Now yes of course, it is expensive that much is for sure, but the value is there in that its stunningly renovated, has unmatchable historic charm, clean from any environmental issues after a multi year restoration (unlike most other similar historic landmark buildings, yes I've Iived in my fair share of them). The parking is not ideal but honestly in four months Ive never had to walk more than a few blocks, there is a lot of parking around... The units are charmingly furnished, quiet for the most part (center courtyard), and stay cool even in the summer heat wave. I am lucky to have an amazing first floor courtyard unit- its the hugest studio on the property complete with a little staircase entry and gorgeous beamed high ceilings :) The public areas are epic beyond words, pool, lobby, courtyard and rooftop truly make your stay so inspiring and uplifting. They will make you feel so at peace and grateful. There is a small gym which Ive yet to use but hey its included :) They also go out of their way to provide cool experiences like wine and piano nights, sound bath/ meditations etc The ppl stay stay here are generally all high end, thoughtful, friendly, interesting etc- I also love that they are pet friendly and have night security The location is awesome it's so walkable (hello Kreation!). And lastly Mauricio and Vanessa that run the sales and on site mgmt are gems: smart, chill, responsive, friendly, and truly on it for anything you need - they helped inspire me to come here as well as stay~ I feel that they really care and make you feel special day in and day out! Overall CGI/ bread & salt hospitality did an immaculate job here. I am 70 years old and have some health issues including MS. Although they did the bathtub next door the toxic smell was all over, the neighbor was using several fans to get rid of the odor and inadvertently blew the air right to my unit and it was really bad. I was feeling some problems that were not normal, difficult breathing, frequent headaches... I called SoCal to get the name of the material they used. I going to the doctor just for a check up because of pre existing conditions I thought it best to get the name of the product to give to my doctor. I met with Robert Vasquez. He not only blatantly refused he assured me he was going to have his lawyer respond to me. Of course here we are a month later and I have not yet heard anything. I did go to the doctor and he inhaler and some steroids. In the almost 4 years they have been in charge of the apts it has been a nightmare, we went from having one of the most well kept buildings to one you might find in a low income neighborhood. If I could give them a grade, it would be a complete failure, and to threaten me with a lawyer just because I want to know what chemicals they are using should be a easy answer, unless they have something to hide!!!

Due to increased physical limitations she has been requesting a downstairs apartment over the past few years. Because she is on housing they have told her it could take years before they will allow her a downstairs apartment. Even with the doctor's note she provided them. This is how they treat their handicapped seniors.

Furthermore, the manager asked personally to store their fridge and stove in the apartment for 1 month while still under contract. At the time of the walk through a statement was made that there is no additional charge of any kind that my mom had to pay and the deposit was to be returned.Not only that it wasn't returned but an additional $38 was assessed to my mom.

It was built in the 1920s, so each unit has gorgeous art deco details, like vanity tables, premium tiles in the bathroom, and lots of built-ins for storage. I fell in love with the apartments the first time I viewed the place, and having gone into other friends' units, they're all pretty gorgeous. There is also a gated front lawn area that I really enjoyed (most apartments in the area don't have this feature), and it allowed me to make some wonderful friends in the building. Page and Chris are the onsite managers, and they are AWESOME. They're one of the reasons I moved in here in the first place, because they are so kind and welcoming. They're also very prompt and reachable for repairs and emergencies. It is an old building, so there are leaks from time to time, but that's to be expected in any building. I never had an issues with bugs or roaches in my unit and despite being on the ground floor, never felt unsafe. It's Ktown, so parking is nightmare, but there is a small garage that I parked in available to some tenants and it's very secure. The building also just switched to laundry machines that you can pay with through an app (not coins) when coins became scarce during the pandemic. I've never had to wait for a laundry or dryer either. I've made a lot of friends in this building, and am sad to leave such a lovely place. If you get a chance to check the place out, don't forget to look at the ceiling in the lobby - it's stunning! Overall, Marisol Apartments are a great place to live, and super affordable - even compared to other properties in the vicinity.

Now they are charging me a $165 fee for the wall sconce when it was junk to begin with. I called to resolve the issue and the owner isn't budging. To make things WORSE he told me "Hey, I'm not charging you for the refrigerator." That item is junk too so him charging me for it would be like me replacing items with brand new items that were just junk to begin with. Stay away from this housing company. There's lack of honesty.

They don't care of your mental not physical health. They want there money. -they get bonuses and raises from raising the rent on you. You start off low and if you extend your lease it gets higher. -they offer goodies to the tenants during the day when 90% of the tenants are at work. How is that showing that you appreciate the tenant -be aware of the counter tops. They are cheap and easily get stained and scratched. We had to use cloth under neath all our appliances to not scratch the counters. They will take your money for scratches or stains -make sure you video tape your walk through because they will say you did the stains that where already there and pay for paint jobs from faded which where all ready there -security staff are amazing! Of course if your family with the managers then you're safe of course. They don't treat people like people. I don't recommend living here.

The Talmadge is a historic apartment building right at the corner of Wilshire and Berendo. From my upper floor window I can see down Wilshire Blvd, the Griffith Observatory, and Hollywood. Service here is pretty good. The 3-4 door guys are all really nice (24 hours a day). They have never lost one single item of mail, and I get a ton of packages so you don't have to worry about being home when FedEX/UPS/USPS come here to deliver your mail. The Talmadge has all different sized apartments. I live in a 5 bedroom apartment. Two of the rooms have their own bathroom, and then 3 of us share the 3rd bathroom. Also, note one room is technically like a dining room converted into a room, but it's very spacious. Our monthly rent is $3,999.00 + $125 for gas = $4,078 a month. That's split (unevenly) 5 different ways so it's really one of the cheapest places to live in LA. Here are some positives about the building: *TWO blocks from the Vermont/Wilshire Metro Station *LOTS of bars/restaurants that you can walk to. I'm looking at you, Line, Brass Monkey, R Bar, Palm Tree LA, S Bar, Da Sung Sa... *There is a courtyard where you can relax, and there's even a grill that you can borrow for a cook out. Some people reserve this on weekends for parties. *Residents are super friendly. As of this writing most people that live here are over 30 and/or have a family. *There is a trash chute that is in between apartments buildings so that you can get rid of your trash easily. *You can put an air conditioner in your window. *The walls here are super thick. We blast, and I mean blast music, and have never had a complaint. Also, I've never heard the people next to us, below us, or above us. *Although there is now a sign prohibiting going to the rooftop...you should just ignore it. The views from the rooftop at night are beyond breath taking. You can see all of downtown. It's really a shame that the Talmadge hasn't put money into the roof to add a fire pit and seating like at the newer buildings that you can see from the rooftop around us. Now onto some of the bad things: *It took SIX MONTHS to fix the laundry room. The laundry room consists of 4 washers and 4 dryers for all of the residents to share. Laundry costs $1.50 and the dryer costs $1.25. *The work out room is a joke. The treadmill has been broken the entire time I've lived here. Therefore there is no working treadmill. There are some dumbbells and machines, but it's small and bad. Plus you have to "check" out the key to get in there and it's a bit of a hassle. There's a stationary bike and an elliptical, but that's about it. *It is $125 a month to park your car at the building. It is a valet type service where they will bring your car up to the street level when you're ready to leave.... Or you can park across the street for $85 a month and go get your car yourself. *Dust here is awful. I don't know if it's an LA thing, but my room is forever dusty. *The water gets shut off about every other week from a 9-5 period. This can be problematic you know if you forget that it's a day when they shut off the water. *There are constant film crews here. They will overtake the lobby of the building and the parking surrounding the building. This also means that they overtake the elevator. This annoys some residents, but it doesn't bother me much as I always make a point to go eat their free food in exchange for them hogging the elevator. *The maintenance guy is super nice, and I really don't ever know if it's his fault or he's too busy, but he isn't exactly on demand. You might be waiting a while for repairs. Luckily we haven't had too many things break, other than our door, and he repainted our bathroom. *If you get cold, you CANNOT control the heat. Some staff member at the building turns the heat on and off for EVERYONE (however, our apartment does have a working fireplace although I've never turned it on) After reading about plenty of other horror stories at apartment complexes I'm pretty satisfied with the Talmadge. Every apartment building has pluses and minuses, but luckily no deal breakers yet. Also of note, my rent has NOT increased in 2 years.
