    A great walking mall...a gathering place for Central OC…read more... There are a lot that are new and changes. A new Apple Store, a Columbia store and a Nike store. On the weekend there are simply more people. The first mall in America with a Nordstrom and a Target. One of the first mall with a 20 plex movie theater. Now it is a Regal--no longer an Edward. The changes keeps happening, but it is always filled with shops--no empty, open space. I like to walk my nephew's dogs here. They like it here as well. Everyone is happy. Ray out!

Lol It's sure a fun place to walk around after a full meal and the variety of choice to choose from fancy sit down restaurants to fast food, quick grab a bite, there's outdoor seatings available every where. Also if you use Capital One credit card, you can grab a coffee for a discount and enjoy the AC indoor. Cool right? The main attraction is the water play area for kids to enjoy during this hot weather. Overall, I love coming here to spend half a day window shopping and pigging out lol ~~ most stores are outdoor and there's plenty of parking spaces around the Mall.

There are many choices for food such as sandwiches, pizza, or hot pot and several choices for drinks as there is a coffee shop and boba tea place. And if you wanted to hang out all day, there is a movie theater, fitness studio and kids activities like the robot academy and art studio. The outdoor seating area is very nice with plenty of shaded areas so you can grab your food to go and eat outside. You can also sit with a view of the lake. In addition, there is a grocery store if you need to do some last minute shopping. The parking lot is plentiful and restrooms are very clean. It's usually not too crowded either during the week. The shopping plaza is patrolled by some security people which is nice.

    tl,dr: horrendous shopping area. but good restaurants…read more Likes: + This Shopping Center houses an awesome selection of restaurants like Pepper Lunch, Coco Ichibanya, and MeetFresh. Non-likes: - This large shopping center has only 3 entrances/exits, 2 of which are tucked away. So if you're looking to dine somewhere deep in like at Pepper Lunch, you have to navigate through abundant pedestrian and car traffic to find parking first. The floor plan designers should've included 1 or 2 more exits closer to the Alton Pkwy & Jamboree Rd intersection. - And parking is often horrendous throughout the whole day. From lunch hour to dinner hour, parking is almost always packed. You can expect to spend up to 10min seeking parking during the worst hours of the day. Even the parking structure in the back isn't sufficient during rush hour. - The back alley that passes by the church is riddled with horrendous, tall speed bumps. Awful on your car's suspension. They need to smooth out those speed bumps. Better yet, remove them entirely. They're not needed. - Also, many entitled drivers in the parking lot. For example, when they're at a stop sign and you're driving through the intersection because you don't have a stop sign, they jut out and almost collide with you. And if you honk, both the driver and the passenger in the other car will freak out and make a face at you as if YOU'RE the weird one. It may be worth the investment and mental peace to seek lunch elsewhere. - The center parking spots of the parking structure smelled like old urine. Parking there is a lil secluded, but boy does it reek.

    I don't visit the University Center often but have been coming here for over 25 years. My favorite…read moresandwich place is Le Diplomate that makes it the same way since 25 years ago. Of course, I must give a shout-out to In-N-Out who is always busy but fed my former classmates and I in the middle of the night on our way back from an LA poetry reading; if you're bold, do a half-and-half of 7-Up and Dr. Pepper...might change your life. Gosh, I remember the movie theater showing some new rare, indie films that all the UCI students were buzzing about. The parking lot is for customers only. No student parking. The parking spaces are tight. If you want to avoid not being able to get into your car because someone parked an inch from your door, then park further away; happens more than you think. Very clean shopping area and parking lot. Accessible bridge to get back to the UCI campus, if you're a student. Variety is good: mix selection of restaurants, desserts, school supplies, movie theater, and tons of outdoor tables. Most of the places are reasonably priced. Try to avoid during lunch rush; parking is crazy impossible.

She was extremely rude and a liar, even claiming she was present at times she clearly was not. The truth is, I once saw her using marijuana behind Albertsons during her shift and gave her a friendly reminder. Since then, she's harassed me out of a personal grudge. I even called Irvine dispatch (09/11/25, 9:30 AM), but the man who answered sounded half-asleep, spoke rudely, and sided with them. Completely unprofessional. Security is supposed to protect people, not harass law-abiding citizens. I will be pursuing this further with my attorney until there is real accountability.
