We booked their Newport Beach property expecting a relaxing family vacation. Instead, Tower 17's property management team delivered a master class in how to ruin a trip. From the start, the basics weren't even covered: filthy dishes with shards of broken glass in the cabinets, a grimy patio, and a bedroom fan/remote that didn't work. With two small kids in tow, we couldn't safely use the kitchen and lost almost an entire day waiting for housekeeping to fix what should have been ready before check-in. When we reached out repeatedly for help, the guest line and Airbnb messages went unanswered for hours. Even after we finally got a hold of someone and requested to speak to a manager, the follow-up came outside the time window we clearly provided. Communication was inconsistent at best, nonexistent at worst. And then came the biggest breach: despite written confirmation of a 1:00 PM late checkout, we were harassed with automated 10:00 AM checkout messages, cleaners showed up at 10:00 AM, and multiple Tower 17 employees literally entered the property without knocking. They confronted us about leaving early, as if the late checkout approval didn't exist. This is not just unprofessional -- it's a violation of basic privacy and guest rights. To make matters worse, after escalating to Michael, their so-called customer relationship person, the communication simply went dark. No resolution. No ownership. Just silence. If this is how Tower 17 handles paying guests, I can only imagine how they're treating the property owner's investment. We travel often and own multiple short-term rentals ourselves. This isn't about one-off mistakes -- it's about a complete breakdown in cleanliness standards, operational systems, communication, and respect for guest privacy. The irony is that they could have turned this around with a prompt response and an honest effort to make things right. Instead, they doubled down on poor service and evasiveness. We stayed at Tower 17 Properties in Newport Beach and had such a positive experience. Our family had to move our reservation not once, but twice, very last minute due to a medical procedure that had to be timed exactly right. Tower 17 went above and beyond to accommodate the changes. They were empathetic, understanding, and genuinely kind during a stressful time for our family when there were a lot of uncertainties around the procedure and our hope that everything would work out. Horrible experience - safety issues and won't fix fire alarm issues / how is that safe

My family/friends loved the beach-house we rented through Tower 17. 1st, location in Newport Beach could not be beat. Right on sand & away from crowded areas close to the piers. Photos were accurate. Second, house had a huge common area w/beautiful wood pitched ceiling good size dining room, large dining table, and 2 separate areas as family/living room w/plenty of comfortable seating. That was in addition to the large patio area downstairs right off sand w/2 separate umbrella tables, chairs, lounge chairs, BBQ & boxes of beach items outside. Family and friends of different generations could spread out. Third, we can see why this 3 generation family trusted their house to this prop mgt co. We loved the "historic" home with family book detailing 1930s hurricane damage, early photo of house on stilts, & old area maps. Tower17 was detailed in explaining house was from 1930s and which portions of house had been remodeled. Historic doesn't mean shabby--there was remodeled kitchen & bathroom upstairs. We liked the casual beach vibe and our most picky family members thought it perfect for beach. One of the property management reps used to work booking luxury properties so they can recommend depending what level your group wants. We wanted nice but not luxury because we had a budget. But where else can you get a place on beach for 5 couples for $1000/night. That's $250 night per couple -- far less than any hotel. Plus you get a house and save money on food, beverage and feel privileged having a place on beach for 5 days. If you want a more modern house with A/C with more modern amenities -- they have those homes too. This particular house hit all our requirements with location being #1. It was very clean and we didn't mind it being a bit of an older place. It made us feel like old school Newport Beach people. 5 Bedrooms are on small side, but we didn't need bigger & beds were comfortable for us. As typical on beach, no A/C, but it was easy to open the many windows & get great cross ventilation. In fact, in early Sept it got chilly! There were plenty of towels, sheets, a huge array of pots and pans, barware, glassware, electrical appliances, extra lightbulbs, paper products. To keep down clutter, they are all in cupboards, but once we looked around, we found everything. Also noise travels at beach & most people have window's open, hence noise warnings past 10 pm make sense. If you're a light sleeper at the beach, it makes sense to bring earplugs, since garbage trucks may pass by at 6 AM or there may be people walking or biking on Seashore Drive behind the house in the middle of the night or wee hours of morning talking. But that's just being at the beach. 4th, Tower16 property mgt co was so professional. They provided rules & gave specific instructions. Everyone knows short term rentals are under attack, so they tell you about Newport's 10PM noise rules. However, they weren't Big Brother like and had great customer service. We shared the house cornhole game we found in garage w/vacation renters next door (also Tower17) & had fun competition. They gave us their contact info in case any of them made extra noise late at night, and I shared mine, but we never had any issues. People are very friendly on the beach. There is a volleyball net available and you can set it up in front of the house. When other people set up a volleyball game in sand front of the house, they invited us to rotate in if we wanted. Parking was good. I recommend looking at Newport Beach parking rules, there's free parking, metered parking and for longer stay you can park at the Hoag hospital for $7 for 24 hours. And it's a 13 minute walk to house. There was room for 2 cars in garage. We fit a Tesla and and a Honda SUV. I got an email this morning of check-in, letting me know that the garage opener wasn't working, but they were sending someone out. They have a phone line for emergencies and luckily we didn't have any. I had trouble figuring out the lockbox and I called and I was walked through it. That was my own user error since I'm not used to lockboxes. But they were very patient with me. I had a bad experience with the customer service from a competing property management company in Newport Beach but I will definitely use Tower17 again and recommend them to my friends. A friend from Arizona saw my photos on social media and asked me for the info so they can book for next summer. I also appreciated their honesty about homes' attributes, shortcomings and willingness to help you find the vacation rental that fits your group. Call and book through them to save $ as the third party sites take a cut. They pass the savings onto you. A+++ for house, location & value. My family's stay with Tower 17 at 5203 Seashore Drive was, without exaggeration, the worst rental experience we have ever had. Tower 17 advertises this property as "luxurious," "well‑kept," "clean," "family‑friendly," and fully furnished with accommodations for young children. None of that was true. Not even close. 1. Promised Family Accommodations? Never Provided. Before booking, we confirmed twice--on July 26 and again on August 15--that both a pack‑and‑play and a highchair would be waiting for us. These were non‑negotiable essentials because we were traveling with a 7‑month‑old baby and arriving late at night. When we arrived? Nothing. No pack‑and‑play, no highchair, no explanation. It took an hour to even get someone on the phone, and when they finally called back, we were told delivery would be "hours" or possibly not at all. The items never came, not that night, not ever. We were forced to go out and buy a pack‑and‑play ourselves so our daughter had somewhere to sleep. We held her on our laps for every meal because Tower 17 simply didn't care enough to provide the highchair they repeatedly promised. 2. The Property Was Filthy and Unsafe Despite being advertised as clean and high‑end, the home was disgusting and unsafe: Dirty, stained furniture and rugs Curtains with visible mold Dishes that had clearly not been washed A cocktail shaker filled with moldy liquid left by a previous guest Floors so filthy our feet turned black after a few steps Fly infestation coming from toilets and sinks Ants throughout the kitchen, bedrooms, and living areas Sliding doors that didn't close or lock A faulty garage door Multiple non‑functional electrical outlets, rendering fans unusable in a hot climate This was especially unacceptable given a crawling infant and a pregnant guest were in the home. 3. Tower 17's "Customer Service" Is Nonexistent We contacted Tower 17 repeatedly throughout the stay. They ignored almost every call, failed to follow up on everything they promised, and never sent anyone to address the insects, mold, cleanliness, or safety hazards. Their property manager, Bobby Trujillo, told us he would attempt to move us or arrange a refund and cleaning crew. None of that happened. He never called back. We even asked for clean sheets just to cover the dirty furniture so our daughter could crawl safely. Those were never delivered either. 4. After the Trip, They Continued to Dodge Us Even after we returned home, we kept calling--August, September, October, November, December, January. Not one returned call. Ever. Tower 17 then submitted a response to Citi that was filled with false claims--saying they sent a cleaning crew (they didn't), that they addressed the issues (they didn't), and that only one outlet was broken (multiple were). 5. Tower 17 Admitted Fault--Then Quietly Reversed the Refund On December 30, Tower 17 sent an email admitting they failed to meet basic health, safety, and contractual obligations. They refunded both rental payments. Then, without warning or explanation, on January 25, they reversed the refund. No email. No call. Nothing. Bottom Line: Avoid Tower 17 at All Costs Tower 17 knowingly rents unsafe, unsanitary properties, makes promises it doesn't keep, ignores customers entirely, and then lies when confronted. Their treatment of our family--including a baby and pregnant guest--was appalling. If you value: cleanliness, safety, honesty, or even the bare minimum of customer service, stay far away from Tower 17. The responses from Tower 17 is yet another example of why you should stay away. Not sure who Christina Hernandez is but perhaps that's an entirely other complaint that Tower 17 is dealing with because we certainly didn't rent Labor Day weekend, our stay was four nights and a fair amount of what's outlined has nothing to do with our experience. We had no concerns with air conditioning and no issues with payment, which was broken up by the Tower 17 website in dual payments. Quite clearly the communication wasn't reviewed or you might be aware of even one of these single basic facts. We stayed at a Tower 17 property in Newport Beach and had a great experience. Check in was a breeze with a lock box for a the key. We were in a house that opened up to the Santa Ana River Jetties/ Newport Upper Jetties. The home itself was as described in the listing. There was a parking spot in the driveway for us and two beach chairs were provided. The beach was beautiful with silky sand and was perfect for boogie boarding. The weather was cool enough in June and we had good airflow in the house with the windows open. It was awesome to hear the ocean right outside. We messaged Tower 17 to inquire about having guests over and if they could bring their dogs for the day (there were clear no pets allowed rules in the listing). We recently stayed at the 5308 Seashore Drive property for five nights while in town for an athletic competition. The home itself is beautiful, well-maintained, and located in a nice area, which made our initial impression very positive. Unfortunately, several issues during our stay -- and the lack of responsiveness from property management -- made the experience disappointing overall. Shortly after arriving, we discovered that the oven, which appeared to be a high-end appliance and a key feature for us in meal planning, was completely inoperable. We contacted the property management immediately but didn't receive a response for an entire day. When a maintenance person was finally sent out a day later, we were told the oven could not be repaired during our stay. This was especially inconvenient, as we had already purchased groceries intending to cook, and we ultimately had to throw some food away and eat out far more than planned. Our polite request for a partial refund for the inconvenience and extra expense went unanswered. Another significant issue was the garbage area shared between properties, which was located in a breezeway adjacent to the house. This area was swarming with house flies, many of which made their way into the home and garage. At any given time, we were dealing with 20 or more flies indoors -- despite keeping food put away and eating out most of the time. It made it impossible to leave doors open or enjoy fresh air, which detracted from an otherwise lovely space. Lastly, one of our guests accidentally left a drawer full of high-end yoga pants behind in the master suite. We reached out to the management team immediately after realizing the mistake, but again, communication was delayed. When we finally heard back, they said they would check with housekeeping, but we didn't receive a follow-up despite further inquiries until over a week later when they said they'd check lost and found but, again, never failed to follow back up. We truly wanted to love this home -- and in many ways, it's a beautiful property -- but the combination of broken amenities, pest issues, and poor communication from management left us feeling disappointed and undervalued as guests. This is about the property on ninth and Pacific Coast Highway in Huntington Beach. 900 PCH HB Apt 111 What an amazing place. It's a two bedroom two bath, walking distance to the pier and to shopping and restaurants. Very nicely equipped, large enough for three people or even four. Kitchen is nice, nice porch where you can see the water, equipped with beach, chairs, and toys for kids, plenty of towels and blankets, etc.. There was a nice air filtration system, and a really good TV Wi-Fi was fine We did have a couple of roaches, so maybe they could spray, but it did not diminish the enjoyment of this place. Probably just part of living in this area, and the garbage bin not too far from the apartment itself. The only other thing would be for them to empty the ice, so it's not so old with each guest. I definitely would rent here again and plan to in the future read more

Had a great stay right on the water in Newport Beach. Our unit was above the garage in the back, but the sleeping loft had a window open to the ocean with the beautiful sound of the waves crashing on the sand. It met the three most important criteria in looking for real estate: location, location, location. I grew up in Newport, so I know that being this close to the ocean means that some things will be in the state of disrepair. The stairs were a little tricky, and there were some almost vertical stairs to get up to the loft where we slept. But the bed was clean and comfortable, the kitchen was great, and we spent our days out on the sand anyway. If you're looking for the four seasons you'll be disappointed, but if you want a great spot at the beach, it doesn't get better than this. read more

Disastrous Stay - Incredibly Disappointing and Far Below Expectations This was, by far, one of the most disappointing vacation experiences we've ever had. We booked this property for 9 days, hoping to enjoy a relaxing beach getaway with our adult children and grandchildren. What we encountered, however, was a complete disaster. The oceanfront location was the only redeeming feature. The state of the property itself was utterly unacceptable, and ultimately, we were forced to leave early. This was a major letdown, and we will never consider returning or using Tower 17 for rentals. Here are the major issues we faced during our stay: 1. Horrible Customer Service: Perhaps the most frustrating part of this experience has been the absolute lack of response from the management company. We contacted them immediately with our complaints, but despite multiple emails, we heard nothing back. It took two weeks for someone to finally respond, at which point I was told the issue would be "taken to management." It has now been another two weeks and I've still received no follow-up. To say they are unprofessional and unresponsive would be an understatement. They are, without question, the worst management company I have ever dealt with. I would never allow them to manage my property, nor would I ever rent from them again. 2. Exterior Deck Condition: The deck was in a shocking state of disrepair. The wood was weathered and splintered, and the furniture was in a deplorable condition--ripped cushions and a broken umbrella with a rusted stand that made it nearly impossible to use. Extra umbrellas were provided, but they were without stands, and those that had stands were broken. It was clear that proper maintenance and care has been neglected for years. 3. Filthy Interior: From the moment we walked in, it was evident that the property was not cleaned to an acceptable standard. The tile floors were so grimy that they left our feet dirty by the end of the night. The braided rug under the coffee table was absolutely disgusting--stained, filled with sand and clearly never cleaned. The cheap, ill-fitting furniture covers were a joke. They constantly came undone, making the furniture uncomfortable and a hassle. It felt more like a rental property that had been forgotten about rather than a place to relax and enjoy. 4. Appliance Nightmares: The appliances were a disaster. The freezer was completely unusable. The door wouldn't open and we were told to yank it hard. It leaked water constantly--something we had to deal with on a daily basis. We were told this was an issue left by a previous tenant, yet we weren't informed until we called Tower 17 about it. The refrigerator in the laundry room was inconvenient and awkwardly placed, not to mention the dishwasher, which left a soapy residue on our dishes. We had to rinse everything before using it or coffee, drinks and food tasted soapy-how is this acceptable for a property of this caliber? 5. Laundry Facilities: The washing machine was another failure. Despite multiple attempts, it simply did not clean our laundry properly. Towels were seeminly only rinsed, and a load of our grandkids' clothes came out just as dirty as they went in. This is a basic necessity for a family vacation, and it was entirely unacceptable. 6. Uncomfortable Bedrooms: The bedrooms were a nightmare. The guest beds were all uncomfortably shaky due to resting on metal frames and not proper bed frames. We could literally feel the beds rocking with every movement and in the front bedroom they rocked when the train passed by. The second guest bedroom had windows that didn't open, leaving it stuffy and suffocating. The master bedroom had its own set of issues, including dysfunctional windows and a complete lack of privacy, especially in the bathroom, where a window opened directly below --completely unacceptable for a supposed "luxury" property. The window covering in the downstairs bedroom was torn and didn't operate properly. 7. Bathroom Failures: We were promised three full bathrooms but were severely let down. The master bathroom was lacking a shower entirely and had one sink that was clogged. This was only addressed after a couple of days. The upstairs shower was barely functional due to minimal water pressure, leaving the only usable shower in the downstairs bathroom, which, with eight of us in the house, was completely insufficient. Due to the sheer number of problems and the lack of basic amenities and comfort, our children decided to leave early, and we checked into a more hospitable accommodation up the coast on Thursday morning. This vacation, which we had been looking forward to for months, was an absolute disaster. We expected far better from what was advertised as a premium property. We booked one of Tower 17's properties through AirBnb a year ago for 8/6-8/11. They took $8000 for our deposit. On 7/20 they tried to run our credit card for the remaining amount but the card had expired. They had a second card on file but rather than use it, they cancelled our reservation. Tower 17 Properties said the refund is up to AirBnb and AirBnb said it's up to Tower 17 properties. Both are refusing to refund. Per the cancellation policy, we are entitled to 50% of what we have paid (even though WE didn't cancel, THEY did). They also refused to apply our deposit to a new property. We definitely should have read reviews before booking through this company. read more

This is our third time with Tower 17, and while everything has not been perfect the issues raised were all resolved to our complete satisfaction. When you rent a beach property looking for value you must be careful and set your expectations accordingly. Our rental last week was last minute and we went for value, not "over the top" killer property. We were in a great location, the property was clean, and it had what we wanted, teenage girls separated from us and multiple bathrooms. Walking distance to restaurants and stores, we never used our car. I give Tower 17 five stars because they exceeded our expectations. We were about to spend 3x on an oceanfront property but this one was just fine and we had a great experience. It is all about setting your expectation and being reasonable when you consider what a Newport property costs. read more

The outside balcony railing was broken and is a safety concern. We notified on day 1 and this was never fixed during a 5-day stay! That's insane to me. Anyone could lean against it and fall to their death or be severely injured. We constantly had to warn and remind people not to use the balcony. Terribly disappointing as that is the only view of the ocean from Unit C, and also we had little children with us so this was truly unacceptable. read more

I rented the apartment managed by Tower 17 because my guest is confined to a wheelchair and the pictures showed a walk out patio which I assumed was all on the first floor. Upon arrival, we were placed on the second floor with no access to the patio for the entirely of our stay. This building is not ADA compliant even though NB policy states that any rental property with more than five rooms is required to be compliant. When I asked why pictures of the garage and patio were included in the rental advertisement, the person stated they were required to by law. Ironically, the picture of the patio for that apartment advertisement was removed that night. Many other guests were deceived as well because they were all venting outside the building to include the couple who actually rented the patio who had to chase people away all night. The manager stated that the advertisement depicted the apartment as an upper level apartment but there is nothing mentioned in the Booking.com website. Shower door was broken and removed, and replaced with a plastic shower curtain. The front door and side entrance door were always unlocked for the entire stay. Parking was unavailable, three cars on the side of the building never moved for the entire week, two weren't even staying in the building. Parking on the street is not free. Avoid this place and property rental. I have filed a complaint with HUD for ADA violations. Found a review from July 2024 on booking.com with the exact same situation and experience so this is not by accident and they don't learn from there mistakes which make it appear purposeful. False advertising, did not respond to any emails, read all reviews first!!!! read more

We enjoyed our stay on 46th St at the Castle. The property was very clean. It's an older property but I don't mind as long as it's clean. There were a couple issues that made me want to give 4 stars, nothing horrible just inconveniences. First one of the toilets in the bathroom barely flushed, there was a huge spider in one of the bedrooms, and there is a slow drip on the outside hose bib which kept the patio constantly wet. Well it seemed like things were going in the right direction then the manager never got back to us. Long story short they rented is a home in Newport Beach WITH NO HEAT ! The owner disassembled the heating in the home and it clearly says Central heating. Do Not Rent from this company dilapidated beach homes with no central heat. read more

My wife and I went though two days of flight delays and cancellations for a trip to Hawaii before having to cancel it, and opted for a last second trip to Southern California instead. We initially found this rental on Airbnb and requested to book for 2 nights. We were driving to Southern California at this time, so my wife called the property manager, Tower 17, to ask for an additional night, and left a voicemail for a call back. Approximately 1 hour later, Michael from Tower 17 texted my phone saying the unit was unavailable for a second night. Additionally, we asked for an early check in, which was approved through the Airbnb app for "anytime after 12pm". After driving for 7 hours, we arrived to this Airbnb at 12:30pm, exhausted and ready to forget about our cancelled Hawaii trip and enjoy our newly planned vacation. We had all the check in information, house rules, and everything else already available to us. We went inside, and noticed the house was still dirty. As we were walking out of the door, two cleaners had just shown up to clean the Airbnb. One of the cleaners called Tower 17, and was speaking to someone on the other end in Spanish. I understand/speak Spanish and was conversing with the cleaner and whoever she was talking to over the phone about our early check in being approved for 12pm. That's when we heard Michael, of Tower 17, loudly complaining about us over the phone about how we're "not supposed to be there and what are they doing", in an incredibly snarky, unprofessional, and demeaning tone. Michael said he would "figure it out and call us". At this point, my wife and I were extremely frustrated with the absolute lack of communication regarding the Airbnb approved check in of 12pm and Tower 17's 4pm check in time. We ended up staying at a local 11-room hotel on the beach, called Dorymans' Inn, and were given treated with the most amazing professional and caring staff, who included complimentary champagne due to our misfortune. Michael attempted to call me twice, while I was checking into Dorymans', and he left a voicemail. I had already told my wife that I was going to only text Michael, so nothing could be lost in translation or misconstrued. Michael relayed to me, over text, that the early check in is Airbnb's fault and not Tower 17's fault. Michael's exact words from his text were: "We have no control how Airbnb operates on their platform. We only advertise our homes there." Being that this one night rental was nearly $1,000, coupled with Michael's complete disregard for providing accurate and truthful services to potential customers, we opted to cancel the Airbnb due to lack of services provided. Michael made sure to tell us that there's a zero cancellation policy, which is why we disputed the charge with our credit card company due to Tower 17 not providing services (approved check in time at 12pm). Michael single-handedly ensured we will never attempt to utilize any property owned, or managed by Tower 17, ever again. It was only after this ordeal that we looked at reviews of Tower 17 and no wonder they have abysmal reviews on nearly every platform. If Airbnb is allowing something on their platform that Tower 17 can't accommodate, how is that the customer's fault? Wouldn't that be an issue that Tower 17 takes up with Airbnb? Quite unprofessional to blame the customer when this is an issue between two companies. We have NEVER had an issue with an early check in through Airbnb, and all other times we've used Airbnb, each host has reached out and provided exceptional customer service, except for Michael with Tower 17. I implore you to do your research and not get scammed by a company that only cares about money, not their guests. read more

Rather you are a renter or landlord, do NOT use this company. I was a vacation renter, and the communication with these people to resolve a small concession, for very LARGE failures in my stay, they have ignored and seemingly blocked me. Here were my chief complaints and I will be attaching pictures as to how it's been handled: The failures in the stay included: a clogged shower in the 2nd bathroom. A non working freezer, which caused all my frozen food to thaw and be unusable, and the alleged manager's (Brandon Fuller) failure to respond in a timely manner. No propane. Lack of thorough cleanliness. Brandon showed up on the 2nd day of my stay 4 hours after I had told him about 2 very serious issue- a clogged shower and non-working freezer. He looked around and said he'll be "right back", was going to run over to Home Depot and get some drain-clearing product and be right back. He NEVER came back. Sending me a message, that you can see below, that it would be addressed the NEXT DAY! Needless to stay, now one ever came back. I have not heard from these people. I have requested a partial and FULL refund from via Venmo, both of which we're declined. Update: BECAUSE I HAVE TIME!!! So, I keep requesting a refund from Tower 17 Brandon Fuller. He keeps declining. So, I just went ahead and requested Venmo to disable his account! read more

This is about the property at 5203 Seashore, Newport Beach. The list of disappointments is long: There was no smoke detector in the primary bedroom. All of the furniture looked like it was purchased at a garage sale-the cushions were worn and thin and uncomfortable. The kitchen was very poorly stocked-3 mugs, 2 forks, etc. All of the plates and cups were plastic and not microwave safe. The coffee table had 3 legs and fell over constantly The towels were rough and old-Motel 6 quality Very poorly maintained home in general. Definetly not worth even half of the price we paid. Needless to say we will not go back. The owner and property management need to step up but sounds like that is not likely to happen with the quality of the other reviews in general. read more
