Terrible, Sue is a liar and a fraud. Leased a property she managed for many years. She had annual inspections done but when we reported issues, they weren't addressed. She reported back that the owner didn't want to spend the money. Ok we were willing to live with the deferred maintenance. In our next renewal there was a rent increase, followed by another increase within 6 months. We questioned why two back to back increases with little maintenance performed. The owner wants more money... Then unexpectedly the owner suddenly decided they wanted to move family in and we were asked to leave. She apologized for the inconvenience, we did a move out inspection, and stated that everything was in expected condition. Ok A few weeks later we receive emails that she is withholding our security deposit for repairs that were not identified in the inspection. She illegally withheld money with no recourse or opportunity for us to address. Total fraud, no respect for quality tenants. We are not alone just read the reviews. You've been warned! read more

I just "met" Sue about a week ago. She mentioned she may start managing my rental and I was thrilled!! She seemed nice but didn't mention when she would start managing and I never heard anything about it from the owners so I wasn't sure what was going on. Unfortunately, my toilet leaked today and so I reached out to Sue for help. Apparently it's not office hours on weekend so I asked if there was an emergency line I could call. Sue then called me, yelled at me for asking what time the owners would be here for repairs, and when I asked her "Sue, is this how you are managing us?" she yelled "yes!" And then eventually hung up on me. I don't really know what to think and I've never had this experience. Praying it gets better, I don't even know what to think of this. read more

She gave us an appointment and 10 minutes later there was other couple checking the house she literally didn't give us any information about the house then she left while we were talking to the current tenant without any recognition! What can I say about Sue Carrell? Run, don't walk away from her if you are considering her as your property manager. I assure you the negative reviews on Google and Yelp are likely accurate, and you should not believe her protestations that they are fake. This is ultimately what we experienced as a result of Sue Carrell's negligence, lack of supervision, and placement of unqualified tenants in our property. Damages to the property in excess of $10,000, far exceeding the amount of the security deposit. We had to endure the stress of tenants who: Violated their lease Lie, cheat, and steal, readily and easily Fought and screamed obscenities at each other so loudly and frequently that the neighbors had to come forward and express their distress to me about the tenant's behavior. Broke windows Paid their rent late Who became unemployed, multiple times When I brought up concerns about the tenants to Sue Carrell she did nothing but defend the tenants to me. She was rude and condescending to me, and complained about how often she had to go over to visit the property. What I see now is the extreme of Sue Carrell's negligence in placing unqualified tenants in the property, that she obviously did not do regular property inspections, and she intentionally withheld information from me so I would not insist she remove the tenants from the property. Not only did she not supervise the tenants and inspect the property on a regular basis, she failed to adequately supervise and follow-up on vendors she sent to the property to perform repairs. Some examples: We paid to have the same plumbing leak fixed three times which ultimately ended up costing $1500. We were charged $150 to replace a smoke alarm. We paid a pest control company $350 to perform pest control and exclusion services. They did NOT perform all of the services they charged for. Sue Carrell never followed up on the work they performed to see if it had actually been done, the problem resolved, and simply wrote them check. This ultimately ended up causing extensive damage to the property, and thousands of dollars in repair costs. After all of this stress and hassle, Sue Carrell finally gave the tenants a 90 day notice, this even after they had violated their lease. The 90 days came and went and Sue Carrell did not move the tenants out. In fact, she gave them the OK to stay another 7 days without asking for my permission and approval before doing so. I had to seek out an eviction attorney and get all of the paperwork lined up to file an unlawful detainer to pressure Sue Carrell to get the tenants out of the property. Ultimately the tenants stayed 10 days beyond their 90 days for which they paid nothing. In conclusion, when I told Sue I would not be retaining her as property manager (who in their right mind would?) she dumped the former tenant and the disposition of their deposit on me to handle. Sue and Christine in her office go above and beyond. Its not always easy finding a home in Sonoma County, they made us feel safe & cared for. When I contacted Sue & we met to look at a couple homes I knew I was in good hands. Sue is a professional but more importantly kind & truly helpful. We love our home & dealing with Sue and her office has been hastle free. I recommend her to friends & family. If I need housing assitance in the furture she will be my first call. read more

I'm also an out-of-town landlord. Sue has helped us through the process of renting our home and now we are in the process of selling it through her. When the first tenants backed out, she had new tenants in place in a few days and took care of vetting, collecting deposits, and managing all the lease arrangements. At every step Sue and her friendly employees have been responsive, clear, and have given us amazing service. Sue knows many subcontractors and has gotten us excellent service at prices lower than I think we could have found. Now Sue is being wonderful again in aiding us in selling our place, again taking good care of the tenants, dealing fairly with them and handling details of getting our home ready to show and listed. I don't think I could ask any more of her team than what they have cheerfully given. While Christine in her office has been most kind and helpful, Sue Carrell has not. We have been tenants in a property for almost 14 years. Our landlord switched from our previous property manager to sue Carrell last year. Soon after we received a 90 day notice. We made plans to move out of state because the owner rejected our offer. In the process of a move and all of the craziness that goes with it, Sue came into our home, that we have lovingly cared for and raised our 4 children in, and told us that we trashed the house, in front of our kids. We have replaced flooring, installed lighting, installed backsplash and new kitchen counters, replace on demand hot water heaters, paid for a landscaper every 2 weeks for 12 years, paid for regular housekeeping, planted dozens of fruit trees and perennials and so much more. We hoped to buy the property in Sebastopol. She does not know what the condition of the house was when we moved in and yet she threatened to withhold our $5100 security deposit for wear and tear. Sue is out of touch with current laws and I would not recommend her for tenants or property owners, as her behavior could result in litigation. read more

We moved into our house in West County when I was 5 years old and I remember the old property manager leaving a tinkerbell plate set and another one toy story themed for my little brother. I'm 18 now, and we just moved out and witnessing the difference between our old property manager and Sue Carrell was shocking to me. This was a house built in the 50s, and probably hasn't been remodeled since the 90s or maybe even earlier. We've been tenants for almost 14 years and made endless improvements on the house, and to see someone disrespect my childhood home and say we "trashed it" when all we've done was love and cherish the place was incredibly hurtful and disrespectful. She doesn't know the legal regulations of her own business and tried to say she plans on keeping our security deposit because the paint is chipped and there's stains on the carpet that we replaced- all of which we aren't responsible for as tenants who have been living there for over 10 years. As someone who had such a lovely property manager before who welcomed me as a shy little kid and wanted me to feel safe in my new home I feel concerned that the family who buys it won't be shown the same welcome and feel the same love here. ABSOLUTELY AVOID AT ALL COST!!! A few years ago I attempted to use her to place tenant for my rental property, this was a HUGE mistake as she tried to force unqualified tenants into my property. It cost me thousands of dollars in legal fees to fend off her unprofessional and unethical practices! I knew something was off when I first met her and she was late for our meeting at my property. After initial introductions and me showing her my property, she said that we can proceed as soon as I signed a contract. I told her to send me an electronic copy, I would read and sign it. Before leaving the property I asked her shouldn't she take some pictures of the property? She responded that after the contract is signed then she would take pictures. I thought this was a little odd since she would need to make another trip to the property, but figure if she wanted to make another trip to my property it was her time not mine. She sent me the contract electronically, I read it, signed and returned it. After a week I checked her website and noticed my property was not listed, I sent her an email asking for status, she said that she had some clients that were already interested in the property and she had shown it to them. I figure that these were clients in her pipeline so didn't think much of it, but did ask her to provide the usual paperwork like the lease agreement, their credit report, employment history, pay stubs for employment verification etc. Initially she told me that these people have excellent credit, been working for years, could easily afford the rent and deposit. I told her that's great! Then they will have no problem providing the supporting documentation. After a week had passed and still no documentation, I called her back and this is when she said that she was still working on it, but these people were "good for it" and they needed time to get all this paperwork together. My radar immediately went up after she said this, I explained to her that the property had been sitting idle for 2 weeks, she did not list it on the Internet and could not provide supporting documentation that I had ask for, so I decided to terminate her services. This is when she said that we had a contract and that it was within her right to place anyone she wanted into my property. The next 3 months were hell! She tried to force tenants that I did not want into my property. She signed the lease agreement on my behalf, took money from her clients and told them to move into my property at a specified date, even after I told her that these people are prohibited from moving into my property. I had to change the locks, take time off work to literally sit in my property to prevent it from being hijacked . I had to hire an attorney and spend thousands of dollars to fend her off. I am a close friend to someone having to deal w this rude, aggressive, unkind woman. My friend is beloved in the Sebastopol community and known for her huge heart and kindness. Sue barged into their long time home they cannot afford to buy, and treated my friend very poorly. Obviously she was given the role of "bad cop" and played it well. She had never witnessed all the love, money, and care my friend poured into their rental for 15 years (that was neglected by cheap landlord). So I went to Yelp, and read the reviews on Sue Carrell and Associates for the first time. I think I can speak to both the positive and the negative. I also noticed she started her property management biz in 2012; I have been with her since 2013! We HAVE had our ups and downs, but we learned, and are both still learning, which I believe is a good thing. In the beginning, when I first signed on, I had control issues, since I am a remote owner too, and I used to "do it all" myself, for 10 years. I questioned her, flooded her with email and phone calls, resisted freshening up, re-painting, making strictly cosmetic repairs, resisted getting an appliance warranty that she recommended, quitting my longtime sub-par gardener, allowing pets, termite repairs, wanting to use my repairmen not hers, etc. Sometimes I fumed, sometimes she fumed. Now we work it out, and we get along great. She has found me great tenants; I have learned, not only from Sue, that in the real estate rental world, NOTHING is better than a happy tenant, and that occasionally I have to go beyond my comfort zone. I laffed at the one poster who said Sue favors the landlords, since I have felt the exact opposite! She has never rented to a tenant without my verbal approval first; she also has never shown me credit scores, bank accounts, supporting doc, etc, either. I have not met them. She is well aware of how important, and essential, is *thorough* vetting *beforehand*. She's very knowledgeable about rentals and rental problems. I will add that running, let alone growing, your own business is very difficult, that finding and retaining good people is even more so, and that wildfires, civic governments, and condo associations escalate all of that. She is managing *many* properties. I told her and her staff at least once to hire more office folks, which she eventually did. She has a vast network of capable repair people, and contacts throughout Sonoma County real estate, which is a huge asset. People who were unhappy with her in the past should take another look, maybe. All in all, 5 stars. read more

Worst Property Manager Ever, a landlord's nightmare!!! BEWARE and AVOID like the PLAGUE or COVID19! * She evicted a long term, reliable, meticulous, although argumentative tenant without discussing it with me. * My tenant's argumentative issue was largely her team's making as they had not provided the tenant with notice of work I'd arranged to be done on the property and had instructed them to make notify the tenant. They assumed the workers would notify the tenant as they sometimes did. She failed to take responsibility or admit to this, brushing it off as history. Tenant calmed down yet she still evicted him with the justification that I deserved a nicer tenant. *She failed to repair/deduct expenses for a large carpet stain made by the tenant (which I was subsequently made aware of when I started having problems with the replacement tenant). * She took 6 weeks to list our property that had been left in terrific condition only when I pressured her to, and she'd had two month notice to have arranged for the few improvements when they did nothing. * She failed to provide us with any nice show photos of the house after taking her huge fee, never documented the houses move in condition or during/after improvements. * She insisted we take on several costly unnecessary upgrades/expenses. * She selected a tenant I opposed for three major issues, admonishing me for questioning her integrity, collecting a hefty fee for this. * Problems with the tenant that I brought to her attention from my neighbors were ignored, including having two extra undocumented tenants. She defended the tenants and slandered my good neighbor friend. * The qualified tenant passed away at the beginning of the lock down, leaving two documented unqualified others on the property plus undocumented tenants who have all taken shelter are now squatting in the house for 6 months thus far. * She failed repeatedly to provide me any requested documentation or details on the remaining tenants on my property. * Immediately upon encountering difficulties due to the above issues, she gave me notice leaving me stranded in the most difficult situation imaginable. This was after berating me several times when I asked for her assistance trying to get me out of the mess she'd thrust upon me. * Sue Carrell delayed transferring the property to the incoming property manager and failed to provide adequate documentation (condition). She also made several insulting, snide remarks, apparently unhappy I now had someone competent to handle the situation on my behalf. This woman is rude, arrogant and incompetent! read more

We moved to Santa Rosa about 2 1/2 years ago. We rented a lovely home from Sue Carrell & Associates until we recently bought our own home in Rincon Valley. It was a hurried and stressful time with the job interviews and the expenses, but renting from Sue was fairly effortless as these things go. In the meantime, they minded their own business and let us enjoy our privacy. Problems were handled quickly and efficiently and turning our leased house back over to Sue was a seamless and pleasant process. We also received 100% of our deposit back! Her associate, Christine, is a delight to work with. Their online portal makes it easy to pay your rent and notify them of any needs such as repairs. Quality Housing in Sonoma County has been very challenging to find & rental costs continue to remain very expensive for what is available. We were referred to call Sue & Christine because they had lots of experience matching renters & homeowners with housing needs. They found a very nice 3BR rental house in BV for us. They worked with homeowners to develop a rental agreement that was accommodating for both parties. We have enjoyed the house & neighborhood for few months. Do not use Sue Carol. She brought in tenants without running any kind of credit report or getting references. I ended up having to evict the tenants that she put in my house and spend thousands of dollars repairing the damages they caused. My lawyer recognized the name of the tenants she put in my home from a previous eviction!!!. When i brought to her attention all the lease violations occurring and pressed her to take action she quit on me!! The tenants are criminals and so is she. I suspect she gets some sort of kick back from a circle of criminal clientele who make a business out of screwing trusting home owners. Do your homework. Do not assume she has screened the tenants at all! Insist on meeting the tenants in person, and make her provide you with a full credit report and application with references before handing over the keys!!! read more

I was using another property manager (before going to Sue Carrell). What a big difference in property managers!! You'd think that they would be the same. When I asked the previous property manager if the carbon monoxide detectors were installed in our rental property (new code requirement), the response I got from them was "it's not like anyone is checking." That was a red flag and time for me to move on. Sue addresses issues in a timely manner, is very dependable, and conscientious. This company called me to solicit business as property manager to lease my home. They sent me forms to sign and I provided comments back on six items they had filled in. They sent me nasty email back saying they did not appreciate my comments as they wanted to do things their way and had been doing so for nine years. They said " we have found that working with owners who are rigid and demanding in their approach are difficult to work with and prefer to work with owners who believe in us and trust us that we know how to do our job. " My cmmts included removing their requirement saying I would pay them sales commission if after leasing for year tenant wanted to buy home and I wanted approval on any repair over $250 instead of $350. I do not find these comments unreasonable. read more

As a property manager, Sue helped me find a tenant for my Santa Rosa house. She vetted someone quickly and had a lease signed within a few weeks of my purchasing the property. It is an old house and the tenant was a bit of a complainer, but Sue cheerfully took care of all maintenance issues in a very timely manner. This relieved me from a great amount of stress as an absentee landlord. She is very knowledgeable about leasing issues and the local real estate market--a valuable teammate when you want to rent out your property. Sue Carrell and her assistant found me wonderful tenants last September when I bought a home outside of Santa Rosa in the Oakmont 55 + community . She was diligent all the way. I enjoy managing the home myself as it keeps me involved with the property where I hope to live one day. I wanted mature, financially stable tenants who would follow the rules in Oakmont, respect the natural environment, take good care of the home, and fit in well with everyone . The tenants Sue placed in my home are ideal. They are professional, conscientious, cooperative, and, always appreciative. They get along very well with me, and with my Oakmont neighbors. The house itself looks great. I never have to worry about it. I really appreciate having these tenants. I don't think I could have found such good tenants myself . It was worth every penny to have an experienced , conscientious real estate professional like Sue find the right people for my home. read more
