Today Sunshine Foundation Repairs sent Solomon to my house for a free consultation of the foundation. One room in my house showed some signs of floor inclination. Solomon patiently measured this room, and also another two rooms. Then he went outside and carefully looked into my house's crawl space and foundation. It's a lot of hard work. I was expecting that he might sell me something, either a retrofit or a patch of foundation fine cracks. However, he sold me nothing. He patiently explained to me that my foundation is all good and he showed me photos he took around my house and the foundation. I had an amazing experience with Sunshine. From the first call to the last email, they were very professional and detail-oriented, and made the entire Earthquake Brace and Bolt process easy. When I got approved for the EBB program, I screened dozens of companies in my area looking at their history and previous reviews. Sunshine and one other company stuck out to me. I had the first come by (I won't name them, but they're very reputable and have commercials on KNX radio) for inspection and they were pleasant enough, no complaints, gave me an estimate and ok, sounded like I would go with them. But good to get at least two quotes right? So I had Sunshine do their inspection and noticed the difference right away. The first company, they start by coming in to see if they are any issues with the house that might suggest a foundation problem (floor not being level). The guy just eyeballed it. The Sunshine rep (Adam, you're awesome!) had a laser level that went off in four directions from the center of my house, and looked to me a more precise way to screen for floor sinks. Then comparing the main inspection, the first company went into my crawlspace and came out in about 20 minutes, said yes they can do the Brace and Bolt, gavean estimate and off he went. For Sunshine, Adam was under my house for a full 45 minutes. I was starting to get worried! He came out with detailed pictures (he had clearly been to every nook and cranny) and explained his findings. Besides the Brace and Bolt, he explained a number of cracks in my foundation ranging from small ones that could be sealed with epoxy, to large ones that needed underpinning. A few of the pylons were degrading. And he even noticed a sizeable amount of black widows and eggsacs, for which he suggested I get an exterminator. I was worried what all the foundation work would cost, and even whether the underpinning was necessary, but once I got his quote I did research on that type of work and the necessity of it, and ultimately concluded it was necessary work and the price was competitive. So I went with Sunshine for the EBB and foundation repair work they suggested. There are a lot of stepsin the EBB program, but Sunshine is very experienced and walk you through every part of the process. It takes awhile for the city to do their parts, so we had to wait a couple months to do the work, but once they did it was all done in a single day. Be aware there is a smoke detector form that you need notarized (I know it sounds weird, but it's just part of the city process) and it can be done after the work if need be, but the city won't do the final sign-off until they get that form. Adam sent me lots of pictures of the work, both in progress and finished project, so it saved me the time of having to crawl under myself to inspect their handiwork. I couldn't be more pleased with Sunshine Foundation. They are a very well-run organization with great people, who patiently answer every question and keep you informed every step of the way. And now I have the peace of mind that when the next "big one" hits, my house has a much better chance of staying on the foundation. read more

I was surprised to learn from my insurance company (State Farm) that my 1953 home (raised foundation, bolted per 1953 codes) was inadequately braced and bolted per modern codes. They informed me of the California Earthquake Brace & Bolt program, which offered subsidies to get such homes' foundations up to modern codes. I applied and my home was selected for the program. After a lot of investigation into EB&B approved companies and several contract proposals, I selected Sunshine Foundation Repairs in Northridge. I was very pleased with their professionalism through the several months of the application, approval, and scheduling processes and the inspection afterward. They always kept me in the loop through e-mails and, when the big day arrived, they were punctual, efficient, and careful to get everything cleaned up afterwards. Sunshine has my highest possible recommendation. I'll go further: if your home has a serious foundation issue and you are uncertain about what needs to be done, I feel this is THE company you need to call. How do I know? You can read about my scary experience here (my story at https://nextdoor.com/p/ygbcb95GFpfN but this does require a NextDoor login) but the short version of my story is: I bought my house trusting the foundation inspection provided by my realtor's referral. When THAT inspection turned out to be incomplete, I was nervous and met with MANY foundation firms (side note: in a new purchase, never use your realtor's recommendation unless you've extensively vetted the firm. The realtor's firm probably relies on a referral stream such that bad news will be minimized.) Because my foundation repair was so important to me (my house is located in Rancho Palos Verdes, where many residents are nervous about the adjacent landslides), I compared MANY foundation repair firms. Because I don't know their vocabulary, I cross-checked the recommendations. Yes, it's true: if you have a serious foundation issue, you are likely to get more than one recommended approach, including one that is super expensive and unnecessary. Why? Not all firms are ethical. There do exists firms who employ scare tactics. Solomon met with me multiple times and was extremely patient with my questions and uncertainty. This was so important to me that I asked another foundation firm, Dalinghaus, to evaluate the different approaches I had received. Dalinghaus reviewed my situation and basically said, "We agree with Sunshine's approach. And it's a fair price." I'm grateful to know these two honest foundation firms! I wouldn't be surprised if Solomon is the single best person in the business. He knows the players and has seen many different situations. I can't imagine trusting the foundation to somebody with less experience. Solomon's experience enables his pattern recognition. (For a fact, some foundation repair projects fail because they don't really know what they are doing). When I visited the work site, the crew was never standing around; they were always working. My house is now level and, finally, on a durable foundation. It was not a small project (*). These people are total pros. If your foundation situation is serious, I think you need at least two things: 1. You need to identify the best solution, which includes avoiding being oversold an unnecessary solution. 2. Having identified the best solution, you need to trust that the crew takes pride in the importance of their work, and cares to deliver the best possible finished product. I highly recommend calling Sunshine Foundation Repairs should you have any foundation issues or questions. Setting up a free inspection was very smooth and easy. I called on a Wednesday afternoon and they showed up promptly on Thursday morning. Lee came as the inspector and he walked us through the entire inspection explaining everything he was doing. I called Sunshine after a previous foundation company quoted me a very large amount for Helical Piles all around the home perimeter, and sent me a quote showing my home has settled by almost 2 inches. Lee, the Sunshine Inspector, showed me the actual settlement numbers were only up to 1 inch and those were only in 2 corners of the home. After the thorough inspection, he informed me that he's not going to lie to me, and that there is no concern for our home's foundation and no job to truly be done. He instead recommended appropriate fixes such as proper drainage around the home and inspection of tree roots that could be causing the foundation issues. He even offered that the company would come out again and do another inspection should I have any future concerns.
