My son, his wife, and their two kids were evicted from a property for being late with rent. Upon being given notice to vacate, they were given 30 minutes by Laura Jonas from TCT and Constable John R. Acton. Although Constable Acton made it very clear that they must allow my son and his wife access to remove the rest of their things, including baby clothes and food, TCT's representative told them they had to pay $150.00 cash for 2 hours access to the house. As of this typing, they have paid over $210.00. The constable told them by phone it is illegal but in order to get their furniture and kids' things, the kids had to pay. THIS IS EXTORTION. we have filed a motion with the court but this should be known by anyone who intends to do business with this company read more

As a property owner of a rental property in Mesa, AZ, I have dealt with TCT Property Management for about 13 years. I should also mention that I lived in Boston, MA during that time. Needless to say, living across the country presented some unique challenges During that time they have been extremely helpful when issues would arise, and often times provided solutions that I was unaware of. They made owning and managing the property from afar much less stressful. Something as simple as getting estimates on needed work, or HOA violations, which normally would be easily accomplished tasks, could have presented problems. TCT handled everything, kept me informed through emails, phone calls and pictures and overall made the process so much less stressful. I highly recommend Tamber. She was very fast to respond to either phone calls or emails. Her courteousness and professionalism were greatly appreciated. She was a pleasure to work with. I am sure the rest of the folks at TCT are similar. Thank you so much for all your help over the years. The only reason that I am no longer going to be using TCT is because I am selling the property, otherwise they would be continuing the management of it. We've been tenants with TCT Property Service for over a year now, and I can tell you they are the best! From the beginning, when we first applied for a rental home in a competitive market, until now, a year later, they have done a fantastic job. We've had three or four maintenance requests in the past year, and I've been surprised each time at how promptly they respond and how quickly the problems are corrected. We had an a/c issue today, and the repairman was here within three hours of our maintenance request. The staff is always friendly, helpful, and efficient. I've recommended them to friends looking for a home to rent, and to friends looking to rent their home. I really feel that this company goes above and beyond the expected. read more

I am livid that my nephew is suppose to move into a Rental in Phoenix managed by this TCT and the place he was moving into was suppose to be clean and ready for him by the 9-10th of this month (November).... well he tried to move in over last weekend and guess what, there are roaches, dirt and filthy floors in this place! Nothing was cleaned period! So what took so long to have this place ready for him???? NOTHING! Now this management company told him that he cannot get an exterminator until next Tuesday the 21st... all the while he still has to pay for the month of November and he also paid a $1,300 security deposit for what? In addition, he cannot get new keys for this place because they never changed the locks on the door of the apartment or the mailbox - that will take another 2 weeks! The owner should know about this because THIS management company is NOT doing their job period! ENOUGH!!! IN ADDITION, I just found out this apartment in Phoenix at 9020 W. After a second excellent experience with TCT in three weeks, I knew it was time to brag them up, from a tenants perspective! We had a Sunday emergency when realizing our water heater was leaking. We called the maintenance line and left a voicemail, and heard back in no more than 30 minutes, if that. Efficient! Tamber is terrific!! She was professional, polite and helpful in orchestrating a plumber to come out, and he arrived in under 30 minutes, as well. She continued to check back with me to assure that the drywall company and plumber were scheduled, arrived and completed their work and everything went well. We are highly pleased! A few weeks ago, we had a non-emergent situation with our garage door, during business hours. It was two days before leaving on vacation and I was nervous about not getting it fixed before leaving. Kirbi handled our situation well, and by day's end, our garage door had a new spring and was in perfect working order. We have been with TCT for 1.5 years, and did not hesitate to sign a lease again after our first year. Our initial leasing assistant, Katie, handled everything in our first year, and is a clear, efficient communicator. Everything prior to, and at signing, went well, and a large last minute issue, just prior to move in, was handled quickly and with minimal stress. That was certainly appreciated! To give a fair and true, inclusive review, including all experience, the absolute only issue we've had, which is small in comparison to all that's gone so well, is never being contacted about things on our initial move in list to be taken care of. We took care of some of them ourselves, and some were things that were okay left undone. Our overall experience with TCT has been a great one, and we are pleased to recommend them. We would consider them for a future rental, if the need arises, should they have a property that would meet our needs. Thanks, TCT! read more

This company is a joke. They don't follow the LAW, that's right the LAW as in landlord-lease act and an order of protection. Instead they do what they want, regardless of the contract and if you don't like it then you'll be the one to find an attorney, which I can't afford. You will rue the day you rent anything from these people. If you do make the mistake of renting from them you better hope they give you the keys to the right house. It only took 3 trips to east Mesa to get the right ones. Would they mail the right ones to me instead of forcing me to drive 40 miles? Oh hell no, that would mean someone would have to actually do something. Don't expect these people to lift a finger for you. They only time you'll hear a thing is when they dont get paid. And make sure you pay with a gold plated, presidentially signed check, because nothing else is good enough for them. They'll refuse payment then happily bill you the late fees while they're looking at their rent payment. Never again! EFF TCT. read more

DO NOT RENT FROM THIS COMPANY!!! This company is HORRIBLE!!!!! They dont operate professionally at all. They are thieves and lairs. They dont run a lawful business. I rented a house from this property management company for a little less than 3 years. After my first year was up, I was offer a renewal incentive of $250 if I signed a new lease. This renewal incentive was offer July 2013. TCT never applied this incentive to my rent. I moved out of the home on 1/2/2015, and I am still fighting to get the renewal incentive refunded to me, Which I was clearly offered in writing. I have sent TCT 20+ emails over the past 5 months of not living in the home, not to mention I spent Nov and Dec 2014 also trying to get the refund before I moved out of the house. TCT had done nothing at all, put point fingers at the property owner and state they aren't responsible. read more

This company NEVER returns phone calls. AVOIDS answering questions. These people have NO COMPASSION. They're RUDE and COLD HEARTED. Due to unforeseen circumstances, I had to back out of a lease I signed, a week after signing it and 3 weeks before I was suppose to move in. I gave them almost $1,000 and expected at least $450 back after they rented the place out two weeks later. I called day after day to get my refund and she kept saying call back tomorrow, call back tomorrow. I'd ask how much my refund was suppose to be and she wouldn't answer me, even though SHE was the one who requested the checks and signed them. My refund was legally due back to me 5 days ago so I called and told them I would be there TODAY to pick it up. She informed me I OWE THEM over $100.00! They're fees are OUTRAGEOUS and unfair. Do yourself a favor and walk the other direction when you run across them. You'll find a better place to live AND a better property management company who has compassion and cares about people. In the long run, I'm fortunate not to have been stuck in a lease with a company who only cares about money and not people. GREED, will eventually get the best of them. read more

We rented a property from TCT at the end of May 2011. While touring the house we verbally notified the property management company that the kitchen sink will need repairs. We expected the issue to be resolved. When we contact our representative at the TCT we were told that order for repairs was placed and that the technicians will be there to fix the problem. For 24 hours we could not use the sink or dishwasher because water flow from the sink was minimal and whatever water did manage to flow out of the faucet ended up being at the bottom of the under-the -sink storage space. The water from the dishwasher went in reverse and was flooding one of the sink basins. When the technician finally came in the following day he caulked the faucet and told us not to use the sink for the next 24 hours. I told my wife that we are not living in the unsanitary conditions and we moved out for two days. In the meantime I hired a contractor to change the sink and all the plumbing connections leading to the sink. The contractor told me that one of the reasons the sink was leeking was because of the sink was rusted and also the connectors were not done up to the code standards. The TCT repreentative was contacted and we told him that the repairs and living expenses for the 2 days will be deducted from rent. In the separate occasion the AC stop working in the evening. I have reached an after hours line and the associate returned the phone call and told me that the service people will call me in two hours. when the phone call did not come I hired a contractor to do the repairs and since I could not stay in the hot house overnight we moved out for a night. I found out later that the service call was placed only the following morning. The management company is a poor performer when it comes to customer service and addressing sanitation and living conditions concerns in the efficient manner. read more

Friends of Mine recommended a Neighborhood in South Gilbert where TCT had a listing. Listing had Patrick McGovern name as contact. Sent Numerous emails to Mr McGovern. To see property He finally responded with there are tenants in the unit and will need to make arrangements to see. I sent emails for the Next week and a half trying to set up an appointment. With Mr McGovern. I Called and left messages on his phone also. All went unanswered until last Thursday when he finally responds with The place has been rented. He wasted much of my time and I find him and TCT to be very unprofessional. Now that I have been doing my home work on TCT and Patrick McGovern. I find out through social media Mr McGovern is posting on social Media sites the same time I have sent him emails. So he is not concerned about New Clients like he is about promoting his own personal life on social media. I have time Line of my emails sent and Mr. McGovern posting on Social media. He was online why cant you answer an email. or 8. Please do some homework before you deal with this company and Its employees. Or they will just waste your time. I awakened on Sunday June 28, 2015 at 5:00 am to find that my air conditioning system was not working, it was 83 degrees in the house and we normally keep the temp at 78-79. I called the emergency number and left a message that was returned in just a matter of minutes. The property manager informed me that she had already contacted the home warranty company for the property I rent and that she had contacted the owner as well. The home warranty company did not take calls until 7 am, and so we waited for 40 minutes. Shortly after 7 am we had a call from the property manager advising the call was made and an HVAC technician would be contacting next. In the meantime I was locating hotels that would accept pets since they were declared on the lease and just as we were considering moving out for the day, around 11am, until the A/C was fixed received a call from the technician that would be over between 12-6pm. The technician arrived around 1pm, solved the problem and by that time it was 89 degrees inside so it was just in time. It took hours to cool the house but it was done and the work by TCT Properties was a great experience keeping us from re-locating for the day and effectively communicating with us throughout the process. First and foremost, I'm astounded with such low reviews given. I have had nothing but the best quality in customer relations with this group. Kirbi was fantastic to work with, always prompt with whatever issue I had, and always kept me in the loop as to what was going on. When it came time to sign the lease, she reviewed "in detail" every little bit of fine print throughout. You really don't see that a lot nowadays and its nice to know TCT is looking out for your best interests by going over everything. On top of it all, there is no hidden fee's or anything of that nature. Everything is given upfront and explained thoroughly as to why that fee is there, if it is refundable or not etc. I have been truly blessed to have worked with a fine group of individuals and could not be prouder to continue our relationship for many years. read more

There are a couple things that I have not been used to having to take care of as a tenant in the past, but everything was laid out plain and simple and our lease agreement, which the company went through with us bit by bit. TCT Property Management Services became the new management company of the home I was renting after I had been in the home for a few months. I have had to deal with this horrible company for over 4 years. Any urgent repairs are not completed in a timely fashion. When the air conditioner went out it took more than a week to get it fixed. I purchased a home and am now dealing with the move out process. Because I provided move notice 2 days after the first, I had to pay rent for the following month in full as they refused to prorate my rent. I always paid every month on time if not early and NEVER paid rent late. However, I have been treated like I am a bad renter. I never get assistance and everyone you have to deal with is very rude. DO NOT RENT FROM THIS COMPANY or be prepared for huge headaches through your entire rental. read more

What can I say about TCT Property Management that hasn't been said in all these bad reviews. Horrible nasty people, terrible management company, unprofessional slumlords. All of these things are lightly put. I moved in one of the properties that they manage. The place with filthy dirty and everything was broken. I have been in this place almost 7 months and I have put in multiple repairs for the same things. They send their repairmen and all they can do is say that they only have a 50 dollar budget and that all the broken things need to be replaced. The way TCT deals with this, is they ignore you in hopes that you go away. They even went as far as to lie to the BBB, telling them that I was not available for them to come fix these things. Why would I waste my time putting in repair orders if I didn't want these things fixed? The only thing left to say is, if you are one of the owners of these properties they are taking your money and letting your property fall apart. Do not do business with these people; there are several good companies out there that still take pride in what they do. read more

Horrible. I was a homeowner and used TCT for a few years. Their lack of knowledge on THIER leases was frustrating and I constantly had to refer them to the lease. Numerous errors on the tenants incentives, rent increases and my reserve fund. Horrible lack of communication all around between tenants and home owner (me). Instead of handling small repair requests or letting me know the tenant would fix something for less expense, they called the warranty co every time even for a $10 repair. I had to go over the managers head to get items corrected (which was a nightmare in itself) She was not much better. I had to micro manage everything which defeats the purpose of having a management co. Yet the still charge a management fee And the move out experience was horrid and stressful for both the tenants and myself. Lack of communication and professionalism all around which cost the tenant and myself ALOT of money. They did not document enough from prior tenants and when the new ones moved in, told the tenant one thing and me another ( I insisted everything from them be in writing which I had to refer to many many times) and again their lack of knowledge of a binding lease and what was legally allowable. I have worked in the property management field for many years so I know what I am talking about when I say this company needs to clean house or train their employees on how to read and understand a lease, how to be professional when it comes to dealing with tenant vs home owner, learn the accounting procedures of a property management co, and have the best interest of both tenant and homeowner as a priority. read more

this is by the worst experience of my rental history & the crazy part is i just got my keys on the 12/1/17 so you know its really bad!! so i applied for the property around the 2nd week of November in which i was approved of course. i originally wanted an 11/15 move in date but i was told by the assistant manager katie that i couldnt do that because the had to do a final walk through which takes 3-4 day plus that would be around the holidays so it would have to be after that. lets not forget i only viewed the home once with all the blinds open natural sun light shining the entire home. it was absolutely beautiful. but like they say looks can be deceiving. so the home i end up rent on derringer way in gilbert, az which had been on the market for a while which i didnt find out until afterwards now i see why the company isnt any help & the landlords dont do shit either. so fast forward i have my keys let the movers move everything in which took some night time work thats when i found out there was no lighting in the house except in the bathrooms, hallway & a section of the huge kitchen. i had to have my 5 day inspection done by the 5th which had to be done on spare time still at this time my family hadnt slept in yet. so as im doing the inspection it was sooooooooo many things wrong & things that didnt work. from the stove, washer had water sitting in it for who knows how long but could tell it was long cause mold was forming, then the thermostat was dead so the man turning on the gas had a hard time checking things. it was just too much to have done a walk through that took 3-4 days. so i get the inspection sheets back to the company & even the next day still sent them my issues that i wanted taken care of as soon as possible. do you know these mfs told me its noted. i was confused so i asked like when are the things going to be taken care of they said i had to put a work order in for the the appliances & a vendor will contact me but the other things will be noted & i just wont be charged when i move out. do you know how pissed i am right now these mfs charge unnecessary fees(rekey, monthly admin & addt'l deposit) but couldnt make sure the fridge had a bulb, the thermostat had working batteries, the house had lighting etc like this is so unprofessional & unacceptable. but they dont care as long as they get paid but their name is on this experience so here i am. like i told them i will make sure anybody who works with them or rent this damn house on derringer way will be very aware of the type of shit they be on. all they can say is they apologize. i will never work with them again!!!!! too bad i have a whole 12months or just a waste of money if i just up & leave. read more
