rated very well by a lot of boba lovers so really wanted to check out this place cos I love boba tea. Stopped by 45 mins before closing on Sunday and they were already sold out of their boba (both black and golden) bummer! Next i ordered the pistachio milk tea which usually comes with green tea. The person at the counter took my order and after the payment was done told me that "do you mind if we use black tea instead of matcha in the pistachio latte?" i was confused so asked dont they always use matcha and are they sold out of matcha tea too to which she replied yes they were sold out of matcha too. I agreed for this substitution since i had paid already! Not fair i think i should have been informed before payment so I could change my mind or just walk out since they had no boba no green tea and substituted the main thing in their pistachio latte. After placing the order I waited for 15mins+ to get my drink. Now thats a long wait! There were 3 folks working on the orders and there were not many orders tbh so not sure why are they so slow. Finally I tasted the pistachio milk tea with black tea and loved the pistachio milk tea it was refreshing and tasted so good. I wanted to try their ube milk tea with boba as well but since they were sold out of boba we skipped that. Ignoring all my issues above i would still give them 4 stars cos i really liked the pistachio milk tea. I would love to give them another try but I am skeptical cos I do not want to drive all the way to UDistrict to find every thing sold out or substituted (once paid). Not to mention the real slow service. This place is packed with students working on their assignments so if u think you will get a spot to sit and sip your drink during busy hours forget about it. read more

Very cute vibe, walkable area, nice seating and friendly staff. The sizes were a bit small, but flavors unique. The coffee itself tasted a bit watered down - not as strong and creamy as I usually expected from vietnamese coffee. Got the ube, had chunks of real ube in it that gave a weird texture. read more

I been here before to try a drink and thought it was ok but wanted to come back since it's been a while to give another try. My husband got the ube latte since it was one of their popular item. The price is standard, service is fine. The place is aesthetic as well as the drink. The drink is pretty but didn't get much ube flavor and it was pretty much a standard latte. Overall, it's pretty, but drinks are standard in my opinion. read more

Last year I thought Sip House was amazing but now I'm not sure. I don't know if something changed or what, but it did not have the same appeal. The coffee is still strong and above average (~4) but the tea and boba is just alright, pretty average. Definitely a pricey spot as a smaller cup can easily be $6 or more - I did think I was getting charged for the larger cup but ended up being wrong, they never did ask what size I wanted. This rating reflects my view on Sip House being just an average spot, based on my most recent experience. It's a nice study spot, but you need to come early. It gets pretty full and the interior isn't large enough to support the volumes of students who are looking for a cafe to do work or study. Boba as a topping is sweet, but the chewiness is lacking. There's no bounce or chew and the boba was fairly firm. I remember it being better but I may be mistaking it with somewhere else. Tea on the other hand, fairly strong but I'm not sure if the price is justified especially with all the other boba spots on the Ave. They used to offer taro but now it's just ube, which is fainter. read more

Loved the space for the openness and set up. Happy to see the seasonal drink and my coffee matcha was delicious. It's pretty pricey but you are buying what the drink looks like. Little weird that they have all their storage boxes tucked under the sitting area. Nice place to meet a friend to chat and grab a drink. read more

This place is never not busy which I guess is a good thing. There was a decent line to order, but it went pretty fast and the baristas were cranking out drinks pretty fast as well. I really enjoyed the design of the cafe, but space is pretty limited and I was constantly having to move around while waiting for my drinks. The actual drinks were delicious! If you like more sweet and sugary drinks, this would be a great place to check out. read more

Super student friendly. Lots of windows for natural light, and they make a lot of creative drinks. My favorite is the milk tea with salted egg yolk foam. The cafe also has pop-ups during the weekend from local bakers. read more
Great location if you are a University student. Great amenities if you are a University student. Great drinks even if you are not a University student. Sip House is obviously oriented towards University students. Every seat seemed to have a power outlet, and was occupied by a student on a laptop. Nevertheless, we did find a hard stool to enjoy a latte. However, they lost a star as it definitely does not feel like you are sipping on your drink at home. The Pistachio Cream Latte was a hit. Layered with pistachio cream, Vietnamese coffee and matcha top. Drink each layer in turn, or mix it all up. read more
