Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! J is good people doing good work. I will never work with anyone else for home inspections.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

The buyers' inspector found mold in our attic; mold that our pre-list inspection did not find. Sure enough there was mold. Nick was the buyers' inspector who found it. With our home sale in jeopardy we quickly addressed the matter and thankfully closed. When I asked the other company why they didn't find the mold that had built up over the course of years, their reply was they weren't required to walk in the attic; they met state requirements and Nick exceeded the requirements. We received a refund from them. When it came to needing an inspection for our home we were in the process of purchasing, of course we contacted Nick. He was the one who found the mold our previous inspector failed to and we wanted someone who would exceed requirements. Our condominium board hired J2 Building Consultants to help us evaluate the condition of our…read morebuilding exterior after years of one-off water leaks and general poor condition of our external cedar siding. The results of their initial envelope study showed us the degree of water intrusion problems which needed to be repaired. They were far more widespread than expected. J2 then helped us with recommendations on how best to fix the various building exterior problems. This involved a complete building re-clad including new windows, siding, deck surfaces and roof. J2 provided convincing arguments for both the board and all owners that, while expensive, the work needed to be done and that the final result would be a major property improvement. J2 helped with board with design elements of the new exterior and provided detailed plans for getting bids and selection of a contractor. They provided oversight of the construction work to see that work was done according to the detailed plan and worked with the contractor to fix work which was not done to plans. When work wrapped up, they were there to see that punch-list fixes were completed and that we as homeowners were satisfied with all the work involved. As a board member who was involved from start to finish, I don't know how we would have done this project without their excellent guidance and detailed planning for what needed to be done. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.
