I just used SoldBot for the sale of my property and I couldn't be happier with the results! Throughout the sales process, I kept waiting for there to be some kind of "catch", but there never was. Just like everyone else has said- these guys are great! I tried to sell the house myself by advertising it on Zillow. I had close to 500 "views" and over 50 "saves" in a little over a week, but only one showing. I thought maybe this was due to wariness over the Coronavirus. I decided to try listing it with Kevin Gioia at SoldBot. He put it in MLS on Thursday evening and I had six showings and two contracts by Sunday! SoldBot uses "Showing Time" to schedule showings. The buyer (or buyer's agent) picks a block of time to view the house. The seller gets a notice showing the time frame and can accept that time or suggest an alternate time. It worked perfectly. My showings were one after the other all day Saturday. Once Kevin received the offers, he helped me ask for the "highest and best" and make counteroffers. Everyone involved with the sales process was totally professional, competent and efficient. The buyer wanted to close 3 1/2 weeks early and Kevin's team made it happen! I just closed on the sale of my Condo in University City, San Diego. Despite the CV-19 lock-down coinciding with my listing, we worked out a strategy together & the property has sold. I applied some of my listing commission savings to the buyer so we were both happy. This service was excellent from start to finish and it really is Free! I was happy to use Optimal Escrow (Tiffany) (affiliated with Kevin), and it was the best escrow experience ever. I've had dozens of transactions over my lifetime but she was the first to set up all the documents for Docusign so I didn't have to hassle printing or trying to sign with Adobe. The only exceptions were a couple of data forms that required extensive entries & I emailed those to her separately. The listing was easy to prepare on-line, the appointment schedule was slick, & even completing the disclosures was easily done on-line! All you have to do is do your own showings (or install a lockbox) & write your own property description for the listing. I opted to do all the showings personally because I was best equipped to explain all the aspects of my property. Earlier this month we sold our home in Boulder County, Colorado and used Soldbot as our listing agent. I was typically skeptical at first, wondering 'what's the catch' because other real estate agents can charge hundreds or thousands of dollars to list a home and Soldbot does it for FREE. These guys are the real deal. No catch. Our portion of the workload was to send pictures and property description details and then respond to showing requests and have the house ready to display nicely for prospect buyers. Soldbot did all the rest, getting us onto the MLS, fielding and forwarding offers from buyer agents and sending counter offers and then once we were under contract they did all the other standard listing agent roles of working with the title company and moving the file along to a successful closing. I cannot say enough great things about how well Soldbot.com helped in giving me the online presence needed to drive the right traffic through my doors. In California, FSBO is considered very risky and difficult. When I learned of Soldbot, it solved the biggest problems of For Sale By Owner home sales - getting my home on the MLS without a broker and the 2.5 - 3% commission they charge. Also, Soldbot offered free MLS changes - for me it was the dates for Open Houses. Even more important, Soldbot offered to help buyers make purchase offers using the very long and detailed "official" contract forms. I was so impressed with the service and their fast responses, allowing me to focus on the marketing of my home. I sold it in less than a month to a buyer without a broker and we both like the process enough to choose to use Soldbot's recommended escrow services. Those folks were real pros - very timely and accurate with almost entirely online paperwork processing - completed in 2 and 1/2 weeks! I ended up saving a huge amount of money. If I ever sold a home again, I would be entirely confident from Day 1 if I worked with Soldbot. read more

Soldbot.com is the best company out there if you don't want to pay a real estate agent or broker to sell your property. They offer to do all the listings: MLS, Zillow, etc., communications with the other party's agent, and paperwork for free. The main thing that you are responsible for is to put up the for sale signs and do the showings for the property. They do all transactions via doc you sign so we never had to physically meet with buyers or realtors. (we live out of the area and had our property manager do the showings.) Everything was done online. You can also, even though you do have a signed contract with them, cancel the contract any time you would like to before there is a signed contract with a buyer. I had some reservations going in to the agreement with them, but now I'm totally satisfied. I would definitely use them again. (They just sold a couple duplexes for us in the Bay Area.) read more

We just closed on the sale of our home in Florida using soldbot. It was a great experience...from setting up the listing to using the showing service app to the closing transaction team. Everything was seamless, professional, and responsive. We are very happy with this amazing team. We had tried FSBO, and a full service realtor to no avail. Soldbot helped us make a great listing and marketed it in such a way to get it sold. By avoiding the selling agent fees we were able to get to a price point that got our home SOLD. The only downside is that communication on the weekends can be a bit delayed (esp with the time zone difference) but M-F we got great, fast communication from the team. No catches, no gimmicks, no tricks. It truly is a free service that is a huge help to sellers. Closing transaction team was great and it all went flawlessly. That's a great way to save money! Soldbot will take care of all the paper works, and list it for you on mls, which is the most important platform, and all other major platforms. And the broker fee is $0! You have to take pictures though. I did follow the instructions from Soldbot of putting a lockbox on the door (this is really helpful), setting up a sign in front of the property a large sign saying "home for sale". And hold open houses. Side note to sellers: remember to use a wide angle lens to make the rooms looking bigger.Open house is really a good way, whenever you do it, you get more clients:) And if you plan to do it, make sure you post it through soldbot at least 3 days ahead (the more, the better) to let people know there is an open house. It takes 24 hours for platforms to pick the data, and buyers tend to plan ahead. Sold my beloved house. read more

I know it sounds too good to be true but fortunately this is an exception to the rule. A Soldbot agent prepared all the documents at no cost, listed the property on the MLS for free and I had over 20 showings trough the automated system with no hidden fees. All you need to pay is the buyer's commission and to show the property to potential buyer's. I recommend getting a lock box so you won't miss any showings like me at the beginning. If you do, you don't have to be present since the buyer's agent will get the combination you create. Unfortunately the title company used for closing won't be in your city so the closing will occur remotely through email exchanges and a public notary. This process made me a little bit confused just because it wasn't explained sufficiently in due time. Eventually everything went fine so, thank you Soldbot. read more

We used Soldbot to sell our house in the southwest suburbs of Chicago. I was leary at first that this was going to be a scam or not work very well....but I was proven wrong. We had a great experience. They put on MLS and will offer advise when you ask them for help. The lawyer is included for free, seriously didn't pay a dime except the buyers real estate commission. The lawyer was AWESOME!! We had a couple weird offers and he got on the phone, called and spoke to me directly about the options and his experiences with similar offers in the past. His paralegal was fantastic to work with and answered calls and emails all the time. Most communication with your real estate agent is via email and they are out of California so there is a time delay, but when the deal was being made he was on top of it. read more

This was a very easy and professional process. When I first heard of Soldbot.com I thought it was a scam. But after reading their information on the website, and getting answers to all my questions from them, I started the process in listing my house with them. I have to first start by admitting that at the beginning i was skeptical since nobody offers free MLS listing out there and i wasn't really looking at giving away 6% of the profit of my home sale, at least from the start. We just. used Soldbot to sell our SOCAL property. I can't say enough about how well this company works with you to get thru the paperwork. We had our home listed as FSBO on Zillow when we found out about. Soldbot. They put our home on the MLS and we began getting inquires from agents on other sites. We ended up getting an offer from a buy with an agent, too bad they didn't go thru Soldbot as we would have reduced the price or apply a credit during closing as Soldbot can act as agent for both buyer and seller. I hope this catches on and more people begin using this concept. The current real estate market practices are archaic in this day and age, and since we did all the legwork of showing the property I could not see any reason to have to have 2.5% or even 1% to a agent. read more

Soldbot is the way to go if you are an active seller and knowledgeable about pricing and market conditions. If you are looking for someone to hold your hand every step of the way and tell you what price to list at then you need to pay the extra fee and go with a full service broker. Kevin and team were very responsive. I originally tried to sell myself through Zillow but every potential buyer was represented by an agent so it would not have saved me any money. Additionally 80% of contacts were agents trying to list my property or buy it for 20% below market value. I just sold a home through Soldbot and it couldn't have gone any smoother. I tried selling it myself using Zillow. Had lots of "views" and "saves", but not serious buyers. Listing it with Soldbot and getting it into mls did the trick. I had to pay a 3% commission to the buyer's agent, but saved the 3% listing commission and got it sold quickly at the price I wanted. The team coordinating the sale was very accessible and helpful answering questions I had. Not only did I save 3% on the listing commission, I also was very happy with the closing fees charged by the title company. Some title companies add on a bunch of fees, but not this one!
