I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! J is good people doing good work. I will never work with anyone else for home inspections.

The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

While both JJ and his wife are lovely people, very friendly and engaging, I will absolutely never recommend them and it was a huge wake up call for me to educate myself and search reviews first before hiring anyone to work on my home ever again. They missed thousands of dollars worth of what we learned were obvious issues in our home and the report we got was filled with lines like "contact a professional to see what they think." When I would ask for clarification he'd tell me he wasn't an expert, but other people are. Uh, I thought that's what I was doing hiring JJ. For example, there was a massive power conduit that was live just hanging off the Hvac system not connected to anything, probably left over from an earlier renovation done by the previous home owner. Being a first time home owner I didn't know what it was so I didn't question it being there. JJ walked all around the box completely missing the conduit, the giant wasp nest inside, and the fact that at some point in the recent past the darn thing had caught fire. The HVAC literally fried itself a week later. The same HVAC system he said was absolutely fine, but we should have a professional look it over too since he wasn't an expert. The professional said we were lucky it hadn't burned the house down and he couldn't believe anyone could have missed the obvious and dangerous problems. Long story short, I called all the other professionals (chimney sweep, electrician, plumber, roofer, pest control, etc), and every single one asked me why I didn't have my house inspected prior to purchasing. When I explained that I did, they told me I got ripped off. I tried to leave feedback for JJ through my realtor and the realtor got a response that basically said they would contact me (they never did) and they were very defensive that they had done a good job. The only positive I can give besides their personalities is they did give me a list of what all types of contractors typically work on a house which was helpful so that I could get the house properly inspected and fix all the problems they missed, but not for what they charged.

All the while talking to us and explaining everything in fantastic detail. At the end they had printed out pictures of the damages they found, presented in a binder and had downloaded the info to a website that explains and offers tips on repair. They also recommended great follow-up contractors that they had known and worked with for years in West Seattle. I have never been so impressed by a home inspection agency. Maybe I had the bar set low but still you could tell they loved each other and what they did. Awwww warm and fuzzy home buying fun.
