While I only worked with Streamline Management as a renter for about six weeks, it was a breath of fresh air after after the previous property management company we suffered under for the previous five years. To be frank, I came in to the relationship ready for battle (sorry Scott) as we were already preparing to sue the previous management company for their inaction and gross incompetence. Streamline took that in stride, answered all my questions promptly, and if I had a question the person I was working with couldn't answer, they got me to the person who could. In the time we were with them I worked with four different people and all were a pleasure to work with. My main concern was our security deposit. I'm pleased to report that after an in person move out walk through, we received our full deposit, plus interest, in less than the legally required time. Scott never answers nor returns calls, emails or texts (2 months almost) and I did an application, paid and passed my background/credit check and he ghosted me. No word after that. No status update on the application at all. Nothing! I'm still trying to contact with my lawyer and I've reported him to the Office of Human Rights, for an complaint. Scam/theft is what this is. The properties I've interested in are still sitting vacant with no other applicants... I was the only one on both of them for the last 2 months. This boy is totally laughable and an embarrassment to be called a realtor. The owners who trusted him with their homes.. come on, your place is just sitting because he's not working to fill them. If you need one review to sway you, this is the review. I'll start by explaining my previous experiences. In 2015 I signed with Real Property Management. My experience was terrible. I didn't know any better, but the agreement gave them carte blanche to execute a lease without my approval first. We agreed to sign a lease for a new tenant for $2100. RPM executed a lease for $2,000 and wouldn't eat the full cost of the mistake. They became unresponsive to me and the tenant, and after 1 year, I terminated the agreement. They left a bad taste in my mouth, and between 2016 and 2019, I managed the Olney, MD property myself - from Ohio. I would make service calls to independent contractors, handle tenant communications, and conduct property inspections myself (while visiting family members). This year (2019), my tenant decided not to renew, and I had no clue on how to source a new, reliable, tenant. I was still jaded because of my experiences with RPM. I read all of the reviews on 3 new potential firms. Streamline was 1 of 2 firms in Montgomery County that had positive reviews. Scott Goldberg responded to my request within hours and scheduled a time to call me the next day. He re-assured me that the experience I had with RPM was not a standard experience and cited specific examples of how controls at Streamline guarantee a positive experience. 1) They won't execute a lease on your behalf, so you can verify the terms before signing off electronically. 2) They establish a dollar threshold for repairs that would require approval from he owner. 3) They handle all tenant communications and can even assist with the moveout of existing tenants. Within 48 hours, I had all of these highlighted in a property management agreement. Scott scheduled a time to meet me the next time I was in town. He handled all communication with the tenant and was prompt in his responses. If I left him a voicemail, or sent him an email, no more than 24 hours would pass before I had the answers and reassurances that I needed, which were plentiful since I'd grown accustomed to managing the property myself for several years. It's not easy to turn over management of a property that was once your own, or that is a significant portion of your net worth. Streamline, and Scott Goldberg, make it easy to let go of a lot of that stress. The fees are reasonable, the communication is prompt, and you have a change to remain responsibly engaged with every material decision that involves the property. Streamline Management has been a fantastic company to work with. I was looking for a house in Silver Spring. When I found found something, Scott met me at the property and gave me as much time as I needed to look at it. The application process was super easy because it was entirely online. I was able to apply while I was still at the property on my iPhone. Within 2 days they approved my application and presented me with a lease to sign. The transition process was painless. They helped me switch the utilities over into my name and had the house available a few days before my lease started. The home was clean and all ready to go for me. Dealing with them was fairly simple. When the stove broke I went into the online system to let them know and there was a new one delivered in a day. That made me happy. I set it up to pay rent the same day online so I never had to write a check and search for a stamp. Overall it was a positive experience. I recently moved in, and will update my review later as time goes on, but so far things could not be better. I met with Josh during one of the worst blizzards because I was on a strange schedule for work. Josh was very communicative and professional and knowledgeable. He accommodated myriad nuanced requests of mine such as my arrival at odd hours of the night to move in, and other things that required him to make arrangements with the building manager on my behalf. He handled the lease agreement within 2 days using an online service because I was out of state. Overall I think these things constitute going above and beyond. In the past ~4 years I have dealt with maybe ~20 agents, none of whom were as effective. In general Streamline uses the internet for everything. I previously lived in a building (not with Streamline) where you mail in rent: had to get my bank to mail it on my behalf because they would "lose" checks and charge "late fees". No real need to worry about that with this kind of paper trail, to say nothing of convenience. Record keeping for taxes or whatever you need records for is basically automatic. The apartment itself is well maintained. Aside from replacing a few lightbulbs it's flawless. I usually photograph apartments before moving in to make sure I've documented flaws etc to get the deposit back. Aside from a few minor scratches and a broken soap dispenser (you can see this is getting pretty minor) there was really nothing in the whole apartment broken or imperfect. It was recently painted white -- actually white, not off white, not yellow. It was probably cleaned because it was immaculate. Overall the experience has been very good. Moving was stressful but I can't attribute any of that stress to Streamline or Josh. A++, would rent again. read more

Used streamline to try and get my condo rented in Rockville, Maryland. Scott tried for a three to four months to get it rented, but no dice. Services I wanted was only placement, not management. I went with a different company and got it rented within 2-3 weeks with a good tenant. Found Scott difficult to get a hold of at times and when I spoke with him briefly on the phone one time I felt he was a little condescending on the phone by saying "yes, tom I'm here for you with Ann Marie here". I never mentioned it because I didn't want to start any further issues, I only wanted my place to be rented. Price was initially high for condo and I dropped the price and still nothing. Dropped it another $10 with other company and it was rented quickly. Scott asked if I wanted to use them as a management company, but I had already made it perfectly clear that I just wanted to have a tenant placed. Called him while I was in town to see if there were things I could go over with the rental, but no return call. I think because I didn't get management services with the tenant placement was the reason why it possibly wasn't given enough attention. Not sure, but I wouldn't go with him again. read more

Streamline Management is horrible - if you are trying to rent an apartment from them, run the other direction. They are totally unresponsive and do not return phone calls or emails. Trying to get ANYTHING fixed in the rental unit is impossible - they are just MIA at all times! I can't believe the owners of these properties hire this company but they are probably clueless of the lack of time and attention spent on their property, and I'm sure they are paying quite a nice sum of money to Streamline to handle their property. Scott initially seems like he is concerned and attentive, but as soon as the property is rented - you will have a VERY hard time contacting him. As I said - RUN IN THE OTHER DIRECTION! read more

Avoid like the plague!!! I won't re-hash the whole story, but here are the bullet points - Didn't fix/do anything they said they would (lights, doorbell, repainting, etc). Let themselves into our apartment when we were living there without any warning. Wouldn't return our security deposit until we threatened legal action and then waited until the last minute and then at that point informed us that there was rent missing and so only returned part of it. Extremely unprofessional and incompetent. Our initial property manager retired and unfortunately gave our business to Streamline. They did absolutely nothing to earn the 8% cut that they took even from the deposit which should have been used to offset the thousands in damage they allowed to happen. The tenant would constantly call us directly for issues that this company ignored or did not respond to. They also ignored our requests to make sure the tenant's neglectful behaviors stopped before the property was damaged. Non-responsive and neglectful managers. We relied on Streamline to manage our property in Silver Spring while we lived overseas. They neglected to raise the fact that the tenants persistently failed to pay rent on time. It had become a pattern, so when they went 2 months without paying rent, they still saw no reason to communicate with us. Finally, after four months of non-payment by the tenants, we had to ask Streamline what was going on. They had no plan and no proposals. When we insisted that we evict the tenants, they moved that process forward, but failed to secure follow-on contact details for them despite over four months of non-payment. When I asked that Streamline take them to court, they did, but had no address for the sheriff to serve them. We finally found a new address for the evicted tenants, that's when communications with Streamline all but ceased. They told us little more than that a suit was proceeding. Streamline is fine if your tenants are reliable (but ours weren't and isn't it Streamline's job to ensure that?) and the property needs to attention. A horrible experience! Entrust your property with someone attentive and responsive. read more

Noah Trager is so wonderful to work with! I am a student and fairly new to the area, and Noah showed me a one bedroom condo while I was apartment hunting. Avoid this company!! I had the worse experience with them.... They ignore your maintenance request and if they send someone to fix it they don't don't even do it right. Starting with the front door - it was not the proper fit so it doesn't even closed. This company caused so much stress and unnecessary difficulties with my job since I had to take so much time off for them to come by and do some of the work and because it was not done properly them had to take more time. I hired Streamline to rent and manage my property. I moved to a different region and that;s why i hired them to manage my property. At the beginning they were very responsive at answering all questions and even when checked the unit, mentioned that it looked good. But after a contract was signed and a renter was found, a lot of expenses started coming up with ridiculous costs. Those expenses were incurred without informing me even after the expense was incurred and I just find out when i get my statement and a very reduced deposit in my account. Worst experience ever. I was happy with the property, but moved because Streamline did nothing, and avoided my roommate and I whenever we would call. It took several months just to get someone to come look at the broken garbage disposer! Once we moved out, we were blamed for the garbage disposer even though it was broken when we moved in. End result, several hundred dollars was deducted from our security deposit. A garbage disposer only costs $100. After many many phone calls and messages left to discuss this issue, we still have not received a call back. I'm pretty sure this guy is a con-artist. read more

What can I say about these guys that isn't wonderful? I've had negative experiences with other property management in the DC Area (Nomadic and NestDC) who were all about ominous pro-owner/anti-tenant leases, and who consistently had indifferent and intransient staff to deal with. Working with Josh was a breeze - and in the past Scott (I looked at some of their properties last year when I also had to move and I remember how nice Scott was). Josh made the application process simple and without incident. He and Streamline were flexible about lease terms - and seemed to nicely balance taking care of both the owner's interests and the tenants. The few things about my new house that needed to be fixed were fixed, and quickly, and by the nicest, most professional staff. I inquired about getting some equipment so I could keep the lawn grass cut, and a few days later a lawnmower showed up! Gosh, why can't all property management companies in the DC Metro Area be like Streamline? The house i moved into had been well-maintained, so I think they look after the owner's interests, and at every step of the way Josh could not have been more accommodating and fair. Agree wholeheartedly with previous poster. Had to threaten legal action to get back our security deposit. They deducted completely bogus things from our security deposit and refused to return the amount outstanding. Very untrustworthy.
