I made sure I took pictures to show staff so they wouldn't have to walk to.

I recently moved to Rancho Cordova. My daughter had rented a storage unit in the past at SmartStop... Since the first month was free I was able to rent the biggest unit so I would have space to go through my belongings as my daughter also didn't want me to bring everything into our new apartment. Even though there was other storage facilities closer to where I moved to I now know why my daughter chose and went back to SmartStop Self Storage for me. I like my daughter is a satisfied customer. Wanted to make sure I did a nice review as it was a very pleasant experience. Bravo SmartStop for hiring Tony and Romie whom felt like I've always known them. Both are very nice and they have good energy. I felt very comfortable and at ease in their presence. That was a good thing as moving is very stressful. Most importantly I felt safe being alone. As I always saw Tony when I was there do a walk around...

First they had a problem with homeless people using it as an apartment complex. Then there was a theft problem. They changed the hours to where you can only access your unit during business hours. That's the same hours I work so I have very limited access to my unit. Now they are infested with rats!!! No notice sent out. The problem is not getting better. I alone have caught at least 30 rats from setting my own traps. And to top it off my rent is going from $140 to $200. They certainly let you know about the rent increase just not the infestation. Is there an option for zero stars?

Dead mouse from inside my unit.

This place continues to be filthy. They keep raising the rent. There are never carts available for 2nd floor custon

this self storage company advertises security and 24 hour camera protection. we pay 130 / month to house our rv there. we went by 9/21 to pay and check on the rent - our rv had been ransacked - windows smashed, camping gear stolen, linens dragged out and basically all of our belongings gone. the company has yet to contact us after repeatedly calling and chating. police unable to come the night it was found out. the only attendant locked up and left. there were homeless and car dwellers in the secure parking looting and breaking in. corporate was made aware and did nothing, has not contacted us or anything. horrible horrible customer service and no security.

Rat problems in this unit

This unit has rat problems and tenants were not notified so that we can have the option to move our belongings. We found out of the rat infestation when we had to pick up something from the unit. I asked to be contacted by the Regional Manager to get some answers as to why no Notices were sent out to tenants to help mitigate the problem. I recognize that problems such as this could arise anywhere; however, they have a responsibility to put renters on notice so that we can remedy the situation.

Dead rat in unit, manager states they've known about the problem & he is worried for his personal health & safety due to rat infestation

My unit was burglarize....Theft is a common occurrence according to officer Paul of the Rancho Police Department. Officer Paul tells anyone that he talks with to stay away from Smart Stop. To add insult to injury what wasn't stolen from me was completely covered with rat feces and urine. there where dead rats, rat urine and rat feces everywhere. What wasn't stolen from me was completely ruined. This place is unsafe on so many levels. Not safe from tweakers, your stuff is not safe, and it's not safe to breath in there because of the rodent infestatio.

False hours.. 930am-6pm M-F... Sunday 1030am-2pm..

Sharon the manager is excellent to deal with. She is personable and professional, knows her…read morebusiness and you can tell she enjoys her job. It's a pleasure dealing with her in every respect. I've been storing just on the other side of the freeway for more than 10 years but the management has gotten shaky, the buildings were getting run down, and there were always units open with blankets hung over the front to hide whatever was going on inside. This storage facility is clean, well run and very secure. I feel my stuff AND I are safe again. Been there for 4 months so far and I would definitely recommend it over some of the others in the area.

They trick customers into the door and have difficulty leaving. In November 2025, my rental rate…read morefor a 20' connex was $224. In March 2026, they did not notify me except through the statement the rate increased to $249. Then three months later, they raised the rent again to $324! They said it was to match the market rental rates for month to month based on the Consumer Price Index (CPI). They never told me they had a variable rental rate. Typically, the rent rates are fixed. They can literally change the rent at their leisure to any amount because they know customers can't just move out immediately, holding customers hostage to pay the rent. This has nothing to do with the staff. They are great, but the company business plan is ruining it for their customers. After realizing how they did the bait and switch on me, I am compelled to let everyone know my First Amendment Rights to notify the public. I did my research and this is why I am moving my stuff out of there immediately! Public Storage blurs the line between general market inflation (CPI) and their own algorithmic pricing model, which relies heavily on customer inertia. While inflation does drive up their baseline operating costs like property taxes, utilities, and labor, referencing the Consumer Price Index (CPI) is a corporate justification for a highly deliberate revenue-maximization strategy. The Real Mechanics Behind the Rent Hike The "Sunk Cost" Trap: Corporate self-storage facilities actively rely on the fact that moving your items requires time, physical labor, and truck rentals. Because moving is a massive hassle, they know most customers will absorb a 20% to 40% price hike rather than spend a weekend relocating their belongings. The Bait-and-Switch Model: Public Storage regularly offers steep, unsustainable discounts to get new Rancho Cordova customers in the door (e.g., "$1 first month" or low online-only specials). Once you are moved in, your month-to-month contract allows them to systematically raise your rent to "market rate" to make up for those initial promotional losses. Dynamic Algorithmic Pricing: They treat storage units like airline seats or hotel rooms. If the Rancho Cordova facilities have high occupancy or localized demand spikes, their automated algorithms automatically flag existing tenants for a rent increase. The Legal Reality in California While residential tenants in California are heavily protected by rent caps under the Tenant Protection Act (AB 1482) (which limits increases to 5% plus local CPI), self-storage units are completely exempt from residential rent control. The industry fought and successfully defeated legislative attempts like SB 709, which aimed to cap storage rent hikes at 10%. Consequently, Public Storage can legally raise your month-to-month rate by any amount they choose, provided they give you a 30-day written advance notice (monthly statement). How to Fight the Price Increase Leverage New Customer Rates: Go to the Public Storage website and search for your exact unit size at your specific Rancho Cordova branch. If the price for new customers is drastically cheaper, call or visit the front office. Ask the property manager to submit an Existing Customer Rate Intervention (ECRI) request to roll your rent back down. Play the Move-Out Card: Let them know you cannot afford the increase and are prepared to vacate. Managers often have localized authority to extend your current rate for an extra six months just to keep the unit occupied. Switch Units Locally: If they refuse to budge, you can sometimes rent a completely new unit online at the same facility under the lower promotional rate, then physically move your items a few doors down to force the discount.

We stopped by and asked for info and ended up putting a reservation on a spot that day. We came back the following day to finish locking it in. The process was so easy and hassle free. I didn't take the time to price shop because for the size we got, it seemed reasonable to me. No need to look any further.

Told them 3 times that I believed someone was living there. Then the day I went to open the door, they allowed a person to walk into the office and say he was part of my party. I know this because as I was leaving I turned and seen he was watching me, watched what unit I opened and they allowed the person that there is a restraining order against come inside as I was leaving. I went into the office and asked what was going on. I was there to unlock the unit and allow the individual to go in and get his things. Why would they take some ones word that they were with me.
