I booked unit #2304 in March, 2026 through Vacasa Management & paid in full for 4 nights in June, 2026. We were really excited about our vacation & stay. Condo looked really nice in pictures. Sometime after booking my stay, the management company changed to Avari. Everything was still verified through Avari, so we were good. Very excited, airlines booked, rental car booked. 25 hours before check-in, I received a text from the management company (Avari) to check my email. The email stated they were sorry but my reservation had been cancelled. I called the # I had for them from previous emails (worried it was a scam). I spoke with Jonathan & asked if everything for my trip was good? He said that it was & then said "wait, your reservation was cancelled 4 minutes ago by the owner of the condo." What???? My guess is that the owner was not happy with how the new management company was doing something so he voided his agreement with them & cancelled my reservation 25 HOURS before check-in of 4 pm. Jonathan was very nice & helpful. They did not have an opening of another condo to move me to but he helped find one that actually ended up being better & less expensive at another location & company. This review is aimed at the owner of Condo #2304 @ Sunrise Beach Condominium. Jonathan @ Avari was very helpful. He turned what could have been a terrible disappointment around & helped us to have a great vacation anyway. read more

When we first came in the tv didn't work. Water was turned off. Got locked out of the unit and took 45 minutes to get an elevator most days. Will never stay here again read more

rented Sea horsey condo from Paradise properties from 6/11 - 6/18 Cost including all fees was over $4000.00 - rental cost alone was $3821. When arrived on the 11th the condo had an unpleasant smell. We found extensive mold and mildew in both bathrooms as well as human feces in the toilets. The condo was not cleaned. Pictures included below. Called the emergency number - told to call property management in the am. Called and sent pictures -we asked to be moved. told there was nothing else available but rentals in Seaside which were out of our budget. We also searched but could not find an available property for that week (working with a $3800 budget for 4 adults, 2 teenagers and a 3 year old) . We asked for a deep clean. Two women came over and spot cleaned where I showed them. They did not touch the mold and mildew. We decided as a family we would clean the condo. Bought cleaning supplies and Clorox. My husband spent 1/2 day just cleaning mold and mildew. On Monday the 13th the A/C started leaking and we had to use towels to soak up the water. Called Paradise. On Wednesday the HOA maintenance came by and said the leak was now an emergemcy because it was leaking into the unit below. A/C tech came out and tried to fix. Closet is full of mold mildew and algae. We asked for a refund of $1900 because we chose to stay there and thought this was a fair number. Paradise Properties and the owner offered us $745 and a 10% discount on further stays at Sea horsey. We did not accept the offer. This condo was not as advertised and the Property Management Company and the owner should have known the condition of the condo. Pictures available read more

Love staying here. Clean and has a lot of rules to keep everything going good. The only complaint is they have spa rules that they do not enforce. Little kids 3-10 are jumping on and out of hot tubs with no PARENTAL supervision. They run up turning the on off switches up and down . Rules say children under 12 must be accompanied by parents- not happening. Three year old jumped in and started screaming because it was hot. No parent supervision. Roving security does not address them. Otherwise it is a great place to stay. read more

We stayed in unit 1808, it has 2 full bedrooms and a bunk room (small room that is intended for kids). The unit was very nicely furnished and was fresh and tidy. The unit includes a washer and dryer which makes a weekly stay extra nice. The dining room table will seat 8 with additional seating at the counter. The master bedroom was very nice with a very large bathroom that has a large whirlpool tub/shower. The MB also has a sliding glass door that overlooks the ocean view. The view from the balcony was stupendous and we were able to see several spectacular sunsets. Sunset Beach Resort was great with 2 pools, hot tubs and direct access into the beach, and over 6 nice beach restaurants within walking distance. Our rental included 2 padded beach chairs with and umbrella all set up and ready to use each day. read more

Perfect 3 bedroom condo beach and pool were perfect. Condo had everything we needed. Multiple restaurants within walking distance and a Walmart that was a 4 minute drive away. We booked this without looking at any reviews or having ever been to this area and we were happy with our choice. Would definitely stay again! read more

Room 1104, gorgeous condo, everything was in decent shape. Spacious for our family with three teenagers. The pools were amazing, the staff was all very very kind. They had some activities for the kids at the pool and even gave out ice cream sandwiches on national ice cream sandwich day! The beach was perfect and having it right outside our "backdoor" was priceless. The restaurants within walking distance were very good, runaway island the favorite ... Walmart was a 5 minute drive away, so is pier park and the million shops it has to offer. We liked the mood of this end of the beach, very family friendly in late July. We really enjoyed this unit and would absolutely love to go back! I attached pics of the fish we saw right there at the condo , Walmart has masks and snorkels GET SOME! Just sunscreen your buns because they will burn up, i learned the hard way HA! read more

NO COMPLAINTS.... other than i stayed there last week and one or two of the elevators were broke down a day they took 20 minutes to get to you then stops on every floor even though it's full... beach=snack cooler well they have an ice machine for coolers!!! only if it worked. rented a scooter from across the street, registered it had the vacasa office ladies approve it but hey security said otherwise and gave us a violation, seen another one parked in the garage the next day and nothing wrong with it so ya know that was a moment. the water pressure isn't the greatest but it gets the job done very clean condo, if you don't wear your wristband to the pool they will kick you out, very very very hot elevators, complimentary beach chairs in room and on beach :))) they are very strict here so be warned no phone service for me in the building unless i was on the wi-fi. read more

The view and the condo was great definitely no complaints there! My complaint is with the pool and I know you may be thinking you are at the beach you don't really need the pool but with little ones we use the pool regularly but after being told we couldn't have a drink/water near the pool it was ridiculous. They have security standing around basically monitoring where your drinks are placed...why don't you go enforce all the pot that was being smoked! It's also ridiculous to say we couldn't have drinks at the pool when we watched your cleaning staff hose off the deck into the pool and drag the hose in the water. We definitely won't be returning! read more

Absolutely loved our stay! 903 is perfect! I cannot wait to go back and stay here again! Customer service to check in was polite and eager to help you in any way! There are two pools, which made room for everyone, and two kiddie pools, along with a mushroom! Our condo was clean and we even got to check in early! I really felt at home here! Stayed in 2409 and everything was great from the view to the WiFi. We had pretty large group (7 adults and 5 kids) and this place was able to accommodate us well. Wonderful beach right out front for swimming and the pools and hot tubs were great as well. No issues with this place and would definitely stay again if we return to the area. read more

We stayed 5 nights in Unit 2202. Our unit was poorly maintained, and the owners were totally unresponsive to our maintenance request. The dishwasher in the condo was broken and full of foul smelling water when we arrived. We contacted the owners several times about the issue. We were first told that someone would be out to repair the dishwasher. No one showed. We called again and even submitted a maintenance request. We were then told that the dishwasher would not be repaired as it was a warranty issue. (The dishwasher was old so I can't possibly imagine how it would still be under any kind of warranty.) However we were then told that someone would come to clean the awful smelling water out of the dishwasher. When we left, 5 days later, the dishwasher was still filled with the foul smelling water. We paid for a unit with a dishwasher as we had a family of 8 including a 3 year old and a one year old. Yet we did not have use of a dishwasher and were offered no compensation for the lack of one. The rusty shower curtain rings had stained both the shower curtain and the liner. You could not take a bath in the hall bathroom as the shower was stuck and could not be turned off. The can opener did not work, so we had to buy one. The silverware was cheap and bent, and there was not enough for the number of people the condo is advertised to accommodate. On the whole, the unit was old and showed a lot of wear and tear. There is no ATM on the property, which makes it difficult if you need to get cash to rent an umbrella and beach chairs because the vendor does not take credit cards. If you need cash, you have to cross the busy highway to search for an ATM. Having 2 pools was nice, especially the shallow one for children. And the boardwalk to the beach is nice with plenty of hoses to wash the sand off. However, this complex has seen better days. read more

Stayed at 2201 Sunrise Beach. If you need reliable internet go somewhere else. They will tell you the system is being updated or overloaded, WiFi is not password protected, has marginal to no coverage even after the vendor replaced our WiFi unit. We had a working vacation so no WiFi was a major problem child not to mention our grand-kids games are cloud based. Do not anger the owner or the property manager. They are not customer focused and will quickly put you in your place or give you the option to leave. Otherwise the unit has great views, nicely furnished and decently equipped. Complex has only four elevators for 25 floors of multiple units per floor. Elevators are very hot as is the elevator hallway. Some guests had to wait 45 minutes for a ride. Max we waited was 5 minutes. Most of the nicer restaurants are at Pier Park, go early or large long crowds. The restaurant at the pier (Hook'd Pier Bar & Grill) is a hidden jewel with great food. You can and should search for better condo's. Rosemary Beach is an awesome location and everything looks new. Rosemary Beach has easy shopping, restaurants, walk-able and bike-able, more upscale and expensive. read more
