Takes days to get them to clean it up. We're in the height of summer and none of the grills have worked for about six weeks. Glass in the pool every other week. Refuse to hire more security despite constant thefts, fights, full blown assaults, etc. They are going to get sued. That DART/Bus Station right next door has allllll sorts of really interesting neighbors you'll have to deal with. The security they do have are literally geriatrics. Actually 65 years old at least if not older. Its incredible. No one listens to them. The other security guard is about 20. People tried to fight him this last weekend when he told them the pool was closed. Think youre going to be enjoying that beautiful pool on the roof during the summer? Nooooope. You will have to fight all the shitty teenagers and gangbangers that sneak in. So bring a mouthguard. Enjoy all the awful music they blast too. Want to know why this place is slightly cheaper than other places? Because its awful and in a dangerous neighborhood.

I actually looked and theyve sent out 8 emails in the last six weeks saying 'dont let your animals crap in the halls'. Real effective. Wont hire help for the weekends when the building is most busy - especially by the pool - so trash everywhere basically each weekend, and often during the week too but not quite as bad. Finally, this building has a special deal with the city where they get a tax break for reserving a certain number of units for "low income people"....in case you cant read between the lines they have privatized section 8 housing so people who would live in the projects live in your building. Are all of them bad? Of course not. Are a lot of of them shitty, discourteous, hostile neighbors, who have their ghetto ass friends over, causing fights and partying and disrespecting the place? Absolutely. Love the maintenance guys. Theyre great.

We have a huge private balcony overlooking the street. There are only four units on our floor, meaning it is always quiet and with thick walls, our neighbors don't bother us and we don't bother them, even when our large (and loud) dog barks. The stained concrete floors are stylish and easy to clean, the layout is as practical as it can be for a near-century old building that's been renovated, and the rooftop pool and hottub are things we use much more than we have ever used of apartment amenities before. Honestly, I'd consider buying this unit if it was for sale. ZRS is a fantastic management company. We've worked with them before when they managed 400 N Ervay, and were equally pleased with them there - their leaving that building is a large part of the reason we did. The staff is quick, responsive, and friendly. Akard Station is one block away, as is a major bus route, so public transit is highly accessible. There are several entrances to the underground tunnels within two blocks. There's a Jimmy John's and a 7-11 on the block, as well as a CVS, ChopHouse Burgers, Frankie's Bar and Grill, and a number of other restaurants and businesses within a one block radius, not to mention if you go up or down Main or Elm a few blocks in either direction. My only real complaint is that the kitchen area is a bit small and we've had to be creative for storage. But again, the building is nearly a century old and that's what you get when you repurpose old spaces - limits in places you don't have with a clean sheet design. My other complaint is nothing the management company or anyone short of the police can do anything about. Because of the 7-11 on the opposite street corner from our entrance (and we do love the convenience of that), there are a large number of homeless people who regularly congregate and hang out on our street. Most of them are friendly and harmless enough, but one tried to enter the building lobby once, and several have harassed passers-by. I'd like to see more regular stops by DPD to disperse the crowd and more efforts by 7-11 to prevent them from gathering, but that's part of the price of living downtown I suppose. If you want quiet idyllic suburbs, I hear Frisco is nice.

They're the kind of people who don't just get things done--they make this place feel like home. Frank and Martha especially always find a way to brighten my day. Whether it's a quick chat, a warm smile, or just their positive energy anytime I run into them! And I cannot leave out Joy, Brian, and Joe from leasing office too--they make living here so fun with all the events and care they put into the community!! They truly go above and beyond and I could not be more grateful!

The LOFTS: When it comes to the actual "lofts" they have really good spacious floor plans, and the units are lovely and modern. They have a Nest and a Ring Doorbell in every unit! Their balcony has a pretty good view of downtown Dallas and it faces the townhomes across the street, so it's a very homey feeling. Their gym is two levels and faces the pool, it's very well equipped and it's located at Harvest Lofts. I feel like I was lucky, I didn't experience any loud noises or anything like that, my neighbors were all very friendly and polite. Honestly we only moved because we bought a house, if not we would still be there. Management is responsive, friendly and polite. Sam Is my favorite leasing agent ever!!! He honestly became our friend! He was always happy to help us with everything and made our moving process so smooth! If you're planning on leasing here, go see him!

The buildings here are fairly old, the appliances/furnishings aren't fancy, but everything works fine here and I'm pretty comfortable, which is all I really wanted. Also, the maintenance guy here is awesome. That makes a big difference with an apartment :) Only issue I'd say is that it's easy to hear your neighbors sometimes - I can hear tv/music from my neighbor downstairs. I don't think she's being obnoxious or anything - it seems to just be the building (and apartment life in general?).

But, I am willing to pay a bit more for better quality if we can afford it. The apartments are very well maintained. I couldn't find a single thing wrong with ours when I moved in. The appliances were all new. There's also some molding in the living room and dining room which is a nice touch. The kitchen cupboards are a little plain, but that's to be expected in an apartment of this caliber. There is a lot of counter space in the kitchen. We are in the A2 floorplan. I am not sure about the others. Ample closet space as well. We're on the bottom floor so we have a dry bar instead of a fireplace, which is additional storage (and also a great size for a flat screen TV). There's a security guard almost 24/7 on the road by the complex. I personally have not had any security scares since moving in. The other residents seem relatively friendly as well. There are very few kids and no pets, which makes for a more peaceful experience. The added benefits of being in the Village are nice. We have visited the gym in the country club a few times. Perhaps one of the best things about the Park is how close it is to everything else on Greenville. I can walk to Tom Thumb to pick things up. We often just go walking for the heck of it, over towards Blockbuster or Michaels. It is about a 10 minute walk to Blockbuster depending on which side of the complex you're on. The folks in the office are nice. Nothing spectacular, but they get their jobs done and are professional. Overall I highly recommend it. I have been pretty impressed.
