A three day stay at the Drayton Street facility. Our party had three units. The building is centrally located in Savannah and street parking is the only real challenge. We drove past it twice before we realized that was indeed the location. The building is a loft layout and there is no elevator. Here is our factual experience with Southern Belle vacation rentals. If others have had a good experience or didn't have any issues that required dealing with them, I understand. I think they do a pretty good job in contract execution, payments and accessibility for questions or information. If you encounter a problem, however, please read our experience which provides a perspective on how Southern Bells is likely to handle it. Other reviews where there were problems had similar experience stating that Southern Belle doesn't seem to care about their customers. I should have read those reviews before booking but then again I wasn't expecting to encounter any issues. My wife and I booked a condo for 4 nights on Tybee Island. April 26 through April 30 through AirBnB, which is serviced through Southern Belle Vacations, the property management company. My wife and I are in our 70's. We sought out a condo that had an elevator, few are available and although we aren't handicapped, we do have knee and hip issues which make it uncomfortable to carry suitcases, groceries, or purchases up several flights of stairs. The saga about the rental mostly begins about 10 minutes before check in. We booked and paid a couple months before our stay. Shortly after the booking they informed us the pool may not be available for our stay and pest extermination would take place within an hour and a half window while we would be staying there. We aren't hard to get along. They might have been nice to suggest a minimal discount if the pool wouldn't be ready for our stay since at time of booking the pool was supposed to be available. They didn't. The concept of one should get what one has paid for will be more relevant further on as we share our experience. About 10 Minutes before our check in we get a text telling us the elevator will not be working for our arrival. I called, they said we're sorry, we're working on getting it fixed. I asked if they could have someone take our bags up the 4 flights of stairs. They did have one of there employees still at the condo and he did take our bags up. We appreciated that. After our bags were taken up we take the stairs up to the condo and upon entering my wife notices the floor is wet. I say, they must have been mopping the floors just before our arrival and since its humid it might take some time to dry. We left and came back about 6 hours later and see the wetness on the floor is worse. I look into the utility closet next to the kitchen. The HVAC system is dripping water onto the electric hot water heater which is running down to the pan under the hot water heater, and is overflowing on to the floor. I call and get the after hours maintenance person on the second attempt. They call the owner who shuts off the HVAC system to prevent further damage and they tell us someone will be out the next day. No HVAC overnight. We leave the condo in the morning and return about 12:30 PM. We see and tell them the HVAC is still off. The condo is over 76 degrees and humid and there is no HVAC repair person in sight. The elevator and pool are still not working or available. They tell us they are working on all issues. We leave again and return about 6:30 PM. The HVAC unit is running but there is water on the hot water heater and the drain pan is full and leaking into the floor again. I call the Southern Belle after hours person again who calls the owner. The owner shuts off the HVAC system again to prevent damage and remains off for our second night. The elevator still isn't working and in fact starts acting up and making bell sounds and opening and closing every 10 to 15 seconds. The elevator services adjacent condos and my wife says when the elevator keeps opening to both condos she sees the woman next door on her couch. I go down to the garage thinking someone might be working on fixing it. No one is at the elevator but I run into the woman next door. She went down to the garage before I did and found someone to cut the elevator power. I go back up to the condo to call Southern Belle again and decide I might as well check out the rest of the condo for any other issues as well. We find some trivial issues such as a totally missing hall light, a burnt out other hall light and a missing drain plug in a bathroom sink. These are minor issues but doesn't hurt to point out having paid $1763 for the 4 night stay. What was bothersome though was the front bedroom smoke detector right near the exit to the stairs was hanging from the ceiling with no battery and obviously inoperable. I mentioned even though the missing light bulb, burnt out light, and sink plug are pretty minor, the smoke detector near the door exit seems more serious since its adjacent to the only exit way. Stayed for twelve nights at the Oglethorp Manor Garden Level in May 2026. Southern Bell does not pay attention to the details such as unpainted patches on the wall, peeling paint, broken cabinet doors and a severely cracked bedroom door frame. All brought to their attention only to get an unapologetic response like oh I'll let maintenance know. No other followup or communication. Also, the two seperate wedding parties directly above us were Loud and obnoxious and that's being kind. I would not book with Southern Bell Rentals again for these reasons. Well they did not hold up so either do I. Pool was not clean or usable, patio and fireplace filthy. Cottage was , OK, couch stain and very uncomfortable, wicker furniture really? Cushions are missing. Missing inventory of dishes, freezer has rust, rug is filthy. I would not reposted if they would have done what they agreed to do and I gave them every chance. DO NOT BOOk with Southern Belle!!! BEWARE Elevators did not work the entire week we stood and the whole time had to walk many flights of stairs. Mice/rat droppings, yellow stained sheets, water leaking in the room. Building tucked behind an alley, dump trucks passing at midnight or 1am, yelling at odd hours, restaurant across had door open and lots of pots and pans banging with people talking super loud past 11pm. Had no sleep that whole week. To be honest room smelled off funky smell. My Cousin spoke with Tonya regarding all the problems. She said they can compensate us. But they were low balling us. Oh and she said if we take the compensation we aren't allowed to leave a bad review. We turned down that agreement because we want people to know of this and not waste their money and to look elsewhere. I would not want anyone to experience what we did. I would give it negative stars if I can. I give them a ZERO star...if I could give them a negative 10 starts I would. We rented a property that cost $4500 for one week during thanksgiving week. There were SEVERAL wasps nests, and an infestion that lead to my 7 year old son getting stung. My 11 year old daughter cut up her feet and got splinters from the deck that was in COMPLETE disrepair. several windows wouldn't open. The mattresses were completely CAVED in and everyone got poor sleep. The pool was FILTHY. There were no lights in the pool area, so it was dark out there and we couldn't swim. The outside shower ran only cold water. They put the thermostat on lock so we had to sit in the freezing house for the week, they wouldn't change it. They sent a company to remove the wasps, and that just pissed them off so they moved their nests to the FRONT PORCH where we were going to eat dinner. I asked them to move us to a different property, they wouldn't. Offered me $200 bucks if I PROMISED NOT TO POST A BAD REVIEW AND PICS. I said no, so they offered me $500. I said no - they sent me a note back saying they'd never rent to me again because of this...THEY BANNED ME!! In my opinion Southern Belle handled this poorly, placing greed and apathy ahead of ethics, SAFETY, and responsible leasing... I will never use them again, and I'm reporting them to the better business bureau in Savannah. This was DEPLORABLE and the WORST customer service I've EVER received from a rental agency. BE VERY VERY CAREFUL. This is about Dolphin Dance at 1429 A Estell Ave, Tybee Island, which is currently (as of Dec. 11, 2025) being advertised as being available to rent in Feb, 2025. THE UNIT IS ALSO CURRENTLY ON THE MARKET LISTED TO SELL ON ZILLOW, REALTOR, AND OTHER SITES. There is no mention of it being on the market anywhere in the Southern Belle ad Why is that so important? My friends and I stayed here in 2022 and 2023. We liked both the location and the interior although the interior had gotten pretty tired by 2023. Unfortunately, we won't be staying this year. Southern Belle's owner cancellation policy just doesn't work for us. It says that the reservation can be cancelled by the owner at any time for any reason...even if you have paid the rent in full. Southern Belle says they'll do their best to find another suitable rental and date - but that's it: they'll just do their best. The policy doesn't say who or how determines what "suitable" is. As a last resort, your money will be refunded. That doesn't work for us. 1, Our group of friends come from 3 separate states and as far away as California. We could face significant air fare change fees if we have to change. 2, Getting a date that works for all of us is no easy task, especially on short notice 3. There aren't many houses that provide separate beds for each person ( we're ok sharing rooms just not beds) for a moderate price. When I realized what was going on, I asked Southern Bell if they might guarantee the unit and date in this circumstance. They were pleasant but simply repeated their owner cancellation policy. The renter bears the full risk, irrespective of whether they've paid the full rental in advance. I have to question the integrity of an agency that has such an inflexible owner cancellation policy and knowingly fails to disclose that the house is listed for sale on multiple sites. it's great for the property owner and the rental agency, but the renter who is paying the rent, can get hung out to dry. I believe this is not an isolated incident with Tybee rentals. Bottom line, we won't be dealing with Southern Belle Rentals. Unfortunately, our experience with Southern Belle Vacation Rentals was disappointing. We stayed at the Gone Coastal rental on Tybee Island. On our first evening, after unpacking and preparing to go to our dinner reservation, we discovered the front door wouldn't lock properly. It would relock and then automatically unlock within seconds--you could push the door open with ease. The hinges were visibly coming loose. We called Southern Belle and spoke with Tonya, who abruptly cut off my husband and dismissed the issue as "humidity-related" without listening to the full concern. She did agree to submit a maintenance request, but said no one could come until the next day. It was clear they didn't consider this an emergency, despite the unit being unsecured. We had to cancel our dinner plans to stay and watch over our belongings. Maintenance arrived at 10:30 a.m. the next day, confirmed the bolts were stripped, and mentioned a prior request had already been submitted to replace the door--yet nothing had been done. Communication throughout was poor. I asked for a manager and was given a "guest advocate" who had to repeatedly check with leadership just to respond. For the inconvenience, I was offered a minimal credit--if I agreed not to post a review. I declined. A vacation should be relaxing, not spent managing unresolved safety and maintenance issues. read more

I did as well had my share of issues with a cancelled reservation that had trouble being refund/rebooked. The key here is getting in contact with their management team and thoroughly explain your situation in details. After all, they follow their contract terms, which are actually very reasonable. When cancellations occur for unforeseen circumstances then you have the right to ask, but not to pretend. It is upsetting loosing $ for causes you did not cause, sure. Also for them. After all, VRBO or other companies don't quit offer more protections or better service. So, be mindful of what booking an expensive vacation entails, but don't be particularly concerned about booking through this company. They do care about their customers. MORTIFYING EXPERIENCE CAUSING IRREPARABLE TRAUMA and EMOTIONAL DISTRESS! I rented a beautiful property on Gordon Street on a main square in Savannah for 3 nights. After a few nights of communicating noise issues in the evenings and early each morning, and courteously working with the weekend staff to resolve the issue, Southern Belle agreed to compensate me for the issue. Hours prior to checkout, cleaning staff burst through the door yelling at me while in a naked state, and exposed me to all onlookers on the street and in the square. The humiliation and horror of strangers staring at me in such a vulnerable state was traumatizing. The woman retreated and left but moments later, as I am trying to cover myself in my state of distress, she returns AGAIN, yelling to get out and exposing my naked body to the passing individuals on the street. I immediately text & called the property staff who were apologetic and more than willing to do anything to make the situation right. We vacated the property as quickly as possible as I no longer felt safe or comfortable. Then the Southern Belle PROPERTY MANAGER, not staff, called retracting all compensation and began threatening to have me arrested and thrown in jail for trespassing. Again, I had already vacated the property and out of extreme fear, I called the police to report the incidence. The police reviewed communications from Southern Belle admitting to the incident and wrong doing, viewed the property and corroborated my story and found no fault on my part. The police were so concerned with this man's threats they waited for over 45 minutes with me, I spoke collaboratively to the owner who was also mortified and the end result found Southern Belle's PROPERTY MANAGER to be in the wrong. Though he never showed nor called the police with his false allegations as he threatened, he instead sent another employee to the property whom the police spoke to. Don't count on truthful advertising! They advertise access to a pool but its in Tybee, you must have a reservation to visit it, and it closes at 5pm. Second lie-you can order and have your groceries there before you arrive. We emailed our list in days before but the rep, Lyonya didn't place the order til the night we arrived. We waited cause during covid we wanted to stay in more but they never came. Then when I contacted SB no one responded til the next day. The groceries never came I had to order myself. Lyonya wasn't apologetic at all but had a bad attitude. I ask for a manager to contact me but no one did. Terrible customer service! In late September I stayed in the Coastal Breeze property on Tybee Island, GA. The house was just as the pictures depicted. It was absolutely gorgeous and very clean. My family and I were pleasantly surprised. There was more than ample space for everyone, including bathrooms. The appliances were state of the art; I felt right at home from the time that I put the key in the door. If you just need some quiet time, the master bedroom is the perfect getaway; it's a small apartment! I loved it. You cannot go wrong with the Coastal Breeze vacation rental. Good location on East Bay, beautiful exposed brick in the living room. Unfortunately that's where it ended. Poorly cleaned as we found previous guests' dirty socks in the living room and bedroom. Air conditioner barely worked in the bedroom and very hot in comparison to the rest of the apartment. The bed was also sunken in in the middle and uncomfortable. The apartment building smelled like sewage and mildew. Also we were staying for 4 nights and wanted a washer dryer. We discovered they were not operational upon arrival. In addition there was only 1 bar of soap to be shared between 2 sinks and a shower. The floors are also very tilted and uneven and shift upon walking on them. We ended up leaving a day before checkout because we were so miserable sleeping in this apartment. This was better than my friends' apartment 2 doors down that was never cleaned with dirty sheets and blankets without beds being made or anything. They did ask if we needed anything and I asked about the washer dryer and soap. They said they would try to address the washer dryer but then nothing happened. It's worth it to just get a hotel. The beautiful River Street Inn was the same price but since we were staying 5 days we thought a little apartment would be more comfortable with the fridge and everything... nope. Definitely not. I loved my vacation rental 14 Eb n flow, everything in side looked freshly remodeled and new. but the AC pump in the bedroom was broken and made a terrible noise or froze up all night long so eventually we turned it off and used the ceiling fan. close to the beach, stores and food. provided bikes to ride and beach chairs - we had a ball. Overall, had a strange and often frustrating experience with Southern Belle. First, they were super difficult about canceling our reservation in mid-March 2020 when everything closed down because of Covid. After weeks of phone calls, they finally gave me a credit which I used recently. This home we rented was in a great location, it was really easy to walk around and see a lot of Savannah's historic district. However, the apartment was not very clean when we arrived, there were lots of dirty dishes and glasses in the cabinet, we found other people's clothes in a couple of the rooms and one of the bedrooms had a strange smell. The apartment was also not well maintained. We reported a broken kitchen cabinet (the door was falling off) and broken sink faucet after we arrived. We were told once a day, each day that a maintenance team would come to fix the issues but no one ever came. Several pieces of furniture were in bad shape, including a couch that was covered in stains. This place I rented has a lot of potential but it feels really poorly taken care of, particularly for the price. The pool closing at 5pm was weird too. read more

Just got home yesterday from our lovely week on Tybee Island! We stayed at 5 14th Street, which was a 1200 square foot, 3 bedroom, 2 bath condo on the 2nd floor. It was a lovely place with updated appliances and tile floors. The huge benefit was that it was located close to EVERYTHING that you would want to experience on the island. Check in was a breeze, as our keys were in the lockbox on the door. The elevator wasn't working when were loading in, but it was fixed by the next day. The accommodations were acceptable. The beds were comfortable, bathrooms are updated and it had a lovely floor plan with a great balcony. Linens were plush and enough for all. There were some supplies like toilet paper, shampoo/conditioner, detergent and coffee to get us by so that we didn't have to rush right to the store, so that was nice. There were cooking utensils, but they could stand to be replaced, and I couldn't locate a cutting board. We made it work! We noticed a couple quirks: like the clothes dryer took a long time to dry, the showers took a long time to heat up and there are a few maintenance issues that could use attention, but nothing that hindered our stay. My biggest complaint is that there was no working foot wash to rinse the sand off before heading upstairs. Looks like there is an area on the back of the building by the stairs, but it's dry as a bone. I feel that the condo was a great deal for the price we paid, and I love the Sunday-Sunday rental option. We plan on coming back next year and would consider the same place if it's available. As far as dealing with the staff, we didn't really have to because everything was done through email, and their communications were thorough enough that we knew exactly what to do. All and all, we rate this vacation up there with one of the best family vacations we've done yet! read more

Imagine quiet mornings on the expansive porch with your coffee, watching dolphins in the Tybee River, cocktails on the dock with a picture perfect sunset setting overlooking Tybee Island, and low-country dinners on picnic tables with enough space for your extended family. This house is very special with tasteful touches through-out, comfortable couches to curl up in, and a one-of-a-kind sunroom perfect for that vacation puzzle. The exterior staircase that leads to the upstairs unit creates a separate space, what my family dubbed, the sanctuary, for more quiet members of the family. Plenty of space for everyone to gather and also have their own private nooks. There was even a copy of the book Midnight in the Garden of Good and Evil. It was perfect. Southern Belle ensures that the towels are abundant and fluffy, the ice trays full, the cleaning pristine, and staff were helpful and available on both the phone and through texts. My extended family and I absolutely loved our stay at the Riverlodge and exploring this most beautiful area of Tybee Island. We feel blessed to have been able to be the first guests! Please note that you will save a lot of money if you book directly and not through Airbnb. We spent $1000 more via Airbnb. We had to book under duress and quickly, due to a last minute cancellation of our rental home via another agency. read more

Please be wary. As a VRBO veteran renter, this is by far the worst experience I have EVER had. Several issues with the amenities that were advertised and should have been in working order when we arrived (no working WIFI, no working washer, TV in master did not work). Called and reported immediately, however never fixed during our 5 day stay. Also, take pictures of walls, bathrooms, etc upon arrival. They charged my credit card $50, claiming we put a 'hole in the bedroom wall' ....the picture they sent looked like a hammer was used to create this damage. Do you travel with a hammer?.........I don't!!!! This claim is ridiculous as I am an honest person and wise enough to take responsibility for damage if I did it. I paid an initial deposit of $319 with the understanding that if the reservation was cancelled before Jauary 2023, I would receive 100% refund. Today November 9, I called to cancel because my husband has to have heart surgery in February. I was told that there would be no refund because "it is part of the total rental." Imagine getting a phone call / text message on the day of check in that your stay has been cancelled due to unforeseen circumstances with a new owner taking over the Bird Baldwin property and the property should have never been listed on Air BNB. Phone call and text was at 10:15 AM and check in was at 4:00 PM the day of my stay. Already in route, we pulled over to the SC rest area to make a phone call to the office to find out why I was receiving the text and voice mail, there has to be some mistake right? I've had prior contact directly with your office the week of to clarify check in procedure. So in talking to customer service, she explained multiple times they had NO OTHER Properties to offer and Air Bnb Support would be taking care of me. It was a Saturday and all downtown hotels were booked. Our trip was centered around staying historic downtown for 5 nights. So Air Bnb sends a link to pick out additional properties, and low and behold one of the available properties for my stay was rented by Southern Belle Properties! So I called Southern Belle Properties customer service again and told her, don't tell me you didn't offer me that property because it cost more $. Yes - absolutely, they weren't about to lose $ and take care of their customer after the whole ordeal was their mistake!!! I begged her to contact her boss or the person in charge to authorize the switch to the other available property. It was a Saturday so she just couldn't make that call and she was the supervisor on call and didn't have the authority to make that call! What? don't you think a situation of this sort warrants a call to someone who has this authority? I told her I needed a phone call back by 1PM or I would have to start desperately searching for places to stay. After speaking with her on 3 occasions I knew there would be very little effort in rectifying the situation as they were expecting Air Bnb to help with the situation and they wanted to wash their hands of it. I found a last minute non-refundable hotel to stay Sunday thru Thursday but had no where to stay that very evening. Low and behold at 4:20 PM, after the carriage house didn't rent out and was still available, I received a phone call from Southern Belle Properties.... but only after she asked if AIrBnb took care of me, did she offer me the more expensive carriage house. I explained I had made non-refundable reservations for Sunday thru Thursday since i had not received a phone call from you by 1PM and asked if I could stay there on Saturday since I had nowhere to stay. She had to put my on hold to get approval. I was on hold for over 10 minutes with no pick up to tell me she was still working on it. I had to hang up to continue driving and she never called back ! Southern Belle Properties was hit with fines from Air Bnb and does not deserve to be on this website as an option!! Later in the week, when speaking to a lady from Canada at Ms Wilkes dining room, she asked how our stay was. I gave her the abbreviated version of the trouble we had with the rental property. She said, oh don't tell me Walt (owner ) did you wrong in a very sarcastic voice. I said wait, you know the owner? She said yes very well, we had to take our Savannah Condo our of Southern Belle Properties rental because they repeatedly stated their third floor condo had an elevator when it did not. They tried to have this corrected time and time again and had to end up switching to a different rental company due to deceit and having to refund money because of the deceit. Firstly, Southern Belle had given away our already paid for, much nicer reservation. Their solution was to stick us in TaylorTown520. This property would have been adequate; though much farther and smaller (generally not as nice) than we wanted; except for many many things. 1. No paper towels on premises at all. Not one roll 2. No toilet paper in downstairs bathroom and only half a roll in upstairs one. 3. No clean towels to use. 4. Towels in washer. 5. Towels in dryer still wet (who knows for how long). 6. Wet towels in kitchen sink so long, they stunk. Candice is who helped us get the property when it was discovered they'd given our other one away. We didn't have much to choose from, but she was very helpful and the only redeeming quality of this vacation rental company The one we ended up in was in such a shambles, that we were very dissatisfied and disappointed that we left the next day. This review is for the property on Broughton St. and for Southern Belle Savannah Tybee Island Vacation Rental: First, the property. Right on Broughton St. in the heart of everything. Three bedroom and 2 baths upstairs, spacious and well decorated. Downstairs, huge kitchen with all the appliances and dishes that you could need, living room, and dining room decorated wonderfully as well as a half bath. Also, the kitchen has a top of the line Keurig and a drip coffee maker. The hot water heater is 80 gallons so there is plenty of hot water for all. There is a patio out back with 2 tables and chairs to enjoy the drinks of your choice and there is off street parking in a garage. I could go on and on but the property was PERFECT and I will be returning soon. Second, the management staff or host: Southern Belle Savannah Tybee Island Vacation Rentals. They are the best I have ever dealt with. They texted or emailed several times before the trip to be sure we had received the access codes and directions. They checked on us through text during our stay to be sure everything was going smoothly. I cannot say enough good things about Southern Belle Savannah Tybee Island Vacation Rentals. Run...... I was injured with bites in my face and over my body.!!!! The company was made aware the homes lower level was infested. They offered me $300 to keep these photos off line, nothing for my medical expenses, or the items o had to dispose of to avoid taking bugs home. Getting paid twice. Due to circumstances out of our control we had to cancel our stay. We notified Southern Belle we would be unable to go. We were told we would not be able to get any money back (which we understood because of the late notice) however, Southern Belle relisted The unit for rent. They were able to rent it. I called and asked about a refund and they said it was not possible because we had already paid in full. I certainly hope the home owner is given double compensation since it was paid for twice. read more

Southern Belle gets a zero rating, the location was noting like the photo and was not child friendly and unsafe. cock roaches, cracks in the walls and i am sure the paint chips were led based. We were forced to get at Hotel room and when asked about some kind of a refund we were messaged by a nasty woman named Nicole saying no. If they simply said this location was not toddler safe i would have moved on and not subjected my 2yr old twins to that place. read more

UPDATE 9/28/2019. As noted in my original review, Southern Belle had promised to have a manager call us to follow up with our experience. We put that request in over the phone with a woman named Georgia. We never received the call and on September 8th we wrote a follow up email to let them know that no one had reached out to us. That email also received no response. Then two days ago (A FULL MONTH) after our check out we received an email from Georgia with the subject reading "IMPORTANT!". Thinking that they were finally reaching out to us to make things right I opened the email. Instead of addressing our concerns, the email said nothing about them. Instead the email was asking us if we broke one of their cabinet doors and included a picture of the door. Flabbergasted I responded to Georgia and reminded her of who we were and that we were still yet to receive any contact from management regarding our experience (and that, no, we didn't break their cabinet door). Did I get a response? NO! It was like she realized we were the people she had intended on ignoring and she resumed radio silence. Extremely unprofessional property management company. I am attaching screen shots of said emails below as well. Note the dates of the email compared to our stay. Terrible. The worst part is that if we had received any follow up or apology in the immediate days following our stay we would have chosen to not write a review about our experience. Original review: The actual rental itself gets 5 stars for location and cleanliness. unfortunately the property management company, southern belle vacation rentals gets 1 Star. Also please note that they do not have an option for verified guests who book through their website to leave reviews on their website- so the reviews posted on their website can not be trusted (and that's why you do not see any negative comments on their website review system) This would have been a 5 star review had it not been for management sending FOUR different maintenance crews out to the property without notifying us on three different days of our stay, all while we were in the home. The first time there were two lawn care folks who showed up at 9:30 am outside of the picture windows in the back of the home and started weedwacking and mowing while we were having our breakfast. The second time I was naked just out of the shower and a young man was walking right past the large wall of windows in the back of the home again (the windows with no curtains). He was there to clean out the maggot infested trash cans we had requested to be cleaned 3 days prior. We chose this house at over $400 a night because of the privacy- it faces the marsh with no other houses in view. If this was the only incident I wouldn't have been so upset. We called southern belle and explained what had happened and the woman on the phone claimed she had told me he was going to come that morning. No comment about the lawn care crew. She promised no one else was going to come to the home. Literally 20 minutes later TWO more people show up with hoses and they are spraying the lawn in the back of the house. We thought this was especially strange since there are sprinklers on timers so my fiancé went outside as they were leaving and asked what they had sprayed. The man explained they were spraying round up on the lawn for bugs. What?! A neurotoxin- my fiancé asked if it was safe to walk on and the man said "no, you should wait a few hours before walking on the lawn in bare feet" ....seriously? So if we had not been home we would have been walking in bare feet on the lawn sprayed with dangerous insecticides? Sooo I called southern belle again and was promised that a manager was going to call us back. The call never came. I emailed a few days later. No call and no email back. The 4th random person arrived in the morning when we were sleeping and locked the gate going out to the dock. Creepy because we were sleeping in bed and whomever could look right through the windows at us. We spent a fortune on this home specifically because it was the most private home on the island. The unwanted visitors invading our privacy really soured our stay. We manage a dozen vacation rentals for a living and would never dream of sending over maintenance crews without warning. Another thing to note is how misleading their listing was for the home - there was also a garage beside this home that had been converted into a 2 person rental that is not mentioned in the listing for cupps castle. The rental is called cupps carriage house and it shares the backyard of cupps castle and the dock (both are featured in the photos for the garage rental). Luckily the garage was not rented during our stay or we would have been even more upset. Do not rent a home from southern belle vacation rentals- you'd be better off renting directly with an owner to avoid having a similar experience. Read the other reviews- we wish we had. read more

This review is about customer service, not about rentals, but it's relevant for those considering using this service. My partner and I booked a trip to Savannah and booked SBVR through AirBnB (I didn't know they had a separate website and FYI they charge a $150 cleaning fee if you book through AirBnB!). The booking looked really great and we were excited to return to the city for a vacation (we used to live there). Then: we had a serious family crisis and had to cancel our entire trip. It involved a minor child in the hospital, and I provided documentation to prove that we had no choice but to cancel our trip. SBVR refused any refund, even a partial refund (which I requested), despite that they were able to REBOOK THE RENTAL for at least one, but I think two of the three nights. I understand that they must maintain a relationship with the owners of the properties (they manage bookings for others in Savannah), but I didn't expect that, even though they were able to rebook the place for at least part of the time and we provided secure documentation (at their request) of our situation, they were not willing to communicate on the matter. SBVR's policy is definitely not focused on renters, which, I imagine, obtains in the other aspects of their business (with extra fees, maintenance issues, etc.). I think there are other, better places to stay that are not so absolute in their disregard for renters' needs. The two star (as opposed to one) is because the rental did look nice and it had off-street parking, and we had hoped to be able to rebook our trip and stay here another time, whenever we can get our new life settled (we'll need a break...), but I am just not interested in staying with a company that operates without any concern for their renters. read more

We were to stay at the Seona House in Savannah from 08/05 - 08/08, the same days that Hurricane Debby hit, or the tropical storm. We were staying in Columbia, SC right before then and kept hearing reports that were was going to be historic flooding, road closures, and power outages. My husband called local law enforcement because we were traveling with our kids and 4-year-old granddaughter and they said do not come. The Emergency Management director said in the news that this was supposed to be catastrophic and the most flooding in his 26 or 28 years of being there. They would not refund our money because there were no mandatory evacuations and the street that the house was on was not prone to flooding and was not closed off. But other streets around there were, so they said we would maybe have to take a detour to get to our street. Finally, after the 3rd phone call to them, we asked for our cleaning fee back and they did credit that to our account. We would have to use it for the same house within a year. So, I cannot give them a rating as to what the house was like. I'm just sad we were out over $1000 and now have to spend more money with them, but at least they did credit our cleaning fee. Renter beware. This rental group was difficult to deal with from the start. Ineffective communication and a lack of follow through are only the beginning of the scheduling difficulties. Initially they were unwilling to allow rebooking due to covid and finally caved and allowed reschedule only to be told wrong check in times and told the house wouldn't be ready as Initially stated. Finally able to get into the house only to find an odor of urine. Initially we located the smell to the kitchen sink and asked house keeping to clean the area. Yet again ineffective communication lead house keepers to clean the entire house and not address the problem. BUT WAIT there is more. Over night rats ate our food on the counter. We started looking more and noticed that the rats were using the AC ventilation to travel and the smell of urine worsened when the AC was running. There was mounds of insulation in the AC duct since the rodents were using it for bedding. We found copious amounts of rat feces in the drawers of the kitchen adjacent to the dishwasher. One would expect that the rental group would be more responsive to this issue as it's not only inhospitable but now a public health risk. When contacting the rental group we were told that they were very sorry for this but "sadly during the warmer months rats can get into houses". I would recommend some better training for your employees if this is how they respond to their customers. No one came to address this problem during our stay after the Initial cleaning and only offered a $250 refund. I'm not sure how this person lives in their daily life but I can assure you people paying top dollar for a vacation rental are not accustomed to living and eating in a house occupied by rats. I am also curious if the home owner, Tom, is aware of this situation and how his house is being managed. Sadly for this group the problem is much bigger than poor customer service as they are now in the realm of public health risk and exposures.
