    By far one of the worst apartments!! I lived here for about 3 years and the worse part was the horrible communication and how hard it was to ever get a hold of every leasing manager since I've been here. Leanna is the current leasing manager. The leasing office opens at 9. Rarely would there be anyone at that time. Sometimes there would be a sign saying will be back at a certain time, but she would never be back at that time listed. I would call the leasing office and rarely would anyone pick up. Most of the time you couldn't even leave a voicemail because the voicemail would be full and the rare times when you could leave a voicemail, she wouldn't return your call. To the point that I would have to walk to the leasing office and at times find her there or not at all. Even when I would email her, I would rarely get a response back. They have shut off our water multiple times with sometimes no notice. One time they shut off our hot water and said it would be back by the end of the day, which it was a Friday. My hot water never returned and I was out of hot water for the entire weekend! I wasn't able to reach anyone at the office nor was an emergency maintenance number given. I recently moved out a little over a month and still have not received my security deposit. 2 weeks ago I called multiple times, will no response. Emailed, with no response. Texted Leanna. Still no response. After a few days, I called again and was able to get a hold of her. She told me to wait by the end of the week because it's coming from Utah. I asked for the tracking info which she wasn't able to provide me. 2 weeks later, still no check. I called this Wednesday and surprisingly she picked up. I told her it's been 2 weeks, a total of over a month and I still haven't gotten anything and she needs to escalate this situation, call her boss and give me answers by the end of the day. Of course no update by the end of the day, which I called before the office closed and no answer. Left a message and no call back. Called Thursday the following day. Still no call. Called today which is Friday and still no call. I no longer live there and to be still dealing with this horrible communication is frustrating. Do not live at these apartments!

    Sewage-poop-looza! Sewage exploded out of the sewage line on our lawn, and walkway.  My neighbor's bathroom is overflowing with raw sewage.

    Hello, we have been dealing with this issue for the last month and a half to two months now. First there was the terrible odor of sewage, and now there seems to be a broken line because raw sewage has exploded out of the sewage line and onto our community lawn, it has exploded onto our walkway, and now my neighbors apartment, her bathroom is overflowed with raw sewage that traveled from her bathroom into her hallway. No one from Sun Valley management team or Sun Valley maintenance team, is answering the after hours the emergency telephone number. It's a very pretty apartment complex, but it is hard to deal with this especially since it's been about 2 months now with no real solution. The alarming part of this is that I'm pretty sure this is a health hazard because we're all inhaling these terrible fumes, it smells really bad, and it's all over the grass in puddles.

    Lived here for 2 years. Despite how awful so many parts of this experience were, it was my first place away from family, so will always hold a place in my heart. Read on for in-depth review. Pros: -Close to EVERYTHING!!! School, shopping, job opportunities. Hard to be bored! -Pool is often empty, you'll have it to yourself half the time -Generally friendly neighbors :,) There's a few people I genuinely miss Cons: -Black mold everywhere. Mgmt did nothing about this. Simply told me "just wipe it off" Our neighbors had to move units due to the mold -Our washing machine clogged at least twice a month because it was so old and janky. -No one is ever in the office, and no one ever answers the phones. You need a repair? You have an issue? Good luck. Sometimes there's multiple people waiting around, and I've sat out there for an hour before, but no one has all day to spend sitting outside the office -We were given SEVERAL "Notice to Pay or Quit" over the 2 years, aka they claimed we didn't pay rent when we DID!! They even lost one of my checks and I had to write a new one, and call my bank to cancel the old one. -Literal spousal abuse on every floor and cops being called once a week. I could hear screaming and crashing every couples days. Cops were always coming by. -Silverfish and other bug infestations. Don't even wanna go there. Traumatizing -Apartment had extensive damage when we moved in. My fault for getting too excited and overlooking the damaged floors, doors, oven, stove, garbage disposal (which started leaking not long after moving in) Our wall literally had a hole in it where the window was installed, just out of view. Always wondered why it was so cold inside, until the apartment flooded during a storm :) and they had to come tear down the window and rebuild that wall section -Neighbors or workers doing construction at all hours of the day and night. What are y'all building? Why was i hearing sawing at 11pm??? -Sketchy people around the area... saw a man in broad daylight stealing catalytic converters in a wheelbarrow. And a guy looking into people's cars at night. -PARKING SUCKS, NEVER SPACE FOR GUESTS. 5 GUEST SPOTS? Really... and always occupied by RESIDENTS TLDR Experience sucked but the novelty of my first apartment will forever remain

    Black mold

    Do not rent unit #50 or from this place at all. I moved in 01/03/2019 and moved out 04/12/2019 and the unit is already up for rent. That typically wouldn't be an issue however this unit has black mold and they refuse to fix it let alone reimburse me for my entire bedroom furniture and clothing that was ruined let alone my medical costs and get bills. Had I not want a specific pair of jeans that still had the tag on them that night I wouldn't of found it. 4/4/19 I found black mold not only in my closet but on the floor under my bed, my rug, my bed frame,my mattress and the wall which my face literally lined up with when I was sleeping. I notified the property manager and she acted as if she was concerned, advised me my belongings would be reimbursed and they would take immediate action. If taking grease cleaner and wiping it off the wall with that is how you take action then that shows how. Much you truly care for your renters. Not only have I had to email them more then 10'times and still yet to have an answer to when I will if at all be reimbursed for my belongings since they want to play the let's rule all possibilities out other then take ownership of neglect. The floors have water seeping through and when asked the property manager just shrugged her shoulders and said idk what to say. No where between then and the date I moved was immediate safe living offered, a reading of 17% moisture was found in both bedrooms which ca health felt states anything 12% and below is optimal and any where higher up to 17% drywall needs to be replaced. These people will not respond to my emails or phone calls nor do they realize what kind of legal actions can be taken on my end due to neglect. I must add as well no walk through was performed, the heater and washer were replaced with in the first two months of living there, then mold was discovered and I was never in person when my credit was ran, lease was signed or when keys were picked up. She didn't even request to meet me so who knows how ethical the procedures of gaining personal information as well a business practices. I urge you not to rent from these people it is a crime they have not found the issue because after reading their reviews I'm not the only one this has happened to and I also know many residents on the property that are having mold issues and nothing is being done for them As you can see based on managements reply they are not taking this serious regarding the mold issues being had. This apartment is not safe to live it after moving out I've noticed a huge increase in energy, breathing, sleeping and quality of life has increased. Not only did this apartment permanently damage my lungs it's caused nothing but financial headache as to continuing being ignore on replacing my belongings or even acknowledging the fact it was a safe enviornment. Funny how after I updated my reviews management removed their post just proves what a shady apartment management and building they have

I filed complaints and had to follow up multiple times before finally getting a response weeks later. Lease renewals have also been mishandled several times, creating unnecessary stress. Overall, communication is poor, issues go unresolved, and I've noticed a high turnover rate. Most reviews are from a while ago, so I want future renters to know what's happening now. Be cautious, especially if considering a flat unit. Ask very specific questions and tour that specific unit before signing.

Probably underpaid, as he's the sole maintenance personnel on-site, but he keeps the place clean like it's his own. He's super responsive, always helpful, and considerate when he has to enter your space. He's honestly the ONLY reason we're considering staying at this apartment complex. Now, for the "bad." The reviews about the Leasing office/management are somewhat true. For instance, when we moved into the apartment, it wasn't move-in ready. That's on the Leasing office. I would think once they know the deal has gone through, it's THEIR responsibility/job to ensure the apartment is move-in ready. It wasn't. The original washing machine reeked of sulfur-- they eventually replaced it, but again, not move-in ready. Something the Leasing Agent should've noticed because the entire laundry room/closet smelt foul because of the sulfury washing machine. Overall, this is a good place to live. People are friendly enough, Eddie keeps it VERY tidy, and no one breaks into your cars. The kitchen cabinetry is straight out of the '70s, as is the bathroom, but it works. It's close enough to everything, and walkable to downtown Pleasant Hill.

Over the years we've lived here, Travis has helped us through multiple maintenance issues, including when our air conditioner unexpectedly froze in a heat wave and more recently when our bathroom sink developed a leak. What has always stood out is not just how quickly he responds, but how genuinely dedicated he is to taking care of the residents. When our sink started leaking, Travis was actually injured, but he still made the time to come by, turn off the water to prevent further damage, and make sure another maintenance technician was scheduled to assist him to complete the faucet repair just a day or two later. That level of commitment and follow-through is something you don't see every day. Every time Travis comes by, he's incredibly kind, respectful, and professional. He always takes the time to explain what he's doing and why, which we really appreciate. He's knowledgeable, personable, and even brings a great sense of humor, making what could be a stressful situation feel easy and reassuring. It's clear that Travis genuinely cares about both the apartments and the people who live here. He consistently goes above and beyond to make sure we feel taken care of, and we're very grateful for everything he does. Thank you, Travis, for making Park Lake Apartments feel even more like home!

The mini storage unit in the car port parking gets broken into once or twice a month the first three years, until they installed camera's which I'm not certain actually works. So I wouldn't trust the wooden storage. Maintenance usually has a week or less turnaround time, but a bit unreliable during the summer months. During this recent heatwave, our A/C unit decided to break and we asked the apartment manager to get someone to try and repair it, and supposedly can't find anyone for 3 days. The worst part, is they won't come until the middle of the heat wave when it's already over 105 degrees. Make sure you look for an apartment management that's always ahead and checks your HVAC unit once a year, because this could happen to you. Hope our family gets through this heatwave, as we're not even halfway through it.

Manny, the day porter is very nice as well. It's obvious Goldrich Kest is investing time and money into 100 Boyd (Previously Pleasant Hill Village). Here's what we like about living here: It's a nice place with modern appliances; the kitchen is huge for a 1 bedroom and has plenty of cabinet space; the overall place is well lit; our ground floor patio is nice and spacious; the new gym looks pretty legit too. As far as cons/areas of improvements go: the overall cleanliness could be more consistent and thorough in the following areas. (1) The hallway floors seem to be dirty. I don't know if they've been mopped since we have been here as I see the same stains and debris. (2) The same goes for the glass doors on the side entrances. (3) Laundry room: at least 2 washers have been out of order and this area could be cleaned daily as well (4) Garbage: Coming from SF, I get that parts of the Eastbay are a little behind on recycling and compost. I'm not sure if recycling comes to pick up daily, but the single recycling bin on our side of the building is hard to get to and seems to be always full. There are 2 compost bins that have been full for over a week, maybe even more. We were told that 100 Boyd doesn't compost yet there are 2 stinky bins overflowing on the property. (5) Parking: Not bad, but could be better once we get our spot. I don't mind walking, but yes, it would be nice to have a parking spot for ~2K/month in rent. May I suggest the following: (1) Have a day porter or anyone clean daily and thoroughly. I was told that there isn't one on Sundays and Mondays. Coming from the restaurant industry and recruiting for essential workers during the pandemic (janitors, day porters, etc.), this is money well spent and I would suggest not to cut corners on cleaning. Hence, which is why we probably had an insect issue, which has been taken care of - thank you Deb for coordinating with pest control! (2) I think we need a better solution with the garbage, especially once the construction begins with the new parking lot. Construction displaces animals/insects so you may want to get ahead of this curve before that starts. Overall - we are happy with the quality of life here. There are just a few small holes in the boat that need pluggin'!

While I was pregnant and raising a toddler, the managers here repeatedly ignored my maintenance requests about BLACK MOLD growing continuously in our apartment. Every ticket I submitted was canceled -- putting my family at serious risk. When I first moved in I waited over a year just for a parking spot. I had to park across the street or in the movie theatre parking lot where my car was broken into about 3 times ( even tho I had nothing inside my car ) which resulted in me having to pay to get my window fixed. There's NEVER a manager in the office during office hours and if they are they basically just shrug you off. Their maintained workers seem like some kids that just graduated high school and don't know AT ALL what they were doing. let's not talk about the beetles and ROACHES continuously roaming through the halls all day long. My rent was 2195$ for a 1 bed 1 bathroom apartment. NOT including utilities that change monthly. So even tho they advertise your rent to be 1 price expect to pay at least another 100-200$ on top of that! Their washers and dryers are always broken and just to be able to pay your rent online you have to pay another 65$ fee. Then, when I moved out, they charged me over $1,000 for "cleaning and repairs" -- even though I spent an entire week deep cleaning, and nothing was damaged. This is not just unethical -- it's dangerous and exploitative. DO NOT LIVE HERE. This play is a sorry excuse for a business !
