    A group of us at work decided to order some viet coffee as a pick me up and ooooohhhhhh sheeeeeeeesh did this pick us up lmaooooo. This was my first time trying sip house, or as da keedz call it, da sip lounge. I went with their signature pistachio cream latte and I stg I finished that ish in one sip bro. Hella bomb.     Sad to update my review to a lower rating but I have to. I used to love this place and was always recommending it to people I know. After being a customer for over 2 years now I just cannot recommend Sip House anymore. Inconsistent. My favorite drink is the iced pistachio latte it's a hazelnut latte with a delicious pistachio foam. Asking for light ice sometimes they do it sometimes they don't. Trying any other drink here is a hit or miss as well. The seasonal salted egg Biscoff latte was delicious as well as the red velvet. The brown sugar latte was good but a lot of ice when I asked for light ice. Ube foam is good. The matcha was terrible and I mean awful. Super watery and again I ask for light ice and what do ya know...it's filled to the brim! I ordered the iced pistachio matcha my last visit with my light ice and received it in a hot cup that is not see through so unless you open or shake the cup you can't see how much ice. Did they run out of iced cups or are they trying to be deceiving and shady? I opened the lid and took a few drinks of course no light ice at all. The ice was stacked to the top! It's like if you ask for light ice they deliberately give you extra ice. Terrible drink and for it being above $8 also with the alternative milk charge that is $1...it's not worth it and super incredibly disappointing. I am a matcha lover and this was despicable. Terrible. Why was it watery? Hmmm maybe no milk and just ice? Anyways...with this last visit I just can't justify coming back. Consistency and quality has severely declined here. Also my second to last visit the baristas were maybe feeling a bit in a bad mood or sassy but I watched them repeat the same order like 5 times looking at the customer. After the second repeating of that order the tone switched to very rude and demeaning. The girl who's order it was nearby me was on the phone of course not paying attention but maybe after the second time they could have just left her drink at the counter and thats her problem but nope they just had to keep repeating her order louder looking at her and repeating more than 4 times in a rude and condescending tone. Was that necessary? The ambiance is lacking with the bad vibes here. Just going to stop coming here. Better places around with friendlier service, consistent quality drinks, and competitive pricing. Honestly Coffeeholic House in Wallingford is where I've been going now and enjoy it much more.

    Had a great time visiting this Vietnamese cafe near UW district at 8 am in the morning of a Wednesday! I was the first one in so I was able to review the menu and place my order of coffee crema. It's a cute interior with lots of aesthetic walls of decorations with lots of plants. A very calming atmosphere for studying or co-worker. Service was quick and easy since I was their first customer of the day. After 5 minutes, my iced coffee was ready. It was deliciously - balanced, salty, and semi-sweet. Would come here again!

    I hadn't visited in over a year and came back to try the matcha-misu latte with a friend. It is basically matcha tiramisu on top of a matcha latte. For $15, I was genuinely shocked. The latte tasted awful. I have no idea what powder they are using, but it did not taste like matcha at all. Even Starbucks does a better job. The matcha tiramisu topping was bearable, but we could not get far before tossing the drinks. We probably drank less than 10 percent. I am giving an extra star only because I remember this place being good in the past, but this recent experience felt like a gimmick. Social media definitely lured us in.

    Cute study spot near the university with limited seating during busy hours. The matcha here is better than matcha I've had at other places, it actually has flavor and isn't too sweet either, which I like with matcha. The pistachio cold foams drinks are popular and I'm usually a fan of artificial pistachio, but for some reason wasn't a fan of it here. The ube matcha was definitely my favorite here, the ube cold foam had a lot of flavor and complemented the matcha well, I could taste both without one overpowering the other. My only issue with this place is the drinks come with too much ice. I asked for light ice but still received so much ice that I finished my drink in only a couple sips, which I thought wasn't worth $7.50.

    I am a big supporter of this cafe's fruit drinks and Vietnamese coffee. I decided to try their matcha pistachio sub oat milk. This came out to be $10-high but alright price for me if the drink was larger and stronger in matcha flavor. However, I was really disappointed. I forgot to take a good initial picture. It was apparent that the not enough matcha was added or the matcha quality was poor. The color was a duller green, which also translated to the lack of vibrant and vegetal flavor. On the other hand, the pistachio cold foam was light and fragrant. I also tried my friend's ube matcha, and we both noticed the same dullness and milkiness. Overall, the cold foams are a great addition, but I would not recommend their matcha drinks.

    The drink selection here is too good! If this cafe was closer to me, I would be coming all the time. I love their fresh mint mojito iced coffee and the pandan longan tea. I am a bit sad though that they no longer have the garlic cheese bread on the menu. I also came by to try their special temporary menu item, the caphe misu and wow. The tiramisu cake went so well with the salted cream in the drink. I tried the matcha misu as well, and it was just as good. I hope they add these items to the menu permanently because I honestly can't get enough.

    When I was a student at the University of Washington, I don't recall the if the Cherry Blossom Festival existed. Since I was in the area, I stopped by Sip House to order their special cherry blossom themed item, the Cherry Blossom Frappe. It is a blended, creamy milk-based frappe infused with cherry blossom flavor and a decadent strawberry purée. The consistency of the frappe was perfect! It was on the smoother side and not overly icy as you drink it. It wasn't too busy at the time I visited, but there was a short line in front of me. It moved quickly though. There is limited seating here, so didn't get the chance to sit down and enjoy the space.

    Recommend the Vietnamese coffee or red velvet latte- it's very strong and doesn't taste burnt. Excellent balance of sweet and creamy. Hate to say it but the Viral tiramisu drink is amazing and so worth it. (13$) Great place to study- they have tables and outlets but it gets busy so go early! Price- on the higher end for coffee. Average drinks are 7-8$ and speciality drinks go beyond that. Parking- street parking is 2 hours free right on the block but it's pretty busy and luck based. There's room to park in neighborhoods nearby but it's a bit of a walk. If you get a good spot and decent parking it's ideal for playing board games with friends or chatting but it's loud (bring headphones if you want to study).

    Seattle-Area Boba Shop Review #82 We walked into Sip House as our last spot during Boba Fest 2025. This is not a place I'd normally visit since they don't list boba on their toppings list at all, but we were more than intrigued enough to visit by their special of the day - Milk Tea Cream Cheese Boba. According to the menu, this is a hand-made cream cheese boba drink in milk tea. Cream cheese boba? That means cream cheese topping on a boba drink right? But the menu makes it sound like the boba itself is made of cream cheese... Milk Tea Cream Cheese Boba ($10.50) - Woah, most expensive boba drink I've ever gotten. Starting with the drink - it's honestly exquisite, one of the best things I've drank in a while. There's only a very slight flowery flavor from the jasmine and a small amount of toasty flavors from oolong, and instead tastes like a perfectly sweetened, almost caramel-like milk. The sweetness is so mellow, so unlike drinks sweetened with fructose syrup. It's kind of milky, really rich, and extremely filling. After about half of the drink, I felt kind of sick due to how creamy and rich the drink is. It's very smooth and yet coats the entire mouth in cream and fat. The salted cream on top is stellar as well - just slightly salty and sweet that mixes perfectly into the drink to give even more body. The drink comes with four pieces of house made cream cheese boba that look kind of like fried plantains. They float on top of the drink and are basically misshapen 1 inch diameter spheres. They obviously don't fit in the boba straw so they need to be eaten with a fork. They are really interesting, consisting of basically a thin shell made from tapioca starch covering a ball of cream cheese. There's a firmer kind of chew through the thin skin, then complete cream cheese taste, like eating the filling in a crab rangoon. I wonder how many calories are in this drink.... (5/5) Apparently Sip House also has normal boba - it's not listed on the menu and I only found out about it because I saw some of the parties ahead of us pick up drinks with boba. Could my enjoyment level be from trying to justify a $12 drink after tax and tip for? Maybe. But I'm still planning to visit again to try some of their other drinks. Bathrooms - One unisex room

    Sip House is always busy and nicely decorated. The baristas are always friendly and helpful. They do not have gluten free options but I have heard that there pastries are very good. I came here because it is one of the only coffee shops in the area open until 6pm and the WiFi is good, not many outlets tho. The barista recommended I try the Pistachio Latte because it is there most popular. I ordered it with 1/4 sweetness and soy milk. $10 for a single coffee after tip is actually outrageous like damn. They don't even have cheaper options, the cheapest drink is $6.50 so after tax and tip it's still about $8. Pistachio Latte: 3.5/5, The coffee wasn't bad but not amazing. The cream that they put on top is way too thick for my liking and I can't imagine how sickly I'd feel if I got the full sweetness. Expect to spend $8-$12 for a single drink Service: 5/5 Ambiance: (4.5/5) Price: 2.5/5 Taste: 3/5

    Cute coffee, boba, matcha shop - decorated nicely with murals, plants and plenty of seating. We ordered the mojito coffee (excellent combo!) and strawberry matcha latte (average at best, I couldn't taste the matcha at all). It was a mix experience and I definitely wouldn't get the matcha again - it was a dull brown/green color suggesting it was highly oxidized. I'd try other drinks next time. FYI - There are also no public washrooms for customers, which seemed strange to me.

Drink was pretty good. I added milk mochi because I was curious, but I regret it. Mochi just tasted like flavorless pieces of gluten and it got in the way of the drink too much. I recommend getting the peach yogurt drink as is.

Honestly, they have a pretty mediocre reputation among Asians who are familiar with boba, but I'd say Boba Up is good for what it offers (overly sweet dessert). Perhaps a decent entry to assimilate into boba before venturing into the more authentic spots. To quickly get the cons out of the way, quality isn't super high and price started out lower than others but have been steadily increasing to match or surpass other boba spots. Sweetness cannot be lowered and by default, it's pretty high. Toppings can get stale (particularly the boba) as it's left out and not always fresh. They also supposedly offer a free birthday drink but it's almost impossible to redeem (eventually after over 5 minutes, might as well buy a drink - my friend just recently had this dilemma). For a quick list of pros, they are one of the closest options for boba near UW campus, they have the best opening flexibility (open later than every other spot), and obviously variety so there's almost something for everyone. Come here for sugar, desserty drinks, the customization of toppings, or just a refreshment. Don't come here expecting strong authentic tea. Decent amount of seating with board games available, so stay for the vibes. An occasional visit for me when I'm in the mood, but realistically not the best boba experience.

That being said, it's an alright spot for sweet fruit teas or smoothie blends, as a dessert option. I tried to order 30% sweetness and I guess they don't support that. I don't remember other stores but sounds right, as their less sugar is 50%. Store is huge and spacious, but hard to work in because they blast music. There's also no real self service which can be a hindrance. Napkins, straws, other supplemental items are not available upfront. Service here was extremely transactional. I imagine they hire college students so that's nice, but training is lacking. Lack of warmth and comfort. Made me not even want to stay or ask for anything, so also no idea if wifi is available to the public. Password is not written anywhere. Restrooms not available. Underwhelming overall. Wintermelon Milk Tea - they got the wintermelon taste down, it's just excessively sweet. Good in a pinch or for a refresher. I will say their cup sizes are large, which perhaps makes it similar to the super sweet drinks at some coffee chains.

    Seattle-Area Boba Shop Review #107…read more I've visited the BobaLust in Lynnwood before and was not impressed. I decided to give them another try, this time at the U District location. Bobalust opens up pretty late for a boba shop - most places start at noon or earlier, but for some reason BobaLust opens at 1PM. This particular location is depressingly dark inside with black painted walls and dark decor. That's a really interesting aesthetic choice (and not my favorite). OG Milk Tea, 50% Sweet, 50% Ice w/ Honey Boba ($6.50) - This tea has a strange harsh artificial taste. It's cloyingly sweet and tastes of a very overwhelming kind of flowery and fruity flavor. It doesn't seem to be from the tea and instead may be from either creamer or sweetener. It's overpowering, making the drink very difficult to sip on for my tastes. On top of this strange flavor is a heavy non dairy creamer aroma. It's added in such high quantities that the drink is thickened to almost a cream-like consistency, and has a slight bit of grittiness on the tongue. Even at 50% ice, there's a ton of ice in this drink. After drinking a bit, I went home and added in around 6 ounces of English Breakfast tea and it tempered things down enough to be pleasant. The boba isn't great either. They claim it's honey boba but while the pearls are very heavily sweetened in marinade, I can't detect any honey aroma whatsoever. The texture of the pearls are firm and almost gummy rather than being soft, chewy, and bouncy. Milk Tea Rating: 2/5 Boba Rating: 2/5 I'm still not impressed with this chain. There are way better options in the area for basic milk tea and boba. BobaLust remains in my bottom five boba shops in the Greater Seattle Area out of approximately 100 shops. Bathrooms - One mixed gender bathroom with two stalls.
