We've been coming to Steve and Sue's for many years, and it's always a treat! There's plenty of parking, and if you're in the mood, you can even play a round of mini golf at Thunder Falls right next door. The staff changes a bit with the seasons--usually local students--but the service is always friendly and efficient. They serve both hard ice cream and soft serve, and my go-to is always the coffee soft serve in a dish. My wife usually gets a chocolate-dipped twist, which never disappoints. We managed to stop by during their last weekend before closing for the season, and as always, it hit the spot. Keeping the tradition alive--we'll definitely be back next year! read more

Somehow, I grew up a Cape Cod local my entire life and just tried this spot on our recent trip home to visit the family! We LOVED it!!! Service was so friendly and welcoming and everyone enjoyed their treats. The menu is extensive and they even have some savory meal options that looked and sounded great! We snagged a table next to the golf pond and enjoyed! Can't wait to come back next summer! read more

$18 lobster roll, that comes with chips. Can't beat that best deal on Cape Cod. It's a tradition here on the Cape. And you can grab a soft serve sundae that's pretty good too and now watch folks play mini golf and a lot of kids squealing. It's kind of a treat. Fast service, even though there's a line. Plus it's Oct.18-19, the last weekend of the season & they're giving two for one Sundays. Get on over before they close for the season! Lobstah Roll !!! Only $18.00 for a delicious, lightly seasoned roll (Sept 2025)! Fast and friendly service. Fun location, mini golf ambiance. Great homemade ice cream sandwiches I'm told too. But we came for the lobster roll, as a Hyannis resident told us about this place. Do not let the casual setting fool you. So many times they can be overpriced and disappointing, not in this case! All the ice cream is soft serve. So many flavors and even a weekly changing flavor of Dole Whip. They also have sundaes that sounded great. The workers are so friendly and the ice cream was great. Got one Key Lime Pie and one Coffee. Very good. read more

Steve & Sue's is a classic. The mini golf course is well maintained and fun for all ages. After golf be sure to grab some of the best soft serve around or even a lobster roll! The lobster rolls are a hidden gem and good deal. Only thing to note is that it is cash only, so go prepared. If you forget, they do have an ATM there. read more

What a cute find! I had no idea this place existed and happened upon it by chance. I'm really not sure why it doesn't have higher reviews. No frills, soft serve. The price is right and they have a huge list of non-traditional flavors. They also have savory foods, including lobster rolls. Lots of parking. Seating is limited, but not a problem if you are stopping by during the week. We've already been there twice in one week, I anticipate we'll be stopping by lots over the summer! Can't wait to do some mini golf. read more

A perfect swirl, a hole in one, a long chat in a parking lot overlooking an industrial-laundromat-turned-brewery... that sums up my love of Par-Tee Freeze. They have your standard soft serve flavors like chocolate, vanilla, and twist, and can make specially mixed custom flavors as well. Toppings like sprinkles (rainbow and chocolate), krunch kote (kinda like chopped up peanut brittle mixed with sprinkles) and DIPS (chocolate, cherry, and butterscotch) are free. They're one of the only places I know of that still offer that fun crunchy dip shell! Their (chocolate chip and chocolate wafer) ice cream sandwiches are a surprisingly affordable option, as you can still get 6/$12. In winters when they open for February break, they offer BOGO sundaes. Try the peanut butter one. You're welcome. I have been told that it's basic. What's wrong with that? It has been perfectly consistent for as long as I can remember, which is worth a lot in my book. It's the first place I want to go when I visit home. So, yes, it's worth noting that my five stars is bolstered by nostalgia and the best sprinkles on the planet.* *No, really, they tried to change the brand of sprinkles a few years back to a gross, crunchy one, and their patrons lost their minds. Fun afternoon stop with my 4 year old son. We played his first ever round of mini golf and it was perfect. While he was more interested in the water features, we were there in the middle of a hot summer Monday and no one else was on the course. He could run ahead and we could take as long as we needed on each hole as no one was rushing us. Easy course, some nice shade spots. After, we enjoyed some soft serve. My son has peanut, tree nut and egg allergies and they were able to accommodate him. Friendly service. Reminder it's cash only. read more

We have been coming here every year for many many years. The staff is 100% about friendly customer service. The young Lady that was working the night shift on July 4 was very friendly & welcomed us with a genuine smile. The young man at the ice cream window was just as nice. The young lady knew how to run a business . We over heard another family comment on how nice she was. We skip the bigger golf places down the cape because we are loyal to Steve 'n Sues. The reason why is great old fashion customer appreciation. Please.Recognize the young lady working this night of July 4, 2023... she is a great asset to your company. Steve&Sue's is the only mini golf in Hyannis, the last standout. The service is friendly, it's a homespun, unpretentious spot to relax with ice cream. Their soft serve looked tempting, especially before lunch. As a Cape Cod ice cream/mini golf spot, their standard season is Memorial to Labor Day. It's a basic golf course that could use some repairs&cleanup. They have some challenges, and it's a draw for families. It's golf without the stress. One need not be a Tiger to compete. All in good fun. They have a limited lunch menu, plus they have a food truck parked in their lot in the summer. Their dining area is in the shade. Great little place. read more

Really great local place. The ice cream is low fat but so creamy you can't believe it. Lots of variety too. Even the hot dog is good and inexpensive. We enjoyed the mini golf too - you can work off that ice cream. read more

My family and I spends summer weekends on the Cape and no weekend is complete without at least one stop at Par-Tee Freeze! We've been coming since before we had kids and now love bringing them for ice cream and mini golf. It's a very clean establishment with ample parking. I love the nostalgia of the walk up window. The workers are always friendly. The ice cream is delicious and so is the food! It's the best value around. Our favorites are peanut butter cup flurries (tons of huge chunks!) and kiddie cones (twists with rainbow sprinkles are my kids' fave). The chocolate shell dip is so yummy too! And we are grateful that they offer the kiddie cones for an affordable price! The mini golf course is so pretty and and relaxing to sit near the little pond where you can toss in coins that go toward their scholarship fund (go read their family story on their website). Run of the mill soft serve with slightly stale Krunch Cote. But, it's cheap, so (in the immortal words of James Cromwell) "that'll do, pig." Open late on the weekends, your swirl lust gets sated by a froze hut that feels like it's been around for decades. Specialty cones come in one size and get no topping treatment, while standard flavas can be dipped, topped or Coted for free-ninety-nine. Much appreciated, as the size of the swirl is nominal for a $3.25 small (and I do mean small) cone. Her cherry dip was fine, my Krunch Cote was fine; it's a whole palace of fine. I wish the folks working didn't make me feel like I was pulling teeth by placing an order. We're nice people, honest! Mini-golf in the wings. Ample parking. Alliteration. read more

SO I didn't partake in the ice cream, but we had a group play mini golf which I haven't done in ages and we had a blast. It's a really pretty course with some challenging holes, but it's definitely fun. CASH ONLY Reasonable price. Fun night out - nice to do something different. Went in for afternoon ice cream & experienced very rude worker. Told the worker what we wanted & when it came back incorrect, we kindly told her it was wrong & then we were given attitude from Victoria ( who was serving us ) because of it. She made us feel that it was too much to ask for it to be fixed. read more

This is your run of the mill basic putt putt course. For the most part the holes are all in good shape and seems clean. However, beyond the decorations the holes are very basic and not very challenging. Having more interactive obstacles would make this course much more interesting and enjoyable. read more

I've been coming here since I was a kid and I'm lactose intolerant so the frozen yogurt is my favourite. But tonite my husband and I were not agreeing on what to have for dinner (he wanted Jacks pizza and I just wanted something lite) so he picked me up a lobster roll here. Soooooo good and the perfect size! And only 12$, comes with chips. I see other places selling lobster rolls for 27$ and just slightly more meat!!! And I love that it doesn't have too much mayo and only a little bit of chopped celery. If you want a good lobster roll on Cape Cod come here!!! read more

We came for the mini- golf. Staff were friendly and clubs and balls were being sanitized. The course is nicely shaded with plenty of trees and there are some great water features. The greens themselves are a bit run down and difficult to play on. We didn't finish our game. read more

The Cape is awash in ice cream shops. And you know what? Many of them are far better than Steve & Sue's Par-Tee Freeze... BUT.... the Par-Tee Freeze has dipped cones. Dipped cones you ask? Ok I'll tell you. Because you're probably thinking of ice cream cones dipped in chocolate or other goodies, but that is not a true dipped cone. I'm talking about soft serve dipped in the magic shell topping. Vanilla soft serve with a cherry dip is my absolute favorite kind of ice cream experience. I know I know, this is sort of sacrilege to true ice cream lovers who think that soft serve is bush league but I don't care. Sadly after a day of traipsing around from amazing ice cream parlor to amazing ice cream parlor, all my friends had their fill of dairy goodness but I was left kicking dirt. Until we rolled past the Par-tee Freeze and discovered that they not only have a bajillion soft serve flavors but they offer cherry, chocolate and butterscotch dips. Eureka. They also have Krunch Coat, the boy's favorite soft serve topping. I'll be back to check out the mini golf next door and to get my cherry dip fix next time we're in Hyannis. read more

I love the peanut butter cup flurry here. It's soft serve ice cream with peanut butter cups mixed in and the ratio of ice cream to PB cups is always perfect. A small is $3.75 and a large $4.75... Seems kind of high for soft serve, but it is average for Cape Cod. read more

People love to complain but I had no issues with the soft serve from this ice cream shop. Today I stopped in to buy some ice cream for my wife who was craving a vanilla in a cup. The staff was polite, the portions were decent and they had sugar free frozen yogurt. The next time we come we are hitting up the mini golf before we indulge. read more

It's a flash back in time to the old fashioned ice cream shop with a mini golf course attached. Granted the course isn't too spectacular considering 2012 standards but it's in the middle of commercial central West Hyannis so a great pit stop for tourist. My client and I made our way there as she had never tried a Frappe!! She loved it and I got my usual when getting soft serve, a twist! read more

Cute, cute local spot. If you're an outsider, you will know that you are. I was definitely an outsider. Went on the first day it opened this past February to a long, long line of people. Lines that went into the parking lot (though that didn't stop drivers from nearly driving into the crowd to park!). Lobster rolls, chowda, and soft serve! Soft serve is pretty basic - vanilla, vanilla choc swirl, a few others. You can get sprinkles, hot fudge, chocolate shell, and their specialty - crunch! Crunch is kind of a peanut buttery, kind of cereally, kind of crunchy topping that's good but messy to eat. Not upscale but since when did soft serve have to be upscale? This is the kind of establishment where there is a tower of marshmallow fluff visible from the counter. Cheap-ish. No place to sit (may I suggest your car?) but fun nonetheless. read more

Mine was a healthy two scoops for about $7.50. It felt expensive but ice cream out, and on Cape Cod, always is. We enjoyed our ice cream outdoors because it was a beautiful day! There is plenty of indoor dining space for nighttime or weather days that are not as optimal. A shop with a clean bathroom is always an added bonus in my book.

My first glass of vinho verde wine was served at room temperature (the second was fine), and the side plate I was given was crusted with dried food residue. I also watched an employee behind the bar wipe her nose with her hand and then continue slicing citrus barehanded. The chicken empanadas were good but not particularly special. We also had one of the small pizzas, which was the best thing of the night, crispy and flavorful (with a little char at the edges, which we like). The decor is a little bananas (different shades of green between the walls, the napkins, the barstools, and the banquettes; five kinds of lighting fixtures; lots of sound and lighting items with exposed, hasty-looking wiring). The bathroom door doesn't really close and lock properly. And the restaurant is really loud, even half full. The writing on the menu, about family members and special recipes, tells me that there's pride here and real care about making a good restaurant. However, without the attention to detail (particularly cleanliness and hygiene!), that's kind of moot. Three stars instead of two here because the pizza was good and the staff obviously care about customers.
