I've been with American River Self Storage for nearly a decade. This month marks 10 years -- and…read morethat alone should say something. I've never had an issue with my units, the grounds, or the overall safety of the facility. I genuinely enjoy being here. Over the years, I've referred many people, and at least four of my immediate family members currently rent units here as well. Office management is amazing Scott and Lawrence deserve real recognition. Scott is the on-site backbone of this facility -- the one you see constantly staying on top of the grounds, making sure everything is clean, maintained, and running smoothly day in and day out. His customer service is phenomena; he's dependable, consistent, patient, respectful, and always willing to assist. Lawrence is also phenomenal to work with -- professional, helpful, and always clear when handling anything that involves paperwork or questions. Together, Scott and Lawrence make the office run the way it should, and they're a major part of why I've stayed loyal all these years. When I need something done, they make the process simple and straightforward, every time. To be transparent, I do avoid dealing with one staff member: Ian. My interactions with him have been consistently difficult. His tone comes across condescending, like you know less than you do and he tends to complicate simple requests instead of clarifying them. A recent experience -- I was moving things between my two units and using the electrical outlet on the wall. I'd been plugged in for about two and a half hours with no problem, and then 45 minutes before closing Ian suddenly came out to tell me I wasn't allowed to use it. So it took 150 minutes for you to realize and address the issue. A few days later, I called to ask if they stil had any larger unit I oreviously discussed with Scott available so I could consolidate, and in the middle of the conversation he repeats, "And just to remind you, you also can't use the electrical outlets." At that point, it felt unnecessary. I heard you the first time I'm an adult, I understood it, and repeating it came off exactly the way my experiences with him usually feel. Aside from that, this facility has been nothing but dependable -- clean grounds, secure units, and reliable management. I've been here almost ten years, I currently have two units, and I don't plan on going anywhere else. If you're looking for a storage facility you can actually trust long-term, with staff who genuinely take care of their tenants, ask for Lawrence or Scott. They're the reason so many of us stay loyal to American River Self Storage.

Well look no further, SmartStop has you covered (as covered as your belongings will be in ratshit!) But, on the bright side, they WILL raise the rate on you multiple times per year, so it's not just shitty storage, is EXPENSIVE shitty storage. 1 star for the look on the attendant's face when he saw (and smelled) my unit and the giant rathole chewed through the drywall. Otherwise, zero stars.

Pretty bad storage spot…read more They've had a LOT of staff turnover in the 6 months or so we've been here, and every time there is new staff they make up new rules, and then talk to you like you're an idiot for believing what the previous guy said. They are only open till 4 on the weekends.........you know, when most people have the free time to go to their storage unit? That 4pm close is a HARD CLOSE for the entire place. You can't access your unit if the staff isn't there, and their hours are the shortest of any of the storage places around. We had moved here from another corporate storage chain where it was more typically set up with access later in the day on the weekends. Calling customer service is a joke. They just flat out don't care about helping you at all. And yes, people are living in this storage space as of October 2025. The people that seem to be living here are not very nice, so I don't recommend visiting alone. They make you "check out" the carts and the carts have slowly been disappearing anyways, so it's REALLY difficult to get one to move anything. Overall, I'm disappointed we moved units to this facility and I'll gladly spend a little more money to have a better experience elsewhere.

We stopped by and asked for info and ended up putting a reservation on a spot that day. We came back the following day to finish locking it in. The process was so easy and hassle free. I came back and they stole anything of value out of my 10x40 ft storage unit. Now they're dodging me not taking responsibility and acting like they ain't know nothing about it. Meanwhile, when I went and looked on the desk they had one of my pieces of jewelry. I asked the manager about it. She said oh he found it and thought someone would claim it. You think that he would write it down the day, etc. Consumers beware. They only keep videos for 14 days. So anybody that knows about the system and knows it. It's a pleasure dealing with her in every respect. I've been storing just on the other side of the freeway for more than 10 years but the management has gotten shaky, the buildings were getting run down, and there were always units open with blankets hung over the front to hide whatever was going on inside. This storage facility is clean, well run and very secure. I feel my stuff AND I are safe again. Been there for 4 months so far and I would definitely recommend it over some of the others in the area.

They trick customers into the door and have difficulty leaving. In November 2025, my rental rate…read morefor a 20' connex was $224. In March 2026, they did not notify me except through the statement the rate increased to $249. Then three months later, they raised the rent again to $324! They said it was to match the market rental rates for month to month based on the Consumer Price Index (CPI). They never told me they had a variable rental rate. Typically, the rent rates are fixed. They can literally change the rent at their leisure to any amount because they know customers can't just move out immediately, holding customers hostage to pay the rent. This has nothing to do with the staff. They are great, but the company business plan is ruining it for their customers. After realizing how they did the bait and switch on me, I am compelled to let everyone know my First Amendment Rights to notify the public. I did my research and this is why I am moving my stuff out of there immediately! Public Storage blurs the line between general market inflation (CPI) and their own algorithmic pricing model, which relies heavily on customer inertia. While inflation does drive up their baseline operating costs like property taxes, utilities, and labor, referencing the Consumer Price Index (CPI) is a corporate justification for a highly deliberate revenue-maximization strategy. The Real Mechanics Behind the Rent Hike The "Sunk Cost" Trap: Corporate self-storage facilities actively rely on the fact that moving your items requires time, physical labor, and truck rentals. Because moving is a massive hassle, they know most customers will absorb a 20% to 40% price hike rather than spend a weekend relocating their belongings. The Bait-and-Switch Model: Public Storage regularly offers steep, unsustainable discounts to get new Rancho Cordova customers in the door (e.g., "$1 first month" or low online-only specials). Once you are moved in, your month-to-month contract allows them to systematically raise your rent to "market rate" to make up for those initial promotional losses. Dynamic Algorithmic Pricing: They treat storage units like airline seats or hotel rooms. If the Rancho Cordova facilities have high occupancy or localized demand spikes, their automated algorithms automatically flag existing tenants for a rent increase. The Legal Reality in California While residential tenants in California are heavily protected by rent caps under the Tenant Protection Act (AB 1482) (which limits increases to 5% plus local CPI), self-storage units are completely exempt from residential rent control. The industry fought and successfully defeated legislative attempts like SB 709, which aimed to cap storage rent hikes at 10%. Consequently, Public Storage can legally raise your month-to-month rate by any amount they choose, provided they give you a 30-day written advance notice (monthly statement). How to Fight the Price Increase Leverage New Customer Rates: Go to the Public Storage website and search for your exact unit size at your specific Rancho Cordova branch. If the price for new customers is drastically cheaper, call or visit the front office. Ask the property manager to submit an Existing Customer Rate Intervention (ECRI) request to roll your rent back down. Play the Move-Out Card: Let them know you cannot afford the increase and are prepared to vacate. Managers often have localized authority to extend your current rate for an extra six months just to keep the unit occupied. Switch Units Locally: If they refuse to budge, you can sometimes rent a completely new unit online at the same facility under the lower promotional rate, then physically move your items a few doors down to force the discount.
