As a former vendor of Stott's that had to stop accepting work orders from them because the reviews here don't lie, I can confirm that this is the most poorly run company I have ever had to deal with. There is no way I would ever rent from them either after the stories we have heard from their owners and tenants (as recently as today!). There is one person who is ultimately responsible but I won't name him because he apparently has very thin skin. I'm writing this review because I heard through Coconut Wireless that some other company is taking over managing Stott's properties. Whoever they are they should try to do better, and to that end I want to add my voice so they can't blame all of the complaints on the tenants. The reason it's so hard to get anyone out to fix anything is because no one wants to work for them. It's consistent work and good money until you realize everything takes three times longer than it should because no one over there knows what anyone else is doing. They went through probably five assistants during the time we did business with them. They couldn't even get fully trained before they were overwhelmed by the disorganization, and either quit or got fired. I would not recommend Stott Property Management. In my experience, their tenant screening process has been extremely poor. The current tenants at 94-1052 Ho'ohele Street have repeatedly hosted loud, late-night garage parties that have disrupted the neighborhood, and I've personally had to call the police because of the ongoing disturbances. This has seriously affected the quality of life for nearby residents. Property management should do a much better job screening tenants and addressing repeated nuisance issues. read more

This is by far the worst property management company I have ever used and would never use them again or recommend them to anyone. I had an 8 month lease, during which I was constantly being bugged to provide access for not at all time-sensitive maintenance projects such as installing new windows which already worked fine. Stott did not work with me at all to adjust to my schedule and entered my apartment anyways if I couldn't find a time to be home the day they wanted. Interactions with management were always extremely rude and unpleasant. When I moved out, I cleaned the apartment extremely thoroughly and left it in even cleaner condition than when I moved in. The agent from Stott who inspected the apartment gave me the "all clear," told me it looked great and that my deposit would be in the mail. After which point I received a letter from Stott with a charge of over $400 in cleaning fees with no explanation. When I called to dispute this, I was simply told that the owner of the apartment was "particular" and didn't think it was clean enough. They claimed it was a mistake on behalf of the inspector for clearing me. Do not use this company. They are shady, rude and will just take your money. Horrible experience. read more

Renters beware! Document everything when you move in and take pictures. You will know why when you move out. Do not let Stott store any items in your rental because they will charge you to dispose of it when you move, for real. Document everything no matter how small it might seem, I met a Stott rep at the apartment (Waikiki Banyan) when I moved out to complete the inspection and although he said everything was good he refused to sign off on the move-out form. I then later find out I was being charged for things that he said were good, he even stated the apartment was in better shape than when I moved in. I moved to Hawaii from Washington state last winter and have been renting from Stott since January 2024. The move-in process was smooth and they are generally quite prompt in responding to any maintenance requests. I have a coworker who owns a house in Hawaii Kai and he also has great things to say about Stott. Tia, Marissa, and Tim have been friendly and supportive throughout the year, even during challenging situations. Earlier this year, I faced some unexpected medical expenses, and Stott was exceptionally understanding, working with me to create a plan that allowed me to manage both my medical bills and rent payments. Their kindness and professionalism have made a real difference. Marissa, in particular, has been outstanding. She is always willing to answer my questions and has assisted me with some issues involving a neighbor. If I could give negative reviews I would. I moved into a place managed by them in November 1 2021. On November 16th I opened the door to my bedroom to find a 4ftx1.5ft portion of my ceiling LEAKING with rust colored liquid. The odor was pungent and strong. Long story short this happened because they have NEVER checked the roof of the property they managed which led to pooling and over years, a decay in the wood that allowed a leak (mind you there was algae and other thing growing when we looked at the roof). They told me they would "credit me for rent" but refuse to give me even 70% of what I would be owed. It took 38 days for everything to complete. 38 days for me to be out of a place I haven't even stayed in for a month. If you consider renting from these guys, DONT. They don't care about you and will just let you be screwed. If you consider them as property management, DONT they clearly aren't doing their job and I assume it has costed the land owner for ALL of the emergency responses, removing the solar panels, fixing the roof, tearing out and redoing the ceiling, and replacing the carpet. Having read some of these reviews, we had been hesitant to rent from Stott, but our experience couldn't have been better. Although there had been some issues with the unit upon move in, these were rectified promptly and professionally. In that regard, I have to say that Janice was great throughout. We didn't have many issues, but when we did, she was always helpful and things were taken care of in a reasonable amount of time. Even during the pandemic, when our dishwasher went out and the washing machine stopped working, these issues were taken care of within a week. Of course, the move out is the true test. Although I disagree with the move out procedure (there isn't one; you give them the keys, they let you know, which is different than other companies we've had that walked around the unit with us), the move out was smooth and we got our full deposit back with no issue. They even worked with us regarding several concerns that came up prior to move out. Again, professional. Overall, it was a positive experience and we would consider renting from them again. AVOID STOTT AT ALL COSTS. Extremely unorganized & very unprofessional. They had no sense of urgency in ANYTHING-- we often had to pay a lump some of 2 months worth of electric due to their poor management + were always the ones reaching out to get our bill in the first place. They also failed to inform us that our unit would be tented (which required us to find a place to stay overnight). When we moved in -- our unit was in horrible condition (termite droppings, filthy bathrooms, rust). We cleaned our unit 1000x better than how we received it but they were quick to take our entire deposit + additional cost upon moving out. read more

Pros: I lived in a unit under their management for a year, it was ok, when things broke they usually got it fixed within a timely manner. Cons: very hard to get someone to call you back, you usually have to call multiple times. When I moved in the place was not spic&span but I didn't complain because I don't like to rock the boat. But when I moved out they charged $500 for 1 small area of dirt on floor, 2 scuffs on wall, and to throw away the cleaning supplies I left for next tenant as I was moving off island... I call and complained and they are impossible to reason with when you get ahold of someone. So if you choose this management take pics of EVERYTHING before you move in and complain about anything and everything that's not perfect because they will try to hold onto your deposit. No stars. My daughter was interested in looking at an apartment, so she called two times and left messages. No one ever called her back. So I called and left a message. I did not get a call back in a timely manner, so I called again. The substandard employee that answered the phone was arrogant and very rude. He said the property was viewing the next day @ 4pm. I canceled a previous engagement so I could view the apartment. I told the substandard employee that the property was gated and asked where I should meet the agent. He said wait in front of the entrance by the street. I arrived 20 minutes early and waited until 4:05pm. No one showed up. I started calling their office. No one was picking up. So I just kept calling. The substandard employee picked up after 4 calls. I told him I was at the property and no one showed up. He asked me if I was in front of the building. I told him I was in the street in front of the entrance. He said go to the front of the building. I reminded him that the property was gated. He said he would contact the agent and have them call me. Five minutes later I get this text, "The showing is now ongoing and the agent has been at the property earlier than the designated time for the showing. lease pick a time to reschedule your showing either tomorrow at 2 PM or Friday at 1 PM". If you're listing your property with these guys, you're not getting your money's worth. read more

Before I get into the negative, I want to devote the only positive saving grace about this company to Molly Lindsey. She was an absolute gem and facilitated anything needed, especially with my military transition at the end of our lease. Molly was amazing, and Tia was great as well. Everything below is directed primarily at Karen and Tim, who you'll likely interact with and have your money taken from. Now, onto the juice. Heed these 1 star warnings. If we could give below 1 star, I'm sure we all would. They do not care whatsoever about spending your money, and will burn your security deposit without looking for the most efficient or effective means. They will also invoke blame and question YOU on effects from their own incompetence. DO NOT rent from anything that has this organizations involvement. Wife and I moved to AZ after checkout, and they charged us $89 from the security deposit for a single lightbulb. $89. One lightbulb. Try to justify that. Best part? WE LEFT A LIGHTBULB UNDER THE SINK FOR ANY POSSIBLE FUTURE USE (this is on video and presumably in the inspectors pictures). We cleaned for what I calculated to be 17 hours and replaced 2 lightbulbs in the process. Immaculate. Then we get charged $89 for a single lightbulb. They are really trying to imply that no one under Stotts payroll can screw in a lightbulb for less than $89. Karen keeps saying that they "had to hire an expert." Childish and absurd. A special and sincere direction of this energy goes to Tim Kellen/Keller or something, and especially Karen (last name unknown, she handles security deposits. Very disappointed in this company. We pride ourselves on being responsible, excellent tenants. At move out following a 3 year lease, during which we had a relatively good experience with maintenance from this company, nearly $2000 in cleaning fees were withheld from our security deposit for minor discrepancies, on top of the $1100 we paid to have carpets professionally cleaned. We asked for an itemized list of charges; they refused. We asked for meeting to negotiate a compromise in charges. After ten days of avoiding us, they finally met with us for 15 minutes, flatly refused to negotiate, and ordered us to leave under threat of force. My 15 month old baby ended up in the hospital from mold and weak immune system. We rented from Stott back in 2020, and they evicted us during a time when the eviction moratorium was still standing (which was definitely illegal). Not only did they fail to give us the correct amount of notice, but they literally told us to take legal action against the owners of the property. They kept a large chunk of our security deposit because our neighbors in an additional unit on the same property left a bit of stuff behind when they moved. (Which had absolutely nothing to do with us) They were impossible to work with and I've got friends who have rented from Stott who have dealt with the exact same issues. Scott Property Management issued a cease and desist letter to both of us because of the complaints. I couldn't believe they did that to me for having a toddler. They struggled to figure out what we owed in bills. I ended up pay a bill twice. Didn't end up getting the money back. I am currently attempting to rent a house. I do not want to own, but I want to be matched to a good location that fits my needs. I called them about two weeks ago, and was informed that "I needed to check the website" - Well. Their website is poorly coded and unmanageable. Anyone I talk to "should" know the status of their properties to be able to match me to a location... but no "Check the website". OK So now I'm officially uninterested in working with them. So I move to Zumper and just send out request after request after request to everything available in Kailua in a certain price range. WELL They called me today. Out of the blue, Had no clue who was calling or why, and while I was trying to figure that out they were EXTREMELY rude and abrupt. I did nothing but ask for information but apparently their time is far too valuable for the likes of me. (I think its because I don't want to spend much money- but I have the funds available if a property caught my interest - I'm just very minimalist) Apparently Every property they have in my price range isn't available. But they're still up and active on Zumper and on Facebook. I went in and reported all their listings as already sold because I wanted to be petty, but also because they shouldn't be that rude AND because they want me to go check their (crappy) website. No. Absolutely not. You do your job and maintain your listings properly. I told her I was no longer interested and hung up on her. MY time is valuable and I don't need to be dealing with that kind of rudeness while I'm at work. ALSO I really wonder if the homeowners would appreciate how their prospective tenants are being treated? We've been "partnered" with Stott property management for years. The whole team is very professional and responsive to both our and our tenant's needs. Karen Texeira has been our primary point of contact the entire time and has become a friend over time. She goes out of her way to keep us informed of everything involved with the management of our rental property. We have Stott property management pay all of our Home Owners Association fees and General Excise Taxes. The team coordinates all the payments and provides a monthly ledger of expenses and income. They also provide annual tax forms and vital information for our tax preparer. The unit I moved into has so many things broken, bedroom window, bedroom door, bathtub was backed up and needed a plumber, screens were missing or rusted making the doors fall off, and these are just to name a few of the problems that we encountered. First off, the customer service is terrible. Anything that may entail work they will do their best to avoid. Poor work ethic from the business owner down. They don't try to solve problems, instead they will assign blame to someone else. Terrible customer service. Stott took over management of my building 1st of the year. All they care about is rent. I asked 11 times over 2 months via phone calls, emails and in person visits, just to get my first copy of the lease. Each time they promised to mail or delivery it. I had to go to their office to get the lease, then they blamed me for not using their portal. Staff took no ownership. My lease started January 1st; I did not get my first copy until March 10. On another note, they showed a vacant unit on my property, but they left with the lights on and doors wide open and never returned. When I came home at night, I had to secure the apartment myself. After going through all the reviews, I too wonder how this company has stayed in business. Oh, I know, they keep your deposit for things that are not legitimate. We were in a rush so did not do our due diligence on this rental company - lesson learned. We viewed the property 3 times prior to signing the lease and noted the items that needed attention. The first time the agent didn't have access to the property but fortunately the people drying out the carpet from a leak, let us in. The fridge & stove were pulled out from the wall and the place had obviously not been cleaned yet. The 2nd & 3rd time, the landing leading to the lanai was full of the stuff which was against Association rules. The place was dirty (shower curtain liner was literally shred), counters & floors not cleaned. The carpet was new so that was a plus. We didn't move in for 9 days after signing so assumed the garbage disposal, tub drain, laundry room & kitchen light, leaky sink and dishwasher would be repaired during that time. The old adage of what assuming means came true. I agree with other reviewers that Karen is a very poor property manager. The on-site manager thought I was the agent since I knew more about the property than they did. I understand that the owner makes the final decision on repairs, but it's the property management company's responsibility to let the owner know that it's not ready to be advertised or rented when things still need attention. I've been a landlord of a property on the mainland for over 20 years and our management company sends photos & estimates of what needs to be done BEFORE putting it on the market. As other people have commented, we left the place far cleaner than when we moved in yet were charged a $104.24 cleaning fee, which was not mentioned in the lease but had to pay to have the carpet cleaned and a flea treatment done (over $500 total). It was our first time renting through a rental agency and unfortunately have noticed it's the trend in Hawaii to not have places "move in ready." At least with our current management company (SC Realty) the agent is super nice. Even though some things are taking a while to get done, it's easier to keep from being too frustrated when they don't treat you like you're a bother. This is the WORST experience I've ever had with a rental agency. This Stott Agency are the rudest people I've ever encountered. Here is my story: First, it is extremely difficult to get a hold of them to just schedule an appointment. (took me two weeks to get an appointment). Then when they finally call us back, they don't work after 4:30, and they don't work on the week end. Fine, we arrange for a weekday, office hours appointment, even with our busy work schedule. When the day comes, the guy does not even show up, or call ! When I call the office, they say, with a total attitude, that I am not on the schedule, and they cannot give me his phone number, so basically she may give him a message, but for today, too bad if you left work early, too bad if you are waiting for nothing, nothing she can do. And the day after, the guy does not even call back !! So when I call back, they make it sound like I am the rude one, and they don't want to talk to me, and please don't call anymore. I am totally astonished at the attitude of the people in this agency. They totally do not care about the people who are calling, and when you call, frustrated that you never are able to get an appointment, they give you the attitude, and turn the whole situation around, saying that you are the rude one. I actually would hate to rent a house from them. Can you imagine if your washer broke or something? read more

I have been renting from Stott for about 6 months. I pay my rent in full on the first every month. As an absentee property owner, I understand the importance of paying your rent on time. I'll also preface this by saying, I'm not an active yelper, but I felt that I needed to post my frustrations here. If you are considering renting from Stott, be prepared for very poor customer service, which includes incredibly awful response times. I have reached out to Stott numerous times on several issues we have dealt with in our home, including reporting a large area of mold that has started to seem through some broken tile in our main bathroom. The mold grows incredibly fast, even daily at times. We have spent the last 2 months cleaning away the mold and I have sent pictures of the issue to Stott, but to this today, have not heard back from them. I am a single full time parent that works full time and simply do not have enough time to keep asking for help for an issue that poses a health risk to my and my family. Its been almost two years since I moved out of a property managed by Stott and Ive been meaning to write this review for some time. I'll start by admitting that I lived with a group of roommates and we let the yard get out of hand, but other than that I'd like to think we were good tenants and took good care of the house. Sometimes a request for Stott to fix things around the house was like pulling teeth. In particular, our washing machine was a rust bucket when we moved in and broke down several times over the course of a year. They would call a service man to come, which would sometimes take up to a week. It took about 3-4 times of this happening before Stott finally contacted the owner about purchasing a new washer. It also took a lot of pleading to get the screens on the windows replaced so the roaches wouldn't get in the house. My biggest gripe is trying to communicate with the manager Karen. She is unprofessional and will ignore and avoid you completely. After several notices that our yard was in poor condition, we learned on the new lease that rent would go up $250 dollars to cover the cost of a professional yard service. We felt that while this amount seemed steep for the size of our yard, none of us were doing our part and this would be good for everyone. The only problem was that two months went by and no service came to do the yard! I called Molly (she is great by the way! Loved talking to her). Apparently no one at Stott made arrangements for the service to come. Since the increase in rent was on condition of this service, I felt entitled to a $500 reimbursement. After that the yard guys would come, but for MONTHS I would occasionally send an email or call Molly on the phone about the $500. Every time I was very kind but made my point. It all came down to Karen to give me an answer. I never once heard from her. Ever. The last straw was when I finally took off work to drive to Kailua and speak to Karen personally at the Stott office. I was greeted by Molly so I again explained the situation and asked to see Karen. Instead, Karen refused to meet with me. Molly had me write her a letter with Karen sitting in the office next door! It was petty and very unprofessional. We all moved out around that time. When the Stott employee came to check us out, he was already prepared for me to ask about the $500. He just said "you need to work this out with Karen, not me". We got our full deposit back, but not the $500. If Karen had agreed to meet and discuss the matter and then refused to reimburse us, that would be one thing. Instead, her managerial style is to ignore a problem long enough until it goes away. Although the rest of the staff always seemed pleasant, I would avoid properties managed by Stott as long as Karen is around. read more

I am an out of state owner that used Stott Reality to as my property buying agent, Stott Property Management to manage the property and Stott Reality as the listing agent to sell the property seven years later. I can only report good experiences. The Stott staff provided prompt and excellent service and best of all ZERO months without a rent check. When I decided to sell the property, Stott Reality sold the property at a better price than I ever could have imagined within two months of the listing date. I requested repairs made to my properties that were never done - one was a potential life threatening situation and it still wasn't fixed. When our tenants moved out, we found the kitchen floor ruined by the use of a computer chair. We had to replace the entire floor. The tenants left a lot of junk in the basement which cost us $650 to have removed. Yet, Stott saw fit to refund them the entire security deposit. We are selling the property rather than go through another property management company. They collect the rent and their fee and that is the extent of their "service" Bet they don't post MY testimonial on their site. read more

I've been a tenant in a complex for the past 4 years, and 3 of the years were serviced by Stott Property. I've read through these reviews and I can't say that I agree / have experience with any of the complaints that others have. Stott has always been prompt in returning my calls, in accessibility for appointments and inspections, in servicing any issues that I may have, and in general dealings with the lease. There was a major leak in the house a couple years ago and Stott was on top of it. The only time I can remember anything negative is once when I went to the mainland and I forgot to mail in the rent, and I called up Stott and talked to a guy to ask if they would waive the late fee (like $250). The guy on the phone was dismissive and short with me, I think it was Tim Kelley. But what can I say, it was my fault the late was rent. Otherwise, I'm very satisfied with Stott as the property manager (and I've had to deal with them due to issues with the property more than a usual tenant would likely have to). read more
