We had some concerns about the linoleum flooring in the kitchen and the ceramic tiles in the entry way starting to slightly heave and dip in various places, over the last few weeks, in our West Garden Grove home. So requested a free inspection, and the next day the company sent Adam L. to check things out. After pointing out various spots of flooring to him, Adam used his laser level to meticulously take comparative measurements all over the kitchen floor, then proceeded to do the same in every room of the house - and patiently answered every question I threw at him along the way. After surveying all the rooms in the house with his level, Adam seemed glad to give me the good news that he really didn't find anything out of average specs/range for the flooring, which was a relief to hear. We then took a look at the outside back of the house together, where again, he didn't see anything too alarming. However, he did point out a few areas along the soil line (at the base of the house), where several horizontal cracks appeared in the stucco, which he said could be a point of concern for possible future water intrusion, if not addressed. Rather than trying to sell me on a service from the company to fix it, he said I could simply buy some epoxy and take care of the issue myself. He suggested a similar do-it-yourself fix for several planter areas which abut against the house, which should be filled in for proper soil grading. He said doing so, would allow for water to flow away from the house, thereby preventing the possibility of heavy rains making their way under the house and be wicked up by the concrete slab foundation, thereby causing moisture-related damage to the flooring - which may have been what already happened to an extent. Though he couldn't offer a conclusive explanation for why the flooring was suddenly starting to upheave and dip, Adam was able to assure me that at present, there are no major red flags of concern. So instead of sounding the alarm for the need for immediate repairs, he said it was fine to take a-wait-and-see attitude, and just keep on eye things for now. He also allowed me to shoot a video him taking some measurements for future reference, which was appreciated. I decided to earthquake retrofit my home and was looking for the best company to do the job. I inteviewed a few and the last one I met with was "Sunshine Foudation Repairs". Sam V came to my house and told me what we needed to do. The price was more than fair! It was an excellent deal. Sunshine made this process so easy. They handled all the paperwork with the city for the Earthquake Brace and Bolt program. They showed up on time, did all the bracing and bolting within a matter of a few hours. They also poured concrete under the house to further stabalize the foundation and poured concrete over areas that were deteriorating due to an old moisture issue. They even put some heavy duty bracing on a concrete wall for extra strength. The gals in the office, the owner of the company Rom, Sam V and Joe were so helpful and really wanted this to be a great hassle free experience. These guys are so different from the typical contractors. They show up on time, do the work and are responsible. No games or excuses. If fact, they are even helping me remove a few old rusted pipes under the house whcih I have wanted to remove for quite a while. Can't say enough about the great service Sunshine performed for me.... Solomon came out to check our sinking floor on one side of the house, especially in the living room area. He was knowledgeable, thorough and straightforward when it came to his recommendations. He had up-to-date equipment (laser) for measuring the floor levels throughout the house, and spent a long time in the crawl space snapping dozens of photos to cover the entire area. Afterwards he sat us down to go through each photo one by one. In the end, he recommended we do . . . nothing! The foundation is sound, despite its age (100 years), only hairline cracks and very few of those. No sign of flooding either. The EQ retrofit job we had done years ago when we moved in looked fine to him. So did the overall condition of the wooden support structure. Yes, we could try to fix the problem - for instance to lift the house or add support below the foundation, but it would be costly and there may be residual damage in the process. Since it isn't really necessary at this time he can't recommend it. So that's why we can wholeheartedly recommend Solomon. If you want a thorough and honest free inspection from a foundation repair company, he's your man. You may not hear the same good news we did, but if he recommends work be done you can rest assured that it really does need to be done. read more

I called the company because I needed inspection of the foundation of my house. Solomon came, he couldn't do the inspection for the moment because he found out we have a leak from corroded pipe which needs to be fixed and the ground dry before he could go into the crawl space. But he encouraged me to apply for the FEMA earthquake retrofit grant lottery. I applied and two months later I got an email that I won. I called Solomon and he came, did the inspection, took pictures and right away sent me the contract with quote for the retrofit and necessary repairs. And since the company is in the approved contractors list with multiple five stars reviews I accepted the offer. The whole process was very well organized from the company site and from FEMA site. I didn't have to do anything except sign the contract electronically and send a deposit. The company did everything else - from city permit, paperwork, retrofit and repairs and city inspection.
